INNOVATION CAN DELIVER SUSTAINABILITY AND VALUE AMID THE REGION’S CONSTRUCTION BOOM
T
he GCC and broader
Middle East construction
sector is enjoying a period
of unprecedented growth
that can be compared
in grandeur to the economic
transformation triggered by the great
industrial revolutions of our recent
history.
Large-scale infrastructure, mega
and giga real estate projects are in
the spotlight daily, as the Gulf states
move to diversify their economies
and sectors away from fossil fuel
dependency and replace them with
knowledge-based ecosystems that will
sustain their growth through the next
decade and beyond.
As demand for new infrastructure,
residential and commercial real
estate continues to rise, sustainability
becomes a key challenge at a time
when regional governments and
populations have become conscious
to the environmental impact of
construction.
The United Arab Emirates as well
as its neighbour Saudi Arabia, are
adopting global best practices such as
low carbon sustainable construction,
employing new modular construction
practices as well as 3D printing to
partially offset the inherent impact
caused by construction on the
environment. I touch on the first
two practices here since 3D printing
technology in the UAE has already
made global headlines in 2016 with
the world’s first 3D printed office
at the Emirates Towers and was
subsequently followed by the world’s
largest 3D printed house in 2019.
3D printing in construction has been
in development since and is being
assessed for large scale construction
projects in the near future.
Leadership in Energy and
Environmental Design (LEED)
Real estate developers are also
adopting international standards to
make construction and operation
of buildings and homes more
environmentally friendly by LEED
principles across all the phases of
design, construction, operation, and
maintenance of new projects.
LEED is a building rating system which was developed
in 1993 by the non-profit United States Green Building
Council to encourage practices in the design and
construction of new buildings. It gained international
popularity and adoption in many parts of the world which
popularised the term ‘Green Building’. Its broad adoption
is driven by a combination of practices covering exterior
and interior design, engineering, landscaping, architecture,
and construction.
Its comprehensive rating system has been expanded to
include retail and commercial buildings, schools, hospitals,
hotels, warehouses and even data centres.
One of the largest construction projects undertaken in
Dubai recently, the site of Expo 2020 Dubai, employed
LEED principles. Now known as Expo City, it is home
to over 121 LEED certified buildings which serve as
commercial offices for local and international companies
as well as residential buildings for its tenants. By taking
such an approach, Expo City can achieve up to 60 per
cent reduction in CO2 emission through well-built, energy
and water efficient buildings that will continue to drive
adoption of green buildings across the emirate. >>>
Page 12
This milestone also demonstrates the Government of Dubai’s
commitment to achieving its sustainability goals as it continues
to attract investors and residents from across the world.
For Dubai developers, our teams of designers, engineers
and contractors employ Dubai Municipality Green Building
Regulations that went into effect as early as 2016 and similarly
provide a comprehensive rating system for all to implement.
Our real estate projects adhere to this system to ensure that our
approach to sustainability is holistic and encompasses both the
construction and the operation of all the buildings we develop.
The primary focus is on:
> Energy efficiency: Buildings must include energy-efficient
lighting and appliances, reducing energy consumption and
lowering utility costs for residents.
> Water conservation: The installation of water-
preserving fixtures to minimize water usage and waste,
thus contributing to water conservation.
> Sustainable building materials: The type and usage
of various materials in the construction project and the
interior fitouts where material categories are chosen
based on eco-friendliness and sustainability to reduce the
environmental footprint.
> Landscaping: Green area design and use of plants to
reduce water wastage while ensuring both health and
wellness aspects as well as aesthetic appeal.
Modular Construction
Modular construction is a relatively new
concept in this region but has started gaining
traction in Dubai which saw the first Modular
Construction License awarded last July by
Dubai Municipality for a G+6 building, the
first of its kind to be built in the UAE.
Modular construction is the process of
building separate modules or parts of the
building at a different location and then
moving them to the construction site to
be assembled in a manner that saves time,
reduces waste and carbon emission of
conventional construction while being highly
cost effective.
Modular construction is said to cut building
time by up to 50 per cent, since sections
of the building can be mass produced in a
warehouse and then assembled at the site. A
major benefit here is that different parts of
the building – lower and higher floors – can
be produced simultaneously, saving time
and money. This eliminates the complex site
management required for contractors and
material suppliers, and reduces the emissions
produced by the extensive heavy machinery
used in conventional construction. Modular
construction saves energy while reducing
emissions.

Page 13
CONSTRUCTION BUSINESS NEWS ME | NOVEMBER 2023 | 13
Another main benefit of modular building
is the elimination of significant waste
typically generated by the construction
industry. Even excess material can be
eliminated since modules are precision-
built using Building Information
Modelling (BIM) tools that utilise the
right amount of building materials
required, reducing raw material
procurement costs significantly.
While the modular construction
industry is just getting started in this
region, it will not take long for developers
and contractors to adopt this highly
sustainable and cost-effective approach
to deliver projects faster, cheaper, and
greener.
Primed for Adoption
Dubai is particularly primed for adopting
greener, more efficient construction
innovation as it continues to see rapid
growth and strong demand in real
estate. The leadership’s forward vision
for embracing innovation in every
industry will likely make Dubai a pioneer
in the adoption of 3D and modular
construction to mass produce residential
and commercial properties in the very
near future.
According to the Dubai Land
Department, AED 283 billion in real
estate transactions took place in the
first half of 2023. When factoring in
the city’s population growth of 100,000
new residents between June 2022 and
June 2023, it is not hard to anticipate
the challenges faced by developers
and contractors to meet the increasing
demand in the coming years.
This creates an imperative for the
industry to adopt sustainable, time-
saving and cost-effective construction
approaches.

PARTNERSHIPS
THE POWER
PARTNERSHIP
OF
As two companies with
extensive experience in the
Middle East, particularly in
Dubai, where both have
been operating for well over
twenty years, it was only a
matter of time before Doka
Gulf and ALEC E&C’s paths
would cross and discover
some of the time, cost
and safety benefits each
organisation’s respective
investments in technology
have yielded.
A
s one of the region’s largest and most respected
main contractors, ALEC is a company whose
track record speaks for itself.
In 2017, the two companies began a closer
working relationship. During that time, Doka
began sharing several of its time and cost-saving products
and services, including its in-situ remote compressive
strength measuring device, Concremote.
Concremote was designed to provide three significant
benefits on-site as a sensor-based product. Firstly, to
monitor the early age compressive strength gain of
concrete, allowing site teams to monitor critical path
activities, reduce cycle times and help accurately calculate
formwork quantities for the most economical concrete mix
designs. Secondly, to enable the monitoring of temperature
development in mass concrete structures and finally, to help
achieve unified concrete colour tones for projects.
As one of the first digital collaborative projects to feature
Concremote, ALEC had set out to understand two things.
Firstly, if the IoT-based sensor would successfully replace
the current method of early-age cube crushing for concrete
early strength verification, and secondly, real time, accurate
information on the early age strength development of beams
that supported the earliest installation of the precast slabs
Page 15

and early formwork stripping. In line with the project
program, the schedule required the concrete structure works
to be completed in nine months, meaning a floor-to-floor
cycle of 11 days for typical levels. To achieve this, the
concrete would be required to reach 70 per cent strength in
three days to receive the precast slabs, a timetable that would
typically require a higher-strength concrete mix design.
Starting with the concrete mix, Concremote proved
through its calibration that the originally specified mix
would achieve the desired turnaround, making the use
of a higher-grade mix redundant, thereby helping to save
immediate costs and reduce carbon-dioxide emissions.
Over the project period, Concremote helped to ensure the
early stripping of formwork, thereby optimising the use of
the material while reducing rental overheads. From a quality
point of view, Concremote helped enable real-time and
temperature monitoring to avoid cracks during curing and a
more reliable method of overall concrete monitoring thanks
to the data being recorded in situ.
From a high level, Concremote’s forecasting feature
allowed ALEC to predict the development of compressive
strength, enabling site teams to plan the follow-on activities,
while its real-time notification system via email and SMS
meant direct and immediate access to valuable data.
In meeting sustainability targets, Concremote was also able
to help reduce the project’s carbon footprint, yielding a
total saving of 7 per cent on cement (4 per cent on CEM 1
and 3 per cent on CEM 2) by avoiding a higher cement mix
to achieve the desired cycle. At the same time, its digital
interface meant an entirely paperless reporting system.
Since 2017, ALEC has generated 2552 ideas out of which
567 got implemented as innovative business solutions within
its operations. 504 ideas were generated, and 96 ideas were
implemented in 2022 alone. This stands as a testament to
ALEC’s progressive vision and commitment to growth across
its business verticals. Approximately 500 unique innovators
get involved on an annual basis in ALEC’s innovation
programs which underscores ALEC’s innovative culture
within the business.
Speaking on behalf of ALEC, Innovation Manager
Imad Itani commented, “In working with Doka and its
Concremote technology, we were able to save money on the
concrete mix and throughout the project thanks to its two-
day reduction in casting cycles.
In addition to its other value-added benefits, we’ve improved
the quality and safety of concrete in the project, meaning an
optimised project for us as a contractor and an optimised
outcome for our client.”

LONDON REAL ESTATE:
A GOLDEN OPPORTUNITY FOR GCC INVESTORS
Investing in
BY STUART LESLIE, INTERNATIONAL SALES AND MARKETING DIRECTOR

INVESTING IN LONDON REAL ESTATE | A GOLDEN OPPORTUNITY FOR GCC INVESTORS
L
ondon’s real estate market is undergoing
transformation in various regeneration
areas, and investment in properties within
a 750-meter radius of these zones tends
to yield higher returns. Several sites,
such as Tooting, Mill Hill, and Hounslow, have
gained increased interest from Middle Eastern
investors due to attractive yields, location, and
transport links. The London property market
has consistently grown even during challenging
periods, making it a sound long-term investment
choice.
The market has shown a remarkable history
of resilience and growth. Over the past two
decades, London’s real estate prices have nearly
quadrupled, according to data from the UK Land
Registry. This robust performance stands in
contrast to the economic challenges the city has
faced, including uncertainty surrounding Brexit,
the global financial crisis, and the COVID-19
pandemic. Despite these challenges, London’s
real estate market has continued to thrive.
One key factor contributing to its strength is
its ability to rebound quickly from economic
downturns. For instance, the market swiftly
recovered after the three-month COVID-19
lockdown in the first half of 2020. Recent
reports indicate that luxury homes in London
are now 5% above their pre-pandemic levels in
March 2020. This resilience reflects London’s
status as a trusted and reliable real estate
investment.
Investment opportunities in the UK capital
Global investors, particularly those from the Gulf Cooperation Council
(GCC), have long been drawn to the vibrancy and opportunities it
offers. Renowned for its strength in the face of economic challenges,
London’s real estate market offers a compelling investment proposition
with a range of facets, making it a top choice as an investment vehicle
for GCC investors.
London’s real estate market is dynamic, and one of the key areas of
interest for investors from the GCC is the city’s regeneration zones.
Properties within a 750-meter radius of these zones tend to yield higher
returns, with an average annual growth rate of up to 3.6%. Several of
these regeneration zones have become particularly attractive to Middle
Eastern investors due to their promising investment prospects.
Tooting in Wandsworth is one such area. Despite being on Lonely
Planet’s list of the world’s 10 Coolest Neighbourhoods, property prices
in Tooting have seen only a 2% increase over the past five years. This
makes Tooting an attractive and affordable investment option for GCC
investors. Additionally, its proximity to desirable neighbourhoods like
Earlsfield and Wandsworth further enhances its appeal. The average
price for an apartment in Tooting stood at USD$582,196 (£480,271)
in 2022, compared to USD$665,403 (£548,911) in Wandsworth and
(USD$626,738 (£517,020) in Earlsfield, making the southwest London
lifestyle more attainable.
MILL HILL IN NORTH LONDON IS ANOTHER HOTSPOT. IT IS ONE
OF THE MOST DESIRABLE AREAS IN NORTH LONDON, LOCATED
CENTRALLY BETWEEN MILL HILL EAST UNDERGROUND
STATION AND THE TRADITIONAL VILLAGE CENTRE OF MILL HILL
ITSELF.

REAL ESTATE
Mill Hill in North London is another
hotspot. It is one of the most desirable
areas in North London, located centrally
between Mill Hill East underground
station and the traditional village centre
of Mill Hill itself. House prices in the
Millbrook area have appreciated by
more than 80% in a decade, and rental
prices in North London have seen a 40%
increase. Early investors have the best
opportunity to buy affordably in this
area and benefit from capital growth as it
undergoes rapid transformation.
Another area is Wembley Park Gardens,
which is one of London’s most successful
regeneration areas, as research from JLL
has revealed price growth has achieved
over 50% in the last ten years, with
rental value expected to grow 3% year-
on-year until 2027. Located next to
Wembley Park Underground station as
well as the legendary Wembley Stadium,
the development is set to bring a range of
one- and two-bedroom apartments and
private outdoor space.
London is more than just a real estate
investment opportunity
It’s not just the wealth of potential
returns attracting investors from the
GCC. London also offers a thriving
business environment and entrepreneurial
spirit unmatched in the UK. In 2022,
despite the challenges of COVID-19 and
Brexit, London saw a 2.5% increase in
business start-ups, with a record-breaking
275,548 new businesses launched.
The city stands out as the most
entrepreneurial region in the UK, with
31 new businesses per 10,000 people
– nearly three times the figure of the
second-highest region. Part of this growth
can be attributed to the substantial
support available, with London having
the largest concentration of business
incubators and accelerators in the UK.
This support ecosystem is complemented
Page 19
INVESTING IN LONDON REAL ESTATE | A GOLDEN OPPORTUNITY FOR GCC INVESTORS
by 32.7% of available funding being
allocated to London, making it an
attractive destination for entrepreneurs
worldwide and further underscoring the
demand for property.
The city’s diversity is also a key marker
for many investors from this region.
According to The Gender Index, it
boasts the highest proportion of female-
led companies (18.6%) in the UK.
Furthermore, a recent government report
highlights London’s leadership in SMEs
with leaders from minority ethnic groups,
with the percentage rising from 16% to
20%. Successful businesses in London
also often have foreign-born co-founders,
further emphasising the city’s welcoming
and inclusive business environment.
One of the main reasons behind GCC
investors opting for London is its world-
class education system, particularly at
the university level. London hosts two
of the top 10 universities in the world,
including Imperial College London
and University College London (UCL).
However, good accommodation for
students can be a challenge. Consider
buying a London apartment for a
student, providing safe, comfortable,
and modern living spaces. This can be
cost-effective, with accommodation for
students in the capital averaging around
£800 per month for a basic room.
Additionally, London’s excellent public
transport system ensures easy access to
top universities from various locations
within the city.
London offers a wide range of primary
and secondary schools, with regular
inspections and ratings by Ofsted
inspectors. Some boroughs, like Harrow,
have an outstanding record, with 42%
of schools rated as outstanding. Harrow
is also home to one of the country’s most
prestigious institutions, Harrow School,
founded in 1572. Investing in properties
within the catchment areas of top-rated
schools can be a sound strategy for GCC
investors.
Transport is another important
factor for investors. Across London,
our development projects have been
carefully chosen for their convenience
and excellent public transport links.
Our projects benefit from being in close
proximity to London’s superb transport
system with the London Underground,
the new Elizabeth Line Crossrail,
Overground, Docklands Light Railway
and Network Rail services, plus a bus
network that runs around the clock.
Looking ahead
The market has faced challenges;
however, many investors are keen to
explore opportunities as they await the
right moment. For GCC investors, the
long-term success of London’s real estate
market often outweighs short-term gains.
Those who invested during the market
peak in 2007 and weathered the financial
crash and COVID-19 are now reaping
significant rewards.
London offers a robust and dynamic
real estate market, making it a golden
opportunity for GCC investors. Its
resilience and the potential for capital
growth underline why London remains
a golden opportunity in the global
real estate market. As Middle Eastern
investors explore the possibilities in
London’s suburbs and cityscape, they are
poised to reap the rewards of a dynamic
and ever-evolving market.
Invest in London today and be part of a
success story that spans centuries.

responsible for
39 per cent of
global carbon
emissions, it’s
imperative
that the construction sector takes
a leading position in sustainability
and climate change conversations.
The sector’s environmental impact
and its overwhelming growth
highlight the necessity for it to be a
primary focus in addressing global
sustainability challenges. The building
and construction industry’s impact on
carbon emissions is extensive, stemming
from energy consumption throughout
construction, the operational lifecycle
of structures, and even their eventual
demolition. Acknowledging this, the
sector needs to adopt environmentally
responsible practices and embrace
innovative, low-carbon construction
techniques. The 28th Conference of the
Parties (COP28) marks a crucial moment
in the global effort to combat climate
change. As the international community
gathers to address the urgent need for
climate action, the UAE has emerged
as a significant player in sustainable
infrastructure development.
The construction industry in the
region is now embracing new strategies
centered around sustainable design and
environmentally friendly construction
practices. In alignment with this
paradigm shift, real estate developers
have adopted practices that are helping
them move towards achieving net-
zero buildings, expediting a move
towards environmentally conscious
construction practices. The prioritisation
of sustainable operations has impacted
nearly all sectors within the UAE. The
UAE’s 2050 Vision initiative sets an
ambitious goal for the nation to be the
first in the MENA region to attain net-
zero emissions by 2050. The UAE has
consistently implemented a solid strategy
in its approach to construction projects,
demonstrating a strong dedication to cost
efficiency while simultaneously aligning
with the UN Sustainable Development
Goals (SDGs). This strategic approach
entails careful planning and decision-
making at various stages of construction,
from design to execution.
This strategy illustrates the UAE’s
all-encompassing and forward-looking
perspective on construction and
sustainable development, aligning its
advancement with global sustainability
objectives. A fundamental aspect of
the UAE’s sustainable infrastructure
advancement lies in its focus on
renewable energy sources. The nation
has positioned itself as a trailblazer in the
utilisation of solar power, exemplified by
initiatives such as the Noor Abu Dhabi,
the world’s largest single-site solar power
project, and Masdar City, a vibrant
centre for research in clean technology
and renewable energy. These initiatives
stand as testament to the UAE’s
commitment to clean and sustainable
energy solutions, reinforcing its position
as a prominent global leader in the
ongoing transition toward renewable
resources.
Within the domains of architecture
and urban planning, the country is
proactively integrating sustainable
design principles into its infrastructure
initiatives. One striking example is
the Museum of the Future, an iconic
structure that not only serves as a
cultural and technological hub but also
embodies sustainable design principles.
The façade of the museum is adorned
with a beautiful geometric pattern that
uses Arabic calligraphy to spell out
its name. This pattern serves a dual
purpose - it acts as a shading system,
reducing the amount of solar heat gain
and glare, and allows natural light to
filter into the building. Additionally,
it utilizes solar power while enhancing
the aesthetic appeal of the building. The
Museum of the Future and similar iconic
structures not only symbolise the UAE’s
pursuit of architectural excellence but
also establish a formidable precedent for
environmentally responsible construction
and design practices on a global scale. By
incorporating such sustainable elements
into its landmark projects, the UAE
demonstrates a multifaceted dedication
to promoting eco-friendly urban
development and innovation, positioning
itself at the forefront of sustainable
architectural advancements and inspiring
similar endeavours worldwide. This
holistic approach aligns with broader
goals of reducing environmental
impact and fostering sustainable living
environments for future generations.
The UAE has established specialised
research centres and innovation
hubs, such as the Masdar Institute
and the Mohammed bin Rashid
Al Maktoum Solar Park Research
and Development Center, to lead
advancements in sustainability within
the area of infrastructure and energy.
The Masdar Institute, situated within
the innovative ecosystem of Masdar
City, plays a pivotal role in nurturing
research and development activities
related to renewable energy, sustainable
technologies, and sustainable urban
planning. It serves as a hub for cutting-
edge research and fosters collaboration
with international institutions, bringing
forth innovative solutions to address
environmental challenges. Furthermore,

ALEC has been on a steady upwards growth
trajectory in recent years. The company

including the Wynn Resort Ras Al Khaimah
and has achieved a year-to-date growth in

including their new upcoming headquarters in Jebel Ali, Ocean Fair
International Group, IFFCO, KEZAD (AD Ports), Emtelle, and Metal Park.
These collaborations speak volumes about our capabilities and the
trust industry leaders place in us.
Reflecting on our trajectory from 2022, our strategy was firmly fo-
cused on thriving within our established markets while progressively
expanding into new territories. As we transition into the current year,
we observe a highly promising growth trajectory. We are solidify-
ing our value proposition in the industrial segment, serving as the
indispensable foundation for the successful operations of leading
brands in the UAE.
Our confidence in the region’s potential remains robust, with
projected revenues and this estimation is primarily anchored in the
current market sentiment. Macro-economic shifts have led to a
sustained rise in commodity prices, prompting clients to seek out
contractors with distinctive engineering capabilities and a bespoke
approach to project execution.
Simultaneously, we are conscious of the inflationary concerns
permeating the global economy. Recent surges in inflation have
been a cause for concern across industries. However, there may be
an easing on the horizon as the Federal Reserve signals a potential
deceleration in their interest rate hikes.
This development could introduce a degree of variability into our
financial projections. But, as the economic landscape continues
to evolve, we remain vigilant and adaptable, prepared to adjust our
strategies as necessary to ensure sustained growth and stability.
Our fiscal stewardship is guided by a balance of cautious optimism
and prudent planning, ensuring RAQ’s resilience amidst economic
fluctuations.
We firmly believe that the era of generic tenders is giving way to a
growing demand for specialty contractors with a strong design and
build capacity. This shift towards more personalized, client-focused
solutions aligns with our core competencies, positioning us well to
meet these evolving market demands.

ohn Pagano is not just a leader but a
trailblazer. Since joining Red Sea Global
(RSG) in January 2018, he has suc-
cessfully ensured that The Red Sea
destination became the first of Saudi
Arabia’s original giga projects to open
its doors to guests. The destination
now boasts an operational airport, hotels that are
taking bookings, and a robust infrastructure – all
built on the pillars of sustainability and effective
management. He has been instrumental in steer-
ing RSG’s mission toward responsible develop-
ment and regenerative tourism, making sure that
these principles are not just talked about, but are
deeply ingrained in every strategic decision the
company makes.
John’s comprehensive knowledge spans site
acquisition, master planning, financing, construc-
tion, and asset management. His journey into
sustainability began while studying Mechanical
Engineering at the University of Toronto, where
he worked on a project to convert a VW Beetle to
run on hydrogen.
Since then, he began a distinguished career
in luxury real estate development. Formerly the
Managing Director of Development at Canary
Wharf Group in London, he was pivotal in creat-
ing the Group’s successful delivery organiza-
tion. With over 23 years at Canary Wharf, John
oversaw various leadership positions and
established the residential business, securing
planning permission for 3.5 million square feet of
developments.
As the President of Baha Mar Development
Company Ltd. in the Bahamas, John spearheaded
the transformative USD 3.5 billion luxury tourism
resort, featuring four hotels, a convention center,
and a Jack Nicklaus Signature golf course. His
four and a half years in the Caribbean marked
a significant contribution to the region’s luxury
hospitality and residential landscape.
Before joining RSG, John founded Old Fort Capi-
tal Investments Ltd., offering strategic advice on
large-scale real estate developments.
His impressive track record aligns seamlessly
with RSG’s commitment to luxury, innovation, and
sustainability, making him an ideal leader for the
company’s executive team.
In the early days of The Red Sea destination’s
development, John and his team discovered a
picturesque island that would have been ideal
for tourism development. However, research
revealed its significance as a key nesting spot
for hawksbill turtles. In a decisive move, John
chose to leave the island completely untouched.

also key habitats and are designated as special conservation
zones. Initiatives like these ensure that RSG’s goal to deliver a
30% net conservation benefit by 2040 is not just a vision but
a roadmap under his leadership.
John also recognizes the broader implications of RSG’s work
on Saudi Arabia’s goals, particularly in developing the tourism
industry as outlined in Vision 2030. In pursuit of a truly circular
economy, John emphasizes innovation and collaboration with
partners that incorporate cutting-edge technologies to set
new standards for sustainability in the industry.
A key technology is pre-fabrication, helps ensure the suc-
cessful delivery of elements like Sheybarah Island’s iconic
stainless-steel orbs. These required technically complex
production processes, so the orbs were made in the UAE, and
then shipped to The Red Sea. The remote destination means
RSG cannot produce everything required on site, so off-site
manufacturing saves time and minimizes the footprint on the
ground, while maintaining quality. This method was also used
for residential units and bathroom pods.
John’s impactful influence extended to the 1.2km Shura
Bridge Crossing. Instead of a simple straight-line design, RSG
put a distinctive focus on crafting the bridge with a graceful
curve to avoid disrupting coral formations.
John awarded RSG’s most significant contract to ACWA
Power’s consortium. This strategic partnership focuses on
constructing seawater reverse osmosis plants, a waste
management center, and an innovative sewage treatment
plant, the latter of which led to the creation of the largest
constructed wetlands in the Middle East. These wetlands not
only serve as a sustainable solution for wastewater treatment
but also enhance habitats and contribute to landscape irriga-
tion – a testament to John’s holistic approach to infrastructure
development and ecological preservation.
He also championed RSG’s groundbreaking renewables
strategy: to power Phase One of the destinations by sunlight
day and night, thanks to 760,000 PV panels and the world’s
largest off-grid battery storage facility at 1,300MWh. Today,
RSG owns the Kingdom’s first fleet of carbon-neutral electric
buses and the largest EV charging network in the country.
The developer is also collaborating with ZeroAvia to develop
hydrogen fuel cell-powered seaplanes.
Under John Pagano’s leadership, RSG has achieved remark-
able milestones, including securing green financing, conduct-
ing unprecedented environmental baseline surveys, and
creating successful plant and coral nurseries, showcasing a
holistic approach to sustainable development.
These efforts have resulted in numerous awards and
recognitions for RSG. From GRESB rankings to ISO 37000 for
good governance and Green Key certification, RSG stands as a
testament to sustainable and regenerative development.

number of major contracts, as well as at the forested megaproject Masaar, where the
first homes will be handed over before the end of 2023.
Over the last year, Arada has also launched its first project in Dubai, Jouri Hills at

2023. Arada also announced its second Dubai project, a partnership with the iconic
Pritzker-Prize-winning Tadao Ando as well as the Armani Group for the Armani Beach

Thriving under Alkhoshaibi’s impactful leadership, Arada is the youngest private

Under Alkhoshaibi’s guidance, Arada has also extended its mission to put people at

creating a true people-centric corporate culture to
groundbreaking CSR initiatives. Ranked number 17
in this year’s Large Organizations category, Arada
topped the real estate sector as a Great Place To

Alkhoshaibi’s vision for Arada is in alignment with
the UAE’s sustainability goals. Arada’s partnership

s an admired CEO of AECOM’s Middle East & Africa
(MEA) business, Hamed focuses on excellence
in delivery on all of AECOM’s projects across the
region with an emphasis on quality and responsive-
ness to client needs. His extensive industry exper-
tise and solid client relationships bring a focused
approach across the business.
In Saudi Araba, Hamed continues to play a leading role in AECOM’s
ongoing commitment to Vision 2030. Under Hamed’s tenacious
management, AECOM’s dominance in the KSA market continued
with large-scale and exciting wins such as the NEOM International
Airport and extending our role on AlUla as the executive program
management. As our expansion into these key transformational
mega-projects continues, Hamed has grown the leadership team
to ensure strong leadership and a relentless focus for delivering an
exceptional output for these clients.
In Qatar, under Hamed’s guidance, the team continues working on
the final stages of the Ministry of Transport’s already award-winning
bus infrastructure development which will see all of Qatar’s bus
services electrified by 2030.
In the UAE, Hamed is a trusted advisor to clients. We continue to
deliver transformative projects for the public and private sector, and
secured contracts for large-scale projects
with Aldar and Miral.
Approaching its third year, our Sustain-
able Legacies strategy is more than being
ecologically-minded. We’re listening to
clients and our communities to offer
end-to-end support that delivers lasting
change. Our place as an ESG leader in
the region is proved by our recent ap-
pointment on a high-profile confidential
sustainability advisory contract, as well as
our recognition at the ME Sustainability
Innovation Awards 2023 as the Green
Consultant of the Year, achieving this title
for the second-year running.
With thrive as one of our core values,
Hamed drives this internally by sup-
porting flexibility, valuing diversity and
embracing the development of AECOM
talent, especially those starting out in our
industry. Our Advance program provides
graduates with mentoring, technical
development and tailor-made learning
pathways. This year, the program doubled
its intake compared to last year, and welcomed around
70 graduates with over 50% of the new cohort being
female, a further year-on-year improvement in terms of
female inclusion.
Hamed recognizes that a diverse team is a key
competitive advantage and to further embed ED&I into
our business and to support the local UAE govern-
ment, efforts have increased to promote Emiratisation
within our workspace and around 14% of the Advance
program cohort is Emirati. Other substantial ED&I
achievements include the significantly improved maternity benefit
enhancement that was announced on International Women’s Day
and the launch of the Alliance mentoring program, dedicated to sup-
porting the development of high potential female employees where
Hamed himself is a mentor for a senior engineer based in Qatar.
Delivering a better world starts within the communities in which
AECOM operates. Partnering environmental preservation and
team wellbeing, a group of 60 employees came together to kayak
around and learn about the Mangroves in Abu Dhabi. Each partici-
pant planted a mangrove tree to support the conservation of this
vital ecosystem. Marking its eleventh year, and with the support of
Hamed annually, the graduate committee arranged for the distribu-
tion of 4,200 Iftar meals during Ramadan to laborers working on five
project sites across the UAE, Qatar and Bahrain.
In a quick response to the devastating and individual Turkey, Syria
and Morocco earthquakes and the Libya flooding, donation drives
were quickly arranged regionally to collect warm clothing, blankets
and baby items for the victims. Further donation drives include a toy
donation with the Red Crescent to gift to children in need over the
Christmas holiday, and a toiletry donation drive marking International
Women’s Day, providing over five boxes of products for a women and
children’s shelter in Dubai.

ony Martin is currently the CEO of Al Bonian FM (ABFM)
and has been in the region for a total of 15 years. Based in
Dubai, UAE.
His responsibilities are what you would expect for this
role within a SME/FM service provider. Fully responsible for the
holistic delivery, operational/financial performance, award winning,
continuing efficiency and improvement of the business, to then
report this on a monthly basis to an Executive Committee and then
Bi-Annual to the Shareholders.
Tony Martin does what it is you would expect of a CEO to do in a
company such as Al Bonian FM. His role very much focuses on the
‘E’ of CEO. Al Bonian FM have a very flat corporate structure and
don’t have the luxury of large BD departments, marketing or support.
Therefore, he is by default

himself involved at every
level of the business, in all
aspects especially work

includes full refurbishment/

ness is diverse and serves
many sectors, B2B, B2C and
growing exponentially in
delivering FM to the retail
and hospitality sectors.
As part of Al Bonian FM’s
innovation, improvement

dedicated Control Room for
the operation and oversee
of the contracts. The
control room will have two
(2) full-time Sr. Engineer
(1-Electrical / 1-Mechani-
cal).
These Engineers are then able to advise all
technical issues at site level in live time. Tony
has always been an advocate of efficiencies
and synergies among the contracts. He often
participates in the discussion and “brain-
storming” in Operations where they identify
efficiencies such as conservation of energy,
sustainability and increase productivity that
would benefit both parties (Al Bonian FM and
the Client).
In 2022, Tony Martin, the CEO of Al Bonian FM, received personal rec-
ognition on four separate occasions, earning individual awards from
various professional groups and the FM industry as a whole. These
prestigious awards include the Industry Personality of The Year, FM
Executive of the Year, CEO of the Year FM Category (from multiple
award ceremonies), and Client-Contractor Partnership Award. These
accolades highlight Tony Martin’s exceptional contributions and
leadership in the field of facility management. Furthermore, Al Bonian
FM as a company has also received noteworthy recognition, includ-
ing being a runner-up in the Partnership Awards FM Category and
consistently ranking in the FM Power List published by FMME and
CBNME. In the 2022 FM Power List by CBNME, Al Bonian FM secured
the 14th place.

A major achievement for RSP was winning
the design competition securing the role of
design architect for the Armani Hotel and
Luxury Branded Residences, spanning a
vast 35,000 square meters in Diriyah Gate,
Saudi Arabia. Michael's design harmoni-
ously marries traditional and contemporary
elements, showcasing the richness of
Najdi design while featuring the brand's
iconic and world-renowned design style.
Currently nearing completion, another
prestigious project, the BAPS Hindu Mandir,
spanning an expansive 55,000 square
meters in Abu Dhabi, draws its inspira-
tion from the UAE's desert dunes and
the profound cultural tenets of Hinduism.
Michael and his team have meticulously
crafted an iconic monolithic oasis, inviting
all to experience its unique and memorable
atmosphere.
Another project which will be completed
by the end of this year is the high-end
luxury residences at the Palm called El-
lington Beach House. RSP, led by Michael,
provided architecture and interior design
services for this prestigious project.
RSP has also ventured into new territory
through the designing a master plan vision
for a E-Sports Arena and entertainment
district. The project will introduce a cyber
district that will include an education hub
with virtual and augmented learning, and
specialised courses in game development,
programming, computer graphics and
animation.
Adding to the roster of achievements is
the recent win led by Michael—the Nobu
Hotel & Branded Residences on Saadiyat
Island in Abu Dhabi, marking the prestigious
brand's debut in the region.
To meet client demand, Michael extended
the Dubai studio by hiring a master plan
team, which has subsequently collaborated
on projects with Aldar Properties, contribut-
ing to large-scale residential developments
in the UAE. Beyond the local landscape, RSP
has also secured new projects with Roshn,
a prominent real estate developer based in
Saudi Arabia.
Aligned with Michael's versatile design
philosophy, as a Singaporean firm, RSP
places sustainability at the forefront
of all projects from their very inception.
Given the pressing urgency of climate
issues, Michael trains the team to remain
steadfast in their commitment to being a
proactive and creative force in enhanc-
ing and safeguarding our environment.
Embracing RSP's commitment to ex-
tending the lifecycle of buildings, Michael
took on the challenge of designing a
zero-carbon 'healing' retreat nestled in
a remote location in UAE. This vision-
ary project encompasses the compo-
nents of a wellness resort, focusing on
long-term well-being, and incorporates
sustainable practices. With a selection of
eco-conscious materials and innovative
construction and operational systems,
including the elimination of single-use
plastics, provision of refillable water
stations, electric car-charging stations,
and partnerships with local farmers, this
resort epitomizes a sustainable lifestyle
with zero waste.
Michael, who embraces RSP's 67-year
legacy and wealth of experience, be-
lieves it is our collective responsibility to
nurture the next generation of budding
designers, empowering them to actively
champion sustainability and advance
technology with a keen understanding
of the ever-evolving role of design in
