here is a particular electricity to the
final quarter of the year. Calendars fill,
inboxes swell, and the to-do list breeds
overnight. Yet, in the bustle, I keep
noticing the small, luminous moments
that make it worthwhile: a jubilant handshake
after a win, a quiet 'we did it' exchanged backstage,
the shared grin of a team that just pulled off the
impossible. Those flashes of joy steadied me as
we delivered one of the region’s most significant
gatherings for our sector, the Construction
Innovation Awards and Summit 2025.
This season demanded stamina and judgement
in equal measure. Q4 is never merely logistics. It
is a lesson in growth. Personally, I learned to trust
the pause between decisions, to listen harder to
the people who build our world, and to protect
the tiny pockets of calm that give ideas space
to breathe. Professionally, we earned approvals
that once felt out of reach, secured partnerships
that broaden the conversation, and refined our
approach to championing the voices shaping the
built environment.
Across the industry, the mood is decisive. New
projects are moving from the drawing table to
groundbreakings at a rapid pace. We are seeing
bolder approaches to mixed-use districts, more
rigorous conversations around energy and
materials, and a maturing view of what quality
truly means, not just in finishes, but in the way
places serve people day after day. It shows up
in carefully sequenced timelines, in smarter
procurement, in teams who measure twice so we
can build once.
We still have one more month to run. As we
continue to evolve, we plan to shake things up with
braver questions, sharper analysis, and stages
that feel like a home for meaningful debate. We
enter the final stretch with focus, gratitude, and
intent.

Designed as one of the world’s largest built structures,
the 247-acre (100-hectare) Mukaab will anchor a new
mixed-used modern downtown development combining
residential, hospitality, retail and cultural spaces. Drawing
inspiration from Najdi architecture — the traditional style

EE Engineering, a member of SEE Holding group,
celebrated its 25th anniversary, marking a journey
that began in October 2000 with the founding of Jeet
Construction. Over two and a half decades, the company has
evolved from a small construction firm into one of the region’s
leading engineering and construction powerhouses, shaping
sustainable cities and infrastructure across the UAE.
With a proven record of over 35 million man-hours without
injuries, more than 8 million square feet of completed
residential and commercial spaces, and over AED 3.5 billion
worth of projects delivered on time and to the highest quality,
SEE Engineering has established itself as one of the region’s
most reliable construction partners.
These achievements reflect the company’s contribution
to building the foundations of sustainable cities and
communities. As part of SEE Holding, SEE Engineering has
been instrumental in the construction of The Sustainable City
developments across Dubai, Sharjah, and Abu Dhabi, each
designed to reduce environmental impact, enhance quality of
life, and redefine the future of urban living.
Commenting on the occasion, Eng. Faris Saeed, Founder and
Chairman of SEE Holding, said: “SEE Engineering plays a
vital role in SEE Holding’s mission to build sustainable cities
that balance environmental responsibility, circular economy
principles, and quality of life. Over the past 25 years, SEE
Engineering has demonstrated what it means to build with
purpose, quality, and accountability, values that continue
to strengthen SEE Holding’s integrated model to design,
invest in, and build the cities and infrastructure leading the
transition toward a net-zero future, in line with the UAE’s goal
of achieving climate neutrality by 2050.”
Eng. Ismat Abubaker, CEO of SEE Engineering, added: “This
milestone marks 25 years of hard work, learning, and dedication
from every member of our team. From our beginnings as Jeet
Construction to our evolution as SEE Engineering, we have
maintained one focus — delivering excellence with safety and
responsibility at the core of everything we do. We are proud
to contribute to The Sustainable City developments and to
SEE Holding’s vision of building better, more sustainable
communities for the future.”
Looking ahead, SEE Engineering remains committed to
advancing sustainable construction practices that reduce
embodied carbon, improve efficiency, and enhance the
quality of life in every community it builds. The company
recently completed the construction and handover of more
than 1,252 villas at Sharjah Sustainable City and continues to
make steady progress at The Sustainable City – Yas Island,
with handover expected in 2026, marking Abu Dhabi’s first
fully sustainable city. As part of SEE Holding, SEE Engineering

Connect,
a
new
foundational layer of Bentley Infrastructure Cloud.
Connect provides a connected data environment and unified
experience for infrastructure professionals interacting with
project and asset data, improving collaboration across the
infrastructure lifecycle and value chain.
“Infrastructure data lives everywhere—in models, PDFs,
inspection forms, photos, IoT sensors, and more—and it’s
rarely connected,” said Julien Moutte, chief technology officer,
Bentley Systems. “That changes with Bentley Infrastructure
Cloud Connect. Infrastructure professionals can access
and manage all project and asset data in one place—
fully contextualized and connected—from design through
construction to operations.”
Connect enables users to explore a big-picture view of their
entire portfolio in full geospatial context, dive deep into
project and asset details, and collaborate, track progress, and
identify issues—all in one environment.
“Bentley Infrastructure Cloud’s unified environment helps
our project stakeholders quickly and clearly understand the
impact of design decisions during

engage all the senses, reflecting the spirit of Buddha-Bar in
every wave, light, and sound.”
Construction Strategy: Building Serenity Above Water
At its core, the Buddha-Bar Floating Residences project
represents an intricate dance between engineering and
artistry. The construction strategy integrates advanced
marine engineering with sustainable design principles,
ensuring that each structure remains stable, durable, and
environmentally attuned. Every floating
residence is anchored using a precision-
calibrated pontoon system designed
to withstand wave dynamics and tidal
variations while preserving the delicate
marine ecosystem beneath.
The development team employs modular
off-site fabrication, allowing components
to be manufactured under controlled
conditions for superior quality and
reduced waste. These prefabricated
modules are then assembled on-site using
specialised marine cranes and precision
alignment systems, a process that
minimises environmental disruption and
accelerates construction timelines.
Careful material selection further
underscores the project’s commitment
to performance and longevity. From
corrosion-resistant marine-grade steel
to lightweight composite panels, every
element is designed to endure coastal
weather while maintaining a sense of
warmth and refinement. The result is
a symphony of technical ingenuity
and craftsmanship, a structure that
floats effortlessly yet stands firmly as a
testament to innovation.
Each residence is conceived as a sanctuary
rather than a structure. Over 200
specialists in architecture, engineering,
and design have devoted more than
13,000 hours to perfecting the floating
villas. Spanning 4,000 square feet across
three levels, they feature a rooftop deck
with a jacuzzi and dining lounge, a sea-
level living space with floor-to-ceiling
glazing, and an underwater suite framed
by coral gardens. Optional Bentley Home
furnishings, tactile woods, veined stone,
and maritime glass complete the interior
— a seamless blend of quiet opulence and
oceanic calm.
“Buddha-Bar Hotel and Floating
Residences at The World Islands is a
breakthrough for our brand,” says Nabil Souhail, Vice
President of Buddha-Bar International. “This project is a
convergence of our DNA – music, mood, and magic – with
next-level hospitality design. Guests will be transported into
a new dimension of sensory luxury.”
The destination will also feature the region’s first Buddha-

into nights curated by world-class DJs. With landscaped pools,
private cabanas, and panoramic Gulf views, the venue captures
barefoot Mediterranean elegance through the Buddha-Bar lens.
The master plan balances privacy with accessibility, orienting
villas for sunset and skyline views while employing solar-
optimised façades and passive cooling. Every aspect, from
spatial zoning to soundscapes, has been orchestrated to sustain
both tranquillity and exclusivity.
Official sales will launch in December 2025, offering investors an
opportunity to own part of an unprecedented development first
unveiled at the Arabian Travel Market 2025. Progress remains
firmly on schedule, ensuring that delivery meets the promise of
quality and innovation synonymous with the brand.
“Partnering on the launch of the first Buddha-Bar Hotel and
Floating Residences by Buddha-Bar on The World Islands
represents a defining moment for experiential real estate in the
region,” adds Mohamad Issa, Founder of Yieldhaüs.“Our mission
is to connect discerning investors with projects that transcend
traditional property and become living works of art — and this
collaboration perfectly embodies that philosophy.”
From music to materials, the Buddha-Bar Floating Residences
are more than a feat of design; they’re a composition of elegance,
energy, and emotion. Every detail has been tuned to rhythm
and restraint, creating a floating symphony that captures the
essence of Dubai itself — bold, beautiful, and ever evolving.

n an exclusive conversation,
Ahmed Alkhoshaibi, Group
CEO of Arada, and Natasha
Sideris, Founder and CEO of
Tashas Group, reveal how their
collaboration is set to redefine the
boundaries of community living and
dining, setting new benchmarks for
lifestyle excellence across the UAE.
The partnership builds upon
Arada’s
long-standing
vision
of creating communities that
transcend the concept of housing.
Since its inception, the developer
has redefined urban living through
destinations like Aljada and Masaar,
where F&B, retail, culture, wellness,
and lush green spaces are seamlessly
woven into the master plan. Each
development is designed not merely
to be lived in, but to be experienced,
felt, and celebrated every day.
The joint venture with Tashas
Group elevates this philosophy,
introducing refined dining concepts
that serve as social landmarks
within Arada’s communities. It
also mirrors the ongoing evolution
of the UAE’s property landscape,
where the focus has shifted from
simple residential delivery to
lifestyle-driven
placemaking—
shaping neighbourhoods with soul,
character, and a distinct sense of
belonging.
Arada

its
developments as lifestyle-first
The recent collaboration between Arada and
Tashas Group beautifully mirrors the UAE’s
evolving narrative of community living — one that
keeps pace with the nation’s dynamic growth
story.

communities. How central is F&B
in creating emotional connection
and long-term loyalty within these
master plans?
Ahmed
Alkhoshaibi: Food is
incredibly powerful in building
connections. It’s where families
gather, where friends meet, where
communities are formed. If you think
about loyalty, people might buy
a home once, but they’ll return to a
restaurant or cafe dozens of times a
year. So yes, F&B is central because it
helps create that emotional stickiness,
it turns a neighbourhood into a
community.
The UAE’s property market has
evolved from residential-led models
to integrated lifestyle destinations.
How are dining experiences
redefining what people expect from
where they live?
Natasha Sideris: Dubai’s property
market is becoming increasingly
hyper-local,
with
residential
communities evolving into full lifestyle
destinations. Developers like Arada
are integrating health,
wellness, and leisure
into
their
projects,
which naturally shapes
dining expectations.
Restaurants in these
areas need to reflect
that lifestyle by offering
menus with health-
conscious options and
convenience at their
core.
At tashas in Arada’s
Aljada development in
Sharjah, for example,
our “Inspired By” menu
will be created with
nearby students in
mind, featuring fast,
balanced and more
price-conscious dishes
suited to their routine.

Communities
such as Aljada are being
transformed into self-
contained ecosystems
with diverse dining
choices
from
cafés
and bakeries to Asian,
Arabic and Italian concepts, ensuring
residents no longer need to travel far
for quality food experiences.
We’re seeing a convergence
of property, wellness, culture,
and gastronomy. How is Arada
integrating these elements to
future-proof its developments
against shifting market trends?
Ahmed Alkhoshaibi: For us, it’s
about integrating these elements
together from day one. Take Aljada, for

example, it’s not just about homes,
but about creating a complete
community, with a vibrant retail
boulevard, wellness and fitness
facilities and now premium dining
experiences. By integrating these
elements from the planning stage,
we future-proof our developments.
No matter how lifestyle trends
evolve, people will always value
places where they can live well, eat
well, stay active and feel part of a
community that has its own energy
and character.
As the line between residential,
retail, and recreation continues
to blur, how do you see the
role of the developer evolving
in shaping not just homes, but
entire social ecosystems?
Ahmed Alkhoshaibi: The role of
the developer today is about much
more than building homes. At
Arada, we see our communities as
carefully designed environments
where every element, homes, open
spaces, cultural spots and leisure
areas work together to create a
sense of belonging. Thoughtful
design helps people interact and
feel proud to call a place home. It’s
about creating neighborhoods that
support real lives, where people
don’t just live, but truly belong.

ECOMONDO 2025, THE MOST INTERNATIONAL EDITION
EVER
Ecomondo 2025 has confirmed its status as a privileged
venue for exchange between companies, researchers,
and professionals from around the world, thanks to its
collaboration with the Italian Trade Agency (ITA) and the
Ministry of Foreign Affairs and International Cooperation
(MAECI). A global crossroads with over 800 hosted buyers
and international delegations from 65 countries. The
most represented markets included Spain, Turkey, Poland,
Romania, Serbia, Croatia, Bulgaria, Tunisia, Morocco and
Egypt. To complete the picture, around 90 international
associations were also involved. During the event, this
network generated 3,800 business matches, promoting
cooperation and the dissemination of best practices for
ecological transition.
GREEN TRANSITION, A TRANSVERSAL OVERVIEW OF THE
GLOBAL CONTEXT
Over 200 events took place over the four days, with around
70 of them organised by Ecomondo’s Technical and
Scientific Committee, chaired by Professor Fabio Fava, in a
programme packed with initiatives that offered an up-to-
date interpretation of the green transition across various
sectors. Key topics included: WEEE and critical raw materials,
the circular textile industry, sustainable finance in support
of the ecological transition, water management and the
blue economy, bioenergy, the circular economy, AI applied
to resource enhancement and data monitoring, Earth
observation and the role of communication in overcoming
false ecological transition dilemmas.
Considerable attention was paid to international
cooperation and the green transition in the Mediterranean,
as well as initiatives for accessing clean and sustainable
energy in Africa, as part of the Mattei Plan and the ‘Mission
300’ programme, with the fifth edition of the Africa Green
Growth Forum.
The 14th edition of the States General of the Green Economy
once again opened Ecomondo with a presentation of the
Report on the State of the Green Economy 2025, placing the
state and prospects of the European ecological transition
at the centre of the debate in the new global context. The
plenary session on the second day, held entirely in English
for the first time, further broadened the international scope
of the event.
The return of Sal.Ve, the biennial Exhibition of Ecological
Vehicles, in partnership with ANFIA, showcased the entire
product range of equipment for industrial and special
vehicles, including those for collecting solid and liquid waste,
street sweeping, and sewage disposal.
THE INNOVATION LABORATORY
At Ecomondo 2025, innovation bridged the gap between
science and market: the Innovation District provided space
and visibility to 40 Italian and international high-tech start-
ups, including 20 from Morocco and Tunisia selected as
part of the ‘Luca Attanasio’ Lab Innovates for Africa project,
promoted by the Italian Trade Agency in collaboration with
the Ministry of Foreign Affairs and International Cooperation.
To accompany the exhibition, Ecomondo presented the
‘Lorenzo Cagnoni’ Award for Green Innovation to seven
exhibiting companies, one from each of the event’s sectors,
for the most advanced and promising technologies.

s the Middle East continues its
breathtaking transformation, defined
by skyline-defining megaprojects,
futuristic smart cities, and an ambition
that refuses to rest, one industry quietly anchors
it all: facilities management. Once seen as
a behind-the-scenes function, FM has now
emerged as a central pillar of the region’s built
environment, blending technology, efficiency,
and sustainability into the heart of modern living.
The surge of giga-developments across Saudi
Arabia, the UAE, and beyond has not only
elevated construction standards but also
raised expectations for how these spaces will
be maintained, optimised, and experienced.
Innovation is no longer optional—it is the new
currency. From AI-driven energy monitoring
to predictive maintenance powered by IoT,
the FM sector is embracing a wave of digital
transformation that promises to make buildings
not just smarter, but more human.
Competition, too, is driving excellence. Regional
and international players are pushing the
envelope, introducing integrated service models
and data-led solutions that enhance productivity
while reducing environmental footprints. As
clients demand more transparency, agility, and
measurable value, FM providers are evolving
from mere service contractors to strategic
partners in long-term asset performance.
Yet beyond the technology and transformation
lies something more profound—a shift in
mindset. Facilities management today is about
creating experiences, not just maintaining
spaces. It is about people, comfort, and
continuity. As the region races toward a bold
new era of progress, FM stands as the quiet yet
essential force ensuring that every development
not only functions but flourishes.

most significant differentiator is its
people, and he has ensured that EFSIM’s
workforce is empowered, valued, and
continuously developed. Under his

and managerial expertise required
to excel in the FM sector. Through
structured apprenticeships, certification
programs, and partnerships with local
institutions, EFSIM has contributed
to building a skilled and sustainable
workforce that enhances the Kingdom’s
human capital while reducing its
reliance on imported expertise. This
strategic alignment of corporate and
national objectives demonstrates Tariq’s
conviction that private enterprise must
play an active role in shaping socio-
economic progress.
Recognising that the future of
facilities management will be defined
by sustainability and technology,
Tariq has driven an aggressive and
uncompromising agenda to integrate
ESG principles and digital transformation
into EFSIM’s operating DNA. He has
overseen the implementation of
climate-resilient business practices,
embedding environmental stewardship,
social responsibility, and ethical
governance into the company’s strategy.
From reducing energy consumption and
optimising water usage to promoting

initiatives, EFSIM’s operations now reflect
a tangible commitment to sustainability.
On the technological front, Tariq has
championed the use of advanced
analytics, smart platforms, and
predictive maintenance technologies
to enhance asset performance,
operational transparency, and service
reliability. These twin pillars of ESG
and digital innovation have redefined
EFSIM’s competitive edge, enabling it
to deliver measurable impact to clients
while contributing to a sustainable built
environment.
Beyond the operational realm, Tariq’s
influence extends into the global
facilities management industry, where
he serves as a Global Board Member of
the International Facility Management
Association (IFMA). Through this
platform, he actively contributes to
shaping global governance frameworks
and professional standards, advancing
the strategic importance of the FM
sector worldwide. He has been an
outspoken advocate of redefining
facilities management from a cost-
based function to a strategic enabler
of business resilience, infrastructure
optimisation, and national development.
His contributions have helped elevate
the discipline’s status across the Middle
East and South Asia, positioning it as
a vital component of economic and
environmental sustainability.

osegh Jason Anthony, General
Manager at Khansaheb Facilities
Management, has emerged
as a defining force behind the
company’s growth, culture, and
strategic direction. Under his leadership,
KFM became the first facilities management
provider in the UAE to embed digital twin
technology into day-to-day operations,
delivering fully integrated, sustainable
FM solutions that set a new benchmark for
the industry. Anthony’s career in facilities
management evolved naturally, combining
problem-solving, people engagement, and
purposeful service into a path that has now
become the foundation of his leadership
philosophy and the values he instils across
KFM.
Anthony draws his inspiration from
the tangible impact well-managed
environments have on people. He views FM
as fundamentally about enhancing human
experience - creating spaces that support

productivity, wellbeing, and comfort. This philosophy
drives the way he shapes KFM’s operations, ensuring
that every service contributes to a seamless, reliable,
and high-quality experience for clients and end users.
Knowing that his work delivers measurable value to
communities, occupants, and organisations reinforces
his long-term commitment to the profession.
His leadership style is anchored in empowerment.
Anthony believes that people perform at their best
when they feel trusted and supported, and this
principle drives the culture he nurtures within KFM.
He encourages team members at every level to take
ownership of their decisions, think critically, and
bring forward new ideas. By fostering autonomy,
he builds confidence and accountability across the
workforce, resulting in teams that are more proactive,
engaged, and solution oriented. This approach has
strengthened KFM’s operational resilience and created
a collaborative environment where individuals feel
motivated to contribute meaningfully.
Another pillar of his leadership is empathy. Anthony
places deep value on understanding the people he
leads - what motivates them, what challenges they
face, and what support they need to excel. He believes
that leadership cannot be purely transactional; it
must be grounded in genuine care. By taking the time
to connect with his teams, he nurtures loyalty and
mutual respect. His belief that every team member
brings something unique to the organisation shapes
the inclusive culture he upholds at KFM, where diverse
perspectives are welcomed and individuals feel
recognised for their contributions.
Equally important to Anthony’s leadership philosophy
is his commitment to data-driven decision-making. As
FM continues to evolve through digital transformation,
he sees technology as essential in elevating service
quality, efficiency, and transparency. Under his
direction, KFM has embraced smart-enabled systems,
predictive maintenance tools, and digital platforms
that enhance visibility and streamline operations. He
views technology not as a replacement for human
expertise but as an enabler that strengthens the
organisation’s ability to deliver consistent and high-
quality outcomes. By integrating data into operational
strategies, he ensures that KFM maintains a forward-
looking approach rooted in measurable results.
Sustainability also plays a central role in how Anthony
leads KFM. He believes that the FM industry holds
significant responsibility in reducing environmental
impact, improving energy performance, and
supporting long-term asset value. For him,
sustainability is not an optional initiative but a core
obligation. Under his guidance, KFM continues to
adopt practices that reduce energy consumption,
enhance indoor environmental quality, and
integrate environmentally conscious solutions
across operations. His commitment ensures that
the company not only meets emerging industry
expectations but also contributes to broader
environmental goals.
Anthony’s perspective on FM has matured alongside
the evolution of the industry. He views facilities
management as a people-focused discipline
rooted in trust, service excellence, and expectation
management. He often states that FM goes beyond
the upkeep of buildings; it is about managing people’s
experiences and ensuring that every interaction with
the built environment is seamless and reassuring. This
philosophy drives how he shapes service strategies,
client relationships, and operational frameworks at
KFM.
“KFM is charting a path of continuous growth,
innovation, and sustainable practices - guided by
the vision and direction of our Board of Directors,”
Anthony explains.
Through his leadership, KFM has positioned itself
as an adaptable and future-ready organisation.
Anthony continues to push for innovation, talent
development, and operational excellence. He places
strong emphasis on equipping teams with the skills
and mindset needed to navigate a rapidly changing
industry. His vision focuses on building a company
that remains resilient, efficient, and aligned with the
evolving needs of clients and end users.
Through his guidance, KFM continues to deliver
services that reflect reliability, care, and intentionality
qualities that underscore the transformative role
of facilities management in the built environment.
He explains: “we understand our responsibilities
as leaders in the industry to invest into right
technologies and integrate them into the FM spaces
where we drive sustainability, efficiency and positive
customer experience throughout the transformation
journey from conventional to futuristic management.

rom 2020 to 2025, under Imed’s strategic
leadership, Master Heat evolved from a
mid-sized service provider into a major
player with a workforce of over 3,200
professionals. He fostered a culture
built on innovation, operational excellence, and
a deep-rooted commitment to client satisfaction.
More than just expanding the headcount, Imed’s
leadership instilled a mindset of ownership and
agility across every level of the organisation. As
a result, the company’s managed portfolio grew
from USD 28 million to USD 143 million in just
five years.
In a rapidly evolving market where operational
excellence and service reliability are paramount,
Master Heat Facility Management LLC has
distinguished itself as a company redefining
modern facility management through integrated

Over the past years, Master Heat has

What truly sets Master Heat apart is not only
the breadth of services but the way in which
these services are delivered. While many
service providers continue to rely on traditional
methods, Master Heat has embraced a digital-
first operational model, integrating smart systems
and data-driven decision-making to enhance
efficiency, accuracy, and client transparency.
One of the company’s signature innovations is the
Smart Valet System—a fully digitised platform for
valet management that assigns unique vehicle
IDs to ensure secure tracking, reduce waiting
times, eliminate handover errors, and significantly
enhance guest experience in hotels and retail
destinations. The system has become a defining
operational standard across properties managed
by Master Heat.
Beyond valet operations, Master Heat has
introduced a range of AI-powered solutions
across its service portfolio, including:
Drone Façade Cleaning: Utilising aerial systems to
clean building exteriors, reducing operational risk,
improving safety, and accelerating work cycles.
AI-Based Maintenance Optimisation: Predictive
diagnostics and condition-based monitoring to
reduce downtime and prevent system failures.
Smart Fit-Out Quality Management: Real-
time digital audit and documentation tools
ensuring compliance, craftsmanship quality, and
immediate performance reporting.
These technologies are not added extras—they
are part of a strategic transformation framework
designed to deliver long-term operational
sustainability, lower lifecycle costs, and enhanced
asset value for property owners and operators.
Internally, Master Heat places strong emphasis
on developing its people. Imed believes that
excellence in facility management must begin
with skilled and empowered teams, capable of
making informed and confident decisions in
the field. The company invests in continuous
training and upskilling programs covering
technical, supervisory, and digital competencies,
ensuring that teams remain aligned with evolving

hen Mark Docherty talks about Facilities Management,
he rarely begins with maintenance schedules or
service contracts. His starting point is always the
end: defining what success looks like at the conclusion of a
building’s lifecycle. That single premise, Start With the End in
Mind (SWEIM), has become both the philosophy and framework
driving OPTIMA Facility Management Solutions, the GCC’s
fastest-rising FM consultancy. Established as an Allied Practice
of KEO International Consultants, OPTIMA was created to close
the gap between construction and long-term operation.
A Journey Built on Purpose and Precision
With over twenty-eight years of experience bridging
construction, operations, and digital transformation, Mark
has built a career grounded in clarity, accountability, and
measurable performance. An engineer by profession, he leads
with a combination of discipline, adaptability, and a results-
oriented mindset, qualities shaped by environments that demand
composure under pressure and excellence without compromise.
That disciplined, outcomes-driven approach defines both his
leadership and OPTIMA’s culture.
For Mark, excellence in FM is measured not by activity but
by outcomes. This conviction drove the creation of OPTIMA, a
consultancy designed to bridge the persistent disconnect between
design intent and operational reality, replacing reactive service
delivery with strategic, lifecycle-driven solutions. After managing
complex portfolios across the GCC, he recognised that critical asset

into a strategic, data-led discipline
anchored in lifecycle value.
KEO’s Allied Practice for the Lifecycle
Era
As KEO’s Allied Practice for Facilities
Management, OPTIMA complements the
firm’s end-to-end delivery ecosystem,
connecting design, construction, and
supervision with a lifecycle-focused FM
intelligence layer. It is built on Mark’s
CROME model, which encompasses
Construction, Renewal, Operations,
Maintenance, and End-of-Life,
ensuring continuity, accountability, and
value throughout every asset’s journey.
Within its first year, OPTIMA has already
been recognised for its innovation and
regional impact, earning accolades as
both Innovative FM Consultancy and
Upcoming FM Consultancy of the Year
2025.
Mark maintains that the fundamental
success metric is not industry
recognition, but somewhat measurable
client impact, where performance
improves, inefficiencies are resolved,
and lessons learned from one project
strengthen the next.
From Services to Solutions
OPTIMA positions itself as a solutions
partner rather than a service provider.
Each engagement begins with listening
to understand the client’s pain points,
constraints, and frustrations before
proposing interventions. The goal is
to diagnose before acting. By isolating
root causes and addressing systemic
weaknesses, OPTIMA builds frameworks
that plug gaps, close loops, and prevent
recurrence. Each solution contributes to
a continuous-learning cycle in which
evidence drives improvement and
resilience replaces repetition.
At its core, OPTIMA’s mission is to
remove ambiguity, establish ownership,
and ensure complete accountability, a
disciplined structure that leaves no
element of an operation unmanaged
or undefined.
Technology as the Truth Engine of FM
Central to OPTIMA’s model and under
Mark’s stewardship is the adoption of
OpenSpace.ai for the FM domain. The
AI-driven reality-capture platform,
re-engineered in collaboration with
OPTIMA from its original construction-
tracking purpose, now underpins the
firm’s FM Truth Engine: a living, time-
stamped digital record of every space,
system, and asset.
By shifting the data-capture focus
toward FM and asset management,
OPTIMA enables clients to validate
conditions, benchmark performance,
and resolve disputes with verifiable
evidence. This approach removes
guesswork from Facility Condition
Assessments, converting imagery
into risk-ranked, lifecycle-costed
intelligence. The result is measurable
transparency, fewer surprises, faster
interventions, and stronger governance.
Plugging the Gaps and Closing the
Loops
OPTIMA’s governance model reflects
Mark’s belief that every process must be
completed. Root-cause reviews identify
why issues occurred, corrective actions
are tracked to resolution, and lessons
are embedded into future operations.
This continuous cycle of verification
and improvement transforms FM from
routine compliance into a culture of
accountability and learning.
Across landmark GCC portfolios, from
waterfront mixed-use districts to
giga-project precincts, this disciplined,
closed-loop approach has delivered
cost reductions, improved uptime, and
sustained operational readiness.
People, Process, and Performance
While technology defines OPTIMA’s
toolkit, its most significant strengths
remain its people and processes. The
company’s governance framework
embeds ownership, verification, and
feedback into every engagement.
Each asset, interface, and outcome is
assigned a responsible owner, a verified
condition, and a documented resolution
pathway.
This same ethos extends to OPTIMA’s
collaboration with KEO’s design
and construction teams, ensuring
maintainability,
access,
and
replacement logistics are validated
long before handover. By embedding
FM thinking into project gateways, the
firm eliminates downstream failures that
inflate cost and risk. The measure of
success is not just operational efficiency,
but stronger, smarter, and more resilient
client organisations.
A Lifecycle Philosophy That’s Gaining
Momentum
OPTIMA has become the region’s
benchmark for lifecycle-intelligent
FM consultancy, aligning seamlessly
with the GCC’s Vision 2030 agenda for
sustainability, digitalisation, and asset
resilience. Its frameworks integrate
international best practices in whole-
life costing and economic evaluation,
adapted for local conditions and
regulations.
This rigour, combined with Mark’s
disciplined leadership ethos, ensures
that OPTIMA’s recommendations are not
theoretical but actionable, measurable,
and defensible.
Beyond the Awards: A Vision for the
Next Chapter
Looking ahead, OPTIMA’s role is
expanding beyond consultancy into
strategic advisory for government
bodies and private developers seeking
to embed lifecycle governance across
national portfolios. The FM conversation
in the region is evolving, shifting from
the cost of building to the cost of
performance.
As KEO’s Allied Practice dedicated
to FM excellence, OPTIMA embodies
a commitment to closing the loop
between design, delivery, and operation,
redefining what it means to manage
assets in a region that refuses to stand
still. In a market where innovation is
often promised, Mark’s team delivers
proof: captured, measured, and verified,
and always starting with the end in mind.

2025 marks a milestone year for TTE, as we celebrate 60 years of
engineering excellence as part of the Easa Saleh Al Gurg Group.
Within this legacy, TTE Facilities Management (TTE FM) continues
to grow from strength to strength, shaping the next chapter of
integrated facilities management in the UAE.
Over the past year, TTE FM was honoured with four prestigious
awards, including the Corporate Excellence Award at the
Sustainability Innovation Awards, Specialised Engineering Project
of the Year, Education & Development Initiative of the Year at the
Innovation in FM Awards 2025 and the Best in Safety Excellence
and Compliance at the World Realty Congress Awards.
Under the leadership of Marc Daly, Vice President of TTE FM,
the company has undergone a remarkable transformation from
a single-service maintenance provider into one of the UAE’s
leading integrated FM partners of choice. These recognitions
reflect the company’s strategic vision, which holds that excellence
is achieved not in silos, but through the integration of systems,
people, and purpose.
Since 2020, TTE FM’s integrated model has unified hard and
soft services, energy management, and retrofit works under one
accountable framework. The results speak for themselves. Clients
continue to trust the model, with a 96% retention rate reflecting
its long-term value and reliability. For the environment, the same
approach has helped save over 11,000 tonnes of CO₂ through
energy optimisation. And for its people, TTE FM has invested
heavily in training and safety, with more than 1,100 team members
trained and 2.3 million safe man-hours achieved without lost-
time incidents.
When asked about the future, Marc says, “The focus
is clear — service excellence for our clients through
engineering expertise, strategic collaboration, data-
driven decision making, and human empowerment.”

Shaping Tomorrow’s Built Environment
The Construction Innovation Summit 2025 successfully concluded
T
he Construction Innovation Summit 2025 was held
on October 31st, 2025 at Hilton Al Habtoor, Al Joud
Ballroom.
The Construction Innovation Summit convened an influential
assembly of architects, consultants, developers, contractors
and changemakers, all focused on one ambition: redefining
the future of the built environment.
For one immersive day, bold ideas met forward-thinking
insights as the industry’s brightest minds explored
revolutionary materials, sustainable building techniques,
digital disruption and next-gen project management.
From the opening address to closing reflections, the Summit
emphasised that transformation is no longer optional, it’s
essential. As traditional models give way to intelligent systems
and circular methods, participants heard how technology,
collaboration and vision are driving the seismic shifts across
construction.
In panel after panel, the message rang clear: architects must
design more than buildings, contractors must build more than
structures, developers must invest more than land, together
they must deliver sustainable, digital-enabled ecosystems.
As the industry moves forward, the Summit stands not only as
a landmark event, but as a catalyst for a new era of excellence
in construction.
We extend our heartfelt gratitude to all the panellists and
speakers whose invaluable insights and expertise made the
Construction Innovation Awards 2025 truly impactful. Thank
you for sharing your knowledge and inspiring the industry to
move forward with innovation and excellence.

INTERIOR DESIGN
Your work is rooted in emotional storytelling. How
do you translate abstract human feelings like calm or
inspiration into spatial elements like light, texture,
or form?
At RAW Design, we see emotion as the most potent
material in design. Every space should evoke a sense of
emotion — whether curiosity, inspiration, or serenity.
Translating these feelings isn’t decoration; it is about
understanding human experience. Light can soften a
moment, textures invite touch, and proportions can
energise or ground. We don’t design to impress; we design
to connect. The goal is for someone to enter a space and
feel something lasting, even if they can’t describe it.
RAW is known for striking minimalism, but in a region
that celebrates opulence, how do you convince clients to
embrace simplicity over spectacle?
Minimalism isn’t about less design — it is more intention.
In a region drawn to grandeur, we approach simplicity as
quiet luxury, refining what truly adds meaning, emotion,
and function. Clients immediately feel the difference: a
sense of focus, balance, and
harmony. Simplicity doesn’t
compromise; it delivers
precision. A well-executed
minimal space doesn’t
shout — it holds attention
effortlessly. That is where
timeless design lives.
RAW has grown into a
multidisciplinary studio.
What were some pivotal
challenges or decisions
that
shaped
this
evolution from boutique
to benchmark?
Our evolution wasn’t about
size; it was about depth. RAW
began as a boutique studio
with personal, hands-on
projects as recognition grew

GEOMETRY OF EMOTION
— from award-winning restaurants and
clinics to commercial offices, the scope
expanded. The challenge was growing
without losing our essence. We built
a multidisciplinary team capable of
integrating architecture, interiors, and
emotion while maintaining intimacy
and design-led thinking. Every decision,
process, and collaboration among
people and technology deepened our
creative impact and shaped RAW into a
benchmark studio.
In a region where trends evolve fast,
how do you decide what is timeless
versus “on trend”?
Trends are fleeting; meaning lasts.
Timeless design resonates. Evoking
balance, purpose, and belonging. In a
fast-moving region, it is tempting to
chase styles, but at RAW, we focus on
authenticity. Trends inspire, but they
are never the foundation. Timelessness
comes from honesty, functionality, and
human-centred design.
You’ve
won
awards
across
healthcare, retail, and hospitality
design. How do you maintain design
integrity while adapting to distinct
sectors and user expectations?
Design integrity is about staying true to
intent. Whether a clinic, retail space, or
restaurant, we start by understanding
why the space exists and who it
serves. Each sector has its rhythm —
healthcare requires trust, retail thrives
on energy, and hospitality celebrates
atmosphere. We interpret these needs
consistently while adapting materials,
mood, and spatial flow. Integrity lies in
thoughtful decisions, ensuring each
project feels unique yet unmistakably
intentional.
What future tools or innovations do
you think will fundamentally change
the way we design and experience
interior spaces?
Tools like virtual reality, parametric
design, and AI are transforming how
we conceive and experience spaces.
Clients can step inside concepts before
they exist, while adaptive systems
respond to human presence, adjusting
light, temperature, and ambience. At
RAW, these innovations are more than
technology; they help us create spaces
that are intuitive, immersive, and
deeply connected to the people who
use them.
How do you protect creative
integrity when balancing high client
expectations, commercial pressures,
and timelines?
Protecting integrity starts with clarity
and collaboration. We begin by
understanding the client’s goals, brand,
and audience, ensuring that decisions
are intentional. Pressures and timelines
guide how we execute, not why we
design. Clear parameters, thoughtful
choices, and constant communication
ensure the work remains considered,
purposeful, and true to our design
ethos.
In an industry sometimes driven
by aesthetics and speed, how
do you advocate for long-term
environmental responsibility with
clients and contractors?
Sustainability isn’t a trend; it is a
responsibility. We show that thoughtful
choices in materials, energy, and design
benefit both the planet and the quality
of the space. By integrating eco-
conscious strategies early in the design
of materials, lighting, and ventilation,
sustainability becomes seamless, not
an afterthought. Framing it as a value-
add rather than a compromise allows
us to create spaces that are beautiful,
functional, and responsible for the long
term.

or several years, the GCC region has
been actively reimagining the potential
of indoor entertainment. There are
several factors behind this, not least
the extreme summer heat that makes year-
round outdoor entertainment difficult, the
increasing demand from young populations
for tech-enhanced experiences, and the
broader economic diversification initiatives
that many GCC countries have adopted as
they move away from oil reliance.
Construction has transformed alongside this
innovation in indoor entertainment — and in
many cases has been the driving force behind
it.
While it’s challenging to obtain figures for
this sub-sector of the broader entertainment
market in the GCC, it’s clearly growing at a rapid
pace. Figures for the MENA region indicate
that the family and indoor entertainment
market was valued at USD 618 million in 2019
and is projected to reach USD 1.7 billion by
2027. Except Egypt, all the major players in
this report were GCC countries.
This article examines how the GCC has developed the
infrastructure for indoor entertainment and explores
how the region’s construction sector has leveraged
climate-related challenges into a competitive
advantage.
Constructing a new world of indoor entertainment
The key centres for this change include cities such as
Dubai, Abu Dhabi, Riyadh and Doha. Each has invested
heavily in the necessary infrastructure to create
tourism and entertainment sectors that can rival
global competitors, specifically designed to suit the
climate and national ambitions of each country.
As far back as 2005, Dubai established the world’s first
indoor ski resort, which quickly became a key symbol
of the region’s pioneering development. Dubai’s
innovation paved the way for many other cities to
follow suit, and the success of this early project also
demonstrated the value of integrated delivery models.
From advanced cooling systems to smart energy
management, construction firms are designing and

building large-scale structures that are
efficient throughout the year. Techniques
such as large-span roofing, vibration isolation
and theming integration are now in demand
for other infrastructure and cultural projects
across the GCC.
Taking the idea of the mall to new heights
It started with the mall. Shopping malls in the
Gulf have long served as comprehensive leisure
ecosystems, featuring some of the biggest
names, including Villaggio Mall in Doha, Dubai
Mall, Yas Mall in Abu Dhabi, and The Avenues in
Kuwait City. The Avenues in Riyadh is currently
under construction and, when completed,
will be the largest such development in Saudi
Arabia.
Beyond retail, many of these malls form a kind
of city within a city, housing everything from
aquariums to ice rinks to VR parks. They are
also social centres, places where people meet
— a modern version of the village square or
local park during times of the year when those
spaces are too hot. For contractors, this has
meant fresh approaches to planning structures
and managing building systems. The result
is a far richer visitor experience and a new
benchmark for designing mixed-use spaces.
These new approaches are all underpinned
by economics: when malls go beyond just
shopping, it drives more extended visitor stays,
and with that comes higher spending. Investors
who understand this know that having an ice
rink within a mall isn’t an extravagance, but a
strategy that yields a real return on investment.
The rise of indoor sports and fitness
The Gulf’s indoor entertainment boom isn’t
limited to shopping or skiing. Sports have
moved indoors as well. There are major indoor
sports and entertainment complexes, such
as Zayed Sports City in Abu Dhabi and the
Al Shabab Dome in Dubai. However, equally
impressive are massive new projects that take
this idea to previously unimagined places.
The prime example is The Loop in Dubai, which, upon
completion, will be the world’s smartest cycling and running
infrastructure, featuring nearly 100km of sustainable urban
highway. This cycling and walking track will be climate-
controlled, allowing people to ride bicycles, run, or simply
walk in comfortable conditions. Meanwhile, in Saudi Arabia,
the Qiddiya project, known as ‘the first city built for play’,
is also under construction and will include esports arenas
along with event venues and waterparks. Projects like
The Loop involve collaboration between civil engineers,
façade specialists, and sustainability consultants who work
together to create comfortable microclimates, utilising
modular construction techniques to accelerate delivery
timelines.
The indoor theme park
The fact that it needs to be indoors hasn’t stopped the Gulf
from creating indoor entertainment on a massive scale. In
Dubai, IMG Worlds of Adventure spans 1.5 million square
feet and features zones based on popular brands, including
Marvel and Cartoon Network. Meanwhile, Warner Bros
World Abu Dhabi brings together Bugs Bunny, Batman and
Superman all under one roof.
These ventures are calculated investments in diversifying
the tourism industry. Each year, the number of international
visitors increases, and these indoor experiences provide a
weather-proof solution. Because of this, indoor theme parks
and leisure centres offer strong returns due to year-round
visitor flow and high per-capita spending. Operators receive
more predictable income streams, as well as cross-selling
opportunities through hospitality and retail.
Turning the climate challenge into a competitive advantage
For policymakers and developers, the business of indoor
entertainment demonstrates the Gulf’s ability to adapt
to its environment while building globally competitive
industries. In economic terms, these projects are part of a
broader strategy to reduce dependence on oil, with the
entertainment and leisure market driven by investments
in tourism, culture and sport. In all cases, indoor facilities
enable these activities while also regulating revenue
because they can stay open year-round.
On a social level, these indoor spaces also enhance the
quality of life. People may move to the region to take
advantage of work opportunities, but having the necessary
infrastructure for their families means they’re more likely to
stay.
Sustainability and the future
At the heart of the indoor entertainment revolution is the
need to maintain massive climate-controlled spaces. Many
current developments are experimenting with hybrid cooling
solutions, including chilled water loops, phase change
materials, and HVAC controls with AI integration. These
were once niche technologies, but today they are central
to sustainable construction. Just as smart cities are being
planned and built, the next generation of entertainment
spaces will merge innovation and functionality with
sustainable practices.
At its core, the business of indoor entertainment in the Gulf
is about quality of life and creating spaces where people
can connect and play throughout the year. By reimagining
the indoors, Gulf cities have adapted to their environment,
leveraging it as a competitive advantage.

WHY MENTAL HEALTH IS CONSTRUCTION’S NEXT FRONTIER
F
or decades, construction has
measured success in structures -
towers that touch the sky, roads
that connect cities and grids
that power nations. Yet, beneath
these physical foundations lies
a more fragile one: the wellbeing of people
who built them.
Across the Middle East, the construction
industry stands at a turning point. As
projects grow more ambitious and timelines
tighter, the mental health of the workforce
has quietly emerged as one of the sector’s
most pressing challenges. Long hours,
intense physical demands, separation from
family and high pressure environments have
created conditions for burnout, anxiety and
depressions. It’s a global issue, but in the
GCC where the sector depends heavily on
migrant labour, the human and economic
implications are particularly large.
At Penta Global, we’ve long understood that
a safe site is not just one free of accidents;
it’s one where people feel supported,
respected, and heard. This belief led us to
develop Mind Matters in Construction: The
State of Mental Health and Wellbeing in the
UAE, a first-of-its-kind report exploring the
realities of mental health in the country’s
construction workforce. What we found is
both a cause for optimism, alongside clear
industry actions.
Government frameworks such as the UAE’s
National Strategy for Wellbeing 2031 and
the new Mental Health Law have made
exceptional strides for better protection
and awareness. The larger companies have
dedicated teams and integrated wellness
programs, peer networks, and digital
support tools. And yet, the industry remains
fragmented. Larger firms have the budget
and resources to implement structured
programs; smaller subcontractors often do
not. Without collective alignment, the sector
risks creating pockets of progress rather
than a unified culture of care.
The World Health Organisation estimates
that every USD 1 invested in mental health
yields USD 4 in improved productivity.
In the GCC, the cost of untreated mental
wellbeing is estimated at USD 3.5 billion
in lost productivity every year. Beyond
the moral imperative, there’s a compelling
economic rationale for investing in
wellbeing. Construction workers clocking
more than eight hours a day are nearly
three times more likely to report symptoms
of depression. Add to that language
barriers, lack of awareness, and fear of
reprisal, and many workers simply suffer in
silence. If the industry truly wants to create
safe, sustainable workplaces, mental health
support must be normalised at every level -
from the boardroom to the job site.
The solution lies in collaboration.
Developers, contractors, regulators, and
clients must move in step by sharing best
practices, setting minimum wellbeing
standards, and embedding mental wellness
into project planning from day one. What we
need is not just more initiatives, but shared
accountability and progress tracking.
At Penta Global, we believe the time to
act is now. The construction sector is at a
pivotal moment in the UAE and across the
GCC, with demand for major infrastructure,
energy, and urban development projects
growing. Ensuring that the workforce driving
this growth is both physically and mentally
resilient is no longer optional, it is essential.
We call on the industry to take 3 key actions
for the path forward:
1.
Increase Data and transparency - make
wellbeing part of compliance
2.
Collaborate as a sector - align
standards across client and contractors
3.
Focus in Prevention - address root
causes rather than being reactive
Mental health is more than a corporate
responsibility; it is a measure of how we
value the people who build our world.
Together, the construction sector can
redefine what it means to build responsibly,
making mental wellness not just an
aspiration, but a shared standard for the
entire industry.

EXPERT INSIGHT
D
igital Twin technology has moved
from theory to practice, redefining
how the construction and facility
management industries operate. A
digital twin, a virtual replica of a physical asset
that mirrors real-world conditions through
continuous data streams, is revolutionising
the design, construction, and maintenance
of buildings. As the Middle East accelerates
its digital transformation under frameworks
such as Dubai 2040 Urban Master Plan, Saudi
Arabia’s Vision 2030, and the UAE’s Smart City
initiatives, digital twins are becoming essential
for achieving efficiency, sustainability, and
smarter infrastructure.
From static design to living systems
In traditional workflows, the design phase
concludes once drawings are approved. Digital
twins extend this lifecycle, creating a dynamic
bridge between design intent and operational
reality. Built on BIM foundations and enhanced
through IoT, AI, and real-time data analytics,
these models evolve continuously, reflecting an
asset’s performance over time. By simulating
scenarios such as energy consumption,
occupant flow, and daylight impact, design
teams can make faster, evidence-based
decisions that reduce costly revisions later.
Global studies show that organisations using
Industry 4.0 technologies such as digital
twins achieve 30–50% reductions in machine
downtime and 15–30% improvements in labour
productivity. Within the UAE’s construction
market, projected to reach US$96.06 billion
by 2030, such efficiencies are becoming a
competitive necessity.
Enhancing construction efficiency and
accountability
During construction, a digital twin acts as a
single source of truth. Synchronising on-site
activity with virtual models enables early
clash detection, real-time progress tracking,
and predictive risk management. When paired
with drones, RFID tracking, and automated
dashboards, contractors can visualise
deviations and act before they escalate into
delays or rework.
Architectural and engineering consultancies,
such as Access Consult, are utilising this data-
driven approach to enhance accountability and
facilitate smarter decision-making throughout
the construction phase.
Post-handover: where value multiplies
The true potential of digital twins becomes
apparent after construction is complete.
For facility managers, IoT integration allows
continuous monitoring of systems, from

adoption
challenges
Despite clear advantages,
challenges persist. Integrating
legacy systems, ensuring
data interoperability, and
managing large volumes of
data require both technical
expertise and significant
investment. Yet, as the Middle
