elebration—it’s the heartbeat of every success,
the spark that gives purpose to all our efforts.
At the recent Construction Innovation Awards
2024, I was reminded of the power of joy in
our achievements. Every award presented was
more than a recognition; it was a moment that crystallized
years of effort, late nights, and resilience. Seeing individuals
and companies standing proudly, basking in the glow of
accomplishment, was like watching dreams take flight. There
was pride, relief, excitement, and, most of all, a shared sense
of joy that lit up the room.
Witnessing each winner’s reaction brought home a
profound truth: success isn’t a solo journey. It’s a
moment that connects everyone in the room, a ripple of
triumph that reaches beyond the stage. These moments
of celebration do more than recognize achievement;
they elevate our purpose, inspiring each of us to push a
little harder and reach a little higher. When one person
achieves something significant, it sparks a chain reaction,
reminding us all of our potential to achieve. Celebrating
wins, both big and small, is like adding bricks to a
foundation of motivation and ambition. They’re the
stepping stones toward even bolder goals.
That evening, as winners took the stage and applause
filled the air, I realized that these celebrations do more
than honor excellence. They fuel the spirit of our
industry, reminding us that our work isn’t just about
meeting targets or building structures—it’s about creating
legacies. We’re building a future that will outlast us, a
future that inspires others to think bigger, to innovate,
and to break boundaries. The construction industry is
an ecosystem of ideas, collaboration, and dreams. Every
cheer, every handshake, and every shared smile reinforced
that we are united in this journey to leave a lasting mark
on the world.
So, here’s to these powerful moments that bring us
together. Here’s to the joy that drives us, the success that
strengthens us, and the celebrations that remind us why
we do what we do. Let’s keep dreaming, keep striving,
and never underestimate the power of taking a moment
to celebrate the journey. After all, it’s the joy in our wins
that inspires every next step.
Success in Every Smile

NE Development, a

showrooms in Abu Dhabi and
Dubai, revealed details of its flagship
AED 2 billion project in Dubai’s City of
Arabia. This development is expected
to become an iconic strategic project
attracting homebuyers and investors.
The Laguna Residence was officially
launched at a spectacular event held
at Dubai’s Coca-Cola Arena. The event
featured an impressive lineup of stars,
including global music sensation
Amr Diab, Bollywood superstar
Kareena Kapor, and Egypt’s celebrated
actor Amir Karara. It was hosted by
renowned international presenter Raya
Reach and Egyptian Star Sherif Mounir.
Distinguished guests were treated
to an extraordinary reveal of Laguna
Residence’s unique features, reflecting
ONE Development’s vision to elevate
the bar for the real estate industry.
Laguna Residence is the region’s first fully AI-integrated
residential development, featuring the largest lagoon on a
podium, centred between two iconic high-rise towers. The
residence offers an exclusive retreat with uninterrupted
views of the Dubai skyline. This distinctive community
presents various unit options, from studios to three-bedroom
apartments, duplexes and sky-homes, with flexible payment
plans. The two towers are connected by a vibrant amenities
hub, offering over 40 world-class features, including
entertainment, wellness, and social spaces, creating an
engaging and connected living experience where the sky’s the
limit.
Speaking at the launch event, ONE Development’s Founder
& Chairman, Ali Al Gebely, emphasized the company’s
commitment to Dubai’s growth and its evolving real estate
landscape, saying: Laguna Residence is a unique project,
introducing the UAE’s first AI-integrated residential
community. It offers a sophisticated lifestyle, combining
convenience with personalized services. Our goal is to
redefine the real estate industry by elevating daily life and
reshaping the meaning of quality living. This community
embraces technology, innovation and sustainability and

He added: “As a homegrown boutique developer, our

our clientele in the UAE. By delivering iconic, high-quality
developments, we align with the UAE’s strategic ambitions
and leadership’s vision to attract local, regional and
international investors, setting a new benchmark in the real
estate industry.”
The UAE’s real estate market is experiencing steady growth,
attracting investors from across the globe. The Laguna
Residence project is set to offer attractive returns on
investment as the first fully AI-integrated community with
the region’s largest lagoon on a podium. This development
aligns with Dubai’s Real Estate Strategy 2033, which aims to
increase the value of Dubai’s real estate transactions to AED 1
trillion (US$272 billion) by that year.
The UAE continues to be one of the world’s most appealing
real estate markets, with cities like Dubai having gained
a reputation for catering to luxury and becoming a top
destination for high-net-worth individuals looking to invest
in property. Recently, Dubai and Abu Dhabi have made
significant progress in transparency, digital integration and
ease of doing business, simplifying the process of purchasing

that help us stay ahead of industry trends while delivering
unmatched value across our business. Our aim is not just to
prepare for the future—we are here to shape it.
With technology transforming construction, what
advancements do you see as most impactful, and how is
ANAX Holding leveraging these innovations?
The construction industry is rapidly evolving, thanks
to new technologies that are changing how we design,
build, and manage properties. One of the most impactful
advancements is Building Information Modeling (BIM),
which helps teams work together more efficiently by
creating digital versions of buildings. This reduces errors,
saves time, and makes construction smoother overall.
At ANAX Developments, we are also pushing innovation
further by incorporating Smart Home technologies. By
integrating Smart Home automation and Internet of Things
(IoT) features, our properties offer residents enhanced
control over security, energy consumption, and comfort.
These innovations not only make homes smarter but also
safer, more efficient, and sustainable.
What are the biggest challenges you’ve encountered in
your role, and how have you addressed them to steer
ANAX Holding toward success?
I acknowledge that leading a fast-growing company in
a competitive and rapidly changing industry like real
estate has come with its share of challenges. One of
the biggest has been adapting to the constant shifts in
market dynamics, whether due to regulatory changes,
evolving client expectations, or other unforeseen factors.
To overcome this, I have prioritized closely monitoring
market trends, which allows us to anticipate shifts and make
informed decisions. Another significant challenge has been
balancing rapid growth with maintaining the high standards
of quality and innovation that define ANAX Holding. As
we expand, ensuring that every project meets our strict
standards is crucial. To address this, we have implemented
strong operational processes that uphold our commitment
to excellence, allowing us to scale while still delivering
exceptional results. Ultimately, maintaining a proactive
approach has been vital in navigating the challenges of
Dubai’s ever-evolving business landscape..
As an aspiring leader in construction, what role do you
believe ANAX Holding plays in shaping the future urban
landscape of the region?
With smart buildings rapidly transforming our cities,
especially in a forward-thinking place like Dubai, we are
committed to staying at the forefront of this evolution. The
rise of smart cities means that urban planning will become
increasingly data-driven, and ANAX Developments ensures
that our projects are aligned with this shift. For example,
our VENTO Tower is fitted with a state-of-the-art Smart
Home System, designed to enhance both convenience and
energy efficiency for residents. By integrating cutting-edge

technology into our developments, we create
spaces that not only elevate the urban landscape
but also provide sustainable and connected

vibrant communities that are as innovative as they
are livable, ensuring that our projects are both
attractive and environmentally responsible. As the
industry evolves, ANAX Holding will continue to
leverage the latest advancements to shape data-
driven urban spaces that make our developments
future-proof.
What are your strategic priorities for ANAX
Holding in the coming years, and how do
they align with your long-term vision for the
construction industry?
Our strategic priorities focus on innovation,
expansion, and diversification. We aim to embrace
new technologies and trends that enhance
customer experiences across all sectors, including
real estate and beyond. As part of our long-term
vision, we’re expanding into new markets, both
regionally and internationally, while continuing to
explore opportunities in different industries. One
of our exciting new ventures is ANAX Hospitality,
with an upcoming F&B concept inspired by the
rich cultural experiences of Japan. By constantly
learning, evolving, and staying open to new ideas,
we are positioning ANAX Holding to lead with
creativity and innovation in everything we do.
Can you walk us through some of the ANAX
Developments plans? Are there any significant
projects in the pipeline?
At ANAX Developments, we are always eager
to explore new opportunities and bring fresh
ideas to life. In the real estate sector, we have
several exciting projects in the pipeline. Notably,
upcoming developments will soon be announced
in Al Meydan, Al Furjan, and Dubai Islands,
expanding our presence in key areas across Dubai,
alongside our debut project, Vento Tower that was
recently announced in Business Bay.
Beyond these projects, ANAX Holding continues to
embrace a dynamic approach to business. We are
constantly exploring new ventures and industries,
with a vision that reaches far beyond traditional
real estate. Our ambition knows no boundaries,
and we are fortunate to be operating in Dubai,
a city known for its limitless opportunities that
resonate strongly with our vision, believing in our
abilities driven by the belief that the sky truly is

M
aintaining a safe and
compliant site is a
significant challenge for
businesses across many
industries in today’s
dynamically built environment.
Despite stringent regulations and
with the best efforts from operational
and HSE teams, many organisations
still struggle with many issues.
Recent international studies in the
HSE sector within the oil and gas,
construction and FM industries
emphasise a shift toward a human-
centric digital transformation;
Approximately 60-70% of HSE-
related activities in mid to large-
sized enterprises still heavily rely
on manual processes or essential
spreadsheet tools.
65% of companies still use manual
data entries, reports, and hard-copy
logs for incident management and
reporting. Regarding risk assessment
procedures, 50-60% of companies
use manual checklists and paper
forms for inspections, permits etc.
70%+ companies still track manual
compliance through
various spreadsheet
formats and
systems.
Training records
and monitoring
are also mostly
manual in about
55% of companies.
Integrating AI into
HSEQ solutions
enhances safety
and compliance and
fosters a proactive
culture focused
on continuous
improvement. By
leveraging these
technologies,
organisations can
minimise risk and
promote a healthier,
safer workplace.
So, more specifically, what are the
challenges organisations face using
outdated manual systems?
1.
Lack of comprehensive
incident management:
Without an integrated system,
organisations face difficulties
in thoroughly investigating
incidents, identifying root
causes, and implementing
effective corrective action. This
can result in recurring issues
and non-compliance with safety
standards.
2.
Inadequate oversight and
follow-up: Tracking and
managing corrective action,
audits, and inspections can
be cumbersome and time-
consuming. Important safety
tasks may be overlooked
or not completed on time,
compromising workplace safety
and regulatory compliance.
3.
Risk assessment and mitigation
gaps: Many businesses lack the
tools to identify, assess, and
mitigate risk systematically.
This can leave organisations
vulnerable to unforeseen
hazards and potential incidents.
4.
Training and compliance
challenges: Tracking employee
training and ensuring
compliance with safety
certification is also a major
challenge. Manual tracking
systems are often inadequate,
leading to gaps in training and
potential non-compliance with
safety regulations.
5.
Permit-to-work inefficiencies:
The process of issuing and
managing permits for high-
risk work is often complex and
inefficient. Ensuring all safety
protocols are followed without
a streamlined system can be
challenging, increasing the
potential risk of accidents.
6.
Inefficient reporting systems:
Traditional, manual processes
for reporting observations,
incidents, and violations are
often slow, inconsistent, and
prone to errors. This leads to
delayed responses, unresolved
hazards and increased risk to
employee safety.
Incorporating AI into HSEQ
solutions boosts safety and
compliance while promoting
a proactive, improvement-
focused culture

Industry focus on innovative technology
Health and safety compliance significantly impacts how
businesses deliver their services and manufacture products.
Innovation in technology use has captured industry
professionals’ attention, and they are now more aware of the
need to comply with HSEQ procedures and compliance.
This is what they need to address:
Quality management systems: Implement a digital platform
to centralise and streamline quality management processes,
such as document control, change management, and non-
conformance. Automate workflows for quality-related
activities, including corrective and preventive action and
improvement. Ensure real-time visibility is introduced
into quality metrics and performance indicators through
automated dashboards and reporting systems.
Biometrics & visitor management systems: Managing site
access is key to maintaining compliance, whether employees,
visitors or subcontractors to deliver services. Innovative
technology, including employee biometrics and visitor
management systems for visitors, enables authorised access
and offers broadened visibility on facility access.
Permit to work: This day-to-day process is essential for
external subcontractors to gain onsite access. A checklist,
status, and approvals are key elements of onsite compliance.
Online systems assess and qualify contractors based on
their HSE performance, track
certifications, and manage
contract-related documents.
Digitalising these processes
brings real-time visibility
and ensures compliance with
automated workflows for
contract safety orientation,
safety plans, permit
management and performance
monitoring.
Training: Courses such as
‘Tool Box’ Talk’ are crucial in
promoting a safety culture
which covers a range of topics
from company procedures to
frequent incidents and issues.
Digital tools for safety alerts,
digital platforms to track
employee engagement with
safety materials, feedback to
assess the effectiveness of the
content and documenting and
tracking safety briefings or
toolbox talks.
KPIs & automated tracking and reporting: Measuring and
analysing HSE performance metrics, such as incident rates,
safety observations, or compliance status, is vital. Using
interactive dashboards and data analytical tools to visualise
and analyse HSE data, trends can be identified and support
data-driven decision-making.
Digital audits and compliance: Digitalising safety audit
processes, including planning, scheduling, and execution,
ensures standardised approaches and efficient data
collection. Developing a digital repository for audit findings,
recommendations, and follow-up action enables timely
resolution and improved accountability. Automated
compliance monitoring ensures adherence to regulatory
requirements, industry standards and internal policies. This
can be achieved through digital audit trails and compliance,
digital tracking of all actions, modifications and approvals,
and providing a digital record for compliance and regulatory
purposes.
Incident reporting: An enhanced H&S environment requires
implementing digital tools for incident reporting, near-miss
reporting and hazard identification reporting, affording real-
time data capture and streamlined analysis. Introducing
a digital inspection checklist and mobile application to
facilitate efficient safety inspections is also crucial. Digitally
recording HSE observations, performing risk assessments,
and maintaining an environmental aspect and impact

register are essential record-keeping
tools, and they make the entire process
easy to follow.
HSE digitalisation also makes
periodic management information
& reporting much easier with a
real-time dashboard, reducing the
effort required to collect data. It can
integrate automated data collection
mechanisms to capture relevant HSEQ
data, enabling real-time analytics
and reporting. By implementing data
visualisation tools and analytical
platforms, trends, patterns, and
areas of improvement in HSEQ
performance can be identified, and
customised reports and dashboards
for stakeholders can be generated,
with insights for decision-making and
continuous improvement.
Enhanced collaboration and
communication: Another
consideration is facilitating real-
time information exchange and task
management to enhance cross-
functional collaboration and ensure
timely response to HSEQ concerns.
Enabling mobile access to HSEQ
information and tools and promoting
agility and responsiveness in
addressing safety and quality-related
issues is also key.
With modern technology, HSEQ
professionals can monitor site
compliance and receive notifications,
warnings, and alerts through a central
data bank and user-friendly web and
mobility applications.
Digital solutions are rapidly evolving,
and this is how HITEK’s in-house

IN CONVERSATION
Can you walk us through the construction
progress of Eywa?
We are very proud of how our project is progressing!
Recently we announced we have completed
stage one of the construction and we are ahead
of schedule. In addition, in October, we made a
monumental leap toward enhancing well-being at
Eywa Tree of Life in Dubai. This milestone was a true
blend of modern engineering and ancient wisdom
- aimed at creating a space that nourishes mind,
body, and spirit. In just 20 hours, we embedded
1,500 kg of selenite crystals according to Vastu
Shastra principles and poured 5,000 tons of
concrete for the first layer of the Well-being Energy
Pyramid. This isn’t just about construction - it’s
about creating an environment designed to purify,
energise, and uplift everyone who experiences it.
How does Eywa’s design balance modern living
with sustainability goals?
Eywa is designed with sustainability and resident’s
well-being at its core. It offers a harmonious living
environment where people feel energised and
inspired, setting a new standard for residential
developments in the Middle East.
Eywa represents a significant shift towards a
brighter, more sustainable future for any region’s
landscape. The LEED Platinum certification is a
testament to this commitment. On the one hand,
Alex Zagrebelny, CEO & Founder of
R.Evolution Real Estate, introduces
Eywa, a wellness-focused landmark
in Dubai’s Business Bay. Fusing
sustainable design with modern
technology, Eywa redefines luxury
living for a healthier, eco-conscious
future.

we want to ensure sustainability standards in the
construction of the building, and on the other hand, we
don’t want to compromise on the luxurious amenities
of modern living and, what is more important, on well-
being of our residents. That’s the reason that Eywa also
has WELL Platinum certification as well. Fewer than a
handful of projects in the world can claim being both
LEED and WELL Platinum certified.
What unique features of Eywa’s
biophilic design contribute to
resident well-being?
Eywa is not just another
residential building; it is a
visionary project that seamlessly
integrates modern technology
with ancient knowledge and
world-class architecture. It is
designed to enhance the well-
being of its residents through
innovative principles and state-
of-the-art amenities. Combining
the revered Vastu Shastra
design principles with the latest
technologies, Eywa creates a
harmonious living environment
that promotes well-being and
modern comfort.
Environmentally conscious,
Eywa, Tree of Life, offers
enhanced well-being, energy,
and cost efficiency. One example is we are the first
residential building in the world with a centralised
system for supplying functional or activated, “living”
water identical in composition to the water of the
Icelandic glaciers to each apartment.
Eywa, like a breath of fresh air, is a serene green oasis
amidst the chaos of urban life. It harmoniously blends
a deep connection to nature—with its soaring trees,
gardens, and waterfalls on the terraces—while still

providing easy access to the
vibrant amenities of a bustling
modern city.
Can you explain how
Eywa achieves both LEED
Platinum and WELL Platinum
certifications?
Eywa is the first and only
project in the Middle East
that boasts both LEED
Platinum and WELL Platinum
certification proving its
commitment to environmental
and sustainable design as well
as wellness for its residents
in the living spaces. Adding
to that is the WiredScore
Platinum certification as
well, confirming that each
apartment operates as the
ultimate smart home ensuring
every resident lives within the
most advanced surroundings
while still enjoying and
benefiting from the highest air
quality, unique water systems,
and the abundant nature in
all the surroundings within
the building itself. All of these
aspects together with our
meticulous selection of non-
toxic, eco-friendly sustainable
materials for both outside and
inside design combine to bring
an extremely unique offering
and are an integral part of the
concept and design of Eywa.
How does the project’s
use of materials, such as
FSC-certified wood and
terracotta cladding, support
environmental goals?
The future of sustainable
construction lies in innovation,
and we are at the forefront of this
revolution. Through projects like Eywa,
we have proven that it is possible to
create high-performing, aesthetically
stunning buildings that prioritise both
human well-being and environmental
responsibility.
For example, wood is known for its
warmth and grounding properties
fostering a sense of connection to
nature and promoting relaxation.
All wood materials we use are FSC-
certified, ensuring that they come from
responsibly managed forests.
Another example is the facade of Eywa
which is designed to reduce heat gain,
which lowers energy consumption
in the scorching climate of Dubai.
Special attention is given to the use of
materials like terracotta glazed ceramic

tiles that minimize heat transfer. These
technologies help keep the building
cooler, significantly reducing the need
for air conditioning—a major energy
consumer in hot climates.
How is Eywa’s landscaping adapted
to withstand Dubai’s climate while
promoting biodiversity?
In our landscaping, we use only local
plants—bushes and trees that bloom
all year and can survive the tough
climate of Dubai. This choice not only
supports local wildlife but also saves
water and reduces maintenance needs.
By focusing on sustainable practices,
we aim to create a strong and resilient
environment that lasts a long time. Our
goal is to make Eywa a lasting green
sanctuary that stands out in the city,
reflecting our commitment to both
nature and sustainability.
Reflecting on 25 years in business,
how does this milestone feel for
R.Evolution?
For over 25 years, R.Evolution has been
redefining architectural excellence in
countries like Latvia, Germany, Spain,
and now the United Arab Emirates. We
have consistently delivered award-
winning residential, hotel, office, and
infrastructure projects in Europe.
I am proud to say that
today R.Evolution is globally
recognised for its unique
approach to real estate, creating
living spaces, residential
and office, that are not only
functional but revolutionary
in vision. Each project aims to
evolve the real estate landscape
of its host city, promoting a new
generation of unconventional,
innovative, and sustainable
living environments.
R.Evolution’s commitment to
health-conscious, sustainable,
and innovative real estate
projects is transforming the real
estate industry regionally and
globally and has become the
signature aspect of all of our
projects.
We’re not just building structures;
we’re creating legacies of well-
being and sustainability for future
generations. Eywa represents the
culmination of 25 years of success,
integrating our extensive experience,
ancient knowledge, and cutting-edge
technology.
How do you approach navigating
Dubai’s complex real estate market?
Navigating Dubai’s complex real estate
market requires a blend of knowledge
and strategic foresight. It’s an ever-
evolving landscape and we are leading
the way in the emerging global trend of
residential well-being.
We keep the needs and preferences of
our clients at the core of every decision.
Whether it’s the unique cultural
nuances of the Middle East or the
lifestyle expectations of international
investors, we craft solutions that cater
to both local and global demands.
Sustainability and innovation is at the
core of our philosophy and that makes
us stand apart from the rest. In Dubai,
sustainability is becoming increasingly
important, especially as the city gears
towards a greener future. Incorporating
innovative building practices and
green technologies gives us an edge,
while also aligning with the city’s
vision for a sustainable, modern urban
environment.
In your view, where is the future of
real estate development headed?
I firmly believe that as people become
more aware of the benefits of living
in a healthy environment, they will
demand this from their investments in
real estate. Prioritising well-being will
become a focus for other developers as
well and I am sure that we’ll see more
projects aligned with this.
As a real estate developer, there are
so many factors to consider when we
embark on the journey of sustainability
and well-being. Every decision we take
is to ensure that we don’t compromise
on anything that will not deliver on this
promise.
Additional comments.
It is important to note that Eywa
received the Best International
Apartment/Condominium Development
and World’s Best Property awards at
the International Property Awards in
London earlier this year, as well as the
Sustainable Architectural Future Project
of the Year award at the Sustainability
Innovation Awards.

BAHRAIN
T
he Kingdom of Bahrain,
a cornerstone of trade
in the Gulf for centuries,
is poised for a bold
transformation within
its construction sector, which will
reshape the nation’s landscape
and future economy.
From groundbreaking
infrastructure projects to
trailblazing sustainable
designs, Bahrain’s construction
industry is rapidly evolving in
response to economic goals,
technological advances, and
global environmental demands.
But beneath the surface lies a
complex landscape of challenges
and strategic adaptations that set
Bahrain’s approach apart from its
GCC neighbours.
A Vision-Fueled Development
Path
Bahrain’s Vision 2030 is a
transformative roadmap reshaping
the kingdom’s landscape with
economically diverse, sustainable
goals. Unlike mega-project-
focused Gulf nations, Bahrain
prioritises education, innovation,
and sustainable growth, evident
in projects like the Bahrain
International Airport expansion
and the $3 billion King Hamad
Causeway linking Bahrain and
Saudi Arabia.
To build a self-sustaining
economy less reliant on oil,
Bahrain is investing in commercial
and retail sectors, including the
Avenues Mall and the expansion of
the Bahrain Financial Harbor. This
diversification strategy, coupled
with Bahrain’s competitive cost
advantage over its neighbours,
has attracted international
companies seeking to establish
a presence in the Gulf. Bahrain
Real Estate Investment Company
(Edamah) has further leveraged
this advantage by developing
mixed-use projects that align with
Bahrain Economic Vision 2030,
drawing foreign investment and
generating local job opportunities.
The strategy behind these
targeted developments reflects
Bahrain’s commitment to
positioning itself as a regional
logistics and business hub.
By expanding air and land
connectivity, the kingdom
is strengthening trade and
transportation networks,
reinforcing its role as a linchpin of
Gulf commerce, particularly now
more than ever as global supply
chain resilience becomes critical.
An Ever-Growing emphasis
on Sustainable Development
Practices
Sustainability in Bahrain isn’t just
a catchphrase—it’s a necessity.
The kingdom’s arid climate and
limited freshwater resources
require a construction approach
incorporating resource efficiency
and resilience. The Askar Waste-
to-Energy Plant, currently under
development, embodies this
ethos by turning municipal waste
into electricity, aiming to reduce
landfill dependency by over 60%.
This project addresses waste
management and contributes to
Bahrain’s carbon neutrality goals
for 2060, aligning with global
sustainability standards.
Newer residential projects like
Diyar Al Muharraq also implement
green infrastructure tailored to
Bahrain’s climate. The project’s
urban design integrates shaded
walkways, water-efficient
landscaping, and optimised
building materials to combat the
harsh desert environment. By
blending sustainable design with
the cultural needs of Bahraini
residents, these projects reflect
a maturing understanding of
environmental stewardship in
construction.

Modeling (BIM) for large-scale government
projects. This requirement enhances cost efficiency,
transparency, and data-driven decision-making,
driving contractors toward AI-powered analytics and
streamlined project planning.
Drone technology is another asset Bahrain has
embraced to address site monitoring challenges. In
areas like the new King Salman Park, drones help
survey the site, provide accurate mapping, and assist
in on-site safety management, particularly valuable
in the hot, challenging climate. These technologies
enable Bahrain’s construction sector to maintain
competitive standards within the GCC market, where
rapid project delivery is crucial.
Affordable Housing: Tackling a Critical Need
While high-end projects often garner attention,
Bahrain’s construction industry faces the pressing
challenge of meeting affordable housing demands.
With a growing population and urbanisation rate, the
government has set ambitious targets to increase
access to affordable housing for its citizens. Projects
like the Al Luwzi Housing Project are part of this larger
framework, aiming to provide thousands of housing
units at lower costs.
However, due to Bahrain’s compact geography,
affordable housing projects in Bahrain face unique
constraints, such as high land costs and limited
building space. The government has sought to
mitigate these issues through public-private
partnerships, working closely with private contractors
to deliver projects at scale and meet public needs.
Public-Private
Partnerships:
A Model for
Sustainable Growth
Public-private
partnerships
(PPPs) have proven
instrumental
in Bahrain’s
development strategy,
helping finance and
execute essential
infrastructure. The
ongoing North
Manama Causeway Project is a notable example.
Through this PPP, Bahrain aims to improve traffic
flow and connectivity cost-effectively while allowing
private firms to share in the long-term revenue
generated by the project.
PPPs also play a significant role in Bahrain’s
healthcare construction projects. The King Hamad
University Hospital, a PPP initiative, exemplifies how
the government collaborates with private entities to
improve public services. These partnerships are critical
as Bahrain navigates financial constraints, highlighting
a pragmatic approach that balances national priorities
with fiscal responsibility.
Looking Forward: Bahrain’s Construction
Landscape in 2024 and Beyond
In 2024, Bahrain’s construction sector is set for
further digital integration and sustainable urban
development, aligning with Vision 2030. Balancing
growth with cultural preservation, Bahrain’s approach
highlights how smaller nations can lead in sustainable,
technology-driven construction.
Bahrain’s construction landscape redefines how
a resource-limited country can pursue ambitious
growth. With a strategic blend of government foresight,
private sector innovation, and commitment to
sustainability, Bahrain is carving a distinctive path
in the GCC’s competitive construction market. As the
kingdom looks forward, its construction landscape will
be central to achieving the vision of a prosperous,
sustainable, and globally connected Bahrain.

The winning formula for developers and asset owners…
Tantalizing Food Halls
C

far more from
F&B venues,
and food halls
are quickly
becoming a strategic asset
for developers and property
owners looking to improve
visitation and dwell time.
As we move away from the
outdated food court model,
often associated with low-
quality offerings, a new era
of food halls is emerging,
offering a high-calibre,
diverse dining experience
attracting significant interest.
For developers, the
emphasis has shifted from
traditional Retail, Dining,

setups to more integrated
environments, prioritising
engaging F&B options. Food
halls, with their focus on
variety, quality, and social
interaction, offer a flexible
model that drives foot traffic
and creates a community
asset. This generates a
halo effect that elevates
surrounding commercial
assets and enhances the
overall reputation of the
portfolio.
We’ve seen first-hand how this
model allows asset owners
to maximise the potential of
their properties by curating
adaptable spaces that
generate higher returns. A
well-executed food hall boosts
the attractiveness of urban
complexes, malls, and mixed-
use developments, providing
a competitive edge in today’s
market.
Giga project developers and
urban planners, particularly
those involved in large-scale
government-led initiatives,
are increasingly interested in
the food hall concept. These
spaces serve as vibrant social
hubs, providing a flexible and
low-barrier format for tenants
that accommodates a fresh
and exciting mix of local and
international brands. They
also serve as incubators for
the latest emerging talent or
trends.
By integrating food halls

focused on human health and well-being, such
as natural light, ventilation, thermal comfort,
accessibility, and acoustic quality, to create
purposeful interior designs.
This approach allows them to design spaces that
genuinely meet the needs of their occupants.
Furthermore, AI can analyse large datasets to
give architects insights into materials, costs,
and construction methods, making designs both
attractive and efficient. It can also predict user
behaviour and preferences, helping designers
create more functional, personalised spaces.
While traditional tools remain valuable for initial
brainstorming and sketching, AI complements and
expands upon these methods, enabling architects
to achieve optimal results faster and with greater
precision. The integration of AI into the design
process marks a new era where technology and
creativity converge, enhancing the way architects
bring their visions to life.
Generative AI uses algorithms that learn from
large volumes of data to create, optimise, and
evolve designs. Initially, its application was limited
to generating visual patterns and designs, but
as the technology has matured, it now assists
in creating complex architectural models and
engineering solutions. By analysing historical data,
environmental factors, material properties, and
structural principles, generative AI can suggest
innovative solutions that often exceed the
capabilities of traditional design methods.
Generative AI tools such as Autodesk’s
Dreamcatcher and Rhino’s Grasshopper enable
architects to input design criteria like space usage,
structural stability, aesthetics, and environmental
impact. The AI then explores countless iterations to
propose optimal solutions, offering designers a wide
range of options to choose from and refine.
In civil engineering, generative AI facilitates the
development of efficient infrastructure designs,
such as bridges, highways, and urban planning
projects. By incorporating data on terrain, material
properties, and traffic patterns, AI systems can
optimise layouts and structural elements, leading to
cost savings, improved safety, and more sustainable
projects.
Integrating AI into current practices can be difficult,
as many firms may need to acquire new skills,
software, and training, making it hard to move away
from traditional methods. To stay competitive and
take full advantage of AI’s capabilities, professionals
must continuously upskill and adapt to these new
technologies. This could involve learning advanced
software tools, developing data analysis skills, and
understanding AI-driven design processes.
Investing in these skills ensures that firms and
individuals remain relevant and can effectively
integrate AI into their work. Moreover, data privacy
and security are important considerations. AI
systems require large amounts of data, including
sensitive information, to work effectively. Protecting
this data and ensuring it is used responsibly is
essential, particularly as cybersecurity risks increase.
Although generative AI can create various design
options, the human touch is still essential. Architects
and engineers need to adjust and customise
AI-generated models to fit client needs, cultural
contexts, and artistic goals. The key challenge is
combining AI’s efficiency with the creativity and
intuition that professionals offer.
Generative AI is reshaping the architecture
and civil engineering landscape by enhancing
design efficiency, promoting sustainability, and
improving safety. While challenges remain, the
potential for AI-driven solutions to transform the
industry is immense. As professionals continue to
integrate AI into their workflows, we can anticipate
a future where buildings and infrastructure are
not only optimised for function and form but
also aligned with environmental and societal
needs. The convergence of human creativity and
AI’s computational power promises a new era of
innovation and excellence in architecture and civil
engineering.

EXPERT INSIGHTS
Upskilling
in Facilities Management
Preparing for the next era of service excellence
F
acilities management
(FM) has evolved
from a reactive,
labour-intensive
approach focused
on break-fix solutions to a
more advanced, technology-
enabled model adhering to
global standards. While some
regions lead with process-
driven, experience-led FM
services, others, including
the Middle East, still rely on
conventional manpower
methods. The industry’s shift
from input to output-based
specifications now emphasises
enhancing occupant
experiences, from streamlined
check-ins to personalised
concierge services. Moving
up the FM maturity curve
will require standardised
processes, innovative supplier
partnerships, and
delivery models focused
on elevating the user
experience.
The MEA facilities
management market
is projected to reach
$74.59 billion by
2029, driven by major
investments in sectors
like commercial,
hospitality, and
technology. Upskilling
FM professionals will be
essential to meet the
region’s rising demands
for efficient, sustainable,
and world-class
asset management.
Technology, robotics,
and automation will
also play a crucial role,
especially in areas with
high labor costs or
supply constraints.
I believe the time for upskilling
the FM workforce is now. It will
be required to deliver higher-
quality, experience-driven
outcomes and position the
Saudi Arabian FM industry as
a world-class FM market. We
believe suppliers, customers,
and FM professionals must
enhance their competencies to
stay competitive and relevant

UPSKILLING IN FACILITIES MANAGEMENT
in a maturing FM market over the
next ten years.
Technical Asset & Data
Management
With the rise of smart buildings
and IoT, facilities managers
can leverage technologies that
enhance occupant experience,
safety, well-being, and
productivity. Modern buildings
use advanced systems like facial
recognition, CCTV, and sensors
to improve security and asset
management, creating tech-
driven, experience-focused
communities. Achieving this
requires advanced skills and a
shift from traditional approaches.
Data will be a significant
challenge as fragmented data
across numerous touchpoints
remains a persistent issue. FM
professionals must be able
to consolidate and analyse
fragmented data into a cohesive
system for better planning,
demand reduction, and service
quality improvement. We believe
the Saudi Arabian FM market is
ready to embrace this challenge
and is positioned to leapfrog the
maturity curve of its current FM
market.
According to Frost & Sullivan,
building management systems
(BMS) are a vital component of
the smart building ecosystem in
the GCC, projected to generate
over $500 million in revenue by
2027, and building owners and
operators will increasingly adopt
these automation solutions.
Effective data management can
boost operational efficiency
and enhance client experiences.
However, investing in technology
without prioritising system
architecture and user experience
often leads to costly, ineffective
implementations. A holistic
approach is essential for smooth
operations and sustainable
results.
Unlocking Sustainability
With governments and private
organisations across the Middle
East focusing on reducing
carbon footprints and optimising
energy use, sustainability and
energy efficiency are critical
drivers in FM. Initiatives like
KSA’s Green Riyadh program and
UAE’s National Energy Strategy
2050 are driving sustainability
efforts. According to a report by
Stonehaven, both countries rank
in the global top 10 for LEED-
certified building projects.
Facilities managers must upskill
in energy-efficient systems,
green building certifications,
and managing sustainability
programs across the building
lifecycle — from acquisition
to service delivery. Those
skilled in overseeing cleaning,
maintenance, and hospitality
programs will be in high demand
as sustainability becomes a key
focus in FM.
Addressing Skills Gap
In the Middle East, especially
Saudi Arabia, Vision 2030
presents a key opportunity
to close the FM skills gap
through targeted upskilling.
As the Kingdom strives to
lead in business, technology,
and tourism, FM professionals
must expand their expertise
in engineering, technology,
hospitality, and program
management to support
advanced infrastructure and
enable a more collaborative,
efficient approach to facilities
management.
.
Develop Soft Skills
The FM function is shifting
from a tactical, task-focused
role to a strategic, business-
partnering role. As professionals
take on these responsibilities,
client-facing skills, such as
communication, leadership,
and customer service, will be
essential for presenting and
recommending solutions and
enhancing occupant experiences.
For example, visitor management
will become a critical aspect of
FM as Saudi Arabia positions
itself as a major tourism and
cultural hub. Whether managing
sports complexes, business
districts, or cultural museums, FM
professionals will need to ensure
that the visitor experience is
seamless and positive and that
services are aligned with the
facility’s mission.
Investing in the Future
Today, the future of FM is brighter
than ever. However, success will
be in the grasp of only those
who embrace change, are ready
to innovate, and are prepared to
abandon legacy ways of doing
business. As the Middle East
becomes a top-tier global hub,
the demand for highly skilled FM
professionals will only increase.
The FM industry must invest in its
skills for the future.
