I
am going to be taking over the Construction
Business News after all. The first month went by
promptly. After the Christmas break, didn't we
just get back? Nevertheless, this has perished.
Since I may be unfamiliar to some, let me
introduce myself. My name is Vibha Mehta, and
I was and still am at Logistics News ME. After
working at BNC Publishing for over two years,
I have familiarised myself with the construction
industry.
Frantically, sitting and eating my talabat order,
I am typing my first-ever editor's letter for this
magazine. Honestly, I have had little time to
think about this new role I have added to my hat
between frequent travels and other significant
events. But even though the Middle East region
is growing incredibly rapidly, the construction
and development industry has been a significant
contributor. Companies in the UAE, KSA, and
the wider region are essential to being in the right
place at the right time, even when they are far
from the spotlight, and we are here to give them
all.
This issue focuses on the FM sector and the digital
transformation this industry is moving towards,
illuminating the five main pillars of CBNME. In
addition, the response to our first event of the
year, the Pillars of Real Estate Awards, which will
be held at Habtoor Palace Dubai on February
26, 2024, has been outstanding. We are coming
to Riyadh with our KSA CIA 2024 on March
4, 2024, for those based in the Kingdom and
considering opportunities there. Please visit our
website for additional information if you may
have missed anything.
From an editorial standpoint, our audience can
anticipate exclusive and distinctive content from
us, so buckle up and take a seat! Till then, enjoy
your reading.

ldar Properties, the leading real estate developer,
investor, and asset manager in the UAE, is investing
a further AED 1 billion to expand its logistics real
estate business in Dubai and Abu Dhabi. Having
first entered the logistics sector with the majority
acquisition of Abu Dhabi Business Hub (ADBH) in 2022, this
new investment includes the acquisition of operational assets
as well as the development of ready-to-lease and build-to-suit
options in response to strong demand for Grade A logistics
facilities.
Marking its first logistics acquisition in Dubai, Aldar has
bought 7 Central logistics hub and an adjacent plot which
once developed will almost double the current gross leasable
area (GLA) of 19,000 sqm. The facility, which was sold by
Seven Seas Steel Industries LLC, is strategically positioned
in one of Dubai’s most established industrial areas, Dubai
Investments Park.
The company has also created a healthy development pipeline
and will build 233,000 sqm of new Grade A logistics facilities
across the UAE. This includes single tenanted facilities and
logistics parks in Dubai, totalling 200,000 sqm of GLA that
will be developed in partnership with established logistics
real estate players, and a 33,000 sqm GLA expansion of the
company’s premium logistics facility, ADBH in Abu Dhabi.
The ADBH warehouse portfolio is fully leased at its current
capacity of 132,000 sqm to diverse institutional tenants,
including Etihad, Mubadala and Twofour54.
Talal Al Dhiyebi, Group Chief Executive Officer of Aldar
Properties, said: “Asset and geographic diversification are
core tenets of our growth strategy, and logistics is becoming
an important asset class for Aldar. We are experiencing
particularly strong demand for high-grade facilities in the
UAE, driven by robust intra-regional trade, high-quality
infrastructure, and an expanding digital economy. Aldar
is well positioned to capitalise on this growth, deploying
a unique blend of expertise in development, balance sheet
investment, and asset management to create substantial
value.”
Growth of the UAE’s logistics sector is supported by
substantial investment into transportation and infrastructure,
to support diversification of the economy. Aldar is
experiencing strong demand to develop a range of logistics
facilities, including supply chain and fulfilment warehouses
to last-mile centres, in the form of single tenanted facilities
and larger scale logistics parks. Tenants are in a wide range
of sectors, primarily focusing on third-party logistics (3PL),
e-Commerce and retail.

expanding its portfolio in Marasi Bay with its latest
masterpiece, VELA VIENTO, Dorchester Collection,
Dubai.
Once complete, OMNIYAT’s new property will contribute
significantly to the elevation of the Marasi Bay area into a
unique ultra-luxury enclave along with its sister property,
VELA, Dorchester Collection, Dubai — launched in June 2023
— as well as the highly anticipated opening of Dorchester
Collection’s first Middle East hotel, The Lana and The Lana
Residences in February 2024. These properties collectively
represent OMNIYAT’s projected plans along the waterfront
following its acquisition of Marasi Bay Marina last year.
Mahdi Amjad, Founder and Chairman at OMNIYAT
commented: “Dubai continues to exceed global and local
expectations with its architectural concepts and elevated living
spaces. VELA VIENTO, therefore, isn’t just a residence; it’s a
symbol of a new standard in timeless and elegant placemaking,
and OMNIYAT will continue to craft the unconventional by
curating living canvasses that fulfil the needs and aspirations
of the world’s most discerning and selective people.”
VELA VIENTO will become another manifestation of
OMNIYAT’s dedication to continuously reimagining ultra-
luxury living. At VELA VIENTO, architectural brilliance
will meet the flair of French interior design, owing to
collaborations with the prestigious Foster +
Partners and the renowned Parisian design duo
Gilles & Boissier. A hallmark of OMNIYAT’s
commitment to ultra-luxury living, the Dorchester
Collection will elevate the living experience
through its standout servicing and management of
the residences.
Christopher Cowdray, President at Dorchester
Collection, said: “VELA VIENTO will embody
the pinnacle of luxury living, seamlessly merging
Dorchester Collection’s ethos with OMNIYAT’s
legacy of creating iconic masterpieces. Together,
we’re not just offering bespoke services but
curating lifestyles. Our ongoing collaboration
with OMNIYAT establishes a global paradigm
for excellence in hospitality, setting a benchmark
beyond Dubai.”
VELA VIENTO’s architecture will enable seamless
indoor-outdoor living, providing each residence
with its landscaped terrace and floor-to-ceiling windows
inviting expansive views of the Marasi waterfront, Dubai
Canal, Burj Khalifa, and Downtown Dubai. Bespoke units will
also feature private pools and double-height living spaces.
In addition, VELA VIENTO will be crowned by two four-
bedroom penthouses as well as three signature duplex
apartments, which will each feature a ‘hanging’ dining room
— a concept unique to this property, in which the spaces
and bridges between the property’s two towers meet to
create a space that offers a distinctive ‘in the sky’ residential
experience.
Residents of VELA VIENTO will enjoy several luxurious
amenities at 100 metres high, featuring an infinity edge
swimming pool, double-height gym, yoga studio, sun deck,
and lounges. Additional amenities on the podium level will
include an indoor lap pool, a children’s pool, a wellness spa
and state-of-the-art meeting rooms. Beyond the property,
residents will enjoy access to amenities provided by
neighbouring properties VELA, The Lana Hotel and the Beach
Club at One at Palm Jumeirah by OMNIYAT.

the area by the Marasi Bay waterfront promenade, which is
crafted to include OMNIYAT’s unique addition of landscaped
gardens and communal areas to the destination.

How is Trimble adapting its
solutions to the specific needs and
challenges of these regions?
Trimble has earned a solid reputation
in the construction industry for its
commitment to tailoring solutions
to meet the unique needs and
challenges of Middle Eastern markets.
Numerous extraordinary structures
in the Middle East have deployed our
state-of-the-art Tekla digital software
and connected Field Technology
hardware and software over the past
few years.
Previously, we observed that many
construction projects were carried
out using manual techniques,
which resulted in inefficiencies
in project planning, design, and
execution, extending project
durations and driving up prices.
We also noticed the need
for more technology tools,
such as project management
software and communication
platforms, which results in
poor collaboration among
project stakeholders. Without
such advanced technologies,
effective communication
becomes challenging, leading
to miscommunication, cost
errors and delays during project
phases.
Recognising these drawbacks,
we began to work closely with
local stakeholders to ensure
that their solutions meet both
the project design’s needs
and the construction community’s
expectations. At Trimble, we
have been keeping track of the
construction sector’s growth over the
past 20 years and have periodically
updated our technology solutions and
products to meet industry demands
and standards. We are incredibly
proud to have contributed our
solutions for several mega projects in
the Middle East, including the Grand
Egyptian Museum, Expo 2020 Pavilion,
Burj Khalifa, Museum of the Future,
Ain Dubai, One Za’abeel Tower, Riyadh
Metro Station, Adly Mansour Metro,
and the Red Sea Coastal Village
Residential project to name a few.
What are some successful projects
in the region where Trimble
solutions have played a significant
role?
The Museum of the Future has
been one of our many successful
projects in recent years, considering
its distinctive design and other
intricate characteristics. Trimble’s
Building Information Modelling (BIM)
technology was utilised for this
impressive building, specifically Tekla
Structures. BIM implementation,
coordination, connection design,
shop drawings, erection engineering
study and stage analysis, workshop
fabrication drawings, and the supply,
fabrication, and erection of structural
steel works were all included in
this project. The overall success of
the project was facilitated by the
software’s ability to manage the
complexity of the structural design
of the Museum of the Future. Multiple
solutions from Trimble were applied;
Trimble Connect was used as the
Common Data Environment (CDE),
Trimble’s SysQue was used for the
intricate MEP design, Tekla Structures
also proved helpful in designing the
building’s highly complex structure,
while Robotic Total Stations were
used for the automated on-site layout.
These modern solutions helped
reduce the rework by up to 65%, a
50% productivity boost and a 25%
total energy consumption reduction.
In addition, another incredibly
successful project was the One
Za’abeel Tower in Dubai, which carries
the world’s longest cantilever building
up in the air, 100 meters above ground.

What strategies do you have
to build solid relationships
and partnerships with local
stakeholders?
Trimble adopts a multi-faceted
strategy to develop and sustain
robust relationships and
partnerships with local stakeholders.
This strategy involves engaging
with industry associations,
establishing partnerships with
regional organisations, and working
closely with government entities. As
part of this strategy, we constantly
seek collaborations that share our
dedication to promoting regional
innovation. Furthermore, our system
also encompasses establishing
dedicated teams with an in-depth
understanding of the local business
climate, culture, and regulations.
These teams collaborate closely
with local stakeholders, fostering
partnerships through effective
communication and customised
solutions.
Another strategy is to be involved
with the local community through
several social responsibility
projects and initiatives. In 2021,
we collaborated with Heriot-Watt
University for their WATTXPO in
Dubai, during which our team
interacted with the university
students and allowed them to test
the equipment on models they had
created themselves. This gave the
students a better understanding
of these technologies through
an enhanced experience from a
different viewpoint. HoloLens, X7
Laser Scanner, Trimble Connect, and
Tekla were among the technologies
showcased at the event. Another
innovative strategy is our annual
event, Tekla Users Day, which offers
tech individuals, construction
professionals, engineers, and
developers from various companies
the chance for industry training,
exposure to the newest Tekla
innovations and tools, networking
with fellow Tekla users in the Middle
East, and the exchange of disruptive
ideas among participants.
Furthermore, we also actively
participate in industry events to
contribute to sector education.
Recently, we engaged in the World
Realty Congress at the IRECMS
conference, discussing the crucial
topic of “Zero Tolerance to Collapses:
Why Florida’s Misfortune Should Not
Repeat.” This allowed an influential
discussion with construction, real
estate, facilities management, and
community management experts.
How is Trimble preparing for
the region’s increasing focus
on sustainability and green
building practices?
Our 2024 sustainability
agenda includes proactively
meeting the region’s growing
sustainability needs and green
construction standards. Tekla
software solutions, including
an embodied carbon calculator
that optimises design to
reduce carbon footprint, are
crucial to this endeavour.
We are committed to empowering
structural engineers to evaluate
embodied carbon and life cycle
impacts at every project phase using
state-of-the-art solutions, such as
automated life cycle assessment
tools. This allows designers to make
well-informed decisions for both new
and existing structures.
Furthermore, our Science-Based
Targets (SBTs), launched in 2021,
align with the Paris Agreement
and encourage 25 per cent of
its suppliers to implement these
SBTs. At Trimble, we promote using
technologies with embedded carbon
calculators to help companies
meet their sustainability objectives.
Our long-term objectives include
sourcing 100 per cent renewable
energy by 2025 and minimising
absolute emissions from Scope 1,
2, and 3 by 50 per cent by 2030.
We are confident these actions will
significantly aid the industry’s efforts
to fight climate change.
What are you most excited about
for the future of Trimble Solutions
in the Middle East?
Instead of the past five years,
construction organisations in both
markets have started adopting
numerous advanced technologies.
Therefore, we are pleased to improve
our offerings further and provide
more innovative solutions to them.
The Middle East has the potential
to become a hub for the increased
adoption of Trimble’s technologies,
which could lead to revolutionary
advancements in infrastructure,
resource management, and

T
he landscape of
facilities management is
undergoing a significant
transformation, not
through physical
infrastructure changes
or the Internet of Things
(IoT) but via the power of software,
data analytics, and cloud-based
technologies. This shift towards a more
digitalised approach is streamlining
operations, enhancing decision-
making processes, and prioritising
sustainability and efficiency without
the immediate need for clients to
invest in the physical structure.
This transformation’s core is the
adoption of Artificial Intelligence
(AI) and Machine Learning (ML),
which can transform the on-field
solutions and back-end processes.
These technologies can revolutionise
FM by offering predictive insights
into facility operations, allowing
managers to anticipate issues before
they arise and allocate resources
more effectively. The use of AI and
ML extends beyond maintenance,
touching on energy management
and operational efficiency, providing
a layer of intelligence that can
significantly reduce costs and improve

process. By replacing
traditional paper-based
methods, these digital
systems streamline task
assignments, real-time updates,
and tracking of repair progress. This
shift enhances the productivity of
maintenance staff and ensures a
quicker response to issues, thereby
improving overall facility uptime.
Training and skill development play a
crucial role in this digital era. The shift
towards digital tools necessitates
a proficient workforce in essential
technologies. To meet these training
needs, existing programs must expand
to digital literacy and become pivotal
in all training processes to reduce
the adoption cycle for new tools.
As we continue to evolve, the new
devices will augment the human
workforce with new technologies such
as robotics and tool automation to
continue to bridge the gap between
expectations and capabilities.
The key to digital transformation is
access to data across all levels of the
processes, as the emphasis on data-
driven decision-making cannot be
overstated. With advanced analytics
tools, facility managers can access
valuable insights from data collected
across their operations. This facilitates
informed strategic planning, from
energy consumption patterns to space
utilisation, enabling a more responsive

Sustainability initiatives are
also getting a boost from digital
transformation. Without needing to
retrofit or redesign buildings, managers
employ software solutions to monitor
and optimise energy usage, track
sustainability metrics, and ensure
compliance with environmental
standards. These efforts contribute
to the global sustainability agenda
and resonate with a growing
demand for green practices in facility
management.
As technology continues to evolve, the
requirement to continue integrating
technology into the building fabric
will drive the next evolution in the FM
industry. However, that should continue
the digital transformation in the day-
to-day life of facilities managers who
need to rely on capturing data from
the source and using comprehensive
data from all reliable sources to make
effective decisions for long-term
sustainability.

KARTHIKEYAN RAGOTHAMAN, GENERAL MANAGER AT BFM –
BLOOM FACILITIES MANAGEMENT
G
lobally, the facilities
management industry
is at the forefront of
a digital revolution,
leveraging cutting-
edge technologies
to optimise and
streamline operations. The same is
true here in the UAE. They range from
IoT devices embedded in facilities to
enhance real-time monitoring and
predictive maintenance to ensure
proactive problem resolution. Artificial
Intelligence (AI) drives data analytics
for strategic decision-making, while
Computer-Aided Facility Management
(CAFM) systems streamline
processes. The industry is poised to
witness an integration surge in the
next five years, focusing on smart
buildings, sustainability initiatives
and occupant-centric solutions. This
transformation promises increased
efficiency, reduced costs and a
comprehensive approach to facility
management in an increasingly
interconnected and tech-driven
landscape.
However, at bfm, we want to focus
on the importance of AI in chiller
plant upgrades and retrofits as we
firmly believe AI-enabled HVAC or
chiller systems are the future of FM
complex services. As a new, emerging
mega-trend in FM, few case studies
are available that demonstrate the
sustainability attributes of upgrade or
retrofit projects utilising AI technology.
In Q4 2022, bfm demonstrated how
AI can be a data mining algorithm for
chiller plant upgrades. Our mission
was to utilise extensive data analysis
in a chiller retrofit project to avoid the
need for capital expenditure on a large
scale and expensive new equipment.
bfm’s first pilot retrofit project was the
Marriott Downtown Hotel in Abu Dhabi,
a 5-star hotel with 315 hotel rooms
and 64 service apartments spread
over 25 floors. Our team utilised an AI
system and analytics platform. This
software was a cloud-based analytics
tool, while the chiller plant manager
utilised different software.
The resulting energy usage
reductions and operational cost
savings were substantial, with total
annual savings in the first year
equivalent to 42.2 gasoline-powered
passenger vehicles driven for one
year or 3,257 tree seedlings grown for
ten years. Total energy cost savings
due to the new chiller plant manager
in 2022 reached nearly six figures,
which keeps increasing yearly. This
is better for the corporate bottom
line and the planet in terms of lower
energy usage and reduced carbon
footprint.
Furthermore, bfm expects to reduce
human resources requirements by
70% by automating the entire chiller
plant operation.
This bfm project successfully
demonstrated how embracing
digital transformation and placing
big data and AI at the heart of
chiller retrofit projects can minimise
downtime and maximise up-time and
energy efficiencies while reducing
energy and workforce costs and
unnecessary wear and tear.
bfm was honoured to take home
a prestigious award at the recent
IRECMS Awards 2023 for ‘Best AI
Initiative of the Year’ in 2023, among
other industry awards.

ntegrating digital technologies
has been a game-changer in
the ever-changing landscape
of facilities management. The
industry has welcomed digital
trends and innovative technologies,
drastically enhancing its offerings,
streamlining operations, and improving
customer service.
In the Middle East, VERTECO is proud to
have been a leading player in the FM
sector’s digital adoption, helping big
names across the region reshape how
their businesses operate and manage
their assets.
Leveraging the latest digital
technologies, our customers have

Internet of Things (IoT)
The IoT lies at the heart of
revolutionising FM, enabling a
software-based centralised
management approach.
With the integration
of smart sensors,
smart devices and
automated systems
into the infrastructure,
real-time data can be
collected on various
aspects, including air
quality, consumption
levels, occupancy
numbers, equipment
performance, customer
feedback and much
more.The generated
data is processed via sophisticated
analytical software, giving FM teams
actionable insights.
Looking ahead
In 2023, specific trends greatly
impacted the industry, and we predict
they will continue to shape the FM
industry this year.
The integration of AI-powered
solutions will likely continue rapidly,
becoming integral to FM. With
predictive analytics, automated
decision-making, and machine learning
applications, the power of AI will
continue to grow, enhancing efficiency
and optimising operations across the
board.
Data-driven cleaning is an innovation
that has made significant and
measurable changes in FM and is
seeing widespread adoption. Collecting
and collating data from a wide range
of touchpoints, VERTECO’s data-driven
cleaning solution delivers accurate
and up-to-date insights that address
many of the challenges of traditional
washroom maintenance. With data
centralised and available to staff via
an integrated dashboard, tasks such
as auditing become standardised,
cleaning becomes proactive, and
staff are empowered to improve their
performance and boost cleaning
standards.
Thankfully, sustainability remains
a key focus across all sectors
in 2024. During 2023, the UAE
cemented its commitment to the
environment, designating it as the
‘Year of Sustainability’ and hosting
COP 28, providing an opportunity for
the UAE to showcase its proactive
stance on environmental issues.
Bringing sustainable considerations
to everyone’s minds, we predict
ecological action will be a key trend
for the FM sector in 2024 and beyond.
Digital technology and innovative FM
solutions will be a driving force for this
change.
Development and innovation in the
next five years
Over the next five years, the FM
industry is poised for significant
development and innovation driven
by digital technology. Cybersecurity
and blockchain technology will
likely feature, ensuring the data
produced is protected and secure
and transparency in transactions
and contract management. With the
evolution of smart building solutions,
we also expect to see a more holistic
approach to FM, integrating diverse
technologies seamlessly for an
overall more comprehensive facilities
management experience.

n 2023, we saw the consolidation
in the property operations space
and a significant shift towards
integrated solutions, marking a
departure from point solutions.
Looking ahead into 2024 and
beyond, the demand for platform-
driven models will persist, but the
winners will be the purpose-built and
impact-driven solutions.
Cost optimisation remains a
paramount concern for property
operators. In a recent survey of
500 facility managers, the top KPIs
tracked were maintenance spending
and cost savings. In response, we
foresee an increasing reliance on
automation for cost optimisation,
particularly in energy efficiency and
business process automation.
We also expect software buying
decisions to become more strategic;
portfolio-level priorities will replace
a piecemeal approach to software
buying. Despite tech spending
reductions in various industries,
there is a considerable uptick in
demand for AI-driven tools that
directly impact revenue by lowering
operational and energy costs.
Real estate operators and facility
service providers will focus on
improving workforce efficiencies and
enhancing tenant experiences. These
priorities align with the industry’s
evolution towards purposeful and
impactful proptech solutions.
At the COP28 meetings held recently,
the Buildings Breakthrough was
launched with the support of 27
countries. The partnership aims
to make ‘near-zero and resilient
buildings’ the new normal by 2030,
addressing the fact that the building
sector alone accounts for nearly 40
per cent of global energy-related CO2
emissions, 50 per cent of extracted
materials, and one-third of global
waste. Hence, decarbonisation will
continue to be a top priority.
Yet many building owners and
operators need help knowing where
to start or how to navigate the
path to net zero. IoT-led building
operations software will play a
critical part in fast-tracking this
journey, and we advocate the “crawl,
walk, run” approach - first monitor,
then predict, and finally optimise/
control.
In summary, the years ahead will be
marked by a continued embrace of
platform solutions, increased reliance
on automation for cost optimisation,
the integration of AI to enhance
workforce efficiencies and tenant
experiences, and the pivotal role of
IoT in achieving net zero and energy
optimisation.

F
acility management (FM) is essential for
many reasons, but not more so than the fact
that humans spend about 90% of their lives
indoors — in residential facilities or commercial
structures like offices and schools. So, at
any given time, indoor environments have
FM operators behind the scenes ensuring
“liveability”. That is especially true in a modern metropolis
like Dubai, where multi-unit developments constitute the
majority of real estate stock.
However, the custodianship of facilities’ “liveability” has
become more dynamic in recent years, unlike when
the scope of FM was limited. Today, FM finds itself on
the frontlines of a real estate industry grappling with
labour shortages, energy wastage, disproportionately
high carbon footprint, and shrinking margins. Real
estate accounts for about 30% of the total final energy
consumption and 27% of total emissions globally. Whether
you take a piecemeal approach to finding answers to
those challenges or take the integrated route, all roads
lead to one destination: Digital transformation.
The case for FM’S digital transformation stems from the
growing consensus that operational silos and blindspots
are the root cause of most issues. So, digitalization in
facilities primarily revolves around deploying IoT sensors
and replacing legacy systems with smart alternatives.
The IoT-oriented retrofitting allows FM staff to get real-
time alerts from such systems and virtually monitor
them. When an entire real estate portfolio is managed
centrally, in real-time and under one roof, the impact on
energy savings, labour management, maintenance, and
operational expenses can be profound.
For example, IoT-based integration of HVAC (heating,
ventilation, and air conditioning) and lighting systems
helps FM operators detect efficiency drops in a single unit,
proactively correct them, and avert a potential disruption
in service and associated repair/replacement costs.
AI-based platforms go beyond and automatically alert
maintenance teams or create work orders for vendors.
Likewise, they can detect an occupant’s usage and
demand patterns and automatically on/off/optimize HVAC
or lighting systems, leading to energy savings. Considering
that HVAC and lighting alone can account for 70% of total
energy usage in multi-family buildings and commercial
facilities, predictive maintenance and demand-based
resource allocation can lead to significant sustainability
outcomes.
In other words, digital transformation unlocks multi-fold
value in facilities:
• FM operators can leverage real-time insights to achieve
higher operational efficiency and workforce productivity
and avert labour shortages.
• Owners can build savings and comply with regulations
through easy sustainability reporting facilitated by cloud-
enabled operations.
• Occupants get disruption-free services and optimal
indoor environments.
So, digital transformation allows the FM industry to take
a multi-stakeholder approach to solving challenges and
driving ‘liveability’ in facilities, safeguarding everyone’s
interest. It is the only correct answer in modern FM
operations, never mind the question.

S
erveU, a subsidiary of Union Properties and a
leading facilities management (FM) solutions
provider in the UAE, has been an integral part
of the industry for several years. The Facilities
Management (FM) sector is experiencing a
significant digital shift that is ushering in a new
era of productivity and quality. This growth is
driven by the soaring demand for FM services across several
industries, including retail, hospitality, and healthcare.
As facilities worldwide face the challenges of the 21st
century, technological advancement is no longer beneficial
but imperative. Businesses are strategically embracing
cutting-edge technologies to maintain their competitive
edge, as the industry is being shaped by the transition from
manual, traditional processes to automated, data-driven
solutions.
FM companies are, therefore, beginning to segment
themselves based on the services they provide. While some
FM businesses concentrate on complex services, others
prioritise a specific field of expertise, like healthcare. As a
result, facilities managers can access more tools than ever,
from software platforms that streamline operational tasks to
IoT devices and connected worker platforms.
Using facility management software systems (FMSS) signals
a new era of operational consistency by consolidating
various facility tasks and eliminating inefficiencies and
redundancies. The adoption of Computer Aided Facilities
Management Systems (CAFM), Computerised Maintenance
Management Systems (CMMS) and Integrated Workplace
Management Systems (IWMS) further facilitate real-time
monitoring, optimising decision-making processes, and
resource management.
Likewise, the Internet of Things (IoT) understanding is
also changing dramatically. It represents a paradigm shift
in facility management, redefining maintenance, security,
and energy management aspects, primarily through
interconnected devices that are making buildings smarter
with self-monitoring capabilities and optimisation. This data-
driven approach allows for proactive decision-making and
resource optimisation.
Security is another notable highlight of this approach.
For instance, at ServeU, a subsidiary of Union Properties,
the NFc-powered Smart Asset Tagging solution on the
Microsoft Dynamics 365 platform signifies a remarkable
upgrade from the conventional QR or Bar code system,
offering unparalleled security and transparency and making
the asset data accessible only through the ServeU AI
TaskMaster and ServeU Customer apps. The information
in the NFC tags is encrypted and securely kept in ServeU’s
CAFM system. AI-driven solutions for predictive maintenance
are also becoming more common, leading to reduced
downtime and improved equipment efficiency. Augmented
Reality (AR) offers improved troubleshooting and repair
capabilities, further revolutionising maintenance processes.
Another notable shift is how FM companies now prioritise
environmental, social, and governance (ESG) issues, with
many actively transitioning to sustainable practices. Given
these patterns, it is evident that the FM sector will continue
to evolve digitally and responsibly, emphasising incorporating
cutting-edge technologies to increase efficiency.

INTERVIEW
BUILD SMARTER WITH
360 REALITY CAPTURE & AI
Sam Badrah, OpenSpace’s Director of Sales for EMEA
Emerging (ME, India, Turkey, Russia / CIS, and Africa), draws
light on the pivotal part that technology plays in the industry…
How does OpenSpace utilize reality capture
and AI technology to simplify and enhance
construction and project management
workflows?
OpenSpace delivers cutting-edge technology
that’s at the same time incredibly easy to use.
It is the simplest and fastest way to capture an
entire construction site. You attach an off-the-
shelf 360° camera to your hard hat (or drone, car
44 | CONSTRUCTION BUSINESS NEWS ME | FEBRUARY 2024
WWW.CBNME.COM
Page 45
BUILD SMARTER WITH 360 REALITY CAPTURE & AI
- however you like to capture), tap record and walk the site
like you normally would. Capturing adds little to no extra work
for field teams. The output is a complete visual record of your
site that is automatically pinned to your floor plan, as well as
date, and time stamped.
But that’s just the start. OpenSpace also allows users to
take LIDAR scans, capture infrared images, upload their BIM
model or integrate point clouds. By leveraging AI, we can
automatically update your progress on site - from dry walls
to doors, concrete and more.
Can you elaborate on the specific
challenges in the construction
industry that OpenSpace aims
to address with its cutting-edge
technology?
To summarize, the biggest challenge for
construction companies is that they
must do more with less - and faster.
This is the case across the globe, but
especially in the MENA region, with
a rapid increase in urbanization and
seemingly no limits regarding the
scale of some projects. So how can
a project manager keep track of five
projects across the city or even region
simultaneously? How can issues be
discovered, documented and resolved
faster without everyone physically
present?
There is simply no way around a 360°
reality capture solution. OpenSpace is
the most advanced, straightforward,
and easiest-to-use solution on the
market, and we also leverage AI to
automate progress reports for you.
Finally, teams can use OpensSpace
to create field notes to raise issues
or document RFIs or observations. So,
it’s not just a tool for documentation
but also collaboration across teams.
Other benefits include reducing project
delays, streamlining communication,
resolving and even avoiding disputes,
and enabling teams to track projects
remotely while keeping an eye on
quality and safety.
In what ways does OpenSpace’s approach differ from
traditional text-based systems in the construction and
project management realm?
In short - an image says more than a thousand words.
Instead of describing an issue in a lengthy text, OpenSpace
users can create a digital field note at the relevant location
and request a fix or more information. This also reduces the
chance of misinterpretation and miscommunication. Thanks
to captures and field notes being automatically pinned
to your floor plan, the data is also structured and easily
accessible—no need to scroll through lengthy emails or text

messages. Just pick the location and
time, and it’s all there.
How does OpenSpace’s use
of perception and navigation
AI systems, similar to those in
self-driving cars, contribute to
empowering project teams and
expediting tasks?
OpenSpace uses AI in different ways.
We use our Computer Vision Engine
to automatically align images into a
single integrated scene, to recognize
and label critical features, and to map
them to floor plans. Simultaneous
Location and Mapping (SLAM)
technology enables us to construct
a map of an unknown environment
while simultaneously moving through
it. SLAM is indeed a core algorithm
used for self-driving car navigation.
And finally, we use machine learning
to make the alignment and mapping of
images faster and more accurate.
With OpenSpace Track, we leverage AI
and advanced analytics to recognize
certain construction elements and
amounts automatically. The result is
a quantitative map of project activity
that we use to verify work in place
and benchmark productivity. From
your plans or BIM model, we know how
much, for example, electrical outlets
you are planning to install on a floor
and where. Thanks to our AI, we can
tell you where those outlets have
already been installed, where they
still need to be added, the percentage
complete and whether you are still on
schedule. All without you having to do
anything differently - you walk your
site with OpenSpace like usual.
Could you provide examples of how
image-based workflows offered by
OpenSpace eliminate confusion and
bring about previously unattainable
efficiencies?
We are lucky to work with some of the
best construction companies globally.
There are countless examples of how
reality capture has impacted project
delivery. Take, for instance, Khansaheb.
They have leveraged OpenSpace on
the refurbishment project of the Expo
City in Dubai. Their team has taken on
this project from another company
and had to do a dilapidation survey of
the entire area before starting work.
That meant checking 28 buildings for
potential issues and documenting
them. This is an enormous task if you
can’t rely on a system like OpenSpace.
Another great example is Parsons.
They are leveraging OpenSpace to
compare project progress to their BIM
model and provide stakeholders with
near real-time site imagery. Some of
their teams’ reported benefits include
improved project visibility, commercial
advancements, quality improvements,
easier stakeholder coordination and
accelerated reporting.
We have also worked with Namibia
Construction. OpenSpace has helped

them build a luxury lodge at the gates of a National Park in
Namibia. It was a very remote location where it was vital to
enable project managers and stakeholders to monitor the
project without travelling on-site every time. And the list goes
on!
Visualizing a construction site over time, akin to Google
Street View, is intriguing. How does this feature benefit
construction firms, speciality contractors, and owners in
their day-to-day operations?
The beauty of capturing your site regularly is that you
are creating a visual time machine of your project. With
OpenSpace, you can pick a location within your project and
compare one spot across two dates.
That’s incredibly useful to monitor progress and see what
work has been done. And it’s a complete game changer when
it comes to resolving disputes. Just imagine a part of your
project has been completed, and you notice an issue three
months later. With your visual record, there is no debate
about who has and hasn’t done what and
when. You can look behind walls or below a
concrete floor by comparing images across
different dates to identify the cause. There is
no need for any destructive inspections. This
has saved our customers a significant amount
of money over time.
How does OpenSpace contribute to risk
reduction in construction projects?
There are many ways in which OpenSpace
can help reduce risk on construction projects.
The visual time machine aspect helps resolve
disputes and reduces the risk of additional
costs due to rework or repairs. It can also be
used as proof of work that has been done (or
not done) to manage payments.
In addition to reducing monetary risks, one of
the key benefits is improved quality control
and more transparency on health and safety.
With OpenSpace, monitoring sites to ensure
everyone follows health and safety procedures
is easy. Supervisors don’t have to be constantly
physically present to check for health
hazards. If they spot an issue, on-site or on an
OpenSpace capture, they can raise it via Field
Notes and make sure it gets resolved quickly.
Our customer, Exyte, for example, specializes
in building large, ultra-clean environments for
the pharmaceutical and tech industry. They
leverage OpenSpace to report on, track and
resolve Safety Behaviour Observations via
Field Notes. According to Exyte, in addition to
being able to spot and resolve those issues remotely, it is
also a massive advantage for them that fewer people need
to be on-site at any given time, further reducing the risk of
accidents.
Can you share some success stories or specific instances
where OpenSpace has substantially impacted project
outcomes or timelines for construction professionals?
Of course, I have mentioned Khansaheb, Parsons, Namibia
Construction and Exyte earlier, but there isn’t an OpenSpace
customer that hasn’t experienced significant benefits from
leveraging our 360° reality capture and progress tracking
solution. International customers like JLL report a 50%
reduction in travel costs. KITCHELL in the US has saved
$30,000 on a project just by being able to spot problems
early and avoiding reworks. Vinci has saved more than
6,000 hours annually due to faster site documentation.
The list goes on! It’s been fantastic to help so many great
construction companies across the globe build more
efficiently and better.

THE MIDDLE EAST CONSTRUCTION INDUSTRY IS EMBRACING DIGITAL TRANSFORMATION
I
t is an intriguing time to work in the
region on construction projects,
as evidenced by data from our
inaugural Middle East Digital
Market Intelligence Report1. At
Turner & Townsend, we surveyed
key decision makers from
companies working on Middle East
construction projects, deepening the
industry’s technological evolution.
A key finding from our report is that
63% of respondents stated their
organisation has an active digital
strategy. This means companies
are strategically embracing digital
technologies such as Building
Information Modelling (BIM) and cloud
construction management software.
Fast forward a few years, and we
anticipate virtual reality, augmented
reality, and artificial intelligence
will revolutionise the construction
landscape, particularly aiding project
visualisation and decision-making in
the region.
In a global market worth US$9.7tn2, the
construction sector is experiencing
a surge in digital adoption due to
heightened demand for infrastructure,
a scarcity of trained labour, increased
stakeholder expectations for data
transparency and integration, and
a need to speed up construction
timelines.
Further fuelled
by ambitious
digital initiatives
and significant
investment, such as
Saudi Arabia’s Vision
2030 and the UAE’s
Digital Government
Strategy 2025,
the industry’s
historic lethargy
when embracing
digital change
and innovation is
changing as the
region positions
itself as a dynamic
global player.
Smart city pioneers
By 2050,
approximately 80
per cent of global
inhabitants will
reside in urban
environments.
This represents
roughly 6.3 billion
individuals vying
for eco-friendly,
efficient, resilient
cities focused on
digital connectivity, advanced mobility
solutions, efficient transportation, and
state-of-the-art security measures3.
This is where sustainable city
development will come to the fore as
a practical resolution to mitigate the
environmental and socio-economic
consequences of rapid urbanisation.
As such, the annual growth rate of
smart cities is growing exponentially
and is set to double by 2026 from
where it was in 2021.
Closer to home, the UAE is promoting
using smart technologies to accelerate
its agenda of becoming a knowledge-
based economy. Smart city initiatives
have thrived in the Middle East, notably
in Abu Dhabi and Dubai, setting a

global benchmark for intelligent
infrastructure and sustainable
practices.
Moving forward, the construction
industry in the UAE will have to
align with ‘‘smart city’’ initiatives.
This will include incorporating
advanced data analytics and
simulation tools, 3D printing,
digital twin technology, robotics
and automation.75 per cent
of our survey respondents
agreed that data analytics
and predictive insights would
improve future risk assessment
and mitigation strategies.
Typically, as smart city
practices evolve, they catalyze
the industry’s ongoing digital
transformation, fostering an
environment where innovation
is encouraged and necessary
for sustained growth and
competitiveness.
It means the Middle East
construction industry is
not merely adopting digital
technologies but forging a
transformative future where
sustainability, innovation, and
adaptability are paramount.
Digital adoption challenges
It should be noted that
challenges do persist in
the construction industry’s
digital integration journey. Our
respondents identified cost
considerations, resistance
to change, the requirement
for comprehensive training
programmes, and fragmented
legacy processes as barriers to
implementation.
Our report findings underscore
this, with circa 80 per cent of
respondents believing that
addressing these challenges
requires a cultural shift
in attitudes before digital
transformation can be
universally embraced and
adopted.
At the same time, we are seeing
an increase in digital adoption
of BIM and collaborative tools,
such as cloud construction
management software, being
recognised by 80 per cent
of survey respondents for
their combined potential to
enhance project efficiency.
Such innovative tools redefine
connectivity, enhancing project
coordination and improving
decision-making, quality control,
and budget management.
Our report suggests a
positive correlation between
digitalisation and improved
project outcomes, with 65 per
cent of respondents citing
increased efficiency and 63
per cent identifying data-driven
decision-making as critical
opportunities.
As our industry embraces
this digital-first future, it’s
evident that the successful
integration of digital tools is
not just a technological shift
but a fundamental change in
how construction projects are
conceptualised, planned, and
executed.
Supporting green initiatives
Integrating digital technologies
will continue to play a crucial
role in driving sustainability in
construction projects. At Turner
& Townsend, we advocate a
digital-first approach, which
mirrors our survey results,
with approximately half of
respondents believing that
digital transformation of the
construction industry will
lead to a more sustainable
and environmentally friendly
approach to building projects.
Furthermore, 95% of
respondents believe that digital
technologies will benefit green
construction initiatives. This
will be particularly prevalent in
sustainable design and resource
management. Additionally, a
growing global market for green
building materials is forecasted
to reach US$951bn4 by 2030.
Integrating digital tools aids the
adoption of green practices and
facilitates real-time monitoring
and reporting of environmental
metrics, contributing to a more
transparent and accountable
construction industry. In the

energy-efficient buildings. This is
being charged by cloud solutions
propelling data measurement,
monitoring and building
management as a conduit for
carbon footprint assessment and
ESG reporting.
Drilling down further, digital
transformation can support
the integration of sensors and
controls across all aspects of a
project to a much greater extent
than is currently seen – tracking
multiple parameters for internal
environmental quality, heating,
ventilation and air conditioning
(HVAC) system performance and
health, utilisation, occupancy and
demand across a building. If coupled
with machine learning systems
and complete system control
and responsiveness, there is the
potential to optimise buildings fully
for energy, comfort, and wellbeing.
This will deliver significant savings
in operational costs for landlords
and provide healthy, attractive
environments for occupants
that will be a differentiator in the
property market.
Digital tools also have a central role
to play in achieving green building
certifications. The increasing
stringency in green building
certifications and the broadening
of certification
pathways have led to
using digital tools and
smart technology for
performance simulation,
design modelling,
parametric assessment,
sensitivity analysis, and
materials performance.
This has facilitated a
more robust building
performance evaluation
at the earliest design
stages, enhancing
sustainability credentials.
Essentially, the alignment between
digitalisation and sustainability
emphasises a broader industry shift
towards responsible and eco-friendly
construction practices, ensuring
that technological advancements
are not pursued at the expense of
environmental wellbeing but work
hand-in-hand to contribute to a
greener and more sustainable future.
Digital integration
The Middle Eastern construction
industry’s most significant
technological adoption driver will be
the regional effort to establish a digital
economy.
All industries will have to align with the
overarching governmental ambitions.
Our report findings corroborate the
impact of governmental policies on
digital transformation in construction.
Specifically, countries with well-
defined digital strategies, such as
Saudi Arabia, exhibit more significant
progress in construction digitisation
than those without clear policies.
The industry’s embrace of digital
technologies is evident in large-scale
national initiatives and smaller, more
localised projects where the benefits
of digital integration are recognised
and prioritised.
As the industry continues its journey
towards comprehensive digitisation,
our report findings indicate a need
for tailored strategies based on
regional and project-specific nuances,
emphasising the importance of
flexibility and adaptability in the digital
roadmap.
A digital-first future
In summary, the Middle East
construction industry stands on
the precipice of a profound digital
transformation spurred by the success
of smart city initiatives, technological
advancements, and an increasing
commitment to sustainable practices.
Embracing a digital-first mindset paves
the way for our industry’s resilient
and technologically advanced future,
ensuring the proper arrangements,
systems, architectures, standards,
controls, and models are in place,
enabling projects and programmes to
be delivered safely and successfully.
It means digital-first projects,
programmes, and enterprises will
perform better and achieve outcomes
faster by implementing human-centric
digital solutions. This is our focus at
Turner & Townsend, where improving
client outcomes is linked to recognising
the need for continual uptake of digital
technologies, helping to continue

Smart technologies provide
great potential to improve

to reap the benefits fully, the
regional construction industry
must first overcome a few
challenges.

L
ike many others, our industry is in the midst of a
fourth industrial revolution - an era marked by the
growth of smart technologies, artificial intelligence,
robotics and algorithms in everyday business. This
combination of factors, shortened to the acronym
STARA, has caused significant shifts in how we live,
work and innovate and permeates virtually every
business sector.
However, with great opportunities, substantial challenges
also emerge. Smart technology has undeniably fostered more
excellent connectivity among people and devices. However, it
has also contributed to the acceleration of rapid urbanisation
- more mobility, larger cities, and increased construction,
meaning more energy is consumed daily. At the forefront
of the urbanisation wave stands the GCC, home to some
of the world’s highest energy consumption rates. Energy
consumption in the region has outpaced the rise in GDP since
1980, fuelled by population growth, fast-paced infrastructure
developments and the boom of energy-intensive industries.
With energy demand only set to rise for the foreseeable
future, governments and industry leaders are seeking

SMART HVAC SYSTEMS: SETTING THE TEMPERATURE FOR A BETTER TOMORROW
solutions to support infrastructure
growth more sustainably and
efficiently. And this is where smart
technology can make a difference.
Smart HVAC systems are equipped
with advanced controls and variable
speed technology, enabling them to
address several industry challenges,
such as performance deterioration,
fluctuating demand, high costs, and
energy waste.
For example, even when systems
are designed with the most
incredible efficiency in mind, their
effectiveness deteriorates over time.
Component efficiency and system
conditions ‘drift’ away from their
original operating curve, causing the
system’s performance to degrade
incrementally - a phenomenon
known as performance drift.
In my experience with Armstrong
Fluid Technology, variable speed
pumps, such as our Design Envelope
Pump, are a smart solution that
can combat performance drift. The
pumps are integrated with active
performance management software,
which provides real-time alerts and
historical data for variable-speed
pumps. As a result, the pumps can
detect drops in performance and
dynamically adjust in real time
to match the system demand.
This innovation means energy is
consumed only as needed, resulting
in a highly efficient system which
performs better and lasts much
longer.
Beyond optimising energy efficiency,
the software also helps to create
safer and more comfortable indoor
environments
through predictive
maintenance.
Systems can provide
alerts when they
detect faults, allowing
for the early detection
of issues before they
escalate into more
severe problems.
This can prevent
systematic failures or
disruptions, always
protecting occupant comfort.
And then there’s machine learning,
which trains HVAC systems by
exposing them to vast amounts of
data. The systems learn from the
data and then autonomously adapt
to various scenarios without manual
programming. Digital twin technology,
for example, uses machine learning
to create an exact digital replica of a
live HVAC system. The sophisticated
technology can identify potential
issues and test different strategies
on the replication before doing so on
the live system.
Smart technology is crucial in
propelling the construction industry
forward. A lack of performance
data within an HVAC system is a
massive challenge in the region and
often hinders facilities managers,
ultimately wasting time, energy and
resources. Machine learning removes
the significant burden of manual
programming and has been shown
to enhance system operation and
efficiency over time.
For new projects, smart technologies
are being considered from the
onset, but what
about the 76% of
HVAC systems in
operation today
that are over a
decade old and
unable to reap the
benefits of these technologies?
HVAC equipment remains the primary
energy consumer in buildings,
responsible for 45 to 70 percent of
total energy consumption. Yes, we
can create smarter systems, but to
truly foster sustainable development,
we must recognize those already
operating inefficiently.
Fortunately, many smart solutions,
such as active performance
management, can also be retrofitted
to upgrade existing systems. The
UAE is spearheading the retrofit
movement to improve the energy
performance of existing buildings.
Thirty thousand buildings across
Dubai will be retrofitted before the
end of 2030 to achieve a 30 per
cent reduction in energy demand.
The retrofits are predicted to save
over USD22.33 billion and reduce
emissions by 1 million tonnes of CO2.
With the rise of green legislation,
regulatory bodies across the
GCC are increasingly looking for
sustainable solutions that support
energy efficiency. Simultaneously,
as construction booms, corporate
entities search for high-quality, cost-
effective solutions that comply with
legislation. Smart technologies lie
at the intersection of people, profits
and our planet - providing a path to
support growth in a way that gives
all parties involved the benefits they
seek.

As the founder of Wonderwall,
I am at the forefront of luxury
home renovations, advocating for
the seamless integration of solar
energy into residential projects.
In this edition, I will share my
expert thoughts, investigating the
potential and solutions for solar-
powered homes in smaller projects,
particularly within the vibrant
communities of the UAE.
Maximising electric loads for
modern living and economic
feasibility
The UAE is experiencing an
increase in power demand both
indoors and outdoors. We are
seeing a big movement towards
solar solutions, with residential
homes increasingly aiming to
generate up to 100% of their
electricity from solar power.
There is a growing trend towards
sustainable practices and a desire
to lessen environmental effect.
While an initial investment ranges
from AED50,000 to AED250,000
for individual homes, the long-term
returns are substantial, especially
for those with plans rooted in the
region for the next 5 to 10 years.
People are seeing ROI as early as

SWITCH TO SOLAR
into homes.
An important consideration
is whether the property is an
existing home or a fresh land
to work off. The underground
piping requires an entire
change, and the costs
increase significantly in those
cases.
Existing households, on the
other hand, can investigate
solar panel-powered
solutions for specific uses,
thereby increasing energy
efficiency in a realistic and
cost-effective manner.
You may use solar energy
to power outdoor lighting.
Harnessing solar power can
greatly improve operational
efficiency in homes with
extensive pool machinery,
providing an environmentally
benign alternative to
traditional energy sources.
Finally, and most effectively,
solar panels can power
up to 6-8 bathroom water
heaters, reducing reliance on
traditional energy sources
while also minimising environmental
impact.
By strategically selecting key areas
for solar integration, homeowners
can make tangible strides towards
a more sustainable and energy-
conscious living environment.
Aesthetic considerations
If you have the opportunity to design
and build a solar-powered home
from the ground up, the aesthetic
challenge can be daunting. Solar
panels can improve aesthetics (in
an ideal world) by being used as
architectural features like skylights
or pergolas, resulting in a harmonious
balance of sustainability and design.
Interestingly, the aesthetic appeal
of solar panels is gaining traction;
just as airports globally have
incorporated them as centrepieces,
residential projects can leverage
solar technology as a design
element The earlier you have these
conversations, the more likely you
are to create a truly connected
design in every detail.
In fact, due to space constraints or
a lack of early engagement, solar
panels can become an afterthought.
Solar panels allow you to push your
creative design problem-solving
abilities, including ideas for how to
conceal them elegantly.
This conversation brings me
to the most critical foundation
you will need for any solar panel
project. Collaborating and working
seamlessly with architects, interior
designers, and solar experts is
crucial for a cohesive design. Early
involvement in the
planning stages
ensures seamless
integration of
solar solutions
into the overall
design vision.
For example,
I learned
about daylight
optimisation
from my solar
experts. It takes
advantage of
the natural light
generated by
solar panels to
enhance daylight
within the home
by using design
methods that
maximise the
benefits of natural
light, decreasing
the demand for
artificial lighting
throughout the
day and creating
a bright, inviting
ambiance.
Knowing this from
the start can make a huge difference
in the strategic design process.
Working collaboratively also
allows for future updates and
advancements in solar technology.
Create places that can readily
incorporate new solar panels or
improved energy storage systems as
technology advances.
These insights illuminate the path
towards a more sustainable and
energy-efficient future, not only
meeting the current needs of
communities in the UAE but also
laying the groundwork for a paradigm
shift in residential living. As the
boundaries of innovation continue to
expand, considering solar solutions is
not just an option but an imperative
for the homes of tomorrow.

TOP 5 REAL ESTATE PATTERNS TO WATCH IN 2024, ACCORDING TO SUCCESSFUL INDUSTRY STARS...
Richard Waind, CEO of Betterhomes, explains, “In 2024, we
might see more available properties as sellers look to take
advantage of current prices. Developers will also continue to
launch new projects at an accelerated rate. This extra supply
will likely keep the price rise we have seen over the last few
years in check. For renters, there may be some relief towards
the latter part of 2024, with the delivery of more new homes
taking some pressure off the current rental market.”
For Ben Thomas, Head of
Secondary, AX Capital, the market
is maturing, highlighting sustainable
growth. “Analyzing recent trends
provides valuable insights into the
market’s potential performance
going into the new year. If we go
back to the period of COVID rebound
during late 2020, the market has
displayed a more sustained growth
pattern, indicating a maturing phase
rather than a speculative boom.”
• Mid-market stability: The mid-
market is most likely impacted by
regulation in pricing.
“Only 24,000 units are set for
delivery in 2024; this is half the
number of units delivered in 2023.
Most of those set for completion
are in affordable areas such as JVC,
Arjan, IMPZ, and Dubai Land, with
mid-market areas such as MBR
City, Dubai Hills, Dubai Marina, and
Business Bay set to see properties
handed over. This will likely add
pressure to rental prices in affordable areas and somewhat
stabilize the mid-market as rents become less sticky. In the
upper segment of the market, with supply still not meeting
the demand equilibrium, we will likely see rents stick and
prices swing upwards,” adds Abdullah Alajaji, Founder of
Driven Properties.
• Increased diversification: In Q2 and Q3 2023, both
Dubai and Abu Dhabi have diversified at a rapid scale with
greener areas on the block, surge in off-plan projects, ready
property purchases, increased foreign confidence among
property seekers and a consistent rate of growth for upscale
properties during the initial half of 2023.
“Looking ahead to 2024, I anticipate a more diversified
real estate market. Many off-plan projects initiated in
previous years will reach their handover stages. As a result,
2024 will see Abu Dhabi achieving a balanced real estate
market where leasing, resale, and off-plan sales will coexist
harmoniously to cater to a wide spectrum of clients. Those
who profitably sell their properties will have the opportunity
to reinvest in the exceptional properties expected to enter
the market in 2024. Moreover, investors who experienced
rapid capital gains from their 2023 investments will likely
remain confident and continue their real estate ventures,”
highlights Kika Pavese, Managing Director, MD Real Estate.

TRENDS
On the other hand, Louise Heatly, Owner and Managing
Director of Exclusive Links Real Estate Brokers, anticipates
stable growth in 2024, between 3.5% and 5% for Dubai.
The positive sentiment is fuelled by sustained population
growth driven by a competitive economic landscape and
government initiatives attracting global businesses and
individuals. “The moderate growth rate, considering recent
trends, is complemented by an increased pace of new build
handovers and projects, potentially alleviating supply-side
pressures. Dubai’s strategic approach to development
positions it as an attractive destination for relocation across
various industries. As we navigate through 2024, the real
estate sector appears poised for continued expansion,
supported by a well-thought-out combination of economic
incentives and proactive government measures,” Louise
adds.
• New ways of living: With the rise in ownership, several
new trends are emerging, including short-term rentals and
flexible living options, driven by evolving lifestyles, career
changes and technological advancements.
Nina Klishevich, General Manager, Blueground, elaborates,
“Flexible living solves the current tediousness of renting an
apartment thanks to technology. This includes choosing and
viewing a property, managing move-in details, apartment
specifications, and maintenance requests through one
convenient platform. Furthermore, tenants are given the
freedom of flexible agreements and can avoid long-term
commitments.”
• Seamless customer
experiences: Back in 2007,
when Property Finder was
set up, there were few digital
property portals in the UAE.
Today there are over 200
proptech companies in the
region, actively contributing to
simplifying real estate. As the
sector adapts to newer ways
of working, technology will
continue to play a significant
role in the years to come.
In this scenario, it is essential
to prioritize investments in
technology and talent to ensure
seamless customer experiences
across the entire property
search journey. According to
Kika, while we acknowledge
the profound importance of
personal relationships in the real
estate business, ignoring the ever-growing influence of Tech
Integration paired with Artificial Intelligence is impossible.
“The technological advancements witnessed in the real
estate industry have been remarkable. These advancements
are not confined to local markets but extend their global
reach. The integration of technology is revolutionizing the
way properties are bought and experienced. The 2024
property sector will be defined by the seamless integration
of technology and AI, reshaping how we engage with real
estate and fostering greater trust and transparency in the
industry,” she says.
It is an exciting time for real estate; as new listings emerge
and old ones refresh, there is no doubt - that property
continues to play a significant role in the nation’s growth,
with many opportunities on offer—better today than ever. As
a leading property portal, Property Finder remains committed
to simplifying property search processes for seekers through
a wide range of tools and features created for more informed
decision-making.
Cherif Sleiman, Chief Revenue Officer, Property Finder,

properties with a growth in investment returns. Entering the
new year with our partners, we look forward to improving
