here’s something beautifully grounding about
trading deadlines for ocean tides, and strategy
sessions for sun-drenched conversations. This
past weekend, I hit pause—not on purpose, but
by necessity. Surrounded by close friends, sand
underfoot, and laughter echoing into the salty
breeze, I experienced a reset that no planner or productivity tool
could ever match.
Sometimes, all it takes is a slow morning, a shared
meal, or the golden hush of sunset by the sea to
remember who you are beyond your calendar invites.
These micro-moments of joy, stitched together across
a weekend, held more power than any long holiday.
They reminded me that being present with the people
who truly see you is the most effective recharge there
is.
As the waves moved in rhythm, so too did my
thoughts—calmer, clearer, more inspired. That peaceful
stillness rebalanced the chaos and planted seeds of
fresh energy. I returned from that weekend reset with
a mind free of clutter and a heart full of fuel, ready to
embrace the months ahead with renewed clarity and
drive.
A reset like this doesn’t just heal—it elevates. It stirs
creativity, reawakens ambition, and makes space for
the kind of bold thinking that gets buried beneath
routine. In the quiet company of friendship and nature,
ideas feel lighter and more possible.
With each moment away from the noise, I felt more
aligned with my purpose. Even the smallest waves
seemed to whisper reminders of balance, patience,
and perspective—qualities that often slip away in our
pursuit of performance. That weekend didn’t just give
me rest; it gave me rhythm for the season ahead.
And as the to-do lists begin to build again, I now return
with a sense of calm rooted in joy—a reminder that
amidst the pace of progress, it’s the pauses we take
that truly propel us forward.

ajid Al Futtaim, a leading shopping mall,
communities, retail, and leisure pioneer across the
Middle East, Africa, and Central Asia, has officially
appointed United Engineering Construction
Company – Dubai (UNEC) as the main contractor for Plagette
32 and Amara, two landmark residential developments within
Tilal Al Ghaf, its flagship lifestyle destination in Dubai. UNEC, a
multi-award-winning general contracting company with over
40 years of regional expertise, brings a proven track record in
delivering high-quality, large-scale projects across the UAE.
Valued at AED 736 million, the contract encompasses the full
scope of works for 148 luxury villas, including their interior
fit-out, as well as the shell and core construction of the Beach
Club. It also includes in-plot and public realm landscaping,
gatehouses, ancillary structures, and shallow infrastructure,
ensuring the comprehensive delivery of both developments.
Commenting on the announcement, Ahmed El Shamy,
CEO of Majid Al Futtaim Properties said: “Breaking ground
on Plagette 32 and Amara marks a significant milestone
forward in bringing our vision for Tilal Al Ghaf to life. These
developments reflect our unwavering commitment to crafting
exceptional, design-led communities that harmoniously
blend natural beauty, architectural excellence, and elevated
living. The appointment of UNEC as our main contractor
reinforces our focus on quality, innovation, and delivering
on refined, future-forward homes. We look forward to seeing
these residences take shape and to welcoming our residents
to a new era of sophisticated living.”
Plagette 32 is one of the exclusive waterfront neighbourhoods
within Majid Al Futtaim’s Tilal Al Ghaf, designed to offer
residents a refined yet relaxed lifestyle that feels like
a permanent escape. It brings together sophisticated
architecture and resort-style living, with interiors curated by
the acclaimed Bergman Design House, a luxury studio with a
portfolio spanning high-end hospitality, residential, and even
superyacht projects. Comprising 28 elegant Club Villas and
four striking Water Bungalows, each home features private
gardens, expansive terraces, and fluid indoor-outdoor spaces
that embrace Dubai’s year-round sunshine. At its center, a
vibrant Beach Club, in partnership with Sunset Hospitality,
will anchor the community with elevated leisure and dining
experiences.
Just a short stroll away, Amara offers a distinct take on
modern community living. The neighborhood will feature 116
twin villas set around a landscaped central park, where water
features and green spaces weave through the development
to create a calming, nature-first environment. With a focus on
eco-conscious materials, contemporary design, and seamless
connectivity between homes and shared spaces, Amara is
poised to become a serene, design-forward sanctuary for
families and individuals alike.
Engr Abdul Halim Muwahid, Chairman of UNEC, said: “We
at United Engineering Construction (UNEC) are proud to be
awarded and entrusted with the delivery of two of Dubai’s
most anticipated residential developments. Our long-
standing expertise in high-quality construction, paired with
a deep commitment to excellence, will guide every stage of
Plagette 32 and Amara’s development. These projects set a
new benchmark for luxury living, and we are honored to play
a role in realising Majid Al Futtaim’s bold vision. With a shared
focus on quality, innovation, and precision, we look forward to
bringing these exceptional communities to life.”

ith growing appetite for high-end coastal real estate
in the UAE, Ajmal Makan Real Estate Development
is set to host an exclusive showcase of its flagship
island developments, underlining Sharjah’s transformation
into a luxury waterfront destination.
International and regional investors and homebuyers are
turning their focus to Sharjah’s coastal real estate market, as
hundreds attended a showcase by Ajmal Makan Real Estate
Development, featuring new island-based residential projects
within its Dh25 billion master-planned city.
The showcase has presented Al Thuraya Island, The View
Island, and Blue Beach Residence, all part of Ajmal Makan City
– Sharjah Waterfront. Spanning 60 million square feet and
designed to accommodate over 60,000 residents across eight
islands, the development is one of the largest mixed-use
waterfront projects in the Northern Emirates.
“The demand for waterfront properties in Sharjah is
accelerating, driven by limited supply and a growing interest
in lifestyle-led investments,” said Sultan Al Shakrah, CEO of
Ajmal Makan Real Estate Development. “Through this event,
we’re offering a first-hand look at projects that represent not
only architectural excellence but also long-term value and
community-building.”
As investors increasingly shift their focus to Sharjah’s
emerging premium locations, Ajmal Makan’s integrated island
communities offer a unique proposition: private island living,
strong rental yields, and a sustainable lifestyle set against
expansive beaches and green space.
Sharjah’s Real Estate Momentum
Sharjah’s real estate sector has seen steady growth, with
increasing interest from both domestic and international
buyers. With hundreds of investors registered and strong
interest from both regional and international buyers, Ajmal
Makan’s event is set to spotlight Sharjah’s rising position
in the luxury waterfront real estate scene. From capital
appreciation potential to strategic coastal expansion, this is a
timely story on how Sharjah is turning global investor heads.
Approximately 60% of buyers at the event are end-users,
while 40% are investors targeting rental yields and long-term
appreciation. Nationalities represented include buyers from
the UAE, GCC, India, Pakistan, Russia, China, and Europe.
Meeting UAE’s Rising Demand for Waterfront Living
Across the UAE, coastal properties are in high demand.
According to Property Monitor, waterfront residences have
seen a 17% year-on-year price increase, while select areas in
Sharjah have recorded up to 20% growth.
Sharjah remains one of the few emirates offering freehold
beachfront ownership to all nationalities—a key factor
attracting global investors seeking both capital growth and
lifestyle appeal.
Rental yields for waterfront properties in Sharjah are
estimated between 5%–8%, according to Bayut & dubizzle,
further positioning Ajmal Makan as a compelling investment.
“This is exactly where Ajmal Makan delivers—blending
exclusivity, community, and accessibility into a future-ready
model for coastal living,” added Al Shakrah.
Repeat Buyer Confidence
A notable share of attendees are expected to be repeat
buyers—investors who participated in earlier phases such as
Sun Island and Blue Bay Walk. With Phase 1 and 2 of earlier
launches sold out, the event underscores rising confidence
in Ajmal Makan’s long-term vision and Sharjah’s real estate
future.
As waterfront property becomes increasingly scarce, Ajmal
Makan City positions itself as a blueprint for sustainable,
high-end urban development—blending private island living
with economic and lifestyle opportunities.

The Middle East has historically been associated with
large-scale, often resource-intensive construction projects.
How do you assess the current appetite and readiness
within the region to embrace smarter and more sustainable
construction methodologies genuinely?
The appetite is strong to embrace
these smarter methodologies in
design and construction. Using
these approaches is about building
confidence, as early as possible, that
the final delivery will be achieved in
the most efficient, cost-effective and
sustainable way.
Initiatives such as the Dubai 2040
Vision and the Smart Cities Vision
from the Kingdom of Saudi Arabia
are helping to promote interest
in embracing smarter, digital
methodologies and approaches.
These clarify the future direction for
the region and the importance of
urban development.
To achieve these long-term visions,
using innovative technologies and
aligning across the full lifecycle is
imperative.
The region is recognising the value of
new ways of working, and I think we will
soon see a fundamental shift toward
becoming a leader in this approach.
One critical area that needs to be
recognised is that smart design
and construction are setting the
foundation for the operation of the
urban environment. If only design and
construction were improved, we would
have missed enormous opportunities
and associated benefits.
What key drivers push the Middle
East towards smarter and more
sustainable construction beyond just
environmental concerns?
Three specific areas combine to create
a push and pull towards smarter
construction. These are:
Technological advancements:
Adopting advanced technologies
such as Building Information
Modeling (BIM), digital twins, AI,
and IoT is transforming the construction landscape. These
technologies enable more efficient project management,
real-time monitoring, and predictive maintenance, leading to
smarter construction practices. If owner-operators are going
to maximise their return on investment, then efficiency is

EXPERT INSIGHTS
key. Therefore, data and information associated with the
ongoing operation and maintenance of the constructed asset
becomes paramount. Ensuring the right data is available
from inception to retirement is key to having an efficient
asset management strategy. The technology available today
makes this possible.
Health and well-being: There is a growing awareness and
demand for improved quality of life. Smart and sustainable
construction are essential to meeting these social and
cultural expectations.
Using available technology, buildings and cities can be
designed to improve occupant health and well-being by
providing better air quality, natural lighting, and comfortable
living environments. Cities will reduce traffic congestion and
enhance public services.
Market Demand: Demand for housing, transportation, and
services is increasing. In addition, customers are increasingly
prioritising sustainability and energy efficiency in their
purchasing decisions. These things, in combination, make it
imperative that smart cities and sustainable infrastructure
are developed.
Can you highlight some specific examples of innovative
projects or initiatives in the Middle East that exemplify
this shift towards smarter and more sustainable
construction?
Diriyah Gate is making the most of the tools available. They
used a set of technologies, including SYNCHRO from Bentley,
to revolutionise the 4D planning of the Diriyah Gate Project
in Riyadh. As a result, they were able to achieve:
•
66% reduction in logistics resources
•
50% faster issue resolution
•
272 days saved in potential delays
•
Avoid a $2M temporary bridge
What key challenges or roadblocks might the Middle East
face in fully transitioning from traditional to smarter and
more sustainable construction practices?
Some of the roadblocks will be associated with technology
itself and the adoption of these new ways of working.
There is a need for skilled professionals who can effectively
implement and manage these technologies. The region faces
a shortage of infrastructure engineers and professionals.
Schools and universities must teach the skills required to
make the most of the opportunities. This leads to a second
potential roadblock. Collaboration will be critical to success.

Page 21
POWERING URBAN EVOLUTION
We will need governments, owner-operators, designers,
constructors, and technology companies to all work together.
Every entity has a significant part to play in the transition to
the new ways of working, and without collaboration, the visions
being set will not be achieved.
Economic factors must be considered as well. Transitioning to
more innovative and more sustainable construction practices
can be expensive. This includes the initial investment in
new technologies and the ongoing costs of maintaining
sustainable systems. These will be offset, and there are
likely to be significant savings in the total cost of ownership.
However, they must be clearly articulated and used as part of
an overall investment decision. This takes time, vision, drive
and innovation. We will have to guard against those who say,
“We have always done it this way”, and provide clear drivers to
achieve smarter working methods.
The Total Cost of Ownership challenge needs to be addressed
right at the beginning of design. Within Bentley Advisory, we
always work with our clients with the premise of “start with
the end in mind”. To be sure that the outcome is achieved, it is
imperative to define that outcome and ensure that everything
from the initial design through build and into operation
aligns with the end goal. The challenge, of course, is that the
designers focus on their part, the constructors on theirs etc.,
which leads to silos of knowledge that make it extremely
difficult (and costly) to achieve the end state.
How can Bentley Advisory Services facilitate this transition
towards smarter and more sustainable construction in the
Middle East?
Bentley has a specific framework, our advisory-led approach to
ensuring the successful design and implementation, transition
and operation of projects. When we’re looking at solutions
with our clients, we work through a set of key success factors.
While some touch on technology, most focus on helping clients
understand the ‘why?’, the ‘what?’, and the ‘how?’ to deliver the
agreed outcomes successfully.
Additionally, we bring: Industry expertise: Bentley’s team
comprises individuals with extensive industry and sector
experience, allowing them to engage effectively from the
outset and deliver solutions tailored to specific needs.
Focus on business benefit: Bentley works with clients to
clarify and define priorities. We design and deploy solutions to
deliver the most important use cases, ensuring resources are
effectively and efficiently focused on the things that will bring
the most value.
People-centric approach: Bentley pays special attention to
users’ experiences, understanding their current experience and
designing future user journeys that work for people and teams,
unlocking the value from technology investments.
Looking ahead 5-10 years, what do you envision as the most
significant transformations in the Middle East’s approach to
city and infrastructure development, driven by this focus on
smarter and more sustainable practices?
In terms of technology, the adoption of advanced technologies
such as Building Information Modeling (BIM), digital twins, AI,
and IoT will continue to transform the construction landscape.
These technologies enable more efficient project management,
real-time monitoring, and predictive maintenance, leading
to smarter construction practices. In five to ten years, we
should see these methodologies as standard practice. We
should also improve construction quality, design and safety by
learning lessons from every project that has gone through into
operation.
We should realise the health and well-being benefits of an
integrated urban environment built with sustainability and
integrated living at the heart of the design. Maintenance of
the infrastructure and the buildings themselves should be
automated, with problems identified before they occur and
fixes implemented, again enhancing the quality of life for the
citizens.
All of this is possible if we start with the end in mind, think
holistically, and use the available technologies to improve
every aspect of construction and operation.

T
he global
shift toward
remote
and hybrid
work has
left a lasting imprint
on residential real
estate—and Dubai is
no exception. Once
driven by proximity
to business hubs and
luxury city living, buyer
preferences in Dubai
are rapidly evolving.
Today’s homebuyers
are prioritising
space, flexibility, and
long-term lifestyle
value over sheer
location, resulting in
noticeable changes
in both demand and
development patterns
across the emirate.
From Skyline to
Suburb: A New
Residential Focus
Historically, Dubai’s
property market
thrived on its
iconic skyline, with
high demand for
apartments in central
areas like Downtown
Dubai, Business Bay,
and DIFC. However,
as remote work
became a permanent
option for many,
preferences shifted
toward spacious villas,
townhouses, and
low-rise communities.
Suburban areas such
as Dubai Hills Estate, Arabian Ranches, and Mudon have
seen a surge in interest—offering the space and privacy
that apartment living can’t provide.
Buyers are now looking for extra bedrooms that can
serve as home offices, gardens or terraces, and dedicated
workspaces—features that support a more flexible, home-
based lifestyle. This change is especially notable among
families and high-earning professionals who once opted
for convenience over space.
Tech-Enabled Living and Lifestyle Amenities Take
Priority
Dubai’s buyers are not only seeking more space but
also better in-home technology. Smart home systems,
high-speed internet infrastructure, and energy-efficient
appliances are quickly becoming must-have features.
Developers are responding by integrating tech-enabled
designs and promoting communities built around
wellness, connectivity, and work-from-home convenience.
Communities like Tilal Al Ghaf and Dubai South are
gaining traction for offering walkable layouts, parks, retail
outlets, and co-working spaces—creating self-contained
environments where residents can live, work, and play
without long commutes.
Increased Interest from Global Buyers and Digital
Nomads
Dubai’s proactive visa policies, including the Remote Work
Visa and Golden Visa, have opened the market to global
buyers seeking long-term living solutions in tax-friendly,
high-quality environments. Many digital nomads and
remote workers from Europe, Asia, and the Americas are
choosing Dubai as a base for both business and lifestyle
reasons.
This influx has further accelerated demand for properties
that align with international standards—spacious, well-
connected, and move-in ready. The rise of fully furnished,
serviced, and smart-enabled properties is a direct
response to this demographic shift.
Impact on Developers and Market Strategy
Real estate developers in Dubai are rapidly adjusting their
portfolios to meet the evolving needs of today’s buyers.
Projects that once focused on luxury high-rises are being
balanced with family-centric, horizontal developments.
There’s also a greater emphasis on green spaces, health
and wellness amenities, and community integration—
trends that are likely to define Dubai’s residential
development strategy in the years to come.
Looking Ahead: Lifestyle is the New Luxury
As Dubai continues to attract residents and investors
from around the world, the city’s real estate market is
increasingly being shaped by lifestyle rather than location
alone. Remote work has redefined what people look for
in a home, and developers, agents, and investors who
understand and respond to these shifting preferences are
best positioned to thrive.
For buyers, this is an opportunity to invest not just in
square footage, but in a way of living that aligns with the
future of work and well-being.

BANKING
A
s the construction industry evolves,
financing remains a cornerstone of
successful project delivery. In this
discussion, Arun Mathur, Global Head of
Contracting Finance, Mashreq explores how
the bank is driving innovation in construction finance
through flexible repayment structures and sustainable
investment. The growing role of Islamic finance in
the sector is addressed by Iqbal Khanyari, Head of
Wholesale Islamic Banking, Mashreq.
Mashreq has been instrumental in financing several
landmark projects in the UAE. How does this legacy
shape your current approach to construction financing?
Arun: At Mashreq, we take immense pride in our
long-standing commitment to shaping the UAE’s
built environment. Since establishing our specialized
Contracting Finance Practice in 1991, we have played
a pivotal role in financing landmark projects such as
the Burj Khalifa, Museum of the Future, Expo 2020
pavilions, and major metro systems.
Construction is a cyclical industry and is exposed
to ever-changing market dynamics. Our legacy
has given us deep industry insights, enabling us to
anticipate these market shifts before they occur. Our
approach today is rooted in relationship banking
customized to client needs and changing times. At
Mashreq, we do not simply focus on the mechanisms of
financing projects; we identify and establish effective
partnerships with the most respected contractors
to offer bespoke financial solutions. With new
megaprojects emerging, our experience allows us to
assess the project requirements more effectively, offer
tailored contracting finance structures, and thereby
support clients to navigate constantly changing market
conditions.
Repayment terms for contractors and developers
can be a divisive subject. How does Mashreq
balance financial risk with providing flexible facility
structures that support the sector?
Arun: The nature of Contracting financing is inherently
complex and bespoke. Contractors need a wide variety
of financial products including guarantees, letter of
credits and asset-backed short term financing. The

size and mix of these products
varies with the nature and stage
of each project. To add to this,
Contractors often face delayed
payments, cost escalations, and
sometimes uncertain project
timelines. Efficient contracting
finance solutions are structured
around the project cash flows
hence, are self-liquidating in
nature. At Mashreq, we recognize
these challenges and design
facility structures aligned to the
project while ensuring financial
prudence and discipline.
Our goal is to enable contractors
to effectively execute the
project, without jeopardizing
financial stability. One of the key
solutions we offer is milestone-
based financing, which sets
down facility drawdowns and
repayments in lines with project
cash flows and completion of
project milestones . This reduces
financial strain on contractors
and allows us to assess financial
risk dynamically to adjust facility
terms as project progresses,
ensuring that our facilities are
available at crucial phases of the
project.
The construction sector is
under increasing pressure to
adopt sustainable practices.
How does Mashreq incentivize
green projects, and what
criteria does it consider
when financing sustainable
developments?
Arun: We actively incentivize
green projects by offering
preferential financing rates for
developments that align with
ESG (Environmental, Social,
and Governance) criteria and
independently measurable ESG
key performance indicators
(KPIs).

specific sustainability targets. This
reinforces our commitment to
fostering a greener, more resilient
construction ecosystem.
With the GCC seeing over $273.2
billion in contract awards in 2024,
how is Mashreq positioning itself to
support this boom in construction
activity?
Arun: The region is experiencing an
unprecedented surge in construction,
particularly in Saudi Arabia, the
UAE, and Egypt. At Mashreq, we are
expanding our financing solutions to
support developers, contractors, and
investors who are capitalizing on this
growth.
Our approach includes resilient

strengthening our presence in key
growth initiatives like Saudi Arabia’s

mechanisms, we offer tailored
financing solutions to help firms
secure large-ticket project funding.
To expedite project financing for
onboarded clients, we prequalify

Islamic finance has gained traction
in the construction sector, offering
interest-free alternatives that align with
Shariah principles. How does Mashreq
integrate Islamic financing solutions
into its construction lending portfolio,
and what advantages does this offer to
developers and contractors?
Iqbal: Islamic finance is a key pillar of
our construction financing offerings.
We provide asset-backed, cash-flow-
driven funding and Shariah-compliant
financial solutions that cater to clients
who prefer interest-free alternatives
while maintaining the same level of
financial flexibility, ensuring ethical,
interest-free funding through markup
and profit-sharing models. A range
of key products make up our Islamic
banking offering; Kafalas offer bid
bonds, mobilization, performance,
retention, and warranty guarantees,
while letters of credit include Wakala
for services and Murabaha for goods.
Receivables-backed financing includes
Wakala or Commodity
Murabaha, tied to
progress payment
certificates. Contingent
financing includes
Mudaraba or Musharaka
for structured project
funding.
Looking ahead, what
trends do you foresee
shaping the future of
construction financing?
Arun: I believe the
future of construction
financing will be driven
by three key trends.
Demand for sustainable
finance – green and
ESG-linked financing
models that align with
global sustainability
goals – will grow. There
will be wider adoption
of integrated digital
solutions such as AI-
driven risk assessment,
digital facility
management platforms,
and automated
decision-making to
enhance efficiency and
reduce delays. And there
will be a shift towards
flexible financing
models such as hybrid
solutions that blend
traditional contract
lending with PPPs, Islamic finance, and
digital funding mechanisms, enabling
real-time budget tracking, loan
applications, and financial insights.
By integrating these innovations, we
enhance transparency, streamline
access to capital, and improve
overall project efficiency, providing
clients with a seamless, future-ready
banking experience. At Mashreq, we
continuously evolve to meet these
industry shifts, ensuring we remain
the financial partner of choice for the
next generation of construction and
infrastructure projects.

exploring additional opportunities in
the events sector. Furthermore, they
plan to expand their operations in
the UAE and Oman, particularly in
infrastructure and energy transition.
Growing With Purpose
Mace has been operating in the
Middle East for over 25 years, starting
in the UAE, where it has successfully
completed several iconic projects
and programs, including Dubai
Marina, Jumeirah Beach Residences,
One Za’abeel, and Expo 2020.
Mace has maintained a strong
company culture, and its Middle East
and Africa (MEA) business has grown
to approximately 1,200 employees
across seven countries. This is
primarily thanks to the dedication of
long-serving employees who provide
leadership and continuity.
“We are focused on expanding our
work delivering cities, public spaces,
and national infrastructure programs.
We leverage our strong global
track record to support clients with
program and project management,
cost and commercial services, PMO

focus areas to drive growth in the
region further.
“We believe that the most crucial
part of our business is our people.
We want to ensure we continue
to strengthen and diversify our
workforce. To achieve this, we are
implementing graduate programs
and nationalisation strategies in
the region to develop the next

a lasting legacy in the countries
where we operate,” explains Jason.

They recognise that digitalisation is increasingly affecting
the entire life cycle of the built environment. As a result, they
continue to support clients with digital program and project
solutions to drive growth and efficiency.
Maintaining a relentless focus on client and community
engagement and collaboration built on knowledge and best
practice sharing is essential for the business. Additionally,
they aim to ensure that their ambitions extend beyond project
completion to create lasting change for the environment,
people, and communities.
Shaping Iconic Futures
Mace is proud to have a strong presence in major projects and
national and cultural significance programs across the Middle
East. The company collaborates with clients and partners to
achieve bold and impactful results.
In Saudi Arabia, Mace plays a vital role in delivering renowned
giga projects and major programs, including Diriyah and King
Salman International Airport, while supporting the Kingdom’s
transformation under Vision 2030.
Jason adds, “In the UAE, we are excited to work with our long-
standing client, Dubai World Trade Centre, on Phase 1 of the
Dubai Exhibition Centre expansion at Expo City Dubai. Our
ongoing collaboration with Expo City Dubai continues our
legacy of contributing to the development of Dubai’s new
urban centre.” Mace has
also been entrusted
with delivering several
other prestigious
projects across the
region and looks
forward to sharing
updates soon.
Complex Made Simple
“Our people are our
greatest asset, and we
wouldn’t be celebrating
achievements like
the delivery of the
record-breaking One
Za’abeel last year
without their effort, skill,
and expertise,” Jason
remarks.
Many of the successes
in the MEA region
have stemmed from
knowledge sharing,
strong construction
expertise, collaboration,
and teamwork
throughout the Group. He emphasises, “To remain competitive
and innovative, we must continue to grow the size and
capabilities of our teams.”
Perhaps the thing that is most consistently valued by Mace
colleagues is the opportunity they provide to work on complex
major projects and programmes. Currently, there is no better
place for this than the Middle East, and they can only continue
to do so if they have enough of the very best people.
Navigating Industry Shifts
Like all regions, the Middle East’s construction industry faces
several challenges, including regulatory complexities, resource
constraints, and the need for sustainable development.
Mace addresses these challenges by leveraging its extensive
experience, expertise, and local knowledge to navigate them
effectively.
Jason states, “We focus on staying updated with regulatory
requirements and changes, optimising resource utilisation,
and adopting sustainable practices to minimise our
environmental impact. By fostering strong relationships with
local stakeholders and continuously innovating, we are well-
equipped to overcome these challenges.”
While they view data and digital transformation as
opportunities, they also recognise challenges, such as

frameworks. Ensuring cybersecurity and data privacy while
adopting these digital solutions is also critical.
Sustainability In Action
They are acutely aware of their responsibility to address the
climate challenge, which is why one of their strategic priorities
is to pursue a sustainable world.
Globally, they employ nearly 200 sustainability experts who
assist clients at both portfolio and asset levels. This includes
supporting new builds and creating decarbonisation pathways
for existing assets. According to Jason, “Our experts take
a whole-life-cycle
approach, which
involves mapping
sustainability
ambitions, recognising
opportunities to
incorporate sustainable
practices, identifying
key stakeholders, and
fully understanding
the overall impact
on the environment
and surrounding
communities.”
In addition, they
engage in significant
sustainability
and social value
initiatives, including
promoting circularity
in construction and
participating in
community-focused projects, such as
delivering essential infrastructure in Peru.
In the UAE, they have recently become an
industry partner of the Emirates Green
Building Council, and in Saudi Arabia,
they are contributing to sustainable
development as part of Vision 2030.
Future-Focused Framework
Mace focuses on utilising its expertise
in technology and innovation to provide
cutting-edge solutions for its clients. It
employs various innovative technologies,
including Building Information Modelling
(BIM), virtual reality, 3d printing, and off-
site and pre-assembly solutions. These
advancements streamline processes,
enhance productivity, reduce costs, and
improve project outcomes.
Last year, Mace invested approximately
$90 million in research and development.
They recognise the importance of digitalisation in
transforming every aspect of the built environment—from
project planning and design to construction and infrastructure
operations.
“By investing in our digital capabilities, we are well-positioned
to capitalise on the growing demand for smart cities and
technological advancements in the Middle East. Our goal is to
help clients create sustainable, connected communities that
enhance the quality of life for residents and align with the
region’s long-term development objectives,” Jason concludes.

What key architectural trends do you foresee shaping
the UAE’s design landscape in 2025?
Inspired by a forward-thinking leadership and their vision

past achievements and chart a new course towards the four
pillars of new goals: Forward Society, Forward Economy,
Forward Diplomacy, and Forward Ecosystem. With those

With the Saudi
office launch
in April, how
do you plan to
approach design
innovation while
respecting the
region’s cultural
heritage?
April 2025 marks
an exciting
milestone for
our firm with the
launch of our
Saudi office—a
strategic step
in aligning our
brand promise
to elevate
the human
experience through design with the
Kingdom’s transformative vision. More
importantly, this move builds on years
of active work in the Kingdom. We’ve
already delivered completed projects,
and have others in construction
and design—establishing a solid
foundation for our presence in Riyadh.
Saudi Arabia’s rapid urbanization and
deep-rooted cultural heritage present
a unique design challenge: how to
innovate while preserving authenticity.
Our approach embraces this duality by
respecting the essence of traditional
Najdi, Hijazi, and contemporary
Saudi aesthetics while incorporating
cutting-edge technology. We aim to
craft spaces that resonate with the
community, ensuring that modern
developments do not overshadow but
rather amplify the region’s cultural
richness.
This approach echoes the recent
discourse within the Kingdom around
how architecture can meaningfully
contribute to cultural identity, well-
being, and a deeper connection to place.
Through our work, we hope to foster
a dialogue between the past and the
future, delivering designs that honor the
land’s storied legacy.
What inspired the decision to expand
into Saudi Arabia, and how does
it align with the firm’s long-term
architectural vision?
While the Riyadh office is new, our
firm has a longstanding history of
engagement in the Kingdom, this proven
foundation is what led us to formally
establish a presence on the ground.
We have been involved in
transformative projects in the Kingdom
such as The Point, a vibrant mixed-use
destination in Abha; Madinah Gate, a
mixed-use urban experience that brings
together retail, culture, and wellness;
and Knowledge Economic City, a key
master plan in Madinah advancing the
Kingdom’s innovation agenda.
The decision to expand into Saudi
Arabia is both a response to market
potential and an alignment with
our long-term vision of being a
key player in shaping the region’s
architectural identity. Saudi Arabia’s
commitment to giga-projects such
as NEOM, The Line, and Diriyah Gate
showcases an unparalleled ambition
in urban development. Our presence
in the Kingdom allows us to contribute
directly to these monumental projects,
ensuring that our designs are not
only aesthetically compelling but
also culturally and environmentally
responsive.
This expansion is a natural extension of

our firm’s ethos: to create spaces that inspire,
endure, and enrich communities. We see this
as an opportunity to establish a legacy of
thoughtful design that seamlessly integrates
Saudi Arabia’s aspirations with global
architectural excellence.
How will the Saudi expansion influence
your design approach, especially in the
context of the region’s rapidly evolving
built environment?
As we embed ourselves into the Saudi
market, our design philosophy remains
rooted in a commitment to authenticity and
sustainability. The Kingdom’s architectural
boom demands innovative responses to
climate, mobility, and urban density. Our
approach will focus on modular and flexible
urban solutions, ensuring that developments
remain adaptable to future needs while
staying true to the cultural spirit of Saudi
Arabia.
Moreover, our expansion enables us to push
the boundaries of material experimentation,
leveraging local resources to create buildings
that harmonize with their surroundings.
Whether through the revival of traditional
mud-brick construction techniques or the
integration of state-of-the-art parametric
designs, we are eager to shape the future
while respecting the past.
What unique architectural opportunities
do you see in Saudi Arabia, and how will
the new office support these projects?
Saudi Arabia’s design landscape is brimming with
opportunities. From revitalizing historic districts to crafting
futuristic urban hubs, our Saudi office will serve as a hub
of research, creativity, and collaboration. One of the most
exciting aspects of this expansion is the ability to engage
with the country’s emerging architectural talents and forge
partnerships that will redefine the region’s skyline.
Hospitality, mixed-use developments, and cultural
institutions will be key focus areas, as these sectors are
pivotal in Saudi Arabia’s long-term economic and social
development plans. We aim to create human-centric
spaces that reflect the Kingdom’s vision for a dynamic and
inclusive future.
As the firm grows, how do you plan to balance
creative freedom with maintaining the brand’s design
philosophy?
Growth presents both opportunities and challenges. One
of our primary goals is to ensure that our creative freedom
flourishes while maintaining the core DNA of our design
philosophy. We believe that expansion should not lead
to dilution but refinement—evolving our approach while
staying true to the principles that define our firm.
Above all, we anchor every project in our global brand
promise: to elevate the human experience through design.
Through this synergy, we are confident that our brand
identity will remain strong while continuously adapting to
new contexts.
What role will sustainability and technology play in
the firm’s upcoming projects across the UAE and Saudi
Arabia?
Sustainability and technological integration will be at the
heart of our future projects. Across both the UAE and Saudi
Arabia, we are committed to designing for longevity—
creating structures that minimize their carbon footprint

while maximizing their
impact.
The rise of AI-driven design,
3D printing, and digital
twins will redefine how we
approach architecture. These
advancements allow us to
simulate environmental
performance, optimize
material usage, and enhance
efficiency at every stage of
development. In Saudi Arabia,
where desert environments
pose unique challenges,
passive cooling techniques,
green roofs, and water-
sensitive urban design will
play crucial roles in our
strategy.
What message would you like to
share with the design community
as the firm enters this next
chapter of regional growth?
As we embark on this new chapter,
we are reminded of architects’
responsibility in shaping
societies. Our work goes beyond
aesthetics—it influences how
people live, work, and interact
with their environment. With this
expansion, we are not just growing
geographically but deepening
our impact on the region’s
architectural narrative.
To our peers in the design
community, we extend an
invitation: Let’s collaborate,
innovate, and craft spaces
that honor our heritage while
embracing the future. The Gulf’s
architectural renaissance is
unfolding before us, and together,
we have the privilege of designing
its next great era.
The journey ahead is one of
limitless possibilities, and we
are excited to build, create, and

A TURNING POINT FOR TRUST IN REAL ESTATE
A
I Week came and went with
the usual big declarations
and bolder predictions
but in Dubai’s real estate
market, it was less about
what’s coming and more about what’s
already here.
In recent weeks, the Dubai Land
Department (DLD) quietly unveiled one
of the most important tools the sector
has seen in years - an AI-powered
Real Estate Advertising Governance
Platform that now monitors over
279,000 listings across major portals.
In its first sweep, it found 29% of
listings non-compliant and corrected
them automatically. No warning.
No workarounds. Just cleaner data
and a cleaner market. The message?
Accuracy is no longer a nice-to-have.
It’s the new baseline.
For those of us in the industry, this
feels like a milestone moment — not
because it signals a technological leap,
but because it formalises something
we at Property Finder have been
fighting for: a future where trust is
enforced, not just expected.
At Property Finder, we’ve always
believed that transparency has to be
built in - not bolted on. We’ve spent
years developing tools like our Listings
Action Tracker to remove duplicates,
flag expired permits, and keep inflated
prices off the platform. We created
SuperAgents to rank professionals not
on marketing spin but on real-world
behaviours: responsiveness, integrity,
and customer experience, that in turn
encourages agent professionalism.
These aren’t just features. They’re
signals that tell our users “You can rely
on what you see here.”
But integrity doesn’t just hinge on
listings. Increasingly, it hinges on
infrastructure. Behind the scenes, we
recently launched
our own AI-powered
detection system
that protects the
platform from
scraping - a
growing threat that
quietly undermines
data accuracy and
erodes market
credibility. Every 30
minutes, our system
scans site traffic,
using behavioural
analysis and
IP intelligence
to identify
and neutralise
suspicious patterns
before they
escalate. It’s a tool
most users will
never see, but it’s
working round-
the-clock to ensure
they’re seeing the
right things.
This work matters,
because our mission at Property
Finder for example is bigger than
building a classifieds site. We want to
change living for good in the region
and that starts with giving people real
confidence in their choices - whether
they’re buying a home, renting one, or
making a long-term investment. It’s
what sets us apart in the market.
What’s exciting now is the alignment
we’re seeing between the public
and private sectors. DLD’s tech-led
enforcement efforts and the growing
maturity of platforms like ours suggest
we’re at a tipping point not just for AI
in real estate, but for accountability in
the entire ecosystem.
Because the truth is, technology alone
can’t fix trust. But smart technology,
paired with shared standards and a
willingness to clean house, just might.

with local UAE regulatory frameworks,
UAE Fire Code and life safety standards,
material approvals coupled with
landlord requirements, and municipal
codes. It is fundamental to bridge the
gap between international designs and
safeguarding design integrity while
delivering a locally compliant asset.
Mastering Design Adaptation and
Compliance in Iconic UAE Projects
At the heart of every project lies the
expectation to bring a brand’s essence
to life with its identity seamlessly
embodied in the built environment . It
all begins with “decoding” each design
detail and adapting it to meet regional
standards without compromising the
brand’s DNA.
This is especially critical when working
with world-class designers unfamiliar
with the intricate codes, design
guidelines and statutory requirements
of the region, often an unchartered
territory for International Designers not
operating in the region
.
Translating Global Vision Within Local
Realities
The Design development phase is
the most critical at the outset of the
project requiring a deep dive study of
Interior Design and the know how of
how to adapt it into a fully co-ordinated
buildable space with attention to design
details not just for Interior Design and
Architectural elements but also to
Structural Design and MEP design which
is the holy grail of a fully compliant
and co-ordinated design that can be
seamlessly executed at site.
Development of a fully coordinated
design for landlord approvals,
statutory authority submissions and
initial authority approvals is the first
step. This process demands more
than technical precision, it requires a
nuanced understanding of site-specific
constraints, landlord regulations, and
the ability to reconcile international
creativity with local compliance
requirements. This is usually achieved
through rigorous and intense
coordination of design elements,
material selections, engineering
integration, and on-site execution
- particularly at the intersection of
Interior Design and MEP systems
ensuring strict adherence to Fire Life
Safety regulations as mandated by the
UAE Fire Code.
Engineering Complexity into Iconic
Design
Specialist decorative finishes and key
architectural features - whether grand
chandeliers, sculptural installations, or
bespoke art pieces - must be accounted
for from the very inception of the
project. Their successful integration
hinges not only on visionary design,

but on practical buildability, structural foresight, and technical
precision. Safeguarding the Design intent, Client brand DNA
whilst maintaining compliance to local statutory requirements.
Whilst undertaking projects in the UAE and or Dubai,
International Designers at the outset need to decode the
design guidelines outlined in the building code. For projects
in Dubai, The Dubai Building Code (2021) aims to unify the
building design across Dubai, and to create a building code
that is easy to use. The DBC clearly mandates the minimum
requirements for:
1.
The health, safety, welfare and convenience of people in
and around buildings
2.
The health, safety, welfare and convenience of people who
might be affected by buildings
3.
Building design to reduce the impact on the surrounding
environment
4.
The sustainable development of buildings.
Iconic designs, specialist materials and finishes, signature
elements often require to be seamlessly integrated into the
design narrative while remaining constructible, safely installed
and compliant in terms of combustibility, spread of flame
and fire retardancy properties. In certain cases, this means
undertaking localized structural interventions, such as the
creation of slab openings to unify levels, creation of mezzanine
floors, stringent checks involving materials having the fire
retardancy properties required in accordance with local code.
Mock ups undertaken for Designer sign off are a great way to
ensure the look/feel and aesthetics are achieved and exceed
expectations upon completion.
Global Vision, Local Execution
The UAE’s dynamic contractor and supply chain market,
enriched by its exposure to numerous international concepts,
provides a solid foundation for bridging the gap between
visionary forward thinking design and
client expectations. This synergy enables
the seamless translation of ambitious
global ideas into tangible outcomes.
With designs conceptualised
internationally, the development of
the Detail Design undertaken by Local
Designers supplementing the vision helps
in bridging statutory authority compliance
and any site constraints that may be
prevalent. Site construction logistics is
another key component in managing the
final look and feel in line with renders
conceptualised at a very early stage in the
build process. The careful orchestration of
logistics, structural strategy, and hands-on
construction management transformed a
bold design statement into a built reality.
A perfect embodiment of this collaborative
success is the stunning chandelier centerpiece at EL&N DIFC.
Originally conceptualized in London, the design was further
developed in Dubai by Nikki Bisiker Interior Design, engineered
by Freeline Engineering, and manufactured in Spain. The
piece was then transported and installed in Dubai, marking a
remarkable feat of coordination and craftsmanship.
Turning Vision into Reality, Consistently
North51’s ability to translate design intent into built reality
has become a defining trademark with over 95% of projects
delivered exactly as envisioned in the renders. This unwavering
commitment to quality continually surpasses client
expectations, particularly in the critical front-end delivery
phase.
Projects like EL&N DIFC, Cipriani Dolci Dubai Mall, Brunch
and Cake to name a few stand as bold statements of
North51’s ability to faithfully execute world-class designs in
the heart of Dubai.
Another highlight is the signature Yellow Wall at China Tang,
part of the prestigious The Lana, Dorchester Collection.
Designed in Hongkong and developed and prototyped in Dubai
by North51 Consulting, this feature involved the meticulous
translation of an AI pattern file into a physical surface, with
rigorous QA/QC to meet the Interior Designer’s exact colour
selection - an effort that now graces the highly anticipated
venue’s grand entrance.
Conclusion
With deep-rooted expertise in design management, regulatory
compliance, and site coordination, North51 continues to lead
the way in delivering exceptional interior projects in the UAE.
The firm’s ability to connect global visions with local execution
ensures that each space we help shape is not only built to
standard, but built to inspire.

the most transformative innovations
are drones (unmanned aerial vehicles)
and artificial intelligence (AI), which
redefine construction processes across
all projects, from infrastructure and
industrial developments to residential
and commercial buildings. Their
convergence accelerates construction
timelines and brings precision, safety,
and long-term sustainability to the
forefront, particularly in building
assets’ construction and preventive
maintenance.
Drones have emerged as crucial tools
in modern construction, offering
a wide array of applications that
span the entire lifecycle of a project.
During pre-construction, drones are
used for topographical mapping,
land surveying, and environmental
assessments. These aerial surveys
are faster and more cost-effective
than traditional methods and
yield highly accurate data through
photogrammetry and LiDAR (Light
Detection and Ranging) technologies.
This data facilitates informed
decision-making and supports
detailed site planning.
In the construction phase, drones
provide real-time monitoring of site
activities, helping project managers
track progress, ensure quality control,
and maintain worker safety. Aerial
imagery and video enable supervisors
to identify delays or discrepancies
early, allowing for prompt corrective
actions. Drones also reduce the
need for risky manual inspections
of scaffolding, tall structures, and
inaccessible areas, thus improving
occupational safety and efficiency.
Moreover, drones serve as valuable
documentation tools, visualising
project milestones and compliance
with regulatory requirements.
Their integration into construction
workflows supports transparency and
enhances stakeholder communication.
Artificial intelligence complements
drone capabilities by offering
advanced data analytics, automation,
and predictive modelling. AI-driven
systems analyse vast amounts of
data from drones, sensors, and IoT
devices to optimise construction
workflows. For example, machine
learning algorithms can predict
delays based on weather forecasts,
labour productivity, and supply
chain logistics, allowing for dynamic
rescheduling and cost control.
AI also plays a key role in design
optimisation. AI can use historical
data and performance metrics
to recommend the most efficient
building materials, structural designs,
and energy configurations. Tools like
AI-enhanced Building Information
Modeling (BIM) enable real-time
collaboration among architects,
engineers, and contractors, reducing
conflicts, rework, and material
wastage. AI-powered robotics are
used for repetitive and labour-
intensive tasks such as bricklaying,
concrete pouring, and welding in
construction. These robotic systems
increase productivity and ensure
consistent quality standards, critical
in large-scale infrastructure and high-
rise projects.
Furthermore, AI systems can detect
early signs of wear and potential
failure, such as cracks in concrete,
corrosion in metal structures, or
moisture accumulation in insulation
systems. This proactive approach
reduces the need for reactive
maintenance, lowering long-term
operational costs and extending the
life of physical assets. For instance, in
bridges and tunnels, drones equipped
with thermal and infrared cameras
can capture data on structural health,
which AI algorithms then analyse
to determine stress points and
recommend maintenance schedules.
This is especially valuable in public
infrastructure projects where safety
and uptime are critical. Integrating
drones and AI into asset management
systems allows facility managers to
make informed decisions on resource
allocation, prioritise high-risk areas,
and ensure compliance with safety
and environmental standards. This
intelligent, data-driven maintenance
preserves asset value and contributes
to sustainability goals by reducing
energy consumption, minimising
waste, and optimising resource use.
Sustainability is increasingly
becoming a central principle of
construction practices, and drones
and AI significantly contribute to
achieving this objective. AI models
enable energy-efficient design by
simulating building performance
under various conditions and
suggesting optimal solutions. On
the other hand, drones reduce
the carbon footprint associated
with site visits and inspections by
replacing the need for large, fuel-
consuming equipment and vehicles.
Furthermore, the efficient use of
materials and real-time adjustments
during construction reduces
construction waste, a key industry
challenge. Predictive maintenance
is also crucial in sustainability by
preventing disastrous failures that
require energy-intensive repairs
or replacements. From a financial
standpoint, drones and AI enhance
project ROI by minimising delays,
lowering maintenance costs, and
extending the usable life of assets.
These innovations also provide a
competitive advantage to firms
adopting them early, enhancing brand
reputation and attracting investment
in an increasingly environmentally-
conscious market.
Drones and artificial intelligence
are redefining construction
projects by introducing a level of
intelligence, efficiency, and foresight
that was previously unattainable.
Their combined capabilities are
transforming not just how structures
are built but also how they are
managed and maintained throughout
their lifecycle. From optimising
construction processes to enabling
predictive maintenance, these
technologies pave the way for more
innovative, safer, and sustainable
construction practices. As industry
continues to embrace digital
transformation, the integration of
drones and AI will be vital in shaping a
more resilient and future-ready built
environment.

D
espite global economic
headwinds, Dubai’s off-
plan real estate market
continues to show
remarkable strength. Investor
appetite remains strong, developers
are launching high-profile projects,
and international interest in the
Emirate’s premium offerings is
growing year on year. A significant
driving force behind this resilience
is the continued positive migration
of HNW individuals, businesses
and professionals looking for the
security and infrastructure required
to grow their businesses
Branded residences, particularly
among high-net-worth individuals
(HNWIs), are the most attractive
offering, helping the off-plan
market withstand pressures and
thrive in today’s environment.
Global Demand for Branded
Residences Is Surging
Dubai’s real estate sector has
always been an attractive
investment destination, but
branded residences are now
attracting global investors’
attention. According to Knight
Frank, 69% of HNWIs globally were
interested in owning a branded
residence in 2024, a notable jump
from 59% the year before that.
This rising demand is reflected in
Dubai’s position as the city with the
most branded residences globally.
The UAE also has the second-
largest branded residence
development pipeline globally,
just behind the United States, with
17,000 units in operation as of
December last year and thousands
more currently in development. The
figures signal that demand is not
only strong, it’s accelerating. With
investors seeking luxury, long-
term security, and strong lifestyle
alignment, the off-plan segment is
perfectly positioned to capitalise
on this growing interest.
Off-Plan Branded Projects Offer
Strong Capital Gains and ROI
One of the main attractions of the
off-plan market is its potential for
capital appreciation. Investors often
gain from buying early, locking
in pre-completion prices that
rise steadily as the project nears
delivery. In the case of branded
residences, this value is even more
pronounced.
These properties typically
appreciate by approximately 20%,
thanks to limited supply, premium
positioning, and high levels of
demand. When leased, they offer
impressive rental yields, ranging
from 6.5% to 9%, depending on
whether they’re used for short-term
or long-term rentals. This makes
them a sound lifestyle choice and
a high-performing asset class.

In contrast to traditional real estate, the consistency and
reputation associated with global luxury brands contribute to a
more predictable and secure return profile.
Brand Trust and Recognition Drive Long-Term Confidence
Branded residences are underpinned by the reputations of
globally celebrated names, fashion houses, hospitality groups,
or design studios. These affiliations offer more than aesthetic
value; they signify quality, consistency, and operational
excellence. Buyers are reassured that their homes adhere to
strict brand standards recognised and trusted worldwide.
This assurance plays a vital role in the resilience of the off-plan
market. Buyers often invest before seeing the final product,
so knowing that a trusted brand is involved reduces risk and
boosts confidence. For example, MERED’s upcoming ICONIC
Residences in Dubai Internet City, designed by Pininfarina—a
name synonymous with Italian excellence and 95 years of
innovation—exemplifies the kind of pedigree that reassures
buyers of long-term value.
Intrinsic Brand Value Enhances Project Appeal
Global luxury brands are extremely selective about the real
estate projects they associate with, and their involvement
ensures meticulous attention to detail, exceptional design
standards, and premium finishes. These brands often
play an active role in shaping every development aspect,
from architectural planning and construction materials to
furnishings and service offerings.
Developing a branded residence is significantly more costly
than traditional luxury real estate due to the elevated design,
build, and experience requirements. But this premium also
translates into greater long-term value. Buyers not only
acquire a home, but they
also secure a rare asset
that combines exclusivity
with enduring appeal.
These developments
tend to be located in the
most desirable districts,
further enhancing their
investment potential and
desirability on the resale
market.
Lifestyle-Centric Design
Meets Wellness Needs
Today’s buyers are
placing more value on
wellness features, open-
plan spaces, high-tech
connectivity, and private
amenities. Branded
residences address these
evolving needs by offering
thoughtfully curated
environments that blend
convenience, luxury, and well-being.
From panoramic views and in-residence dining to world-
class spas, fitness centres, and concierge services, these
developments create lifestyle ecosystems rather than just
places to live. Many are also integrated with retail spaces and
co-working areas, providing residents with everything they
need under one roof. Ultimately, the innovation-friendly nature
of these homes aligns perfectly with the demands of today’s
global citizens.
Dubai’s Unique Position Supports Continued Growth
Beyond the product itself, Dubai’s infrastructure, investor-
friendly policies, and stable economy continue to support
the off-plan market. The city’s favourable tax environment,
strategic geographic location, and safe, cosmopolitan lifestyle
attract international buyers seeking a base in the region. In
addition, long-term residency options for property investors
have made the market even more attractive, encouraging more
buyers to explore off-plan opportunities.
Resilient by Design
Dubai’s off-plan market’s resilience is, in many ways, the
result of a deliberate strategy. Branded residences represent
the convergence of high design, reliable returns, and evolving
lifestyle preferences—all within a regulatory and economic
environment that actively encourages property investment.
With international demand climbing, capital gains
outperforming expectations, and global brands lending
credibility and consistency to new launches, it’s clear why
investors continue to look toward Dubai’s off-plan market.
It offers more than just real estate; it offers premium living
experiences with enduring value.
