at Ithra Dubai, leverages 35 years of
experience to lead innovative projects
like One Za’abeel, transforming Dubai’s
skyline with cutting-edge design and
development strategies.
Can you walk me through your journey in the real
estate industry?
I have been involved in real estate development for
over 35 years. My career spans across the United
States and the United Arab Emirates with projects in
commercial, residential, and hospitality sectors. Prior
to my position as Chief Development Officer (CDO) at
Ithra Dubai, I had worked on various mega-projects,
including the Index Tower, and held positions as Chief
Development Officer of Union Properties, and GM
Development at Emaar Properties.
As Chief Development Officer at Ithra Dubai, I regularly
employ my experience alongside my understanding
of Dubai real estate and efficient development to plan
inclusive and mixed-use developments in the Emirate,
with One Za’abeel being a shining example of what
we’ve accomplished.
For One Za’abeel, what did the construction phase
look like? Were there any challenges?

the vision of One Za’abeel to life
required our collaboration with
strategically-sourced local and
international industry experts to
develop innovative techniques and
solutions. Creative thinking was at the
forefront, requiring us to equip state-
of-the-art engineering, eco-conscious
materials, and innovative design to
accommodate the grandiosity and
location of the project.
Due to its prime location, excavation
for the development occurred beneath
a live highway. Major considerations
had to be taken when digging the
deep seven floor basements due
to the proximity to an existing
overhead highway’s bridge piers and
foundations. You can see all of our
collaborative, innovative technologies

of The Link - the cantilevered building

two towers. The 230 metre-long sky
concourse holds the Guinness World
RecordsTM title for The Longest
Cantilevered Building in the World,
with 67.277 metres of it suspended 100
metres above the ground. The lift was a
major achievement, executed without
stopping the flow of traffic on the
4-lane highway that stands between
the two towers.
What inspired the concept and
design behind One Za’abeel The
Residences?
Sustainability, convenience, and luxury
are the core pillars of One Za’abeel.
When designing The Residences in
particular, the goal was to create
the ideal homes for discerning and
contemporary global citizens looking
for an elevated living experience.
When conceptualising the 264
residential simplexes and duplexes,
our consultants masterfully considered

With several floor plans available for both simplexes

alongside the magnificent appearance. Each Residence

The Residences further stand out through integration

highly mindful staff available 24/7.
How does One Za’abeel The Residences prioritize
sustainability and environmental consciousness in

green building initiatives is a priority for One Za’abeel.
In line with the UAE’s 2050 net-zero target and the
guidance of sustainability consultants, WSP Middle
East, the sustainability strategy was developed around
a bespoke responsibility matrix that incorporated
LEED Gold standards, which was achieved in December

As the Chief Development
Officer of Ithra Dubai, what
are your visions and goals for
One Za’abeel The Residences,
and how do you envision them
contributing to Dubai’s vibrant
urban landscape?
Dubai is a city defined by its
ingenuity and the vast exchange
of culture and enterprise. One
Za’abeel is reimagining the
ways we live, work, and thrive
as a globally renowned lifestyle
destination of luxury and

T
he world of surfing, attractions, and development
is buzzing with excitement as Endless Surf
recently unveiled its next-generation wave pool
technology at O2 SURFTOWN MUC, marking the
official debut of this highly anticipated surf venue.
This groundbreaking launch is not just a win for
Munich surfers; it represents a global leap forward for surf park
technology. Endless Surf is already poised to power over a
dozen surf parks worldwide, bringing world-class waves to both
core surf regions and “surf deserts” in the Middle East.
As a sport and lifestyle, Surf is taking the world by storm.
According to the International Surfing Association, there are
an estimated 20-35 million surfers worldwide, and we see a
20% increase in female participation worldwide. Plus, with surf
now an official Olympic sport and all the recent mainstream
attention for the 2024 Olympic games, aspirations are at an
all-time high. This massive growth in surfing makes surf parks
an exciting opportunity for developers to capitalize on. And,
since Endless Surf’s next-generation technology is now making
waves, the opportunity becomes even more enticing as the surf
lagoon is being praised for its performance by professionals
and beginners alike.
A highly anticipated feature in Endless Surf is the flexibility
and control that the system has. During wave commissioning,
where wave types were being fine-tuned for operation, Leon
Glatzer, a professional surfer and German Olympian, praised
the technology’s precision and versatility: “This technology is
a game-changer for the future of surfing. It was incredible to
see the precision and power that ES holds. The flexibility and
variety of this pool are amazing—it will keep surfers stoked
and always coming back for more.”
While this is the first Endless Surf lagoon, it is far from the

cutting-edge innovation. The launch
of Endless Surf marks the culmination
of this expertise, delivering powerful,
customizable waves built to perform
reliably for decades.
Launched in 2020, Endless Surf has
generated global excitement, spotlighting
its inaugural project in Munich. With the
official unveiling of ES waves, it’s clear that
this technology is set to revolutionize the
surf park industry. As surfing continues
to grow worldwide, with hundreds of surf
parks in planning stages, it’s the perfect
time to explore what makes Endless Surf
so special.
First Glimpse at Cutting Edge Wave Tech
in Munich
In Munich specifically, Endless Surf’s ES34
lagoon has 34 wave-generating caissons
that deliver powerful, customizable waves,
thanks to the product’s robust pneumatic
hardware and proprietary software suite.
Now officially open to the public, the
system offers a surf experience that caters
to every skill level and style, from beginners catching their first
waves to seasoned pros surfing in the barrel and pulling off
aerial manoeuvres.
Although the lagoon in Munich is an ES34, Endless Surf pools
can be scaled up or down based on the number of pneumatic
wave-generating chambers along the back wall of the pool.
Depending on the available land, ES wave pools can be built
with as few as 24 chambers (ES24), as many as 60 (ES60), or
anywhere in between. Ultimately, the number of pneumatic
chambers will affect footprint size and surf ride time but will
not affect wave-creating capabilities like height and wave
types. In Munich, Endless Surf offers up to an 18s ride in Single
Peak mode. An ES60, featuring nearly 75% more wave-
generating caissons, can offer up to a 32s ride from end to end.
While the single peak wave is perfect for a premium wave
offering, Endless Surf showcases a Split Peak setting that
offers lefts and rights in the same session, which is great for
high capacity and throughput. In addition, after the main wave
breaks at ‘The Peak,’ the energy is recycled in ‘The Shore’ zone.
The Shore offers a perfect whitewater wave for beginners to
learn simultaneously while The Peak is pumping.
Trusted Pneumatic Hardware with Innovative Software Suite
Endless Surf’s waves are created using air and pressure,
mimicking the natural forces that generate ocean swells. Built
on the foundations of tried-and-tested pneumatic hardware,
Endless Surf’s system is designed for longevity, flexibility,
and ease of maintenance. The hardware has been proven
in hundreds of wave pools worldwide, many still operating
decades later with minimal upkeep.
What sets Endless Surf apart is its state-of-the-art software
suite, Swell Studio, which offers complete control over wave
programming and customization. The suite includes additional
platforms, such as Surf Concierge for guest management and
bookings and Wave Doctor for preventative maintenance and
monitoring. This comprehensive software package ensures a
seamless experience from arrival to the break.
Transforming Surf Parks with Flexibility and Control
One of the standout features of Endless Surf’s technology is its
unparalleled flexibility. Thanks to Swell Studio, operators can
customize wave settings to create the perfect experience for
any group of surfers. Whether a mellow session for beginners
or a high-action session for advanced surfers, the Endless
Surf lagoon can control wave heights, angles, speed, sections,
etc., with its proprietary software. Thanks to the precision
of pneumatic tech, Swell Studio controls the wave-making
caissons, which can be programmed to release energy in
different ways to form waves. Think of each chamber like the
keys on a piano. Operators can use the “keys” to play an almost

TECHNOLOGY
endless variety of tunes – those tunes are waves of unique
sections. Overall, ES can generate waves up to 2.1 meters in
height and 32s seconds in length in Single Peak mode on its
largest model (ES60).
While making first waves, Paul Chutter, President and Co-
Founder of Endless Surf, noted the technology’s power by
saying: “Witnessing the unrivalled flexibility and control of our
technology in action has been such a special moment. The
endless possibilities give us precision and control like never
before seen in a wave pool.”
Looking beyond wave customization and more at session
creation, Endless Surf’s flexibility allowed venues to be
responsive to surfers’ capacity. ES doesn’t have to run as ON or
OFF, allowing operators to optimize their power consumption
and never waste any waves. Whether it’s a packed Saturday
afternoon in the summer or a slow Tuesday morning in the
winter, Endless Surf can deliver only what waves are necessary
depending on who is in the pool.
Meeting the Needs of a Diverse Surfing Audience
As the surf park industry continues to grow, Endless Surf is
well-positioned to cater to the diverse needs of surfers. From
first-timers to seasoned professionals and from casual day-
goers to dedicated club members, the flexibility of Endless
Surf’s technology allows for a uniquely tailored experience.
With features such as multiple wave types in the same session,
the ability to surf lefts or rights without exiting the lagoon,
and premium custom wave settings, Endless Surf ensures that
every session is as unique as the surfers riding the waves. For
example, sessions at O2 SURFTOWN MUC offer eight different
skill level categories – kids, first-timer, beginner, progressive,
intermediate, advanced, expert, and pro. There are multiple
wave types on the menu within many levels.
Wave variety is suitable for both surfers and the venues
catering to them. It allows surf parks to tap into their
uniqueness and have a menu of waves that differentiates them
from other wave pools. Plus, surfers love variety. Being able to
surf many different types of waves takes our skills to the next
level and allows us to surf better both in the ocean and the
pool – ensuring that our sessions will never become stale and
surfers will keep coming back for more.
New Standards in Operational Efficiency and Sustainability
Endless Surf’s flexible technology also sets new standards
for operational efficiency. Unlike traditional wave pools,
which generate waves at a fixed frequency regardless of
occupancy, Endless Surf’s pneumatic chambers can be
programmed to deliver waves only when needed using Wave
Interval Management. This pay-per-use model allows for
more controlled margins, as operators only produce waves for
those who have paid. Additionally, Endless Surf’s suggestion
of 12-16+ second intervals between waves, as opposed to the
industry norm of 8 seconds, enhances the surf experience
and significantly reduces power consumption, making it a
more sustainable option for regions with high electricity
costs. Another area where Endless Surf is leading the charge
in minimizing impact relates to construction. Its compact
footprint allows for less excavation, soil sealing, less water,
etc. Endless Surf’s partnership with Myrtha Pools offers an
alternative to concrete construction, using stainless-steel
technology for a reduced carbon footprint and long-lasting
durability.
Organic and Aesthetic Design for Authentic Surf
Destinations
Beyond the technology itself, Endless Surf was designed with
authenticity in mind both for the wave and the surrounding
environment. The organic design of the Endless Surf Lagoon is
crafted to create a true beach-like experience anywhere in the
world. With a low-profile design and non-industrial machinery,
as well as a maximized beachfront length, the atmosphere
surrounding Endless Surf feels open, authentic, and inviting
for surfers and non-surfers. Plus, the shape of the pool offers
high-action views from every angle. Whether spectators watch
from the beach or the back wall, they are close to the action
and can enjoy the breaking waves from any angle.
In addition, the Endless Surf lagoon offers 360 degrees of
waterfront development potential, which gives developers the
opportunity to capitalize on prime real estate opportunities
and additional revenue streams. From lodging and/or
commercial real estate to beachside dining, this unique feature
gives plenty of options to increase the length of stay and
boost ROI.
The Future of Surf Parks is Endless
For surfers, the launch of Endless Surf is a glimpse into the
future of inland surfing—offering technology that caters to
any skill level and surf style. For developers and investors, it’s
a milestone for projects worldwide. Whether it’s a standalone
surf park or a mixed-use entertainment district, Endless
Surf is an anchor for various business goals. With its next-
generation features, expert team, and commitment to creating
viable and sustainable surf destinations, Endless Surf is
redefining the surf park industry for developers and surfers
alike. As the world’s first Endless Surf lagoon makes waves, this
groundbreaking technology’s possibilities are endless.

DESIGNING FUTURE REALITIES
Taking One Step At A Time
Firstly, they see themselves
as real estate developers
and place makers. Over
the past three decades,
Orascom Development has
had a proven track record of
creating vibrant, integrated
communities that cater to
residents’ evolving needs
and aspirations. Their new
thought leadership initiative,
Orascom Development Keys
of Life, further grounds
their commitment to
sparking understanding and
dialogue around important
topics about the future of
communities.
As a cornerstone of
this new initiative,
they worked with
YouGov to survey
over 3,600 people
across the Middle
East, North Africa,
Europe, the United
Kingdom, and the
United States on their
public perceptions of
living environments.
Their findings revealed
that 76% of people
feel their best in a
place where they
can ‘live, play and
work’, underlining
the importance of
creating integrated
communities. This is
reflected in their design of
projects with ample open
spaces, green parks, and
seamless connectivity,
which their findings
highlight as crucial aspects
of people’s expectations in
modern community living.
Orascom Development’s
resilience is evident in its
growth plans. With a land
bank of more than 100
million square meters and
over 40% of that land under
development or already
developed into thriving
communities, they are
driving their growth with
a deep understanding
of the real estate market
trends in the GCC and
the broader region. This
approach has led to
significant achievements,
such as a 20% increase in
contracted units to 2,115
units in 2023 compared to
the previous year and CHF
704.2 million in real estate
sales – a similar value to
2022, despite the challenges
posed by the Egyptian
Pound devaluation.
The Driving Force
The community design
approach is built around
purpose, connection and
togetherness. Integrating
towns that foster a sense
of community is essential
to their strategy. This
philosophy can be traced
back to the vision of their
founder, Samih Sawiris,
who 1989 set out to create
an idyllic paradise on the
shores of the Red Sea
in Egypt that feels like a
close-knit community of
friends. Today, El Gouna is
renowned for its luxurious
marinas, picturesque
beaches, exceptional dining
options, diverse recreational
activities and commitment
to sustainability. El Gouna
has become a prime

approach, with 80% of respondents emphasizing the
significance of having a strong sense of community in their
lives. As placemakers, they see it as their responsibility to
provide a wide range of amenities and activities and invest in
the cultural elements and events vital for fostering community
cohesion and individual wellbeing. For instance, the El Gouna
Film Festival celebrates creative talent and supports the growth
of the filmmaking industry in the region. Similarly, Hawana
Salalah in Oman, the Sultanate’s largest integrated tourism
complex, hosts the annual Khareef Salalah Festival to celebrate
the awe-inspiring monsoon season.
For them, success is defined by the quality of life their
destinations offer and the long-term value they create for their
stakeholders.
Opportunities To Look Forward
The region is characterized by an intense desire among
its residents for cohesive, supportive, interconnected
communities. However, they recognize that more than simply
putting up buildings is required. Many traditional cities and
towns grapple with residents who need to be in the right place.
Orascom Development Keys of Life research reveals that 43%
of people think they are not living in their ideal location, and
this sentiment is even more prevalent among young adults,
who constitute the majority of the MENA population, with 58%
expressing this view.
This gap highlights the necessity for communities that adapt
to residents’ changing needs and aspirations, especially
Millennials and Gen Zs. They are committed to listening to
these audiences, understanding their evolving needs, and
incorporating these insights into the design of their integrated
towns and destinations, whether they are located in the MENA
region or Europe. Their goal is to create environments where
people feel truly at home.
Unlocking Challenges
They excel at creating an environment that attracts people
from different countries to live in their towns. Embracing
cultural differences enriches communities and contributes
to their vibrancy and resilience—a sentiment echoed in their
Orascom Development Keys of Life research, where 75% of
people define community as ‘the combination of diverse
cultures, backgrounds and experiences’.
They also recognize that creating inclusive environments
begins with the design and planning process. Their master plan
development takes a ‘designing with purpose’ approach that
considers how the built environment can best accommodate
and celebrate diverse cultural needs and preferences from
the outset. This involves thoughtfully incorporating culturally
rooted design elements and motifs into the architecture
and aesthetics of the residential and commercial buildings,
amenities and public spaces.
Engaging With Various Generations
Reconciling the requirements of different community
generations is a complex challenge that requires a holistic and
adaptive approach. The goal is to create multigenerational
communities that cater to residents’ diverse needs and
aspirations across all life stages.
El Gouna, a flagship destination
by Orascom Development,

DESIGNING FUTURE REALITIES
They do this by offering a wide range of housing options –
apartments, townhouses and private villas – that cater to
different family sizes and lifestyles and by providing a mix of
amenities and services that appeal to other age groups and
community requirements – from child-friendly parks to senior
wellness centres, sports facilities and coworking spaces. El
Gouna, for example, has El Gouna Plus, their latest platform
offering three convenient services: Design & Renovation,
Property Management and Home Services, catering to their
diverse homeowners.
It is also crucial to design flexible and adaptable public
spaces that accommodate different uses and activities as the
community’s needs evolve. Engaging with residents through
participatory planning processes and community governance
structures also helps ensure their voices are heard, and their
needs are met. By taking a long-term, people-centric approach
to community development, they work to create inclusive,
resilient communities that are responsive to the changing
needs of multiple generations.
The Sustainable Way!
Orascom Development has a standing invitation to our
customers to discover ‘life as it should be’. Today, that
increasingly means not just a good life but life for good—living
a life with purpose. Their Orascom Development Keys of Life
research shows that around 7 out of 10 people view sustainable
living as an appealing lifestyle choice, both now and in the
coming decade.
Emphasizing the importance of sustainable living, Orascom
Development Keys of Life industry leader Julia Backhaus
believes that as they now spend 90% of their time in built
environments, these spaces have essentially become their
new “natural habitat.” Incorporating nature and sustainable
construction methods into the design is pivotal for their and
the planet’s future well-being. When all stakeholders align, they
can challenge traditional industry practices and emerge as
leaders in the pursuit of sustainability.
They translate their commitment to sustainability into
tangible actions through a multi-pronged approach. They
focus on resource efficiency, which they achieve by integrating
renewable energy, water conservation and waste management
systems into the projects. They also emphasize the creation
of people-centric biophilic environments that foster a
connection between residents and nature to improve their
mental and physical wellbeing, and they incorporate robust
and resilient structures into their developments to ensure
they can withstand the impacts of climate change. Their
forward-thinking design approach blends functional features
with nature-centric layouts, providing a harmonious balance
between the built environment and natural landscapes,
essential for modern communities.
A Moment Of Pride
Omar can’t select just one of their destinations as an
achievement because it is genuinely their scale—they have
towns and destinations in the MENA region and Europe that
set them apart. Since he joined in late 2020, the “project” he
is most proud of is their transformation journey from a family
business to a multinational company. This marks one of
their most significant steps forward, providing them with the
foundation for a sustainable and profitable business.
As they move forward, their next growth phase will be driven
by accelerating the great work they have been doing and will
revolve around several key areas. First and foremost, they are
becoming more customer-centric in their decision-making.
In the past, it often began with feeling and intuition – having
a good sense of what their customers, visitors and residents
want. That’s becoming a lot more fact-based, using market
research and going into different regions and understanding
how they should do things differently to delight their
customers in each location and have them coming over and
over again to Orascom Development’s destinations. They will
also focus on the evolution of their talent, working together
across the organization to align our processes and drive
efficiency.
These efforts will be reflected in the continued success
and growth of Orascom’s destinations, each of which has
significantly contributed to the communities and economies
where the company operates.

TROJENA’S QUANTUM LEAP
“Trojena is aiming to be the
pinnacle for new experiences
and perspectives,” What does
this mean? And how is Trojena
different from other resorts and
residences in the world?
Trojena is one of the main
developments at NEOM, sitting
right in the heart of NEOM’s
nature region. With elevations
ranging from 1,500m to 2,512m,
Trojena is a year-round mountain
destination that offers a wide
range of experiences and exciting
possibilities unlike anything else
in the region. We are re-inventing
the mountain destination
concept by designing sustainable
communities, vibrant and active
community living and cognitive
infrastructure.
Trojena’s diverse entertainment
options and immersive
experiences enrich residents and
visitors more significantly. Luxury
accommodations, recreational
activities, and cultural events
further enhance that experience,
making Trojena an attractive
destination. Beyond skiing,
Trojena will also be a global
sanctuary promoting wellness,
serene living and vibrant urban
amenities, providing an ultimate
escape from the ordinary.
Do you see any challenges?
If so, can you tell us how to
overcome them?
Construction in a remote
mountainous region poses an
immense challenge. Overcoming
this requires bold, forward-
thinking, and continuous
improvement to ‘future-proof’
the development and serve it as a
blueprint for the rest of the world.
Since 2022, we have excavated
approximately 9 million cubic
meters of material from the future
lake site and advanced the Ski
Village and Slope Residences,
with basement works actively
underway. Additionally, we have
excavated nearly 2 million cubic
meters of rock to create the site
for our innovative ‘vertical village’
concept, the Vault. It’s an exciting
time as everything starts to come
together, and we’re gearing up to
welcome visitors and even host
Olympians for the Asian Winter
Games in 2029.
Looking inward, we collaborate
across all NEOM sectors and
share insights with other
regional developments to foster
knowledge exchange and best
practices. For example, ENOWA,
a NEOM subsidiary company
that leads the development of
sustainable energy and water
systems, is assisting us in
providing fresh and clean water to
our mountain resorts in addition
to investigating the introduction
of geothermal wells that could
harness the shallow subsurface
temperatures for building
heating and cooling applications.
Similarly, NEOM’s Heritage team’s
experiences in other projects
inform our approach to preserving
heritage sites and integrating
cultural values well within our
Trojena development.

Are technology, innovation, and digital
transformation incorporated into the project? If so,
how?
At Trojena, technology isn’t just a feature; it’s woven into
the very fabric of the project. Integrating technology,
innovation, and digital transformation is fundamental
to our vision of creating a truly unique mountain resort
experience. We’re redefining the traditional concept of
mountain resorts by seamlessly infusing cutting-edge
technology into the natural landscape.
From the moment guests arrive, they’ll be immersed
in a world where architecture and technology coexist
harmoniously, enhancing every aspect of their stay.
For instance, our advanced technology observatory,
the Cosmic Gate, exemplifies this blend of nature and
innovation. Here, guests will have an unparalleled
opportunity to explore the universe’s wonders against the
backdrop of Trojena’s breathtaking mountain scenery.
Additionally, our commitment to digital transformation
is integrated into our infrastructure and assets, ensuring
that Trojena remains at the forefront of technological
advancement. Through these initiatives, we’re not just
building a destination; we’re shaping the future of
mountain living, inspiring a new era of sustainable, tech-
integrated resorts.

TROJENA’S QUANTUM LEAP
You are currently developing
sustainable concrete from locally
sourced aggregate, which reduces
carbon and shipping-in-material
emissions. Tell us more about that.
Saudi Arabia is undergoing
unprecedented development, with
projects like NEOM representing one of
the most significant global earthworks
constructions. From the beginning,
we understood our limitations with
traditional supply chains. We are
also aware of how energy-intensive
construction of this scale can be. So,
at Trojena, we proactively sought
alternative solutions to ensure a
steady and sustainable flow of
materials for our construction needs
that meet our sustainability vision.
Concrete is one key construction
material that significantly impacts
the environment, responsible for
approximately 8 per cent of global
CO2 emissions. Based on this, NEOM
is focusing on centralising and owning
an end-to-end supply chain for
cementitious materials, including
cement (ordinary portland cement)
and supplementary cementitious
materials (SCMs), as part
of its carbon reduction
efforts, which Trojena will
benefit from. The abatement
potential of cement
replacement with SCMs is
estimated to achieve up to
35% in carbon reduction.
In addition, Trojena is
leading an initiative that
involves the production
of lower-impact concrete,
where locally sourced
aggregates from excavation
sites within Trojena are
repurposed for construction
materials. This will avoid
the extraction of raw
materials (such as sand
and gravel) from new mine
locations, which will avoid
or reduce land degradation,
loss of habitats, and water
pollution.
This sustainable concrete
approach reduces
reliance on external
suppliers and minimises
environmental impact by
utilising materials sourced directly
from the project site. For example,
the demand for roller compacted
concrete for dams forming the lake
currently necessitates approximately
3.5 million cubic meters, equivalent
to over 400 thousand truckloads of
concrete, including all associated
costs, air emissions and time. Trojena
is significantly reducing the need for
extensive transport of materials by
crushing and utilising rock excavated
from the Vault on-site, thereby
minimising costs, environmental harm,
logistical complexities and the impact
associated with traditional supply
chains.
How does producing sustainable
concrete help Trojena’s long-term
sustainability goals, and how does
NEOM plan to measure progress
towards achieving the goals?
The development will require about
7.3 million cubic meters of concrete:
CONSTRUCTION BUSINESS NEWS ME | SEPTEMBER 2024 | 31
Page 32
CBNME
COVER STORY
approximately 52% will be used for buildings and structures,
and the other 48% will be used for dams. Because we plan to
use 100% of available aggregates from ongoing excavation,
the carbon emission saved due to reduced transportation is
estimated at around 0.4 million tons of CO2, which represents
a 10-15% carbon reduction from the baseline, or the amount
of CO2 captured by 1 million trees.
At Trojena, we have set ambitious sustainability principles
during the development of our master plan. These
principles include net-positive outcomes for the climate
and environmental quality, with the goal of achieving Net-
zero Carbon, Net-positive biodiversity, and health-positive
developments. Our vision also includes the sustainable use of
resources and the establishment of a truly circular economy.
To achieve these goals, we are implementing various well-
known rating systems for communities, buildings, and
infrastructures such as Envision, LEED, SITES, and WELL.
Our aim is to achieve the highest levels of certification,
ensuring that Trojena creates sustainable and future-ready
developments that benefit the communities and provide an
excellent experience for residents and visitors.
Protecting the region’s rich cultural heritage and environment
is our core focus at Trojena. As anywhere else at NEOM,
Trojena is actively committed to decarbonising construction
by integrating cutting-edge technologies and sustainable
practices into its development. This includes optimising the
supply chain, implementing circular economy principles,
emphasising the responsible use of
resources and minimising waste. This
is also in line with NEOM’s core tenets
of environmental sustainability and
conservation, and as such, it has
committed to preserving 95% of the
region, which is set aside for nature.
Several initiatives are underway
to help NEOM achieve these goals,
including a rewilding and regreening
initiative which seeks to plant a
million trees and reintroduce many
native species.
.
What is the legacy you want to
leave behind with this project?
I want to look back and confidently
state that we created something new
and added value to the concept of
the mountain destination. We are
redefining how such a development
is perceived, and our sustainable
approach to design and construction
ensubiodiversity conservation and
regeneration. Infrastructure development sustainability and
nature preservation do not have to be mutually exclusive, and
I hope that from that perspective, Trojena can serve as the
blueprint for the rest of the world to follow.

industry is
rapidly changing,
driven by the
need to tackle
environmental
challenges and adopt
sustainable building methods.
Among the key innovations,
sustainable facades are crucial
in creating eco-friendly and
energy-efficient buildings.
Facades are the most visible
and expressive components of
a building, serving not only as
an aesthetic statement but also
as a control for heat and light
transition between the outdoor
context and indoor spaces, thus
affecting energy consumption
in buildings.
The World Economic Forum
states that buildings account
for around 40 per cent of
global energy consumption.
This highlights the urgent
need for sustainable and
energy-efficient design in
new construction. Sustainable
facades significantly reduce a
building’s energy usage and
emissions. By incorporating
energy-efficient materials and
innovative technologies, these
facades help minimise heat
gain and loss, lowering energy
requirements for heating and
cooling. For instance, advanced
facades can integrate solar
panels or shading systems to
optimise energy use and reduce
reliance on non-renewable
sources. Architects and
engineers can drastically reduce
a building’s reliance on artificial
heating, cooling, and lighting,
lowering overall energy demand
by integrating sustainable
facades, including features such
as high-performance glazing,
green walls, and dynamic
shading systems.

Traditional facades have often been associated with high
energy consumption due to poor insulation and the reliance
on non-renewable materials. In response to the rapid climatic
changes, there is a demand for utilizing adaptive building
design that provides continuous motion configurations in
response to the external climatic conditions, which allows
for the constant enhancement of daylight, thermal comfort,
and energy consumption. Conventionally, adaptive facades
require actuators to operate, which already consumes energy.
Programmable materials are implemented in adaptive
facades to afford the motion mechanism with zero energy
consumption. Programmable materials are smart materials
programmed during their fabrication phase to respond to
external stimuli in a specific desired behaviour. Utilising
programmable materials in adaptive facades incorporates
advanced materials and research to enhance energy efficiency,
reduce carbon footprints, and improve indoor environmental
quality.
Sustainable facades go beyond aesthetics; they are
vital components that significantly enhance a building’s
environmental performance. Integrating energy-efficient
materials and innovative design strategies, these facades
help reduce energy consumption, improve indoor air quality
and lower greenhouse gas emissions. They also contribute to
thermal insulation, natural lighting, and ventilation, ensuring
that buildings are visually appealing and environmentally
responsible. Understanding the diverse advantages of
sustainable facades is crucial in our exploration of green
architecture, as it enables the creation of structures that
adhere to sustainability principles and promote long-term
ecological balance.
Incorporating sustainable facades in high-rise buildings is
a strategic investment in energy efficiency. These facades
are engineered to minimise heat gain, reducing the energy
needed for cooling systems. Constructed from advanced,
energy-efficient materials, they enhance
insulation and eliminate thermal
bridges, leading to better overall energy
management. For instance, a high-rise
office building with a smart facade system
where the facade automatically adjusts
to control how much sunlight comes in,
balancing natural light and heat. As a
result, the building needs less artificial
lighting and air conditioning, which
reduces energy use. Such sustainable
designs can lead to substantial energy
savings and support long-term
environmental sustainability.
Noise pollution is one of the key issues
in urban areas because of traffic, busy
neighbourhoods, and active commercial
areas. This constant noise can harm
productivity and lead to health problems like stress, hearing
loss, and sleep issues. Using green facades on buildings can
help reduce this noise. Green facades, which involve the
integration of plant-covered walls, offer a natural and effective
way to combat urban noise. Plants and their supporting
structures create a thermo-viscous boundary layer that
absorbs sound energy, thereby reducing the noise intensity
penetrating buildings. This layer of vegetation acts as a sound
barrier, diminishing external noise and improving indoor
acoustics.
Advancements in sustainable technology and materials will
shape the future of building facades. As new, programmable
materials and smart systems emerge, facades will evolve
to meet various criteria, including geographic and climatic
conditions, demographics, quality of life, and cultural factors.
Buildings will increasingly passively adapt externally and
internally, with each aspect impacting the other. Facades will
reflect advancements in technology and respond to the unique
needs and context of their environments. This integrated
approach ensures that future buildings are more efficient,
sustainable, and responsive to the communities they serve,
creating structures that harmonise with their surroundings
while promoting overall well-being. Another technological
innovation shaping the future of facades is integrating
smart systems. For instance, smart facades can adjust their
configuration in real-time based on weather conditions,
optimising energy use and enhancing occupant comfort. This
level of adaptability is crucial in creating buildings that are
energy-efficient and responsive to their environment.
As we strive to combat climate change, adopting sustainable
facade solutions is crucial in making buildings more eco-
friendly and energy efficient. These measures not only
help reduce our buildings’ environmental impact but also
contribute to broader climate goals and energy conservation
efforts.

s the real estate investment
landscape rapidly evolves,
sustainability is taking centre stage
in construction. Discerning investors
increasingly opt for sustainable
buildings that promise economic
and environmental benefits. Dubai has capitalised
on this demand, emerging as a global leader in
sustainable real estate. The UAE real estate market
is poised to reach a valuation of USD 710 billion by
the end of 2024. The growth will be driven by 400
new LEED-certified projects, marking a significant
leap in green construction methods.
By choosing sustainable buildings, investors stand
to gain high returns due to lower operating costs
and burgeoning market demand. Since energy-
efficient buildings consume less energy, they
can improve the overall net operating income,
enhancing property valuation and investor returns.
As the global eco-conscious movement gains
momentum, tenants and buyers increasingly seek
properties that align with sustainable values,
prioritising energy efficiency and eco-friendly
features. As a result, there is a growing market for
green-certified properties, further raising their
value.
