echnology is revolutionizing
the facilities management
industry, with the increasing
use of IoT devices being
one of the major advances.
These sensors collect data on
different aspects of a facility,
including temperature, humidity,
and occupancy rates. The data
is then analyzed in real-time to
identify areas of improvement and
optimize building performance.
Predictive maintenance is another
area where technology is having
a big impact. By using sensors
and analytics software, facilities
managers can predict when
equipment is likely to fail and
schedule maintenance accordingly,
reducing downtime and repair
costs. Cloud computing and mobile
technology have also made it easier
for facilities managers to access
data and manage facilities remotely.
Overall, technology is providing
new opportunities for improving
efficiency, reducing costs, and
enhancing sustainability in the
facilities management industry.

DIGITAL TWINS
S
upporting more than 87 million jobs around the
world, the aviation industry contributes well
over 4% of global GDP. Working 24/7, 365 days
of the year, our airports are critical links within
the global transportation systems that connect
countries, communities, and businesses.
Faced with changing demand, different
operating conditions, and increasing costs, the
quality of services that airport owners and their supply
chains provide is a crucial factor for the passenger
experience. As travel restrictions are lifted and people’s
concerns about flying slowly ease, many airports are
congested, while few are over-built or have space to spare.
Aligned with other transportation owner-operators,
airports are moving toward being “data-driven”
organizations, where access to trusted information, a clear
understanding of the context of data being managed, and
the impact of changes to it are critical to proper decision-
making when working to deliver efficient operations,
timely expansion of existing facilities, or new airports.
With this complex set of challenges, owners and their
supply chains must remain agile and responsive. In this

dynamic environment, future-
ready technology—including
digital twin solutions,
which support the highly
collaborative processes
essential to their owners’
balancing of passenger
satisfaction, capacity
fluctuation, and ongoing
profitability—will be key.
Is Data the Cause or the
Cure?
The huge volume, diversity,
and maturity of data that
exists—and, therefore, needs
to be managed across the
lifecycle of assets, processes,
and systems within an airport
campus—is an indicator of the
size of opportunity harnessing
it and the technology that
digital twins provide.
However, with much
of that data residing in
siloed systems, the ability
to manage, access, and
validate the different data
types and sources involved
is a significant challenge.
This task often requires
multiple tools, which can
present the organizations
and teams involved with IT
headaches and ongoing costs
way beyond those directly
linked to their primary role of
transporting passengers and/
or freight around the world.
Compounding this situation
is the reality that the teams
working across any airport,
large or small, are made up
of a diverse mix of technical
and commercial expertise.
Engineers and surveyors
responsible for delivering
new or maintaining existing
infrastructure assets will be
familiar with terms like BIM
and construction simulation,
as well as being used to
handling GIS data and 3D
modeling. But for retail or
property managers, as well
as those within the C-suite, it
can be like a foreign language.
Therefore, it is important
that every user, regardless of
role or function, can lay their
hands on data they can trust,
in a way that makes sense to
them and the task at hand.
As the world becomes more
digitally connected—including
through IoT devices that can
now readily provide near or
real-time updates on project
status, asset condition, and
performance—both the
size of the challenge and
the opportunity to deliver
improved business outcomes
increases exponentially. So, is
data the cause or the cure?
Like all kinds of digital tools
and technology, overcoming
the types of data challenges
that I have highlighted is only
a means to an end. However,
when coupled with the
latest in data analytics and
computer simulation through
digital twins, users gain the
increased visibility and insight
that they need to improve
decision-making across all
aspects of the airport lifecycle,
and for every one of the
disciplines and stakeholders
involved, including members
of the public.
What is a Digital Twin?
To explore the potential
that airport digital twins
provide, it is important to
first understand what a digital
twin is. For many, the default
definition of a digital twin will
be a 3D model of a physical
asset, for example a runway,
terminal building, bridge, or
tunnel. However, without
a connection between the
digital version and its physical
counterpart in the real world,
it is only a digital snapshot
of the asset at a given point
in time.
In this scenario, whether
that snapshot is a model, a
report, maintenance record, or
set of operational instructions,
the users of this information
run the risk of it being out of
sync with the other, resulting
in rework, delay, and/or
increased cost. In addition,
they also lose the ability to see
the information behind the
asset’s design, construction
schedule, or historical
maintenance, and cannot use
that valuable insight to enable
better decisions.
Bentley defines a digital twin
as a realistic and dynamic
digital representation of a
physical asset, process, or
system in the built or natural
environment. A digital
twin, therefore, connects
the physical and digital
worlds so that the digital
dynamically reflects changes
in the physical, representing
its physical counterparts near
or real-time status, working
condition, or position.

Enabling the Airports of Tomorrow
Of course, none of us “know what
we don’t know,” so with the different
types and amount of data, plus
technology evolving so fast, it is very
difficult to predict what a digital twin
of an airport will include or might
enable in the future. However, I think
that we can pick out some of the key
phases of the lifecycle, and look at the
experience of other industries, to have
a go.
For example, imagine if, as an
airport planner, you could simulate
future traffic flows and/or pedestrian
movement, on related transportation
assets or within proposed terminals, to
inform and optimize the location and
design of new facilities.
If your multidiscipline design and
engineering team could collaborate
seamlessly wherever they are located,
they could exchange data to explore
different alternatives, simulate and
optimize construction schedules, and
then hand over “construction-ready”
data to contractors on site.
Taking it a step further, digital twins
already help monitor the delivery of
road and rail projects, so it is not a
huge leap to expect project managers
using them to track progress on
site across an airfield to ensure that
ongoing works do not adversely impact
operations or put airport users at risk.
Moving to airport operations specifically,
imagine if maintenance engineers could
remotely monitor runway pavement
deterioration, including looking at trends
in the data and using machine learning
to look at cracks at risk of becoming
unsafe, and then use that data to target
resurfacing work in the right place at the
right time.
Imagine if IoT connected sensors
on assets in terminal buildings were
delivering real-time data on energy
consumption or environmental
conditions to airport managers, enabling
them to predict or respond to severe or
unexpected changes in temperature or
humidity, and in turn adjust comfort
levels for staff and passengers.
While these scenarios might seem
like they are use cases for enabling
the airports of tomorrow with
digital twins in years to come, the
reality is that they are all possible
today. To realize the full potential of
digital twins in an airport scenario,
we should also look beyond the
boundary of the airfield, at related
infrastructure assets—for example,
at the rapid/mass transit system
serving it.
Here, digital twins may already be
helping track maintenance engineers
to optimize budget and resources,
to improve service, safety, and
reliability. However, as part of a
connected ecosystem of digital twins,
visibility of data in the railways
digital twin could inform airport
operations managers when the
network is becoming congested or
out of service, with the potential to
put the timely arrival of passengers,
and departure of flights, at risk.
Using proven technology in
concert with data many owners
already own, as well as leveraging
workflows that they rely on to
deliver current service levels, the
availability of digital twins means
that at anytime, anywhere, their
users can view, monitor, and gather
the insight they need to let the data
drive better decisions. Decisions
that can lead to greater efficiency,
reliability, safety, and sustainability,
as well as enhancing the customer
experience for users of the airport
campus.

ENABLING THE AIRPORTS OF TOMORROW WITH DIGITAL TWINS
Digital Twins for Airport
Operations and Expansion
As demonstrated through
our Going Digital Awards
entries in recent years, the
evidence that the benefits of
digital twins far outweigh
their cost—particularly when
calculated across an asset’s
whole life—is getting clearer
all the time.
In this year’s Facilities,
Campuses, and Cities
category, Sydney Airport is
a finalist with Maps@SYD,
and describes many instances
where the use of digital twin
technology is saving time and
resource hours, improving
productivity, design
efficiency, and the quality
of deliverables, as well as
reducing costs.
One of the oldest airports
in the world and Australia’s
busiest, Sydney Airport is
situated on 906 hectares in
Botany Bay. Home to three
runways, three terminals,
and over 400 buildings, the
team at Sydney Airport has
started its journey toward
the development of their
digital twin using Bentley’s
OpenCities, known internally
as Maps@SYD.
Promoted as the “Google
Maps” of Sydney Airport,
Maps@SYD is a gateway
to historical and real-time
data from multiple sources,
providing its over 200 current
users with a comprehensive
picture of the airport
campus, without the need
for specialized software on
every computer across the
organization.
Using Maps@SYD, project
managers have instant access
to all developments, current
and planned, together with
the ability to overlay flood
studies, environmentally
significant areas, and heritage
sites, helping them understand
the potential impact on
proposed work, and saving
the spatial team around 65
resource hours per week.
Maps@SYD can overlay
data from financial
applications onto GIS
data, giving the airport’s
commercial leasing team
visually intuitive and up-to-
date access to tenant names,
lease expiry dates, sales per
square meter, and liquor
license details, eliminating the
need to visit the digital print
room or request data from the
spatial team.
Maps@SYD has also
enhanced workflows for
regular audits of fire-fighting
equipment, flight information
screens, and confined spaces.
Previously contractors
recorded information on
paper during walkthroughs
and uploaded these into CAD
files, which could introduce
errors. Today, audits are
conducted using tablets, with
information updated directly
in the spatial information
system, reducing the time
needed for standard audits
from 133 hours to 56 hours.
Another example is from last
year when Clark Construction
was our winner in the Digital
Construction category for its
work on the Sea Tac Airport
International Arrivals Facility,
the most complex capital
development project in the
history of the 69-year-old
Seattle airport.
Located in one of the
busiest airports in the Pacific
Northwest, the project
included constructing a three-
story building, an elevated
sterile corridor, and the
world’s longest pedestrian
walkway over an active
airport taxi lane. The most
complicated aspect of the
project included remotely
assembling a 3-million-pound,
320-foot-long center-span
pedestrian bridge and then
transporting it to the project
location.
By leveraging BIM and
reality modeling technology
with Bentley’s SYNCHRO
4D, Clark Construction
linked the model with the
construction schedule, thereby
developing a digital twin to
fully visualize the construction
sequencing.
The digital twin helped the
team coordinate planning and
was easily adaptable as plans
changed during discussions.
They used the application
to simulate transport of the
bridge across three miles
through an active airport,
enabling precise planning and
execution.
Despite the transport
needing to occur in one night
and in poor weather, the team
safely delivered the bridge,
successfully installing and
fitting the iconic walkway
within three-eighths of an
inch—all while not causing
airport disruptions. Moving
forward, the digital twin
will be used by the Port of
Seattle for future facilities
management purposes.
Embracing Digital Twins
Today for a Better Tomorrow
Harnessing data and
technology through digital
twins to improve how we
work and what we deliver
across every phase of the asset
lifecycle will not always be a
straightforward process.
Digital twins are the next
big digital disruption in our
industry, and that disturbance
is happening right now for
airport owners and their
supply chains around the
world.
If digital twins are, as we
and many others believe
they will, to be part of the
“new normal,” then every
organization needs to invest
in, as well as have a clear
strategy for, their adoption
and deployment soon. As
with previous examples of
disruptive technology, those
that do not invest in making
and managing this digital
transformation look more
likely to fail.
Digital twins and the
processes they enable must
be embraced to deliver
the improved business
outcomes demanded in our
changing world, and, while
I recognize it is early days
for many, it is clear in my
mind that alongside many
other infrastructure sectors,
with our users leading the
way, they will re-write the
way we plan, design, build,
and operate our airports of
tomorrow.

FACILITIES MANAGEMENT
F
acilities management (FM) plays a
critical role in asset management
and lifecycle costing. FM
professionals are responsible for
managing and maintaining the
physical assets of an organization,
such as buildings, equipment,
and infrastructure. Effective FM
practices can significantly impact an
organization’s overall asset performance
and cost-effectiveness. In this article,
we will explore the role of FM in asset
management and lifecycle costing,
referring to best practices.
Effective asset management
requires organizations to manage
assets throughout their lifecycle to
maximize their value and optimize
their performance. The asset lifecycle
comprises several stages, including
acquisition, operation, maintenance,
and disposal. Asset management is the
process of managing an organization’s
physical assets to achieve the desired
objectives, such as reducing costs,
improving efficiency, and maximizing
the asset’s lifespan. The lifecycle costing
approach involves considering all costs
associated with an asset’s lifecycle,
including acquisition, maintenance, and
disposal.
Asset management and lifecycle
costing are essential components of any
organization’s strategy for managing its
assets effectively. In today’s competitive
business environment, organizations
need to ensure that they are maximizing
the value of their assets and minimizing
costs throughout the asset lifecycle. To
achieve this, organizations can use ISO
standards and best practices.
ISO standards provide guidelines and
frameworks that organizations can use to
manage their assets effectively. The ISO
55000 series provides a framework for
asset management, which includes the
management of physical assets, financial
assets, and other types of assets. The
standard helps organizations to optimize
their asset performance and reduce costs
throughout the asset lifecycle.
In addition to ISO standards, there are
many best practices that organizations
DRIVING FACILITY
PERFORMANCE
THROUGH EFFECTIVE FM, ASSET MANAGEMENT, AND LIFECYCLE
MANAGEMENT INTEGRATION
BY SANJAY BHATIA, PROJECT DIRECTOR AT EFS FACILITIES SERVICES GROUP
Page 17
CONSTRUCTION BUSINESS NEWS ME | MAY 2023 | 17
DRIVING FACILITY PERFORMANCE THROUGH EFFECTIVE FM, ASSET MANAGEMENT, AND LIFECYCLE MANAGEMENT INTEGRATION
can follow to optimize their asset
management and lifecycle costing
processes.
These include:
> Establishing clear asset management
policies and procedures
> Establishing a comprehensive inventory
of all assets
> Assessing the condition and
performance of each asset
> Developing a maintenance and
replacement plan for each asset
> Collecting data on the various costs
associated with each asset
> Analysing the data to identify
opportunities for cost savings and
optimization
> Monitoring and reviewing asset
performance regularly
> Continuously improving asset
management and lifecycle costing
processes
An essential step in effective
asset management is to establish a
comprehensive inventory of all assets.
This includes not only physical assets
such as buildings, equipment, and
installations but also intangible assets
such as intellectual property, patents,
and trademarks. Once an inventory has
been established, it is important to assess
the condition and performance of each
asset to determine the maintenance and
replacement needs.
Lifecycle costing is a key component of
effective asset management. It involves
evaluating the total cost of an asset over
its entire lifecycle, including acquisition,
operation, maintenance, and disposal.
This approach takes into account not
only the initial purchase price but also
the ongoing costs associated with owning
and operating the asset. By taking a
comprehensive approach to costing,
organizations can make informed
decisions about asset acquisition,
maintenance, and disposal.
FM plays a crucial role in asset
management, starting from the asset’s
design and construction through to
its operation and maintenance. FM
professionals must ensure that assets are
maintained to high standards, providing
a safe and comfortable working
environment for all occupants, including
visitors.
Effective FM practices can help
organizations achieve the following
benefits:
1. Improved Asset Performance: Effective
FM practices can optimize asset
performance by ensuring that assets are
maintained to high standards, reducing
downtime and minimizing maintenance
costs.
2. Cost-Effective Asset Management: FM
professionals can manage the cost of
maintenance, repairs, and replacements,
ensuring that assets are managed cost-
effectively.
3. Enhanced Risk Management: Effective
FM practices can help organizations to
identify and manage risks associated with
asset ownership and management.
4. Better Decision Making: FM
professionals provide data and insights
to inform decision-making on asset
acquisition, maintenance, and disposal.
To achieve these benefits, organizations
must adopt best practices in FM and
asset management. Some of the best
practices include:
a) Asset Management Strategy:
Organizations must develop an asset
management strategy that outlines the
objectives, policies, and procedures for
managing assets. The strategy must align
with the organization’s overall goals and
objectives.
b) Asset Register: An asset register is
a database that contains information
on all the organization’s assets. The
register must include details such as
the asset’s location, age, condition, and
maintenance requirements.
c) Preventive Maintenance: Organizations
must adopt a preventive maintenance
approach to ensure that assets are
maintained to high standards. Preventive
maintenance involves conducting regular
inspections and maintenance activities to
prevent asset breakdowns.
d) Performance Monitoring:
Organizations must monitor the
performance of their assets regularly.
Performance monitoring involves
collecting data on asset performance,
analyzing the data, and taking corrective
actions if necessary.
e) Training and Development: FM
professionals must undergo regular
training and development to keep
up with the latest best practices and
technology in FM and asset management.
Conclusion
Effective FM practices are essential
for organizations to manage their
physical assets effectively. FM
professionals play a crucial role in asset
management, from the asset’s design and
construction through to its operation
and maintenance. Organizations must
adopt best practices in FM and asset
management to achieve the desired
objectives, such as reducing costs,
improving efficiency, and maximizing
the asset’s lifespan. By implementing
best practices, organizations can
achieve significant benefits, such as
improved asset performance, cost-
effective asset management, enhanced
risk management, and better decision-
making.

pricing. Additionally, it gives
investors the opportunity to
choose the best units within
the development, increasing
the likelihood that they will
receive the highest ROI.
The significantly cheaper
cost versus global cities like
London, Paris, Hong Kong, is
one of the main advantages of
selecting off-plan apartments
for sale in Dubai. Since off-
plan properties are still in the
development stage, anyone
can become an investor by
contributing a relatively
smaller sum of money.
However, developers
frequently provide appealing
investment opportunities for
off-plan homes together with
manageable payment plans.
Using these options, purchasing
properties before they are fully
constructed is a little more
cost-effective and practical than
doing so with developments
that are entirely complete. You
can leverage these reduced
prices regardless of your level
of knowledge or inexperience.
Government efforts
The Real Estate Regulatory
Authority (RERA) of Dubai
established a series of
regulations to protect buyers
from project cancellations and
delays. Off-plan purchasers
are shielded from developers
who break their contractual
obligations, through a law
established in 2017. Investors
can buy off-plan buildings
with total confidence as
payments are only deposited
into regulated escrow
accounts, which developers
can only access as they fulfil
construction milestones.
P.N.C. Menon, Founder and
Chairman of Sobha Group,
said: “Real estate, being a
tangible asset, is one of the
safest investments in the
world. With the increasing
interest in real estate
investments, investors are
gaining confidence in off-plan
properties. Off-plan properties
have the potential to generate
higher rates of return, as these
projects allow investors an
opportunity to benefit before
they are constructed and
delivered. These returns are
typically higher than what can
be obtained by investing in pre-
constructed properties.”
Off-plan homes might be a
good alternative for people
looking to invest in Dubai’s
real estate market. Yet, it’s
important to carry out a
thorough research and consider
all options before making an
investment decision.
“INVESTORS CAN BUY OFF-PLAN BUILDINGS WITH TOTAL
CONFIDENCE AS PAYMENTS ARE ONLY DEPOSITED INTO
REGULATED ESCROW ACCOUNTS, WHICH DEVELOPERS
CAN ONLY ACCESS AS THEY FULFIL CONSTRUCTION
MILESTONES.”

SUSTAINABILITY
E
nvironmental sustainability
and the energy-intensive
construction industry are
usually not compatible. Similar
to many other industrial
activities, traditional methods
of construction have an adverse
effect on the environment.
This can be seen through noise
pollution, deep vibrations, utilisation
of natural resources, and reliance on
fossil fuels for energy. The construction
sector is a significant user of natural
resources and raw materials, and it is
responsible for approximately 39 per
cent of the world’s carbon emissions, as
reported by the World Green Building
Council. It is vital to acknowledge these
impacts and take action to minimise or
eradicate them. Adopting eco-friendly
construction practices can significantly
reduce the carbon footprint, which
can have a considerable impact on
the environment. Moreover, it helps
minimise the emissions from residential
and commercial buildings, leading to
a decrease in the adverse health effects
associated with it.
Design for sustainability
Incorporating sustainable practices
into all aspects of construction projects
is increasingly difficult due to the
complexity involved in managing them
from start to finish. This includes
being awarded the project, hiring
the appropriate personnel, procuring
necessary materials, supplies, and
equipment, completing construction on
schedule, and subsequently managing
ongoing operations and maintenance.
Ensuring sustainability in a building
project heavily relies on the design phase,
which necessitates selecting eco-friendly
materials like those that are recycled
or easily recyclable. The design should
also prioritise energy efficiency, water
conservation, and waste reduction.
The UAE government is regulating the
use of technologies like 3D printing in
the construction sector. For instance,
the Dubai government has announced
that by 2030, 25 per cent of new
building construction must involve 3D

printing technologies. The
UAE construction sector
has experienced significant
expansion as a result of
the increasing emphasis on
sustainability. Increased
regulations are pushing
engineering and construction
companies to look for more
circular and sustainable
solutions. The rise of green
building and sustainable
practices within the industry
provides a hopeful prospect
for the planet’s future through
eco-friendly designs.
Use of eco-friendly materials
Engaging in eco-friendly
construction practices offers
a range of benefits, including
reducing the carbon footprint
and minimising the adverse
health effects associated with
air pollution from residential
and commercial buildings.
Devices such as smart
thermostats are effective in
enhancing efficiency, with
real-time access to weather
predictions through a Wi-Fi
connection. Additionally,
green roofs are increasingly
being integrated into building
designs to limit ecological
contamination. These roofs
consist of layers of vegetation
that cover a waterproofing
system, that can improve
heating and cooling
efficiencies. Furthermore,
this includes using materials
that are sourced locally, are
made from recycled materials,
or have a low carbon
footprint. Also, it is crucial
to use materials that can
be easily reused or recycled
after the building’s lifespan.
Some of the sustainable
construction materials that
merit consideration include
re-usable wood, wood scraps,
bamboo and recycled plastic.
A robust plan for waste
management
The construction industry is
recognised as a significant
contributor to the generation
of solid waste. The
consumption of raw materials
during the construction,
renovation, and demolition
phases leads to the production
of a considerable amount of
waste, which poses a growing
threat to the environment and
human health on a global
scale. Waste management
has become an essential
task needed to protect the
environment. A robust plan
must include provisions for
separating waste materials
for recycling, reducing the
amount of waste generated,
and proper disposal of
hazardous waste. Moreover,
construction teams can cut
down on the requirement to
buy new materials for the next
projects by reusing materials
like concrete and metal.
Monitor and measure
environmental performance
The primary goal of
environmental monitoring
is to effectively manage
and reduce the impact of
construction activities on the
environment. It can either
be to adhere to laws and
regulations or to mitigate
potential risks that could
cause harm to the natural
environment and human
health. Ultimately, the aim
is to safeguard both the
environment and human
health from any negative
impacts arising from
construction activities. A
clearly defined and relevant
environmental monitoring
strategy involves aligning
specific activities and
timelines with environmental
conservation policies and
stakeholder expectations.
Consistency in approach is
vital to achieving the desired
outcomes. Developing key
performance indicators
(KPIs) such as tracking waste
generation and the energy
consumption is a crucial step
in the construction project
cycle to monitor the project’s
environmental impact.
This information can aid in
making data-driven decisions
that minimise the project’s
environmental impact.
Incorporating these best
practices into the construction
process can significantly
control and minimise
wastage and environmental
impact, making the buildings
more sustainable and
environmentally friendly.
Educational institutions have
a crucial role in imposing
sustainable practices in
construction. This involves
integrating sustainable
practices into the school
curriculum and offering
courses on sustainable
construction practices.
Graduates from these
programmes will have the
necessary knowledge and
skills to design and construct
eco-friendly buildings, leading
to a shift towards a more
sustainable construction
industry.

future.
The scale and breadth of the Oman
Across Ages Museum is unlike any other
museum in the country – the permanent
exhibition space alone is over 9,000m2
, with some galleries stretching more
than 20m high. Event supported the
process from start to finish, developing
the initial museum concept and creating
an architectural masterplan which
provided a roadmap for the project.
As the project’s exhibition designer,
Event then worked hand-in-hand with
appointed practice Cox Architects to
ensure the architecture and exhibition
design worked in harmony. With an
on-the-ground presence in Oman,
Event’s deep integration into Omani
culture helped it to shape the content
on display.
Upon entering the museum, visitors
are invited on a vast, sweeping journey
through time. Starting with the land’s
geological formation and ending in
modern day Oman, they fly through
Page 1 of 3 different ages, dynasties
and civilizations guided by the latest
exhibition technology and storytelling
techniques. The permanent exhibition
wings are divided into two: The History
Gallery and the Renaissance Gallery. The
latter represents the country’s remarkable
period of economic, technological,
political and social modernisation
beginning in the 1970s under His
Majesty Sultan Qaboos bin Said al Said.
There was a diverse array of techniques
used to create a rich and layered
exhibition experience that draws in
audiences of all ages. Archival and
contemporary film footage, photography
and the considered use of augmented
reality combine with object displays to
spectacular effect. A tactile object or
artefact introduces the theme of each
space, forming a trail running through
the core of the museum. Audio and
tactile elements are integrated at every
stage to make sure that all visitors are
able to engage with the content, be it
the jaw of the animal of Omantherium,
a primitive elephant that lived 35
million years ago, or a scaled model of
the Arabian Gulf Cup. There are more
than 30 tactile stations and over 70

interactive screens located throughout
the museum, encouraging hands-on
interaction. Event has used state-
of-the-art technologies to create
transportive experiences that immerse
audiences in different times and
places.
A moving floor and 360° theatre
transports visitors through Oman’s
economic landscape. Augmented
reality has been used to overlay
ancient peoples engaged in activities
on the archaeological site plan and in
front of the physically reconstructed
huts in the prehistoric area. 3D
scanning and printing has been used
on an unprecedented scale to recreate
a geological structure of folded rock.
The museum emerges from the ground
in a way that invokes the surrounding
landscape, with the Hajar Mountains
in the distance giving rise to the
recurring triangular motif throughout
the space. This can be seen in the
History Gallery’s tessellated walls,
which represent Omanis’ lasting
connection to the land. In the section
of the exhibition devoted to Islam,
the tessellation transitions into a
flowing ribbon structure, suggesting
the impact of Islam as the ordering
principle of Omani society.
In conclusion, the Oman Across
Ages Museum is a must-visit cultural
institution that offers a captivating
journey through Oman’s history,
heritage, and culture. Its extensive
collection of artifacts, interactive
exhibits, and cultural events make it
a fascinating destination for visitors
interested in exploring Oman’s rich
cultural heritage. Whether you are a
history enthusiast, a culture lover, or
simply curious about Oman’s heritage,
a visit to the Oman Across Ages
Museum is sure to be an enlightening
and enriching experience.

to encourage activities and interactions.
All units will be delivered fully finished.
The project’s architectural vision will
be built upon the pillars of proximity,
functionality, openness, integration, and
timelessness. The prestigious architectural
firm SB Architects has been awarded the
master-planning and the architectural
designing of the development. We aim to
always create and provide a safe, relaxing
community where everyone has access
to the environment that they’ve always
dreamt of living in – while providing a
truly all new experience in terms of design
and unit innovation.
Last summer, we also announced
the launch of the latest mixed-use
development project on Egypt’s North
Coast embedded on its sandy beaches,
titled Silversands. The project is
strategically located on the Alexandria -
Marsa Matrouh Road, with a 1-kilometer
seafront. Silversands aims to serve as the
go-to beach destination for all vacationers
all year long, welcoming those who prefer
to spend the whole summer by the beach
to those looking for a quick weekend
getaway.
Can you tell us how the company is
using innovation and technology in their
projects?
Our edge is that we create mixed-use
developments that combine affordable
beauty, luxury and practicality all in
one development. We are all about
embracing innovation and seeking new
developments, and we have a proven
track record of creating beautiful
environments that balance exceptional
thinking with enduringly sleek design.
We’re the first to introduce park-side
living in Egypt and we also offer fully
furnished units to ease the process for
our clients and ensure their utmost
comfort. Furthermore, we were the
first to introduce a sports university in
Egypt with world-class academies and
international coaches in different sports
along with ZED’s state-of-the-art sports
complex that includes highly accredited
and licensed football courts, paddle
tennis, and tennis courts.
In terms of technological capabilities
across our entire portfolio, our main
technology partners have historically
been and currently are Microsoft, Oracle,
Orange, HP, Summit Technology, G2K
Technology, and WE Telecom Egypt. We
are very proud to have these household
names as our partners, always keeping
our projects up to date with the latest
technologies and innovations.
What is the market overview when it
comes to the Construction industry in
Egypt and how is this helping ORA?
The prolonged economic effects of the
pandemic, devaluation and inflation and
supply chain delays across a multitude
of sectors can still be seen from 2020 to
date. However, the real estate sector has
an amazing track record when it comes
to surviving crises, and due to Egypt’s
proactive and targeted response to the
economic fallout from the pandemic,
followed by the devaluation of the
Egyptian pound, the country has fared
much better than expected.
Demand patterns have varied for
different commodities as of recently,
consumers have become more cautious
when it comes to spending money. As
Ora Developers Egypt Group, we had to
bet on the updated consumer behavioral
patterns and shift our campaigns and
strategies to a more digitally focused
approach, as the whole world geared
towards more remote and online means
of marketing.
However, the demand for investments
hasn’t changed. Consumers are always
looking for the safest sector to invest in
and real estate is one of those growing in
Egypt. Currently, the real estate market is
Page 29
CONSTRUCTION BUSINESS NEWS ME | MAY 2023 | 29
picking back up. The demand
is anticipated to increase as a
result of the eased payment
plans offered by developers in
consideration of the economic
crises the world and our
country has witnessed as well
as regulations made by the
government in the market.
How about the company’s
performance in markets
beyond Egypt? What
opportunities has the group
been able to identify in these
markets i.e UAE, Qatar, KSA
We have already devised an
international sales task force
to prompt our expansion in
the Gulf and Levant regions
and invite prospective buyers
to invest in our Egyptian
properties. In fact, 20% of
Ora Developer Egypt Group’s
total sales originate from the
Gulf. We commenced our
regional sales activity through
a roadshow and customer
engagement program across
the UAE, Saudi Arabia,
Kuwait, Jordan, and Qatar and
will continue to focus on these
markets.
What are the potential
challenges you see in the real
estate industry and how can
it be overcome?
The economic hurdles are
definitely the steepest given
the devaluation of the
Egyptian pound and increases
in the prices of necessary
supplies. However, Egypt’s
housing market has made
a strong comeback the last
few years, especially with
the new laws that liberalized
foreign ownership of land
and property in Egypt, as well
as the government opening
its land for public-private
schemes - fundamentally
stimulating foreign direct
investment in the real estate
market. These improvements,
together with the strong
local demand, are boosting
the housing market, and the
overall economy in general. In
terms of driving growth in the
Egyptian real estate market,
I believe developers must be
aware of the demographics
they aim to target. These
include age, income, and
regional preferences of actual
or potential buyers, what
percentage of buyers are
retirees, and what percentage
might buy a vacation or second
home, and the list goes on.
Knowing your audience will
help you build developments
that cater to their needs,
especially in a market where
there is a large demographic
portfolio. Customer trust and
on-time delivery of projects
are essential to building a
long-standing relationship with
the developers as well. And
of course, dropping interest
rates and supporting mortgage
schemes will encourage buyers
to invest, especially with long-
term flexible plans. At Ora
Developers Egypt Group – we
take all that into account with
the planning and execution of
every element of our projects.
What are the future plans in
place in terms of growth of
the company?
Ora Developers Egypt Group
boasts leading investments in
commercial and residential
properties, along with sports
complexes, social clubs as
well as hospitality and many
more lanes. The mixed-use
developments are envisioned
to create a self-sustainable
community, and thus
accommodate all living needs
and essential activities into
one destination, in addition
to sports facilities and vast
green spaces available for the
community. Over and above
the company’s vast experience
in real estate, it is always
looking at supporting the local
community, especially the
youth, while creating enjoyable
lifestyle and entertainment
experiences and hence we
merge lifestyle, community
and luxury in ideal harmony.
We strongly believe this mix
of offerings will continue
contributing towards our
increased progress and growth
throughout the upcoming year
– as we focus on delivering on
each of our customer promises
and deadlines, and evaluating
further opportunities of
investment as they appear.
“OUR EDGE IS THAT WE CREATE MIXED-USE DEVELOPMENTS THAT
COMBINE AFFORDABLE BEAUTY, LUXURY AND PRACTICALITY ALL IN

ARADA COMPLETES 114 HOMES IN
POPULAR GARDEN VILLA COMMUNITY AT
SHARJAH MEGAPROJECT ALJADA
Arada has begun handing over 114
townhouses and semi-detached villas
in the Sarab 2 garden villa community
at Aljada, as completions gather pace at
the popular Sharjah megaproject.
The two Sarab communities feature
the only villas and townhouses in the
Aljada masterplan and are designed to
make the most of green parks, natural
light and ventilation. All homes at Sarab
come with smart home features as
standard and a cooker, hood and wash-
ing machine/drier installed.
Ahmed Alkhoshaibi, Group CEO of
Arada, said: “The timely delivery of the
high-quality homes in Sarab 2 allows
homeowners to enjoy an exceptional
lifestyle in nature-inspired homes in
one of the most desirable locations at
the fast-growing Aljada community. We
are currently stepping up the pace of
construction at Aljada, with the aim of
delivering high-quality homes in this
outstanding destination as quickly as
possible.”
Although both Sarab communities
are located in peaceful and secluded
parts of Aljada, they are both just a few
minutes’ walk away from Madar, a 1.9
million square foot complex designed
by Zaha Hadid Architects that is the
fastest-growing leisure and entertain-
ment space in the UAE.
The completion of the Sarab 2 villa
community raises the number of com-
pleted homes at Aljada to over 5,500,
following the completion in December
of 2,473 units at the premium student
housing complex Nest, and another
1,600 homes in the East Village district
of the city.
The contract to build Sarab 2 was
awarded to Dubai-based RAQ Contract-
ing in October 2021.
Arada will also start the handover
process for another 600 units in The
Boulevard residential complex at Aljada
in the coming weeks. Around 3,200
homes are currently under construction
at the Aljada site, where 25,000 units
are scheduled to be built in total.
Spread over a 24 million square foot
area and valued at AED24 billion, Aljada
is Sharjah’s largest ever project and
a transformational destination for
the Emirate. As well as its numerous
residential districts, Aljada also contains
extensive retail, hospitality, entertain-
ment, sporting, educational, healthcare
components and a business park, all set
within a green, walkable master plan.

ARADA LAUNCHES SARAI
Furthermore, the developer intro-
duced an ultra-luxury home sales
for the first time in Sharjah with the
launch of Sarai, the fifth phase at its
woodland megaproject Masaar. With
prices starting from AED20 million,
the inclusion of a limited selection
of 36 mansions in this phase of the
fast-selling development comes
amidst growing demand for ultra-
luxury properties both in Sharjah and
across the UAE.
The exclusive Sarai district offers two
types of six-bedroom mansions spread
over three or four floors, providing in-
creased privacy with all homes offering
high-ceiling foyers; expansive terraces
and lounges; spacious gardens and
English courtyards; basements with
home entertainment, gyms and saunas,
swimming pools and outdoor sunken
areas. All mansions also offer separate
maid’s, driver’s and storage rooms.
The largest, four-floor mansion type is
equipped with a lift, with the expansive
top floor of the home exclusively de-
voted to a master suite and terrace.
Sarai is favourably located at the
centre of the Masaar master plan, with
all homes within easy walking distance
from Masaar Central, the community
hub which features ample entertain-
ment, leisure, wellness and fitness
facilities along with direct access to
Masaar’s signature forested land-
scape, outdoor amphitheatre, children’s
waterplay area and a skate park. Every
mansion in Sarai will be completed by
the end of 2025.
Ahmed Alkhoshaibi, Group CEO of
Arada, said: “We launched this exclu-
sive cluster of homes in response to
the substantial interest and dramatic
increase in demand for high-end homes
at Masaar, and we are thrilled to intro-
duce Sharjah’s first ultra-luxury commu-
nity, targeting high net worth individuals
in the UAE and beyond.”
“Demand for homes at Masaar has
surged following the recent decision by
the Government of Sharjah to allow all
nationalities to buy freehold properties
in the Emirate. Right now, Masaar is one
of the most popular off-plan communi-
ties anywhere in the UAE, and we’ve
already sold over 500 villas in the first
two months of this year alone. As a re-
sult, we project that Masaar will sell out
completely within the next six months.”
Valued at AED8 billion, the Masaar
master plan features 3,000 homes
spread over seven gated districts, all
of which are linked by a green spine
featuring over 50,000 trees.
Construction at the project’s first
three residential districts, Sendian, Kaya
and Robinia is under way, and the first
homes are scheduled to be delivered
later on in 2023. All homes in the previ-

The Zad food truck district is already up

ARADA COMPLETES OVER 1,600 NEW
HOMES IN EAST VILLAGE, THE THIRD
RESIDENTIAL PHASE OF SHARJAH
MEGAPROJECT ALJADA
Arada has completed the first homes
in East Village, the third residential
phase in its AED24 billion Sharjah
megaproject Aljada. In total, 1,621
apartments have been finished across
14 buildings.
Featuring 2,000 units in total, East
Village is targeted at the younger gen-
eration and consists of 16 apartment
blocks that are characterised by fresh
and bold designs. Residents at East
Village will benefit from large green
spaces that will play host to regular
events, art installations and pop-up re-
tail outlets. Each apartment block has
communal areas, with additional space
set aside for local facilities, including
small shops and cafes.
Home inspections will shortly begin
at the 968 homes in the Riff 1-3 build-
ings, the Link 1-3 buildings and the Solo
1-2 buildings – which were completed
at the end of last year, bringing the
total number of homes finalised at
Aljada during 2022 to 3,833. A further
653 homes have just been completed
in the Solo 3-4, Link 4-5 and Riff 4-5
buildings, with home inspections due to
commence shortly.
Ahmed Alkhoshaibi, Group CEO of
Arada, said: “East Village adds a new
and vibrant dimension to the Aljada
master plan, bringing in thousands of
new residents and their families to
enjoy a beautifully designed contem-
porary lifestyle surrounded by premium
facilities and green landscaping. We are
very grateful to all those buyers that
placed their trust in Arada and welcome
them to their new homes in this exciting
community.
“This year will be another transforma-
tive one for Aljada, with more sections
of the master plan coming to life in the
coming months. Our goal for 2023 is to
complete 2,500 homes at Aljada, as well
as the second phase of the Madar fam-
ily entertainment district, which includes
Sharjah’s largest fitness centre, and
we’ll also be opening extensive retail
and dining spaces in several locations
along Aljada’s East Boulevard.”
East Village is located between the SA-
BIS International School – Aljada (SIS-
Aljada), which is fully completed, and
Naseej District, a new creative neigh-
bourhood for Sharjah, which contains a
world-class cultural centre and makers’
district. Also located within walking
distance from East Village is the Madar
entertainment district and Arada CBD, a
modern business district that will serve
as the Emirate’s new commercial hub.
The completion of the first homes in
East Village comes shortly after Arada’s
announcement in December that all
2,473 fully furnished units in the Nest
student housing community had also
been finished.
In total, 5,690 homes have now been
completed at Aljada, amounting to
20% of the master plan. Another 3,200
homes are currently under construc-
tion at the site, where the remaining
two buildings at East Village and the
three Boulevard buildings will also be
completed in the coming weeks.
Spread over a 24 million square foot
area, Aljada is Sharjah’s largest ever pro-
ject and a transformational destination
for the Emirate.
As well as its numerous residential
districts, Aljada also contains extensive
retail, hospitality, entertainment, sport-
ing, educational, healthcare compo-
nents and a business park, all set within
a green, walkable master plan.
“EAST VILLAGE ADDS A NEW AND VIBRANT DIMENSION TO THE
ALJADA MASTER PLAN, BRINGING IN THOUSANDS OF NEW
RESIDENTS AND THEIR FAMILIES TO ENJOY A BEAUTIFULLY
DESIGNED CONTEMPORARY LIFESTYLE SURROUNDED BY
PREMIUM FACILITIES AND GREEN LANDSCAPING.”

Dubai’s Growing Tourist Stats
Dubai was named the world’s
top destination in Tripadvi-
sor’s 2023 Travellers’ Choice
‘Best of the Best’ Awards,
outperforming other popular
destinations including Lon-
don, Bali, and Paris. The latest
stats are showing 14.36
million visitors and tourists
visited Dubai in 2022 with
visitors growth up to 7.06
million. Total visitors in the
month of January 2023 alone
are 1.47 million, according to
Dubai Tourism Stats.
“We believe today’s buyer
is intelligent and has loads of
options available to choose
from. That is why we bring
something new, sustainable,
environmentally friendly
yet affordable. That’s the
uniqueness of our Samana
Mykonos project which was
quickly sold out. I thank the
buyers who trusted us, the
network of brokers and the
Samana team who work
tirelessly. And we are now
replicating, rather, launch-
ing an enhanced version of
our Mykonos project and
we have named it Samana
Mykonos Signature.”, said Im-
ran Farooq, Chief Executive
Officer of Samana Develop-
ers.
The B+G+M+8 Samana
Mykonos Signature project,
spanning over 419,947.25
square feet, will have 276
units and will be delivered in
October 2025. The project
features a host of amenities
– infinity pool, leisure pool
deck, swimming pool, kids
pool, private swimming pools,
green areas, health club,
jacuzzi, steam room, kids
play area, outdoor cinema,
barbeque area, valet parking
and 27/4 security.
Cost Effective Option for
Staycationers, Tourists,
Visitors to Dubai
To give added value to inves-
tors, Samana Developers has
introduced a new income-
generating facility for its
homebuyers. Under Samana
Holidays, the buyers can
convert their apartments
into holiday homes any time
and sub-lease to tourists
and visitors. The conversion
into serviced apartments
for subletting benefits the
both sides – homeowner
making an additional income;
tourist tenant saving on
excessive hotel charges,
especially in the peak tourist
season. For example, if a unit
is in holiday-home or AirBnB
model, the owner can earn
between 8% to 13% RoI. Also,
the owner can get an addi-
tional 8% yearly RoI from the
developer. That is a double
benefit to the investor. The
projects at Samana Devel-
opers are designed to this
model to maximum benefit to
investors.
Payment Plan - 5 Years
Samana Mykonos Signature
comprises 276 apartments
that are studios, studios with
pools, 1 bedroom with pool,
and 2-bedroom with pool.
Apartment prices start from
Dh624,000 (USD 169,913).
With a five-year payment
option of paying 15% on
booking followed by 60
months at just 1%, makes it
flexible and viable options
for those who are looking to
move from the rented apart-
ments to owning homes in
Dubai. The project is sched-
uled for handover in October
2025.
“In Samana Mykonos
Signature, we have created
an Island lifestyle with plenty
of retail areas which the resi-
dents can avail and entertain
their guests. It encourages
the community lifestyle and
foolproof safety. With plenty
of retail facilities available
right at the ground floor, the
end-users do not need to go
out of the building for shop-
ping, buy goods and services.
It saves time and energy.”,
Imran Farooq added.

thickness plays
a critical role in
achieving the right
energy management
for MEP systems
in the Middle East.
MEP systems, which
include mechanical, electrical,
and plumbing systems, are
essential to the operation
of buildings in the region.
However, these systems can
also be a significant source
of energy consumption and
greenhouse gas emissions.
Insulation is one of the
key ways to reduce energy
consumption and improve
energy efficiency in MEP
systems. Gulf o Flex insulation
is a high-quality insulation
material that is designed to
provide thermal insulation
and prevent energy loss.
The thickness of Gulf o Flex
insulation can vary depending
on the specific application, but
it is essential to achieve the
right insulation thickness for
optimal energy management.
By selecting the right
thickness of Gulf o Flex
insulation, building owners
and operators can reduce
energy consumption and
improve building performance.
Proper insulation thickness can
help to maintain comfortable
indoor temperatures, reduce
the workload on HVAC
systems, and prevent energy
loss through pipes and ducts.
This can lead to significant
energy savings and lower
energy costs over the lifetime
of the building.
In addition to energy
savings, proper insulation
thickness can also help to
improve indoor air quality
and occupant comfort. By
preventing energy loss and
maintaining comfortable
temperatures, Gulf o Flex
insulation can help to create
a healthy and comfortable
indoor environment.
Overall, Gulf o Flex
insulation thickness plays a
critical role in achieving the
right energy management
for MEP systems in the
Middle East. By selecting
the right thickness of
insulation, building owners
and operators can reduce
energy consumption, improve
building performance,
and create a healthy
and comfortable indoor
environment. As the demand
for sustainable solutions
continues to grow, Gulf o
Flex insulation will play an
increasingly important role in
the development of energy-
efficient buildings in the
region.
By selecting the right thickness
of Gulf o Flex insulation, building
owners and operators can reduce
energy consumption and improve

T
he proud expression of regional
culture through cultural
assets such as museums and
memorials has created an
exciting opportunity to develop
a landscape specifically reflecting
the unique qualities of the United
Arab Emirates region.
The importance of cultural identity,
expression of tangible heritage and
significance of notable building
preservation are key drivers for the
recent surge in the creation of built
cultural assets and the preservation of
heritage buildings throughout the UAE
and the wider Middle East. In cities
such as Abu Dhabi, Dubai and Sharjah,
significant resources have gone into the
development of various types of cultural
assets, taking various forms. Smaller
scale existing museums like the Al Ain
Museum are undergoing thoughtful
redevelopment, while significant purpose-
built assets are being designed and built
from undeveloped sites, such as the
Natural History Museum in Abu Dhabi.
As landscape architects, our role
in these projects is to strengthen the
overall experience for those who visit
these valuable sites and destinations.
The key question is how can landscape
help create an informative, sensitive and
considered public realm for the various
cultural assets?
Often a dynamic site or location of
historical significance will drive the
story and inform the landscape design.
Our task as landscape architects is
to understand the cultural context
and extrapolate from that a clear and
appropriate landscape response. This
contextual understanding is developed
from researching the history and stories
of a place through written, photographic
and aural sources. Its relation to the
surrounding context and environment is
considered, as well as the intent for the
visitor experience of the space.
Qasr Al Hosn in Abu Dhabi is one
example of this: a building set within an
open space in the heart of Abu Dhabi
with a rich layered history dating back
to the creation of the watch tower in
the late 18th Century, followed by
the Inner Fort in 1795 and the Outer
Palace in 1939-45. These layers of
history directly informed the landscape
materiality, form and texture. This was
specifically reflected with changes in
the hardscape materiality. The lower
levels of paving that are more closely
related to the original entry to the fort
are sandstone, while the higher paving
surfaces that interface with more recent
door thresholds are limestone. Both
the sandstone and limestone read as a
cohesive whole but have subtle variations
in colour and texture. As a place of such
regional significance, the fort requires a
simplicity of landscape design to support
it: the buildings and existing structures
remain as the key moment. The
landscape acts as the supporting base for
an authentic visitor experience.

Ground-up developments on the other
hand such as the Natural History
Museum, which is currently under
construction in Abu Dhabi, provide
an opportunity for more design
expression. Being less constrained
by the historical drivers of the site,
opportunity exists for new dynamic and
interesting interventions within a space.
Collaborating with visitor experience
and exhibition designers is an exciting
process as we work through ideas
and concepts to create authentic and
informed spaces.
The cultural identity of a landscape can
also be strengthened through creating
a multi-sensory experience. The degree
to which this experience is produced
within the landscape can vary depending
on overall intent and vision. The UAE
Pavilion landscape at EXPO 2020 in
Dubai was an expression of the unique
characteristics that make up flora and
fauna of the United Arab Emirates. The
use of native bird sounds, audio looped
to family photos presented on display
panels and the burning of sandalwood all
created a heightened sensory experience
within a relatively confined space.
On a different scale, The Founder’s
Memorial in Abu Dhabi created a serene
and reflective atmosphere adjacent to the
busy Corniche strip. Gestures such as
the surrounding elevated walk created a
threshold from the surrounding context
and a mechanism to control noise, while
a mix of Ghaf trees and Acacias created
an ideal environment for birds to nest.
Although the intent to evoke a certain
feeling within a space like a memorial
is considered, the outcome can also be
serendipitous or unexpected, yet desired.
At The Founder’s Memorial the echo of
reflected footsteps off the entry portal,
or the unanticipated movement of sea
breeze through the space, unexpectedly
enhance the experience.

Consideration of the end user and
their take away of the experience is at
the forefront of design thinking and
space planning. For a cultural asset,
the visitor is looking to gain a specific
understanding of a subject. From the
bronze age artefacts at a site such as
the Mleiha Archaeological Center, to
the forward-thinking visions of a new
cultural landmark like the Mohammed
Bin Rashid Library, the landscape is
there to support, supplement and enrich
the experience and not overwhelm it.
In a culturally rich context, details
become paramount and interventions are
validated and interrogated. It can often
be much harder to create a simplified
but thoughtful landscape: the skill comes
in blending geometries, colours, sounds
and textures to create beautiful open
spaces.
Often “less is more” is the hardest
goal. But when achieved and blended
with a strong narrative we can create
considered and atmospheric spaces that
forego temporary design tastes, creating
lasting regionally specific landscapes.

What is the biggest trend you're seeing
in healthcare design right now, and how
does it affect what you do?
The adoption of digital and telehealth
technologies is one of the most significant
trends in healthcare design presently.
These technologies enable remote patient
monitoring, virtual consultations, online
scheduling, and communication. As a
result, healthcare design professionals are
increasingly integrating these technologies
into healthcare spaces to enhance the
delivery of healthcare services.
The trend towards digital and
telehealth technologies has the
potential to influence the work of HDP.
Specifically, HDP will need to integrate
technology into healthcare spaces more
comprehensively, creating spaces that are
not only functional but also user-friendly
and accessible. This could involve
incorporating user-friendly interfaces,
ergonomic designs, and adequate spaces
for telehealth consultations.
In addition to technology integration,
HDP may need to place a greater
emphasis on user experience and
accessibility. This means designing
healthcare spaces that prioritize patient
comfort, ease of use, and accessibility for
people with disabilities. HDP may also
need to consider factors such as lighting,
acoustics, and temperature control
to create a healing environment that
supports the well-being of patients and
healthcare providers.
Overall, the adoption of digital and
telehealth technologies in healthcare
design is a significant trend that is
transforming how healthcare spaces
are designed and used. HDP and other
healthcare design professionals must
adapt to this trend to meet the changing
needs of patients, healthcare providers,
and the broader healthcare industry.
How is technology influencing the way
you design and implement your project?
The influence of technology on the
healthcare industry can be seen in the
design and implementation of healthcare
projects. Technology has paved the
way for more efficient and effective
communication, collaboration, and data
analysis. To streamline design workflows,
visualize concepts, and optimize
building performance, healthcare design
professionals can take advantage of
various technology tools such as Building
Information Modelling (BIM), Virtual
Reality (VR), and Artificial Intelligence
(AI). These tools enable HDP to enhance
the efficiency and accuracy of their work,
allowing them to deliver better healthcare
outcomes and adapt while technology
continuously changes.
Page 57

Moreover, technology impacts
and imparts key support to
several disciplines – Electro-
Mechanical services is at the
heart of any healthcare facility
and drastically influences the
efficiencies, wellbeing and
overall ‘health’ of the health
facility. They are the key
drivers in achieving set goals
and objectives of any facilities
Sustainability Program.
Implementing appropriate
technology goes a long way
in distinguishing a premium
health facility from the rest,
tying into all facets of Medical
Equipment spanning across
various departments.
What are some areas of
healthcare that do not
receive enough attention?
There are certain aspects
of healthcare that are
often overlooked, despite
being critical to the overall
wellbeing of individuals and
communities. Mental health,
substance abuse, chronic
disease management, and
preventative care are among
the areas that are frequently
neglected. These areas
could significantly benefit
from increased attention,
investment in research,
education, and infrastructure
to improve access, quality,
and outcomes.
To address these issues
effectively, it is crucial to
invest in research, education,
and infrastructure. Research
can help us better understand
the causes and treatments
of mental health, substance
abuse, and chronic diseases.
Education can help raise
awareness and reduce stigma
surrounding these conditions,
as well as promote healthy
lifestyles and preventative
measures. Infrastructure
improvements can include
building more clinics, hiring
more healthcare providers,
and increasing access to
telehealth services to ensure
that everyone has access to
the care they need.
By investing in these
areas of healthcare, we can
improve the overall health
and wellbeing of individuals
and communities, reduce
healthcare costs, and enhance
the overall quality of care
provided. It is important to

BIM
MEP
The adoption of MEP technology
in the global construction industry
has been on the rise for several years
although greatly expedited in the
Middle East.
Here in the Middle East, there has
been a growing trend of integrating
technology, particularly MEP,
Building Physics and BIM, into
design and construction projects.
This has allowed the development of
innovative mega and giga projects
that are much more complex and
ambitious even overcoming regional
limitations and opening up of new
horizons.
There are many examples of where
these new technologies have been
deployed, such as NEOM, the Red
Sea Project, etc in KSA, in early
development, in the UAE construction
market is booming, in addition to the
recent and great success of the Qatar
2022 FIFA World Cup.
MEP design is essential in constructing
buildings that meet the needs of their
occupants. It is crucial to recognise the
importance of building physics in MEP
design. Building physics is the study of
the physical principles that govern the
behavior of buildings, including the
interactions between the building and
its environment.
One of the main benefits of
integrating building physics into
MEP design is improved energy
efficiency. Building physics principles
can help engineers identify areas
of heat loss or gain, which can
inform decisions about insulation,
ventilation, and heating and cooling
systems. By optimising these systems,
buildings can reduce their energy
consumption, lower utility costs, and
decrease their carbon footprint. This
is particularly important as the world
continues to face the challenges
of climate change, and the need
for sustainable buildings becomes
increasingly urgent.
Simon Cathrine, Director – MEP and Kapil Kumar, Director – Digital Delivery from WME by EGIS
Group writes about the rise of construction technology in the region and how it is aiding the rise
of innovative projects
RISE OF
CONSTRUCTION
TECHNOLOGY

Another key advantage of
building physics in MEP
design is improved occupant
comfort. Building physics
principles can help engineers
design systems that regulate
temperature, humidity, and
airflow more effectively,
creating a comfortable and
healthy indoor environment.
Building physics can also
play a critical role in ensuring
the safety and durability of
buildings. By understanding
the physics of heat transfer
and moisture control,
engineers can design systems
that prevent issues like mold
growth and structural damage
caused by condensation.
Additionally, building physics
principles can help engineers
optimise fire protection and
acoustics systems to enhance
the safety, livability and
performance of a building.
Incorporating building
physics principles and
tools such as Dynamic
Thermal Modelling (DTM)
and Computerised Fluid
Dynamics (CFD) allows
engineers and architects
to make greater informed
decisions on strategic design
principles. Consultants
can predict and design the
built environment with
greater accuracy, resulting
in better performance,
energy efficiency, reduced
maintenance costs, and
improved occupant comfort.
For MEP Designers,
along with the improved
understanding of Building
Physics, there is a
requirement for increased
use of parametric modelling
software tools by engineers
for designing and analysing
MEP systems. Engineers can
accurately create parametric
detailed models of MEP
networks and distribution
systems.
Although these design
calculation platforms have
been around for many
years, some even decades,
the regional culture often
overlooks their use in
favour of a more traditional
tabulated criteria / selection
process during the design.
This culture is slowly
changing with the upskilling
of engineers and awareness of
these design packages.
Software platforms
includes a range of tools for
calculating, designing and
analysing electrical systems,
tools for calculating cable
sizes, determining short
circuit levels, and calculating
fault levels. The parametric
software can help engineers
optimise electrical system
designs, ensuring that they are
efficient and cost-effective.
The calculation software
includes a range of tools for
calculating pressure drops,
flow rates, and air velocities,
ensuring that engineers
can create efficient HVAC
systems that meet the required
performance specifications
making use of regional specific
environmental weather
data and psychrometric
information.
All design decisions, inputs,
criteria can be accurately
recorded, changed, audited all
adhering to the most stringent
QA/QC processes.
After all, cutting edge
developments demand the use
of modern design techniques
and tools.

BIM
BIM (Building Information Modeling)
Integration of new and emerging design and
delivery technologies is, first and foremost,
the increased implementation of BIM. Often
misunderstood, BIM is not just a 3D model. True
BIM implementation includes the collation and
creation of the ‘information’ dimension within
the BIM Environment.
BIM is an intelligent, 3D model-based process
for MEP design and construction that enables the
creation of a detailed virtual representation of a
building’s systems and components. Federation
of models allows the integration of multiple
disciplines, including architecture, MEP, and
structural engineering, into a single model, which
can help identify and resolve design clashes and
errors before construction begins.
With Common Data Environment (CDE),
BIM improves collaboration and coordination
processes for all stakeholders including the
developer, MEP & Structural Engineers,
architects and specialist consultants to coordinate
their work with other disciplines in a single
platform. This reduces the likelihood of clashes
between systems and helps to ensure the seamless
integration of each system, ultimately proffering
a better-quality product and improving cost
certainty.
Developing and creating the MEP systems with
intelligent 3D objects, provides clearer definition
and understanding of the design intent allowing
MEP Engineers easier communication with all
stakeholders involved.
WME, an Egis subsidiary, has further evolved
this opportunity by creating virtual reality
immersive experiences where the stakeholder
team can ‘walk through’ allowing a more
immersive experiences on how different systems
integrate with each other in early stages of
design.
An emerging and progressive application of
BIM that is gaining momentum is the Digital
Twin technology. A digital twin is a virtual
replica of a physical object or system that
simulates its behavior and performance in real-
time.
“BY DEPLOYING
THE POWER

BUILDINGS.”
Page 61
CONSTRUCTION BUSINESS NEWS ME | MAY 2023 | 61
RISE OF CONSTRUCTION TECHNOLOGY | SIMON CATHRINE AND KAPIL KUMAR
Digital Twin technology is being used
in MEP engineering to create a virtual
model of a building’s MEP systems,
including heating, ventilation, air
conditioning, plumbing, and electrical
systems. This virtual model can be used
to analyse the performance of these
systems and identify potential issues
before they occur in the physical world.
One of the benefits of Digital Twin
technology in MEP engineering is its
ability to predict energy consumption
and optimise building performance. By
analysing data from sensors installed in
the physical building, the digital twin
can provide real-time information on
energy consumption and identify areas
for improvement. This information can
be used to optimise the building’s energy
usage and reduce its carbon footprint.
Another advantage of digital twin
technology is its ability to facilitate
collaboration between different
stakeholders involved in a building’s
design and construction. By providing
a shared virtual platform, engineers,
architects, consultants, and facility
managers can work together more
effectively and efficiently.
Artificial intelligence (AI) is another
technology that is transforming MEP
engineering. AI algorithms can be used
to analyse vast amounts of data from
sensors and predict the performance of
MEP systems. This information can be
used to optimise energy consumption
and improve the efficiency of building
operations.
Maximum benefit of these tools and
processes are predominantly realised in
the design stage of a project. The design
stage sets the direction for the entire
project: decisions made at this stage can
significantly impact the final outcome
in terms of performance, cost and
construction details.
Many construction projects give the
design stage programs and durations less
attention and time than they deserve.
An increased duration of a design stage
program can benefit construction in
many ways by improving cost certainty,
project planning, improved detailed
design planning and coordination,
improving construction efficiency,
reduced change etc.
In conclusion, the adoption and
integration of new and emerging MEP
Design, Building Physics and BIM
technology is transforming the way we
design, construct, and operate buildings.
In the Middle East, this technology
has enabled the development of
innovative, state of the art projects
that are efficient, sustainable, and cost-
effective. These new developments are
pushing the boundaries of modern
construction and setting new standards.
The benefits of these technologies are
clear, and as they continue to evolve
and improve, we can expect to see even
more impressive projects in the region.
By deploying the power of digital
technologies, engineers can design
and create more sustainable, efficient,
and cost-effective buildings that meet
the needs of both the present and the
future.
