DIGITAL CONSTRUCTION
Design and construction teams often struggle to find
a seamless way to identify issues and circulate to
appropriate stakeholders.
> 62% of construction professionals transfer filed data
manually or via spreadsheets.
> 30% of data created during design and construction is
lost by project closeout.
> 35% of time (over 14 hours per person, per week) is
wasted on non-optimal activities.
> 3.9 hours/week dealing with mistakes & rework.
> 4.7 hours/week spent on conflict resolution.
> 5.5 hours/week looking for project information.
At Khansaheb we want to make this easier, by bringing
teams together, improving quality, helping teams avoid
costly rework, and connect site and office.
Through our partnership with Autodesk, Khansaheb
selected Autodesk Construction Cloud (ACC) an
End-to-End solution that addresses a comprehensive
list of capabilities. It serves key aspects of project
collaboration like document management, field
management, task management and asset management.
It serves as a digital platform where we handle all
project-related information and processes. Consultants
and subcontractors interact with us through this
platform, while we create a comprehensive digital
record of the project. It stores and manages every 3D
model, drawing, specification, inspection, issue, photo,
RFI, submittal and transmittal in a single digital space,
complete with approval and review workflows.
A
s we constantly hear, our industry is faced with ever-increasing pressure to collaborate
more efficiently, gather, and share more data, increase visibility, reduce cost, time, and
waste. At the heart of the conversation on how this can be done is the Common Data
Environment (CDE), a single source of information used to collect, manage and distribute
documentation for the whole project team.
A DIGITAL
First Approach
IN CONSTRUCTION
BY DEREK BOURKE, DIGITAL CONSTRUCTION AND BIM MANAGER
Page 31
CONSTRUCTION BUSINESS NEWS ME | DECEMBER 2023 | 31
LEADING & SHAPING
The CDE helps to connect the client, design team, engineers,
and the site teams at Khansaheb, as well as supporting
communication with subcontractors. We have over 600
users with over 100 companies on the platform, involving
stakeholders from project managers, senior engineering staff,
owners, developers to QA/QC engineers. Everyone can access
the information they need, when they need
it, and be confident that the data is accurate,
instant and transparent, offering accountability
for everyone, including consultants,
subcontractors and within the Khansaheb
team. The business can in turn give confidence
to project stakeholders and clients about the
progress of the overall project.
Building Information Modelling (BIM)
plays a pivotal role in the digital first
approach to construction, serving as a key
component that enables collaboration and
data-driven project management. BIM
creates a centralized repository that houses
comprehensive and detailed information
about a construction project. BIM done
right facilitates collaboration among various
stakeholders such as architects, engineers, contractors, and
subcontractors, promoting transparency and reduces the
risk of miscommunication. 3D modelling provides a visual
representation of the entire project. This not only aids in design
visualization but also enables real-time updates as the project
progresses. BIM ensures that relevant project information is
readily accessible to all stakeholders. This availability of data
supports information decision-making at every stage of the
construction lifecycle.
BIM allows for the analysis of different design scenarios,
helping project managers assess the impact of various decisions
on cost, schedule, and other key metrics. This data-driven
insight enhances the overall efficiency and effectiveness of the
project management.
3D Model Coordination allows our project teams to review,
and detect clashes between different follow on trades during
a construction project, for example two design teams may
be working separately on structural and MEP (Mechanical,
Electrical & Plumbing) models. These two models need to be
coordinated before any construction begins, to check that they
fit together. A clash may occur if, for example, a pipe housing
electrical cables overlaps with a structural beam. In this case,
one of the models would need to be modified to remove the
overlap, and therefore resolve the clash in the office before
it occurs on site. Addressing clashes in a 3D model before
they occur on the construction site can lead to significant cost
savings.
Design Collaboration dramatically improves project teams’
ability to meet the demands of a modern construction project.
Each project requires unique approaches and has different
dynamics between the teams tasked with delivering on time
and on budget. Based on this diversity, BIM allows teams
to choose how they work with other teams. Sometimes they
need to be constantly in sync, while in other cases they need
to control the exchange of information between each other.
Khansaheb has developed a sensible and practical approach to
the use of BIM on projects, the success of our projects depends
upon the cost and resources associated with it. It is important
to strike a balance between modelling at a higher level of
detail than required for clash detection and
shop drawing production but also reaching a
high level of BIM maturity to allow the end
user to use the information acquired during
construction for the operational phase of the
project. Khansaheb is taking the approach that
asset information models will be dynamically
fed into a CAFM (Computer Aided Facilities
Management) system to support efficient
process for the operational phase. This in
turn enables the next step in transformation
of the construction industry, “digital twins”,
by giving owners rich and accessible data
for next-level building operations, placing
Khansaheb at the forefront of the technology
trends that matter most to our customers.
A digital twin of a building or facility will offer
several advantages from a facility management perspective,
enhancing efficiency, sustainability, and improving the
health and wellbeing for the building occupants. Facilities
managers can access real-time data about various aspects of
the building, including energy usage, occupancy levels, and
equipment performance. This information will allow for
proactive decision-making, predictive maintenance, better
space utilization, improved security, remote operations and
maintenance and immediate response to issues to name but
a few. A digital twin of a building has the potential to offer
facilities managers a comprehensive and dynamic toolset
to optimize operations, reduce costs, enhance safety and
security, and contribute to sustainable and efficient building
management.

LUXURY LIVING:
D
ubai’s property market continues its upward
trajectory, with the high-end luxury segment
emerging as a driving force behind the city’s real
estate success. This trend reflects a paradigm shift in
the preferences of high-net-worth individuals seeking
more than just a residence, but an unparalleled lifestyle.
Dubai offers a unique value proposition. For luxury homes
exceeding $30 million in value, Dubai boasts an average value
for space of $1,700 per square foot, a noteworthy contrast
to major global cities like New York or London, where the
average price per square foot for such units exceeds $2,000.
This emphasizes that buyers in Dubai are investing in the
broader Dubai brand – its vision, potential, and ambition.
Despite challenging macroeconomic conditions
worldwide, Dubai’s luxury real estate market has
shown remarkable resilience and success. These home
prices surged by nearly 50% in the year leading up to
June, securing the city’s position at the top of global
rankings for the eighth consecutive quarter, as reported
by Knight Frank. This sustained growth is partly due to
the relatively affordable prices of luxury homes, which
stand at around $850 per square foot — a figure that
underscores Dubai’s competitive edge. Additionally,
proactive governmental initiatives have been
instrumental in this ascent, positioning Dubai as one of
the most accessible luxury home markets in the world.

The allure of Dubai extends beyond real estate
prices; it harmoniously merges tradition and
modernity, emphasizing safety, opulence, and
convenience amidst the striking contrast of
towering skyscrapers against pristine beaches.
In this landscape, the surge in demand for
luxury real estate stands out, propelled by
the growing population of high-net-worth
individuals reshaping the supply and demand
dynamics. Often, these groups have European
sensibilities and their desire is to find the best
of the continent in this Gulf oasis. That is the
draw of Azizi Venice.
Capturing the essence of Venetian grandeur,

S&S is a boutique, research and design lead practice. We
contribute to the built environment and design buildings that
have a positive impact on people, places and the environment.
The clients inherited a plot of land in a working farm
in an area which is rich in wild life and palm trees in
Jasra, kingdom of Bahrain, sadly farming practices are
on the decline in lieu of more profitable activities such as
development. The clients wanted to retain as much of the
landscape as possible in order to support the existing wild
life and greenery and therefore any proposal had to support
this brief and any future house had to be connected to nature
and the proposal has to contain a vegetable patch where the
clients can grow their own produce.
The design of the project started in 2017 and went on site in
April 2019 and faced many delays due to Covid. The project
was finally completed and occupied in November 2022 and
therefore the villa has been occupied for 1 year. The clients
have become very close friends of ours and having been in
contact with them recently, they have recently stated “it’s
been the best experience living in it”
The plot area was 4000sqm with the building having a BUA
of 2100sqm out of which 700 sqm of that is for the basement.
The total BUA area above ground is therefore 1400sqm with
site coverage of approx. 35%. It is important to note that
as per the planning regulations in Bahrain site coverage is
allowed up to 55% however it was decided very early on that
we wanted to not utilize the allowable coverage and to have
more landscape then building.

The concept of Jasra house
was to create an architecturally
inspirational piece of design
carefully curated around the
life style of our clients. It is a
culmination of a research driven
piece of architecture meticulously
detailed that borrows ideas
from vernacular architecture in
the Gulf re-interpreted by using
contemporary ideas and living
standards. We designed a villa with
an open courtyard in the middle
where every room with large
glazed surfaces looks onto nature
thus creating a catalyst for social
engagement and an opportunity for
the family to interact especially in a
world where social media is slowly
eroding the family unit.
The site is located in an area of
Bahrain rich in farming history and
vegetation. We wanted to therefore
create a building that felt connected
with nature by intertwining
plants with the architecture and
highlighting the historical nature of
the site. Very early on we discussed
with the client about having a
basement that housed all the
services which meant that as much
of the plot can be left to be enjoyed
as a landscaped area and to discuss
with the rising cost of electricity
and water shortages.
One of the primary challenges was
to find a suitable contractor that
can deliver to such quality and
workmanship and to understand
the level of details and complexity
that is required and a building
that can meet the budget. The
next challenge was to ensure that
all M&E systems are designed to
be hidden away from the naked
eye and thirdly to find a glazing
and aluminum system that can
provide the height of 4m clear
glazed surfaces and be able to
slide and perform in the extreme
temperatures in the Gulf with
temperatures regularly reaching up
to 49degrees in the summer. The
clients were excellent to work with,
they worked closely with our office
and were very supportive of the
overall design vision throughout
the many challenges the project
faced and remained committed
throughout the process.
The structure was designed in
post tensioned concrete which
meant there was an overall saving
of about 20% in the use of
reinforced concrete thus making
the structure more environmentally
conscious.

Our design studio worked closely with OTIMA an
aluminum and glazing system that performs at 4m heights,
provided the thermal efficiency in extreme heat and allowed
maximum visibility with very slim profiles. The team
at OTIMA were very supportive and provided us with
technical expertise in order to achieve the overall vision of
the project. The glazing also provided an opportunity and a
feeling of the rooms that felt interconnected with each other
and with nature.
At our studio we approach every project differently, being
a studio that also focusses on interiors, we have the benefit
of being able to develop the design of the architecture and
interior together. Our studio really focusses on the details.
For example, the family dining table was designed by us to
be made out of travertine, the table was made by a specialist
stone mason in Italy from a pre-selected block of marble
and shipped to Bahrain this table weighed about 1 tone and
had to be lifted into place by specialist crane. These details
are very time consuming but at the end make the difference
to the project. This philosophy runs through everything we
do at S&S architects.
One of the very first things we adopted early on in this
project was to design a basement where all the services,
carparking and M&E equipment will be housed. We
looked at the thermal performance and shading strategy
of the villa. All the AC cooling is based on a VRF system
which are more energy efficient and cut down on electricity
demand by 40%. The walls of the villas were well insulated
and open glazed areas were away or setback from direct
sunlight to minimize solar gain. We installed an RO plant
to purify municipal water to drinking grade and we used
the redundant water from the RO plant back to be used
for the landscape. All other equipment such as the water
tanks, pumps were located in the basement. This is unusual
in Bahrain where often you see mechanical equipment
placed on the roof. The benefits of storing all this equipment
in the basement meant that you get cold water in the
summer months and secondly you get longer life out of
the equipment reducing the required maintenance and
equipment replacement.
This building demonstrates that good design can have
a positive impact on how good architecture in residential
housing can be. It clearly has had a very positive impact on
the clients, they are very happy living in the house and can
see first-hand how good design can change one’s perspective.
Thirdly this piece of architecture has shown other designers
that there is an opportunity to develop pieces of architecture
that are design lead.

KEO’S DIGITAL FIRST APPROACH | LESSONS IN TRANSFORMING CONSTRUCTION THROUGH INNOVATION
T
he construction industry is
experiencing a profound
transformation driven
by the rapid evolution of
digital technologies. Firms
like KEO are at the forefront of this
paradigm shift, ushering in both
technological advancements, and
fundamental changes to how the
construction sector operates. Key
advantages of this shift include data-
driven decision-making, enhanced
collaboration, improved efficiency
and productivity, enhanced safety,
cost savings, and more sustainable
construction.
This article explores the holistic
digital transformation, delving
into technologies such as Building
Information Modeling (BIM), smart
construction, digital twins, AI, and
cloud solutions that form the core
of a digital-first approach in the
construction industry.
Cloud solutions are the building
blocks on which a digital-first
approach is built. They play a
crucial role in facilitating seamless
communication and coordination
among project teams in construction,
regardless of geographical location.
They enable real-time collaboration,
provide access to centralized
information, offer communication
platforms, support file sharing and
version control, streamline task and
project management, and ensure
security and data backup.
Central to any digital-first strategy
is Building Information Modeling
(BIM). It acts as a collaborative
tool, streamlining information
management throughout a project’s
lifecycle. KEO’s “model-first”
approach, exemplified by ISO19650
certification, standardizes design,
engineering, and asset information,
fostering collaboration across diverse
project stakeholders. By leveraging
BIM as a key component of the
digital-first approach, construction
projects can benefit from improved
collaboration, more informed
decision-making, and optimized
project management, ultimately
leading to more efficient and
successful outcomes.
Digital transformation extends beyond the drawing board
to the construction sites themselves. Smart construction
sites leverage real-time data collection and analysis
through sensors, IoT devices, and digital technologies.
Drones provide a bird’s-eye view of construction sites,
improving project surveillance and monitoring and
allowing us to track progress and identify potential issues.
On the ground, KEO is exploring the use of robots, such
as SPOT which can be used to conduct inspections, using
360 cameras and sensors to spot defects or record progress
monitoring images.
Smart construction sites offer benefits such as enhanced
project monitoring and control in real time through 4D/5D
simulations and 360 photogrammetry, improved resource
management, increased productivity and efficiency,
proactive safety measures, and sustainability through
environmental impact reduction. >>>

TECHNOLOGY
AR and VR technologies allow stakeholders
to visualize construction projects. KEO is
using this to transform how parties interact
with construction in 3D before breaking
ground and during construction to visualize
design compliance.
Together, these technologies form part
of a greater push toward the digital
transformation of construction, with the
end goal of making the industry safer, more
efficient, sustainable, and cost-effective.
Implementing a comprehensive
digital transformation strategy across
a multinational, multidisciplinary
organization requires a mindset of
innovation and organizational agility.
KEO is achieving success in several ways.
Firstly, through the development of
strategic partnerships with technology
giants like Autodesk Tandem, TwinView,
and POWERBIM which allow us to
deliver scalable, cutting-edge solutions for
clients, ensuring data integrity and utility
while enhancing our internal culture of
innovation.
Digital twins, digital replicas of real-world physical assets or systems,
are created using IoT sensors, spatial mapping, BIM, and advanced
data analytics. In construction, digital twins allow for simulation of
the construction process, data-driven analysis throughout the lifecycle,
ongoing monitoring and control, and support lifecycle management.
Recently, KEO created a digital twin of its Dubai offices for use as
a case study in asset information modeling at the recent Autodesk
University conference. By creating a digital replica of our office space,
we demonstrated how this technology goes beyond conventional project
applications, extending its benefits to facility management and lifecycle
management.
We are also actively engaged in developing one of the UAE’s first digital
twins for a high-rise tower in Abu Dhabi, through which we aim to
provide the asset owner with comprehensive data leading to benefits such
as reduced costs, increased productivity, better risk mitigation, enhanced
safety, and improved sustainability across the building’s lifecycle.
As this digital revolution continues, emerging technologies such as
Artificial Intelligence (AI), Blockchain, Augmented Reality (AR), and
Virtual Reality (VR) will become integral parts of our arsenal.
AI is revolutionizing project planning, risk management, and approaches
to design. KEO is now using AI to analyze large volumes of complex
data, allowing for increased productivity, efficiency, and improved
decision-making in construction processes. Machine learning algorithms
can predict construction delays, improve safety by identifying potentially
hazardous situations, and optimize resource allocation.

KEO’S DIGITAL FIRST APPROACH | LESSONS IN TRANSFORMING CONSTRUCTION THROUGH INNOVATION
In addition to technology adoption,
KEO reinforces its digital-first
approach through a robust internal
digital capability network and
online learning initiatives. These
components provide crucial support
and leadership, ensuring the
company’s workforce remains adept
as they navigate the evolving digital
landscape.
In the pursuit of excellence, and as
a consequence of well-documented
skill shortages, it’s important to not
be limited to locally available talent.
Digital-first organizations must
actively seek out key talent from
around the world. By embracing a
global talent strategy, organizations
can leverage the unique strengths of
individuals from different cultural
backgrounds and experiences,
driving innovation and enriching the
overall fabric of the workplace.
Learning and development
is also crucial, with a focus on
collaboration between industry
leaders, educational institutions, and
professional associations. KEO’s
BIM Academy and our Digital
Advisory Services are working
together to define industry standards
and develop curriculum and training
programs that incorporate the latest
digital tools and techniques.
KEO’s journey provides valuable
lessons for others.
We have seen first-hand that a
digital-first approach transcends
mere technology adoption; it
signifies a cultural and operational
shift toward more efficient,
sustainable, and cost-effective
building practices. The integration
of BIM, smart construction, digital
twins, AI, and cloud solutions
heralds a new era in construction—a
collaborative, data-driven era,
responsive to the evolving needs of
our world. In this digital age, where
every blueprint, every simulation,
and every decision is powered by
data, the construction industry must
continue to embrace the digital
future, recognizing it as the key
to more resilient and innovative
construction practices.

EXPERT INSIGHT
DIGITAL CONSTRUCTION
Every construction firm today would agree that
digitalisation is key, but has this recognition translated
to an on-ground reality? How would you assess the
regional construction industry in this regard?
There is no doubt that digital transformation is a hot
topic in the boardrooms of construction firms. But while
digital technologies — ranging from Building Information
Modelling (BIM) and Augmented/Virtual Reality, to
robotics, drones, digital twins and cloud software — are
heralding a new era of possibilities and efficiencies for the
global construction sector, there has generally been a lag in
adoption of these technologies in the region. This is largely
because there remains trepidation in the region due to the
steep learning curve and challenges around integration
between systems and deciding what investments will yield
maximum positive impact.
That said, we see that the regional construction industry
has done well in its adoption of digital technologies like
BIM, IoT, and AI. However, despite these advancements,
there is still room for further development and alignment
with international standards. For example, there is a need
for the implementation of information management using
TOALEC’s approach

BIM to mature to beyond ‘BIM Level
2’ to follow the ISO 19650 series,
from project delivery through to asset
operation. This will help to facilitate
better collaboration and data sharing.
There is also a need for more training
and education programs to ensure
that the workforce is equipped with
the necessary understanding of new
processes underpinned by digital skills.
What are the factors promoting the
adoption of digital technologies in
the region?
Analysis by McKinsey Global Institute
(MGI) shows that investing in
technology and innovation is one of the
key factors in boosting the construction
sector’s productivity by up to 60%.
Such productivity gains are the need
of the hour for the industry which
is presently confronted with several
challenges - skills and labour shortages,
productivity issues, attitudes towards
change, outdated procurement models,
lack of transparency and many more.
The digitalisation of the section will
undoubtedly help solve, if not at least
simplify many of these challenges.
Of course, this can neither happen
overnight, nor could it be solved by a
single organisation independently. A
consistent maturity of the broader sector
will be needed, including new contract
models and procurement routes.
ALEC has always prided itself on
being at the forefront of innovation
in the industry. Could you comment
on the present level of maturity
of digital transformation in your
organisation?
Having successfully leveraged the
latest technologies on several projects
we have now been directing our
digital transformation inwards. This
involves streamlining our processes
through digital technologies, tackling
interoperability, standardising the
information (data) layer, and integrating
solutions where required. In doing so,
we will inevitably promote technology
adoption among our clients and partners, leading to a digital-first mindset
across the industry that advances the sector towards greater efficiency,
quality, and sustainability.
For example, having successfully achieved the BSI Kitemark ISO 19650
certification for information management using BIM, we are now turning
our attention to other areas where we can leverage digital solutions to
enhance operations. We are currently deploying a new Enterprise Resource
Planning (ERP) system that will digitalise our internal processes to enhance
business intelligence through analytics and reporting.
You’ve mentioned ALEC’s drive towards data standardisation. Could
you share insight into what the actual solutions are that makes this
possible?
We have brought two significant technologies into our software stack
as part of a standardisation/refinement initiative. The first is Revizto, a
collaboration technology which connects 2D, 3D and coordination issue
management. Given the size and complexity of the projects that ALEC
delivers, this has proved to be ‘best in class’ for these capabilities.

EXPERT INSIGHT
We have also been busy implementing
Morta, a cloud-based database for
developing online, dynamic resources
(documentation) to act as an information
hub, and single source of truth on our
projects. All of our ISO 19650-2 aligned
templates are built in Morta, and we
can start to automate processes such as
connecting information delivery plans
to Common Data Environment (CDE)
solutions to monitor/track and report.
Morta is also impressively scalable and
I’m working with some of our other
departments to explore how we could
extend its benefits to their operations as
well.
Are there any particular software
solutions or tools that have caught
your attention?
ALEC uses Synchro for construction
simulation, but are currently evaluating
Fuzor which looks like a really good
alternative. Its animation functionality
means you can almost use it for work-
winning simulations and as a proper
sequencing tool for construction too.
And while I’ve just mentioned it, I
believe it’s worth mentioning again -
Morta. We’ve built all our ISO 19650
resources using Morta’s online platform
for tables and documents rather than
using the traditional Word and Excel.
The deeper we dive into it, the better it
is. It is proving to be a really powerful
tool for us, and is now helping to digitise
a number back office and project related
processes that aren’t already taken care of
in our other systems.
What does the digital innovation
roadmap for ALEC look like in the year
ahead?
The fruition of our digital vision would
be the seamless interconnectivity of best-
in-class digital solutions and systems such
that all data is fluidly available across
our enterprise. For example, an initiative
we currently have underway at ALEC is
to generate real-time progress updates
in our project models – made possible
through the integration of technologies
such as HoloBuilder, laser scans that
produce point clouds for Systems Under
Test (SUT), and traditional manual data
recording.
We will also look to leverage the latest
technologies in a meaningful way. As an
example, while some may imagine AI to
be a sort of all-encompassing solution to
critical decision making, at ALEC, we are
taking a more practical approach. Our
intention is to leverage AI to increase
efficiency by automating time-consuming,
repetitive processes so our qualified
professionals can win time back to focus
on high-value tasks.
Ultimately, the focus of our digital
transformation efforts links back to our
mission of delivering the greatest value
possible to our clients.

the challenges associated with reducing carbon emissions.
Successful partnerships can result in the development and
adoption of more sustainable technologies, practices, and
standards.
For example, our collaborations with reputable agencies
such as ASHRAE (American Society of Heating, Refrigerating
and Air-Conditioning Engineers), AHRI (Air Conditioning,
Heating, and Refrigeration Institute), USGBC and many more
assist considerably at agencies to conduct research and develop
standards for energy-efficient HVAC systems. Collaborations
with universities help in development of new products,
refrigerants and technologies.
In the UAE, one of our most impactful and successful
partnerships is our collaboration with ESCO companies
and specialized financial institutions that assist owners
in accelerating their decision-making processes for the
modernization and refurbishment of their existing AC systems
with our new, energy-efficient ones.
Considering the emphasis on innovative solutions within
the HVAC-R industry, what are some specific technological
advancements or practices that companies should adopt to
contribute meaningfully to climate action efforts?
Our technologies are made to take care of people and the
planet. From the product development stage itself, our team of
experts focuses on designing products that limit their impact on
the environment.
Upgrading and retrofitting air conditioning systems constitute
proactive measures in mitigating climate change. As known,
the majority of the environmental impact of AC systems comes
from their usage. In the UEA, there are more than 5 million
existing HVAC units, 12-15 years old, that are up for upgrades.
Daikin prioritizes energy-efficient retrofits, introducing the
R32 refrigerant, which cuts CO2 emissions by 72% compared

How can HVAC companies localize their
operations to align with environmental
goals, and what measures can they take
to ensure their activities benefit the
communities in which they operate?
Due to differences in individual
aspirations toward combating climate
change, unique environmental
regulations and guidelines in each
country, as well as distinct HVAC
practices landscapes, companies’
implementations and practices of
environmental strategies can never be
uniform worldwide. That is why it is
imperative for corporations like ours to
uniquely identify the local environmental
and decarbonization practices in every
country they operate in.
Daikin’s Environmental Vision aligns
with the UAE’s Net Zero by 2050
strategic initiative. We are strongly
committed to mutual environmental
goals. This commitment is evident
through a wide spectrum of practices that
reflect our dedication to the UAE and the
environment.
Such practices can be summarized in:
1- Continuous engagement with
Factories and R&D for developing the
most adequate product, technology
and solution to meet the rising local
environmental guidelines and local
authorities’ regulations.
2- Hiring local talents with vast local
experience in addressing and tackling
local environmental aspirations.
3- Continuous Learning and development
of Daikin UAE Human assets to
champion and advocate the most
advanced energy efficient solutions,
services as well as practices.
4- Constant engagement with local
stakeholders for analysis and continuous
improvement.
5- Undivided focus at development third
parties for best optimal operations and
maintenance of the air conditioning
systems.
6- Constant advocacy on clean air,
indoor air quality as well as noise
pollution reduction
7- Swift local agility at revisiting our
decarbonization action plans in an
attempt to always improve and advance
results.
In terms of collaboration, how can HVAC
companies work together with other
stakeholders such as governments,
NGOs, and local communities to create
a holistic approach towards sustainable
and climate-friendly practices?
The internal shift in mindset toward
a sustainable future must be the core
focus of every organization’s culture
and conduct. To create a holistic
approach to sustainability and climate-
friendly practices, it is imperative for
every corporation to engage with every
member and entity in the countries and
societies they operate in.
At Daikin, we collaborate with
governments and their respective bodies
for continuous engagement on the latest
technologies and their positive impact, as
well as the evolving local environmental
guidelines. We also work with academic
bodies to disseminate adequate
knowledge into their communities about
the importance of adopting the latest
advancements in their daily practices.
I am confident that the future will bring
various incentive programs for residents
and communities, and we are more
than willing to engage for the optimal
development of such credit/incentive
systems.
I would like to conclude with
highlighting again and again our
undivided focus and commitment at
taking an impactful role in the battle
against climate change. Together
with our partners and stakeholders,
we can have an immense collective
environmental impact at reducing
carbon footprints. As representatives
of international or local organizations,
our mindset must adhere to the fact that
there would be no future with growing
financials if there is no serious investment
into sustainability and environmentally
friendly practices.

URBAN MOBILITY
PEOPLE-CENTRIC
URBAN TRANSPORTATION
E
arlier this month, Stockholm announced a plan to ban
diesel-and-gas-powered vehicles from entering large
parts of its city center, in one of the world’s most far-
reaching efforts to combat automobile emissions. It
also potentially marks the beginning of the end for a
form of transport that came to define urban landscapes. Indeed,
one survey of US cities showed that downtowns devote an
astonishing 50 to 60 percent of their space to vehicles.
While this situation wasn’t really questioned by planners for
many decades, today, there is a growing environmental and
social movement to re-imagine urban transport systems with
people, rather than cars, at the center. Here are a few options
that policymakers might consider.
Data optimization
Any discussion about the future of transport in most cities
still begins with how to optimize car transportation, and
data analytics of traffic is key to successful outcomes. Sensors
and cameras capture vast amounts of data about traffic flow,
pedestrian movement, and public transport usage. When
properly analyzed, this data provides city planners with real-
time insights into the needs and patterns of its residents.
These tactics can yield impressive results. For instance, San
Francisco’s SFpark project utilizes sensors to gauge parking
availability and then adjusts prices in real-time, ensuring
optimal parking occupancy and reducing search time for
drivers. Sensors have also been deployed all over in the UAE,
especially at traffic lights where they activate the lights in
response to traffic, helping optimize traffic flow, while also
collecting data. Zurich also uses traffic lights to slow the
movement of cars to the center once it starts getting congested,
and then speed up their exit in the afternoons. In Singapore,
vehicles are charged based on road congestion levels, effectively
reducing traffic during peak hours. Singapore also utilizes data
analytics to anticipate and manage public transport demand.
Moving forward, there is a lot more we data analysts can do
with the right information.
Future solutions
Along with pricing and taxation, and initiatives such as car
park charges based on peak demand, there are many other
tools that can improve efficiencies. For example, 60 percent of
Copenhagen’s residents now commute by bicycle, thanks to
continuous infrastructure development.
Many cities, particularly in Europe and the US, have
pedestrianized key areas, which has helped revitalize areas that
were lost to traffic. New York’s Time Square and London’s
Trafalgar Square are two famous examples. This approach
can also be implemented on a more flexible basis. Bogotá, the
Colombian capital, introduced ‘Ciclovía’, an initiative that
closes around 120 km of streets to cars every Sunday, allowing
pedestrians and cyclists to take over. Other methods to restrict
traffic flows include London’s Ultra Low Emissions Zone, which
has also led to a five times faster reduction of pollution in
London than the rest of the UK.
In the coming years, a combination of new technologies
and sustainability goals will further redefine urban transport.

Autonomous Vehicles could reduce the
need for personal vehicle ownership,
parking spaces, and lowering traffic
congestion. The shift to electric vehicles,
including buses and taxis, also seems
inevitable, with cities across the world
investing in EV charging infrastructure
to cater to future demand. Helping
coordinate and unify more complex and
fluid transport systems, Mobility-as-a-
Service (MaaS), envisioned as a singular
digital platform, would combine various
modes of transport – buses, trams, bikes,
and ride-shares – offering an optimized
commuting solution. This could
especially help with first- and last-mile
solutions.
Looking further ahead, technologies
like Hyperloop and magnetic levitation
(Maglev) trains promise speeds
surpassing traditional rail or even flights
for inter-city transport. And while it
might sound like science fiction, drones
for delivery and passenger urban air
mobility could become a part of the
urban transit ecosystem.
Societal values vs efficiencies
It’s important to note that there is no
one strategy that fits every city. Older
cities that were not built for cars can
sometimes adopt strategies to discourage
vehicles more easily than cities built
around modern roads. Cycling in
Amsterdam makes more sense than it
does in Abu Dhabi, for example, due
to the layout of the city centre, cultural
expectations, and climate.

Some Asian cities, including
Tokyo, Singapore, and Hong
Kong, successfully rely on public
transportation, but can do so easily
because they have very high population
densities. There is also public tolerance,
or otherwise, to certain measures.
Singapore has developed a lot of
pricing to discourage car ownership,
which might not be so popular in
London where initiatives such as
20mph zones have been perceived by
sections of the public and media as
‘anti-freedom’. Even pedestrian zones,
which have repeatedly been proven to
benefit neighbourhoods, can face strong
resistance from car-reliant residents.
The lesson is that any transport policy
must consider the culture and specific
needs of residents for it to work.
There is also a wider context of
making cities liveable as well as
functionable. Studies have shown
that the provision of public transport
services in bad neighbourhoods leads
to lower crime rates and economic
growth, due to residents being able
to access better education and job
opportunities.
Conversely, when the Interstate Highway System was built across the US in the 1950s,
the freeways were typically routed through poorer neighbourhoods, where real estate
was cheaper, which effectively killed many once lively areas.
So we must study these examples and consider what portion of society our policies
benefit. When we only invest into cars, are we doing this to the detriment of the people
that can only afford to use public transport services? And when we push people to more
expensive electric cars, where does that leave people who cannot afford to upgrade?
Some of these questions do not have easy answers. Thankfully, technology and data
can empower decision-making, allowing cities to tailor solutions that are efficient,
sustainable, and most importantly, people centric. By learning from global examples and
embracing futuristic technologies, urban centers can pave the way for a revolution in
transportation, ensuring a harmonious – and fairer – coexistence of people, technology,
and the environment.

MIXED-USE DEVELOPMENTS
THRIVING
T
he concept of mixed-use developments is not
new. It has been guiding urban planning for
centuries, tried and tested from ancient Rome
to medieval China. But with their growing
popularity in recent years, we need to recognise
mixed-use districts as much more than just development
projects. We need a renewed focus on maximising their
growth potential as drivers of sustainable, cohesive, and
thriving communities, as well as their integral role in
providing an enhanced live-work-play experience for
residents and visitors alike.
Developers willing to embrace the complexities of mixed-use spaces
will stand to leverage compelling benefits – be it attracting diverse
demographics, increasing foot traffic, creating repeat visitation, or
amplifying revenue streams from both local and international guests.
For leading developers of tourism destinations and experiences in
the UAE – such as Miral – the key to success can be found in creating
the perfect synergy between leisure, entertainment, and hospitality.
In my 20+ years of global development experience, I have found that
this ambition is best guided through a two-fold approach: adopting a
holistic approach to destination development; and prioritising the guest
experience at every turn.

Holistic approach to destination development
The building block to any successful project is bringing together
all the various components into a cohesive, complementary
unit. At Miral, we bring this ambition to life by seamlessly
blending conception, development, management, and
promotion; and ensuring no stone is left unturned in creating
a truly unforgettable destination. Developers should not only
focus on the design of the building, but equally examine the
lifestyles, health, and expectations of the residents and visitors.
The end-goal should be to create a mixed-use destination that
seamlessly blends into its surroundings and respects the heritage
of the site and the neighborhood, while considering different
aspects in the planning strategy, such as cost, location, building
materials whilst creating tangible value. In addition, developers
must also ensure an overall well-balanced mix of uses that
complement each other, serving diverse guest needs and
operating across a wide range of functions
to create a dynamic and inclusive space that
people want to be part of.
“Convenience is king”; the guest
perspective
Mixed-use developments, at their core, must
be experience driven. They must provide
unparalleled convenience to residents and
visitors as a one-stop shop, highly curated,
experiential space that eliminates the need
for extensive travel. For example, retail,
dining, leisure, business, and residential
areas – all located close to one another to
create a vibrant, interconnected environment
that enhances access to daily amenities.
This is the guiding vision for us at Miral
as we strive to not just create a world-class
destination on Yas Island, but also offer the
“Yas lifestyle” for our guests. Creating a
hub where people can both live, work and
play means developing places that people are
emotionally drawn to and want to return
to, and where they can create memorable
experiences that last a lifetime.
Yas Island: A prime example of a modern
and thriving mixed-use development
Yas Island is not just another destination;
it is a response to the ever-evolving nature
of lifestyle choices, providing the perfect
blend of modern infrastructure, world-class
amenities, and thrilling leisure experiences. It exemplifies the art
of creating unforgettable memories and delivering moments of
joy to visitors from around the world.
Creating this thriving, vibrant lifestyle hub involved a
multifaceted approach. Just 12 years ago, the island was a
blank canvas upon which the vision and dream of His Highness
Sheikh Mohamed Bin Zayed would be imprinted. His idea
was to transform Yas Island into a dynamic destination for
shopping, sports, theme parks, events, music and world-class
residential living and businesses. Inspired by his vision, the Yas
Island of today is a place that entertains, thrills, excites and
unites families with its diverse attractions. It is a sought-after
location that is deeply connected to the community and cultures
it serves – bringing people together and creating a genuine
sense of belonging. It is a one-stop, global hub for leisure,
entertainment, and hospitality. >>>

COP28
T
he Paris Agreement of
2015 binds nations to cap
the increase in the global
average temperature.
During the COP21
conference, a collective
global commitment was
made to restrict the
escalation of global temperatures to
1.5°C in comparison to pre-industrial
levels by the year 2050. Upholding
this target necessitates a crucial step,
reducing emissions by half by the year
2030, as set by scientific research. This
timeline leaves us with merely seven
years to take substantive actions and
achieve this crucial goal, or probably
even less. Immediate and collaborative
efforts are necessary to mitigate the
adverse effects of climate change and
safeguard the planet’s ecological balance
for future generations. The UAE as part
of the global community recognises the
complexities inherent in tackling this
global challenge, understanding that
there isn’t a straightforward solution.
However, the urgency of the situation
with yet another year of the ‘hottest ever’
average global temperatures, has ignited
a renewed commitment to borderless
scientific collaboration. Historically, the
UAE has played a significant role on the
global stage in science and innovation,
and it remains steadfast in this pursuit.
This perspective aims to delve into the

SUSTAINABLE SCIENCE INITIATIVES ALIGNED WITH COP28
initiatives pushing it into a more prominent global position.
Over recent years, the UAE has significantly invested in
diversifying its economy and fostering innovation, fostering
a thriving research ecosystem. One of the most notable
changes in the research landscape has been the substantial
increase in funding for scientific exploration and technological
advancement. For instance, the overall expenditure within
the country’s space sector marked a 6.61 per cent rise in 2021
compared to the previous year, with government funding
constituting 55.7 per cent of the total spending, according
to the UAE’s Space Economic Survey. Concerning research
and development (R&D) investment, the survey highlighted
a notable 14.8 per cent surge, with R&D allocated for space
exploration contributing to 76.8 per cent of the total R&D
spending. The commitment to research and development
(R&D) initiatives has resulted in the establishment of world-
class research institutions and universities, attracting top-tier
talent from across the globe. Initiatives such as the UAE
Research Program for Rain Enhancement Science and the
Mohammed bin Rashid Space Centre have not only put the
UAE on the map for cutting-edge research but have also
addressed critical challenges such as water scarcity and space
exploration. The first national scientific research-funding
platform, Researcher.ae introduced by Sandooq Al Watan,
offers vital support and financial backing to empower
researchers in the UAE, facilitating their pioneering research
projects. Through this platform, researchers gain access to
local and global networks, enabling them to stay abreast of the
latest breakthroughs in the global scientific community. With a
core objective of fostering novel concepts and groundbreaking
inventions, the platform is dedicated to advancing innovation
across various industries. Its overarching goal is to drive
economic diversification in the UAE while creating a positive
socioeconomic influence both locally and on a global scale.
Promoting Innovation through collaboration
There has been a significant emphasis on interdisciplinary
and multi-national collaborations, encouraging partnerships
between academia, industry, and government sectors. This
approach has led to innovative solutions to multifaceted
problems, particularly in areas like construction, renewable
energy, built environment and artificial intelligence.
For instance, Heriot-Watt University Dubai’s Centre of
Excellence in Smart and Sustainable Construction (CES²C)
is one initiative that collaborates with organisations and
governments to address and introduce best practices in
the construction sector. Another notable example is that
researchers at Heriot-Watt University have created the
world’s first building brick made from 90 per cent recycled
construction and demolition waste. The K-Briq is unfired,
producing a tenth of the CO2 emissions of a regular fired
clay brick as well as requiring only a tenth of the energy to
manufacture.
It is also imperative that Individuals make sustainable
choices in their daily lives to create a sustainable infrastructure
that benefits both the environment and society, ensuring a
better future for generations to come. The UAE’s commitment
to becoming a knowledge-based economy has spurred a
cultural shift towards a research-oriented mindset. The
nation has been fostering a conducive environment for
entrepreneurship and innovation through initiatives like free
zones and tech hubs, encouraging startups and research-driven
enterprises.
The research community has dedicated expertise and
enthusiasm to forge international partnerships, recognising
their crucial role in tackling the multitude of challenges we
confront today. Sustainable science initiatives have emerged
as crucial drivers aligned with the objectives of COP28.
These initiatives underline the vital role of research in
advancing sustainability agendas and addressing pressing
environmental concerns. With COP28, the vital role of
academics in advancing sustainability and combating climate
change is also undeniable. Their expertise and innovative
approaches are crucial in addressing these global challenges.
Academics shape policy dialogues, raise public awareness,
actively engage local communities and stakeholders to reach a
consensus on strategic decisions and educate future leaders on
environmental responsibility. Anticipating 70,000 attendees
in the UAE for COP28 to evaluate the Paris Agreement’s
progress, Heriot-Watt University Dubai allocated two floors
of its Dubai Knowledge Park campus as a Climate Hub.
This space fosters diverse discussions among global visitors,
bolstering collaborations to address pressing global issues.
At Climate Hub, academics contributed by sharing research
insights, engaging in panel discussions, and collaborating with
policymakers, industry, and civil society to shape impactful
climate policies, thus advancing a greener, sustainable future.
In the UAE, scientific research plays a pivotal role in
shaping innovation, policies and strategies to achieve climate,
environmental and humanitarian goals, emphasising a
strong commitment to a greener and sustainable future.
Research initiatives aligned with COP28 focus on developing
innovative solutions to mitigate climate change, promote
renewable energy sources, and enhance environmental and
societal resilience. Collaborative efforts between researchers,
policymakers, communities and industries are crucial in
realising these goals. At the strategic level, HWUD implements
shared values that transcend countries, campuses, and
regions. These values define our distinct academic and
student community, fostering the realisation of a university
that is globally connected. HWUD actively contributes to
this worldwide mission, directly benefitting the UAE. The
initiatives and accomplishments cultivated and executed at
the UAE campus are expanded to a global scale. Collectively,
we form a ‘global footprint with a significant local impact,’
providing practical science-based solutions for communities
while simultaneously shaping the future cadre of global
experts and leaders through education and training. Through
cutting-edge and impact-focused research, HWU aims to lead
by example, demonstrating a commitment to sustainability
and inspiring global action towards a more environmentally
conscious future. These initiatives not only contribute
to meeting COP28 objectives but also foster a culture of
innovation and sustainability within the UAE and beyond.

As we look towards burgeoning cities
like Dubai, the appetite for luxury
residences among local buyers is expected
to surge. The challenge lies not in
the quality of existing developments,
which already boast premium fit-outs
and facilities, but in the number of
such luxury developments, which are
struggling to keep pace with the rapidly
growing demand. This booming market
presents significant opportunities for both
urban, high-end residences and exclusive
luxury offerings tailored to the discerning,
well-traveled clientele, highlighting a need

billion) from upscale properties in H1.
The market is focused on billionaire
buyers and has sold 176 homes for $845
million in H1 2023 and 219 premium
homes in the past year, indicating rising
demand for ‘ultra-luxury’ properties.
Informed Buyer Behavior
Today’s ultra-luxury real estate buyers
display a discerning approach to their
investments. They are increasingly
focusing on critical aspects such as the
concept and uniqueness of the product,
the reputation of the developer, and
the strategic location of the property.
This shift indicates a growing emphasis
on the long-term value and stability
of investments, reflecting a deeper

understanding and commitment to making sustainable
and profitable choices in the real estate domain.
Investor Focus
Investors in the ultra-luxury real estate market
are prioritizing Return on Investment (ROI)
and the effectiveness of their investments. Key
considerations include factors like the ease of resale,
rental profitability, prime location, and long-term
investment potential. High-end properties attract a
unique blend of investors who adopt both qualitative
and quantitative approaches. These investors seek
comprehensive insights, including detailed market
analysis and projections of future property values.
They consider aspects like architectural significance,
historical price appreciation, and the use of high-
quality materials and craftsmanship.
Knight Frank’s Autumn 2023 report indicates that
as of Q3 of 2023, Dubai’s residential property values
have risen for the 11th consecutive quarter, with an
average increase of 19% in the last year. Dubai’s
reputation for stability and visionary planning makes
it a particularly safe and lucrative market for High-
Net-Worth Individuals (HNWI) looking for secure
investment opportunities. Knight Frank observes
diverse buyer profiles, highlighting international
investors from China as key players in Dubai’s
residential market.

End-User Buyer Focus
End-user buyers in the ultra-luxury segment place a high
emphasis on the quality of the home, its location, amenities,
and infrastructure. For these discerning buyers, factors such
as ongoing owner costs, proximity to educational institutions,
and notably the privacy offered by the property play a crucial
role in their decision-making process. The exclusivity and
seclusion provided by these luxury properties cater to a
clientele who value a private, serene living environment as
much as they do the tangible luxury of their homes. MERED,
understanding the nuanced needs of the ultra-luxury market,
not only selects thought-trough locations for development but
also prioritizes the superior quality of construction and use
of premium materials in their properties, as well as ensures
the inclusion of exclusive amenities that elevate the living
experience.
Dubai, a city renowned for its comprehensive offerings
has become an increasingly attractive destination for those
seeking a lifestyle that masterfully blends opulence with
functionality. This pull extends to its real estate market,
where homes are designed not just with luxurious aesthetics
in mind, but also with an emphasis on functional living
spaces that cater to the diverse needs of every family member.
Apartments are the preferred investment in Dubai’s real
estate market, as evidenced by a 19.9% increase in average
apartment rents in the year to date October 2023, compared
to an 18.0% rise in average villa rents.
Digital Convenience in Property Purchasing
With a growing international buyer base, the imperative
for digital facilitation in property transactions is becoming
increasingly apparent. The demand for digital convenience in
the property purchasing process and streamlining transaction
processes are now essential aspects of the property acquisition
journey. The visionary ‘Dubai 2040 Urban Master Plan’,
which includes the forward-thinking 20-Minute City Policy,
is establishing new benchmarks within the sector.
Dubai’s 2023 performance in the luxury real estate market
showcases a strategic shift towards informed investment,
marked by record sales and a diverse investor base. This
evolution indicates market maturity and a focus on long-
term value. Looking forward, Dubai is poised for sustained
growth in the global real estate arena, promising continued
opportunities for discerning investors and buyers.

advertising launch campaign: “TREAT IT BAD”.
“T” FOR TOUGH: designed and engineered for robustness
and reliability
The IVECO T-Way has been designed to offer best-in-class
performance in every off-road mission, robustness and torsional
rigidity. It carries over from its predecessors the legendary
robustness of the high-resistance steel chassis with a 10mm
thick frame, with a Rail Bending Moment at the top of the
segment at 177 kNm. The front axle has a maximum capacity
of up to 9 tonnes.

BRINGING JAPANESE AESTHETICS
N
ikken Sekkei, the renowned Japanese
architectural, engineering, and urban design
firm, has embarked on a captivating journey
to infuse Middle Eastern architecture with the
subtle beauty and efficiency that define Japanese
aesthetics. The company recently celebrated the launch of
their new office in Dubai Design District (D3), a subsidiary
to complement its existing Sheikh Zayed Road office.
Comprising of a dedicated team of architects, designers,
and experts driven by a passion for creating functional and
aesthetically pleasing environments, the team is dedicated
to utilizing architecture’s power to enhance lives and create
value, pushing the boundaries of design innovation through
technology.
Nikken Sekkei’s journey in the UAE began over 30 years
ago with the Dubai Chamber of Commerce and Industry
building, which at the time was one of the city’s tallest
structures. More recently, Nikken Sekkei has made waves
by designing the iconic One Za’abeel development, setting
the bar high for architecture in the Middle East. This
architectural masterpiece will host corporate offices, private
residences, retail facilities, two hotels, 11 restaurants and
more. The development comprises two towers, separated by
a highway and connected 100 meters above the ground by a
cantilever known as “The Link.”
With an expanding list of esteemed clients, Nikken
Sekkei has been entrusted with crafting timeless structures,
including the Emaar 52|42 towers, Emaar Forte, Islamic
Development Bank Headquarters in Jeddah, Tadawul
Tower in Riyadh, and the Cairo Opera House.
Dubai’s strategic location, superior infrastructure, and
proximity to clients in the Middle East, India, and the
Commonwealth of Independent States (CIS) have been
pivotal factors in Nikken Sekkei’s remarkable growth in the
region. Our commitment to meeting clients’ unique needs
and continuously striving to deliver added value has led
to the establishment of the new subsidiary, and we look
forward to new opportunities for growth in the coming
years, with projections already exceeding expectations.
Nikken Sekkei’s greatest strength lies in the comprehensive
integration of our urban planning, architectural design,
structural engineering, MEP engineering, landscape design,
and other consulting services. With the added resources of
its group companies, from city visions to interior detailing,
it aims to provide a holistic multidisciplinary design service.
The company operates with a flexible approach, allowing
project teams to be formed as needed, free from the confines
of predefined groups or units. Collaborations across group
companies, as well as between their headquarters in Japan
and local subsidiaries often take place, resulting in a variety
of working models based on the unique requirements of
each project. This approach fosters a culture of democratic
decision-making within project teams, empowering them
to steer their own designs, supported by robust quality
control.
In principle, our scope of work in the Middle East is
limited to the design architect, and therefore, the company
works closely with local partners and external collaborators
to adapt solutions to regional nuances and, when necessary,
infuse them with Japan-inspired architectural and urban
design elements. Nikken Sekkei has also served as lead
consultant in some of the region’s top landmark projects,
overseeing all stages from concept design to contract
administration and managing specialist consultancies. We
utilise our wide expertise to lead multidisciplinary teams as
needed to ensure clients receive maximum value.

The future of
architecture is
poised for
remarkable
transformation. In
the next 30 years,
the use of
information
technologies such
as artificial
intelligence in
everyday work will
be accelerated.
Emerging trends in the Middle East
In the era of decarbonisation, carbon neutrality and ESG
investment are becoming increasingly important to clients
globally. We are at the forefront of supporting clients’
sustainability goals, not just by addressing embodied carbon
emissions but also operational carbon emissions. Their holistic
approach engages architects, urban planners, and engineers
in concert to develop comprehensive solutions. To reduce
energy consumption, they focus on minimising the heat load,
employing natural energy, and implementing highly efficient
systems, an especially critical consideration in the Middle East’s
harsh climate.
Since 2008, we have been actively engaged in master planning
and urban design projects in the Middle East, particularly
in the UAE and Saudi Arabia, and the company is expecting
continuous demand in the coming years. Our planning
philosophy revolves around three core visions: Green Centric,
Transit Oriented, and Connected Vibrancy. Based on proven
Japanese solutions such as Transit Oriented Development and
urban redevelopment, these principles guide our custom-tailored
proposals, considering the unique climate, culture, and social
context of the Middle East. Whether it’s a new downtown in
Jeddah, an enhanced pedestrian experience along the pilgrimage
route to Mecca, or the iconic One Za’abeel, we strive to reflect
each region’s architectural and behavioural styles, creating
sustainable and vibrant communities.
The Future
The future of architecture is poised for
remarkable transformation. In the next 30
years, the use of information technologies
such as artificial intelligence in everyday
work will be accelerated. However, the
complexities of societal issues that require
a human touch will come to the forefront.
Cities, their architectural components,
urban infrastructure, and public spaces
will evolve to address these challenges
through a harmonious combination
of hardware and software, all while
considering society’s evolving behavioural
patterns.
In an ever-evolving field, our
commitment to blending Japanese
aesthetics with global innovation
positions us as a vanguard of design,
addressing complex societal challenges
and reshaping urban landscapes into
vibrant and sustainable living spaces.
As architecture continues to evolve, our
enduring vision promises to enrich the
architectural tapestry of the Middle East
and beyond.

REPORT
W
hile the UAE has been
consistently launching
green initiatives and
projects, and setting
bolder targets that
are both pro-climate and pro-growth
to fulfil its climate commitment,
stakeholders in the real estate industry
must take decisive action to safeguard
their assets and secure long-term returns,
highlighted JLL at a briefing held today
ahead of the upcoming COP28.
Emphasising the cost of action
versus inaction within the sector
from a sustainability perspective, JLL
unveiled a whitepaper titled ‘The Green
Revolution: A Call for Sustainability in
Real Estate’ including valuable insights
and key takeaways exploring the
critical role of the real estate industry
in shaping a sustainable future and the
ramifications of inaction as opposed to
proactively pursuing green strategies.
The whitepaper dives deep into the
UAE’s efforts to strengthen its position
as an advocate for climate action
and examines recommendations for
stakeholders.
The high energy consumption, carbon
emissions, and resource depletion
that are characteristic of the built
environment, which accounts for
nearly 40% of global energy-related
carbon emissions and 36% of energy
consumption, have made it imperative
to integrate sustainability measures
into real estate investment decisions to
accelerate the net zero transition of the
sector. The whitepaper also outlined
the importance of making financial
investments in green buildings and
green construction to offset reduced
property values over time and minimise
climate-related challenges, especially in
the MENA region which is warming
at twice the global average rate with
temperatures projected to rise by 4°C by
2050.
James Allan, CEO – Middle East and
Africa (MEA) at JLL, pointed out that
given the complexities of navigating
sustainability in the real estate sector,
inaction will have both immediate and
long-term consequences. He said: “The
cost of inaction goes beyond accounting
for profits and losses. The real estate
industry’s failure to adopt and embrace
sustainable practices will impact both
society and the natural environment
while also deterring investors who
equate climate risk with financial risk.
Committing to ambitious net zero targets
is critical to enhancing both efficiency and
financial performance and decarbonising
real estate.”
Discussing the UAE’s efforts in
building its environmental resilience
and transitioning to a greener economy,
Alida Saleh, Head of Sustainability
– MEA at JLL, said: “In the building
sector, the UAE aims to reduce emissions
by 56% in 2030 compared to 2019
levels while also targeting 40% energy
efficiency. The UAE’s continuous strides
in its decarbonisation journey, often in
collaboration with the private sector, is
driving it towards the ‘Climate Aware’
phase, which holds great potential for
growth as the nation drives climate
mitigation and adaptation strategies to
achieve Net Zero by 2050.”
Louise Collins, Head of Project &
Development Services UAE and Head
of Engineering & Energy – MEA at
JLL, spotlighted the UAE’s retrofitting
strategies to enhance efficiency standards.
She stated that Dubai aims to retrofit
30,000 buildings by 2030 and has already
refurbished nearly 8,000 as of February
2023. Abu Dhabi has set targets of 22%
energy consumption and 32% water
consumption reduction by 2030 through
building retrofits.
While the introduction of green building
rating and certification systems have
acted as enablers for developers in the
UAE to optimise building performance
and minimise environmental impacts,
the launch of building energy labels will
bring about greater transparency by
empowering buyers and tenants to make
more informed decisions, highlighted
Mireille Azzam, Executive Director –
Head of Strategic Consulting MEA at
JLL.
