ome days, the corporate world feels like a
tightrope stretched across a city skyline
— dazzling, daunting, and demanding a
balance you didn’t know you possessed.
I often find myself walking that line,
somewhere between deadlines and dreams,
ambition and exhaustion, tradition and disruption.
It’s here, on this delicate thread, that the pulse of
modern work quietly beats.
Lately, though, I’ve been reflecting on how this
rhythm is changing. With Gen Z steadily entering
the workforce, the landscape feels different —
vibrant, fast-paced, and full of possibility. They
bring authenticity and collaboration, challenging
structures that once felt immovable. But it also
makes me wonder: in this rush of fresh ideas and
bold energy, is there space to pause, to observe,
and to truly understand the depth of what came
before? In today’s world, where everyone’s voice
is amplified, listening sometimes feels like the
quietest skill of all — yet perhaps the most
essential. In creative industries where I come
from, where freedom and focus must constantly
intertwine, this balance becomes even more
delicate.
And speaking of balance, this edition celebrates
sustainability, with special coverage of the
Sustainability Innovation Forum and Awards
2025. It reminds me that sustainability isn’t
only about our environment, but also about
nurturing a culture of understanding — one where
new perspectives grow alongside deep-rooted
experience. Just as a thriving ecosystem needs
both new growth and strong roots, the same holds
true for organisations navigating generational
change.
Perhaps the future lies not in choosing sides but
in blending perspectives — honouring the wisdom
of the past while embracing the possibilities of
the present. As I look ahead, I believe our greatest
opportunity is to create corporate cultures that
are not only innovative but enduring, where every
generation feels both heard and understood.

TARAF BEGINS CONSTRUCTION ON KARL LAGERFELD VILLAS
T
araf, the real estate division of UAE-headquartered
investment holding group Yas Holding, has officially
commenced the groundbreaking of KARL LAGERFELD
VILLAS, a landmark development that marks the
brand’s debut in the Middle East residential market.
This extraordinary project brings the legacy of the late
fashion icon Karl Lagerfeld to life in one of Dubai’s most
exclusive residential enclaves. Located in the heart of Meydan,
and directly facing the crystal-clear lagoons, the development
reflects Taraf’s ongoing vision to deliver timeless, design-first
communities inspired by global creativity.
The on-site ceremony, held on 30 July 2025, was attended
by senior representatives from Taraf, design and construction
partners including RSP Architects and Dar Al Handasah.
Taraf’s enabling contractor, Pinnacle, and infrastructure
contractor, Dar Alwad, also joined the celebration, reinforcing
the collaborative spirit behind this iconic development. This
milestone marks the beginning of construction on a collection
of 51 signature villas, which will offer residents unparalleled
access to elegance, exclusivity, and serene waterfront living.
A Masterpiece of Vision and Craftsmanship
Each residence at KARL LAGERFELD VILLAS has been
thoughtfully designed to embody the Maison’s distinctive
Parisian style, Inspired by Karl Lagerfeld’s fascination with
the 18th century, a period marked by intellectual curiosity
and creative passion, KARL LAGERFELD VILLAS mirror the
discerning elegance of KARL LAGERFELD’s Maison at 21 Rue
St Guillaume, Saint-Germain-des-Pres, Paris. The remarkable
residence was meticulously selected by Karl himself in the
centre of his favourite neighbourhood on the scenic left bank.
With plot sizes ranging from 721 sqm to 1,790 sqm, and homes
offering between five to seven bedrooms, the villas are
framed by lush gardens, immersive water features, and full-
length pools that reflect sunlight through feature windows
and open atriums.
Design that Lives and Breathes Luxury
From parquet and marble finishes to statement staircases and
custom KARL LAGERFELD MAISON furnishings, each detail
has been hand-selected to evoke a lifestyle of quiet opulence.
The community’s private clubhouse will host refined leisure
amenities—including lounges, a curated library, a wellness
deck, and a swimming pool—all inspired by Karl’s love for
books, art, and light. With panoramic skyline views and access
to the project’s own crystal-blue lagoon, the villas offer the
ultimate in luxury resort-style living.
Mohamed Eldahan, CEO of Taraf, commented: “Breaking
ground on KARL LAGERFELD VILLAS is more than a
construction milestone—it’s the beginning of a new chapter
for luxury living in Dubai. This project exemplifies our design-
led philosophy and commitment to collaborating with
globally revered creative houses. We are proud to bring to
life a concept that is not only exclusive in its design but also
timeless in its lifestyle offering.”
Pier Paolo Righi, CEO of KARL LAGERFELD, said: “Karl was
always inspired by the world of architecture. Through this
visionary collaboration with Taraf, we are translating his
creativity into immersive living environments. These villas
will offer a unique opportunity for residents to experience the
world of KARL—where luxury, art, and innovation converge.”
Elevating Dubai’s Global Real Estate Presence
Strategically located in the prime district of Nad Al Sheba,
just minutes from Downtown Dubai, the KARL LAGERFELD
VILLAS are uniquely positioned to offer seclusion without
compromise. The development is also aligned with Dubai’s
broader urban vision for 2030 and beyond, contributing
to the city’s ambition to remain a global hub for luxury,
innovation, and lifestyle excellence.
As KARL LAGERFELD’s first branded residential villa project
in the Middle East, and the brands fourth globally, the
development joins a prestigious international portfolio that
includes properties in Marbella, Lisbon, and Melaka, as well as
a hotel in Macau.

INTERVIEW
What does Emirati Women’s Day mean to you
personally?
For me, Emirati Women’s Day is a celebration of strength and
resilience. The women of our nation have made extraordinary
contributions within our communities not just today and
in the recent past, but for the entirety of the country’s
existence. The fact that this year’s theme is ‘Hand in Hand,
Celebrating the 50th’, marking five decades since the
establishment of the General Women’s Union in 1975, is proof
of that. Emirati women have been central to the nation’s
progress on a social, cultural and economic front and this day
is a chance to honour the trailblazers who have come before
us, and also those shaping our future today.
This day is a source of inspiration for all Emirati women and
allows us to feel proud of our journey, no matter which stage
we are in – whether we are students, professionals, mothers,
wives or a combination of those.
At Dubai Design District (d3), in particular, I have seen the
impact of Emirati women in the creative industries, and
Emirati Women’s Day is a reminder of our responsibility to
provide them with the opportunities and platforms they
deserve.
How do you feel the role of Emirati women in the
design industry has evolved over the years?
Emirati women are now at the forefront of shaping the UAE’s
design identity, from fashion and jewellery to interiors and
architecture. They are blending our rich local traditions with
global influences to create a distinctive design narrative that
resonates regionally and internationally.
Over the years, Emirati women have become more inventive,
more ambitious and more spirited. They contribute
creatively but are also building successful businesses,
mentoring talents and confidently steering the direction of
the diverse industries they function in.
Dubai Design District has become a creative hub
under your leadership. What vision do you have for
empowering more Emirati women to enter the design
field?
The vision of d3 is to create an ecosystem where Emirati
women can thrive at every stage of their creative journey,
from mentorship to entrepreneurship and global recognition.
This means providing access to world-class infrastructure,
fostering collaborations with leading brands and offering
platforms like Dubai Design Week and Dubai Fashion Week to
showcase their work.
It’s also about nurturing the next generation through
institutions like the Dubai Institute of Design and Innovation
(DIDI) and in5 Design, so that young Emirati women see
design as a passion and a viable and rewarding career path.
I’m proud of how far we have come to turn this vision into
reality. The Emirati women designers and businesswomen
Emirati Women’s Day, celebrated every year
on August 28, honours strength and resilience.
Khadija Al Bastaki, Senior Vice President of
Dubai Design District, part of TECOM Group
PJSC, highlights the growing role of Emirati
women in design and their impact on shaping
the UAE’s creative future.

THE POWER OF EMIRATI WOMEN IN DESIGN
at d3 have made
waves through their
innovative practices and
entrepreneurial spirit.
Multidisciplinary designer
Aljoud Lootah, for instance,
has built a studio that
seamlessly blends Emirati
artisanal techniques with
contemporary design,
growing alongside d3
since participating at the
inaugural Dubai Design
Week in 2015. Other
trailblazing creatives include
Shafia Alkhyeli, founder
of interior design practice
Soul Interior Studio; Fatma
Al Khoori, owner of the
gift-wrapping concept store
Maska; and Hanadi Al Hawi,
founder of the modest
fashion label The Kape.
What inspires you most
about working in the
design sector?
The energy, creativity and
diversity of perspectives
in the design community
are truly motivating. What
inspires me most is the
power of design to tell
stories and shape the
way we live. At d3, I’m
surrounded by brilliant
minds who are pushing
boundaries, whether
it’s through sustainable
architecture, ethical fashion
or product design. Every day,
I see how design can drive
positive change.
Could you share some
pivotal moment in your
career at Dubai Design
District?
A defining career milestone
for me and my team has
been celebrating more
than a decade of design
excellence at d3 this year.
Since its founding, d3 has
worked to transform regional
design talent into globally
recognised impact and I’m
proud that we have achieved
this and are still expanding
and growing, with more to
come in years ahead.
Another key moment was
the launch of Dubai Fashion
Week as the official and
definitive fashion week for
the city and region. This felt
like a milestone moment
and an exciting
platform to further
grow and expand
Dubai’s reputation
as a global fashion
capital. With each
edition I enjoy seeing
local Emirati talents
showcase alongside
innovative and
leading regional and
global names. Dubai
Fashion Week Spring
Summer 2026 starts
on Monday, and I
can’t wait for another
truly inspiring week.
Finally, the
partnership we
signed earlier
this year with two
keystone entities
of Milan Design
Week – Fuorisalone
and Brera Design District
– stands out as another
highlight. Aligning with such
prestigious entities, in such
a renowned design city as
Milan, felt like a significant
moment indeed and we look
forward to sharing more on
this partnership.
How does your Emirati
heritage influence your
perspective on design and
the creative industries?
My Emirati heritage
is a constant source
of inspiration and
guidance. Our culture is
rich in storytelling and
craftsmanship. There is also
a deep respect for tradition,
which has ensured our
values and practices are kept
alive. At the same time, the
UAE is a place of openness
and global exchange. This
duality of honouring our
roots while embracing the
future shapes my belief that
the most compelling design
comes from blending years
of heritage with future-
thinking modernity.
How does Dubai Design
District support emerging
female Emirati designers?
We support emerging
talents, which include
female Emirati designers,
by giving them access to a
thriving creative ecosystem.
This includes in5 Design, a
creative start-up incubator
by TECOM Group PJSC,
that provides start-ups
and freelancers with
creative facilities, investor
connections and expert
guidance.
We also ensure visibility and
exposure through flagship
events like Dubai Fashion
Week, Dubai Design Week,
Downtown Design and
Sole DXB, which provide
platforms for showcasing
their work to regional
and global audiences. In
addition, we collaborate
closely with educational
institutions like DIDI, the FAD
Institute of Luxury Fashion
and Style and L’ÉCOLE
School of Jewelry Arts to
equip young women with
the skills and confidence to
succeed. A key pillar of d3
is collaboration – making
connections, building
partnerships and working
hand in hand.
What advice would you
give to young Emirati
women who aspire to
make their mark in the
design world?
Stay true to your voice. The
design world is based on
authenticity, so embrace
your heritage, your
perspective and your unique
story. It’s also important to
keep learning and to face
challenges with curiosity.
The UAE offers incredible
opportunities for creatives,
so take advantage of the
platforms available to you.

Your work spans luxury skyscrapers and humanitarian

seemingly contrasting worlds in your design process?
They’re not in competition—they’re in partnership. The
success of our luxury developments enables us to make a
deep commitment to humanitarian work. Every landmark
tower we design serves a dual purpose: to stand as an
architectural achievement and to generate the resources
that fuel projects through the B. Foundation.
Our commitment to
humanitarian architecture is
not a side project—it carries
the same weight, creativity, and
discipline as any high-profile
skyscraper. This is the essence
of what I call Architecture for
Humanity—using the very
tools, profits, and visibility of
commercial success to create
lasting, dignified spaces for
those who need them most.
The Solara Tower won an
Innovation Award. What
specific design challenges did
you face with this project,
and how did innovation help
overcome them?
Our goal with Solara was to
show how design can directly
create value. Instead of tapering
like a conventional tower, we
expanded the upper floors—
unlocking larger residences,
sweeping terraces, and some
of the city’s most sought-after
views.
Structurally, that meant
rethinking load distribution,
floor plate optimisation, and light penetration. But the result
was worth it: more high-value square footage at the top,
premium views for more residents, and a bold silhouette
that stands out in Downtown Dubai. Even the rooftop
became a destination, with an infinity pool and sculptural
canopy anchoring an exclusive social space.
Innovation allowed us to merge lifestyle, aesthetics, and
investment value into a single, award-winning design.

COMO Residences has become
a visual landmark on Palm
Jumeirah. What inspired its
sculptural form, and how does
it reflect your philosophy
of ‘architecture as human
experience’?
COMO’s form was inspired by the
rhythms of nature—waves, wind
patterns, and the fluid movement
of dunes. We wanted it to feel
alive, shifting with the light, while
offering residents an emotional
connection to their surroundings.
Every curve and terrace was
designed to frame panoramic
sea and skyline views, creating
moments of calm and privacy
even in the heart of Dubai.

ARCHITECTURE
the same principles that guide our
humanitarian work guide our luxury
projects: creating spaces that serve
people, enrich daily life, and leave a
lasting emotional impact.
The B. Foundation channels a
significant share of your success
into community development. How
do you decide which causes or
regions to focus on, and what role
does architecture play in these
efforts?
We focus on regions where need is
urgent and impact can be lasting—
often in parts of Africa. Every project,
whether a school, housing, or
irrigation system, is designed with the
same rigour as our landmark towers.
Using local materials and training
local labour ensures the work is
sustainable and the community
can carry it forward. For us, it’s
not charity—it’s Architecture for
Humanity.
You often speak about architecture
as a form of meaning. Can you
share an example of a project
where the emotional or symbolic
resonance mattered more than the
form itself?
The COMO Residences project is a
good example. While its sculptural
form has become instantly
recognisable, the deeper intent
was to create a sense of calm and
retreat in one of the world’s most
dynamic urban environments. Every
curve, terrace, and interior space was
designed to give residents a feeling of
privacy, serenity, and connection to
the water—values that mattered just
as much as its visual impact on the
skyline.
It showed that meaning in
architecture isn’t only about how
a building looks—it’s about how it
makes people feel every day.

SKETCHING THE FUTURE
Working across regions like the UAE,
Saudi Arabia, and parts of Africa
and Asia, how do local culture and
context shape your design language
in each setting?
Every project begins with
understanding its cultural and
environmental context. We study
how people live, interact, and use
space, then translate those insights
into forms, materials, and layouts
that feel authentic to their setting.
This approach ensures each design
is rooted in its place while carrying a
distinct architectural identity.
Looking ahead, how do you see
technology and sustainability
reshaping the role of architects,
especially in emerging markets
where infrastructure needs are
rapidly evolving?
Technology allows emerging markets to
leapfrog outdated systems—through
modular construction, advanced
modelling, and smart infrastructure
planning—while sustainability
ensures these solutions endure. For
architects, the role is shifting from
designing structures to designing
systems that integrate environmental
performance from the start. The future
lies in creating spaces that are not
only innovative and efficient but also
adaptable to the needs of rapidly
changing communities.

From Crafting Value to Building Legacies –
The BNW Developments Saga, Narrated by
Ankur Aggarwal and Vivek Anand Oberoi

Splendour
WovenTwice
I
t was a blazing Saturday
afternoon, the kind where the
city slows, yet our team—still
catching its breath from a week
of work—found itself fuelled by a
fresh spark of anticipation. This was
no ordinary assignment; this was the
cover shoot for two men elevating
the contours of real estate: Ankur
Aggarwal, Chairman & Founder,
and Vivek Anand Oberoi, Managing
Director & Co-Founder of BNW
Developments.
When I first told the crew we would
be working with a pair from such
contrasting worlds—one schooled
in the rigour of finance, the other a
household name in Indian cinema—
curiosity stirred, questions buzzed.
What connects them? Why this
pairing? I left those questions
hanging in the air deliberately,
for the answers that were best
discovered in person.
The quiet hum of preparation broke
when I heard movement outside the
studio. Stepping out, I caught my
first glimpse of Ankur. He arrived
without fuss, his stride deliberate,
his presence calm but commanding.
He met my eyes with a polite smile.
“Good to see you again,” Ankur said,
a simple line yet delivered with the
composure of someone used to
steering boardrooms and billion-
dollar ventures. As we walked to his
green room, I watched him discuss
accessories and attire with his
team—measured, efficient, his focus
razor-sharp even in something as
playful as fashion.

Moments later, the air shifted. A burst
of laughter, an unmistakable energy.
Vivek entered like the turning of a
page—charisma woven into every
step, greeting everyone as though
the studio itself had been waiting for
him. Bag in hand, voice warm, he was
instantly at ease, as if this space of
lights and lenses had always been
his natural habitat. And yet, rather
than dominating, he flowed—playfully
debating outfit choices, syncing moods
with Ankur, amplifying the atmosphere
rather than overshadowing it.
As we stepped into the studio and
the photoshoot began, what struck
me most wasn’t just their synergy
on set, but the way they instinctively
leaned into each other’s strengths.
Vivek and Ankur playfully showed
each other different poses, laughing
as they demonstrated the angles and
expressions they thought would work
best, turning the shoot into a lively
exchange of ideas rather than a rigid
setup. Watching them, I found myself
realising that this was more than just

a cover shoot—it was a mirror of their
partnership. Different in background, yet
seamless in collaboration, they moved like
two halves of a whole.
And in that moment, it becomes clear to
me: they are not merely building projects;
they are composing rhythm, harmony, and
a shared legacy. A pairing of contrasts,
yes, but also of balance, vision, and
creative force that feels almost orchestral
in its precision. With curiosity, we take the
story forward — yet the inner me carries
a quiet thrill, eager to witness how this
journey unfolds, how their ambitions will
rise from blueprints into landmarks, and
how BNW will etch its chapter into the
evolving fabric of the UAE.
Evolving Dreams into Destinations
BNW Developments was founded on a
straightforward belief: true value comes
from discipline, not empty promises. The
company began with a focus on advisory
services grounded in financial expertise,
expanded into strategic land acquisitions,
and by 2024, it launched their very first
landmark property, Aqua Arc and then
there was no stopping.
Moving in his chair, Ankur
in his soft voice explained,
“From the beginning,
my vision for BNW was
to create value through
disciplined models and
strategic partnerships. Real
estate is not just about
building assets; it’s about
ensuring these investments
yield sustainable returns
and long-term relevance in
the market.”
What started as a
brokerage-focused startup
has evolved into a regional
developer with AED 22
billion in projects, a global
clientele, international
partners, and a platter of
innovative architecture
that is set to add
flavours to the skylines.
The core principles

remain unchanged—guided by trust,
discipline, and partnerships rather
than superficial claims. With several
successful property launches and more
developments in the pipeline, BNW is
building momentum through steady
conviction, not hype.
Balancing Craft and Strategy
Investors today are looking for durable
returns, which can only be achieved
when a property offers more than just
square footage. BNW achieves this by
infusing creativity into its planning
through innovative architecture,
branded partnerships, and wellness-
focused design. Staring outside
the window, Vivek took a minute to
think before sharing, “Design isn’t an
afterthought; it is a strategic lever.
When architecture, branding, and
lifestyle planning are in harmony, the
result is not only aesthetic appeal
but also stronger absorption rates,
higher prices, and increased investor
confidence throughout different market
cycles.”
This philosophy, echoed across BNW’s
projects, is what sets them apart.
Treating design as both an economic
driver and an emotional anchor. It is a
principle that transforms developments
into destinations, where value is
measured not just in returns, but in
resonance. This approach enables
properties to appreciate in value more
rapidly, sell more easily, and maintain
their appeal across cycles. Each
project is seen as a dual proposition:
a financial asset aimed at generating
a return on investment (ROI) and a
destination that resonates with its
residents. While the economic model
supports the investment, it is the
creative model that instils lasting value
and enhances performance, ensuring
BNW’s portfolio continues to thrive
across time and tide.
Powering Through Partnerships
Partnerships are
a fundamental
pillar of the duo’s
strength, built on
three key traits:
brand equity,
execution certainty,
and lasting market
value. This is why
they choose to
collaborate with
reputable names
that embody
trust—such as

thorough evaluation
of operational metrics,
pipeline strength, service-
level discipline, and
the brand’s capacity to
unlock premium offerings
without compromising
the quality of life for the
target segment. Both
leaders emphasise the
importance of aligned
joint venture economics
and performance-linked
governance, ensuring that
partners succeed only
when both residents and
investors do.
Ankur and Vivek reflect
on their cultural journey,
which has evolved quietly
from its early stages to
the formation of a strong
bench of trusted partners
and employees. This
significant transformation
was not the result of
flashy press releases,
rather forged through
the strength of genuine
collaborations. Their
shared commitment
to transparency and
disciplined pricing
empowers these
partnerships to foster
meaningful growth.
“They don’t just expand
our reach; they significantly
enhance our ability to offer
superior and enduring
value. This allows us to
grow as examples in the industry rather
than just through amplification,” Ankur
stated, glancing at Vivek with a sense
of pride that reflects their common
beliefs.
Performance Beyond Time
BNW’s distinction lies in foresight, not
just momentum. According to Knight
Frank’s Dubai Residential Market
Review (Autumn 2023), the city’s
housing stock of 600,000 needs to
nearly double to meet population
targets of 7.8 million by 2040 under
D33.
Vivek leans forward and shares,
“Markets can be noisy but
fundamentals are quiet. Our conviction
is to place capital where structural
demand, policy support, and cultural
relevance converge, because that’s
where developments mature into
benchmarks.”
This structural demand
shapes BNW’s focus on
prime districts where
absorption is durable,
not fleeting. The same
discipline applies to Ras
Al Khaimah, where BNW
enters Al Marjan Island
early, ahead of the Wynn
Resorts catalyst—building
for tomorrow’s benchmarks,
not today’s trends.
Enduring Brand Alliances
Brand tie-ups are
everywhere, but unless
they enhance the product,
they fall flat, adding no
real value. For Vivek and
Ankur, partnerships aren’t
cosmetic; they’re structural.
When they collaborate with
groups like IHCL Taj, they
embed the operational
DNA into design,
construction, and even
resident services. That’s
what creates longevity.
According to Savills,
branded residences have
grown by over 180%
globally in the last decade,
commanding premiums
of 30–50%. The growth
comes not from logos, but
from operational standards
seamlessly integrated
into the product. Crossing
his legs, Vivek rested his
hands on the arm of the
chair and remarked, “A
good partnership gives visibility; a
great one gives capability. At BNW,
we only pursue the latter.” At BNW,
that means adapting hospitality SOPs
into residential protocols, applying
partner QC benchmarks, and ensuring
alignment at every stage.
Chasing the Most Lucrative
At BNW, every opportunity is carefully
assessed based on three key criteria:
demand validation, regulatory clarity,

and brand
scalability.
According to
Deloitte’s 2024
Middle East
Real Estate
Predictions,
there is an
increasing influx
of institutional
capital into
mixed-use and
hospitality-led
projects. This
trend is evident in
the development
pipeline, where
the residential,
retail, and
hospitality sectors
come together
to create added
value.
BNW tracks
absorption rates,
stress-tests
pricing under various demand scenarios, and evaluates
whether partners offer operational expertise that goes
beyond mere visibility. Each site undergoes thorough due
diligence regarding regulations and exit liquidity before any
capital is committed. This disciplined approach is why early
project launches tend to sell quickly and why upcoming
branded partnerships are structured as long-term growth
assets rather than short-term investments.
Standing up and moving across the space, Ankur noted,
“The true measure of an investment isn’t just its success on
launch day; it’s whether it continues to maintain confidence
a decade later. That is the standard we apply at BNW.”
Hospitality Horizons
Hospitality brands bring more than recognition; they bring
systems, standards, and global influence. By embedding
these into the residences, they elevate everyday living and
long-term investment value.
Ankur moving his hands described, “The real strength of
these alliances is the transfer of operating discipline. When
global systems become part of our local projects, the
result is an asset that compounds value year after year.”
For residents, it ensures a lifestyle rooted in operational
excellence; for investors, it creates assets that sustain
demand well beyond launch.
Forecasting
Future Flows
The next era
focuses on

Investors

This is why
BNW’s pipeline is rooted in locations like Ras Al Khaimah’s
Al Marjan Island, RAK Central, and the Beach District—areas
poised for growth alongside the Wynn effect, an influx of
SMEs, and a surge in tourism.
In Dubai, they continue to concentrate on prime districts
where global capital consistently seeks appreciation. Vivek
concluded, “Our evolution will always be guided by one
truth: build assets that are as emotionally resonant as they
are financially compelling.”
As his words resonate, I glance around the studio—the soft
hum of the lights, the remnants of our five-hour shoot, and
the quiet that follows such a whirlwind of activity. I reflect
on how the day started with curiosity and a hint of chaos
and evolved into something much more significant. What I
see in Ankur and Vivek is not just the polish of emerging
developers but the clear intent of two men who know
exactly what they are creating.
To me, BNW’s path feels less like a race and more like a
rhythm—deliberate, layered, and unwavering in its pace.
They are not building for the moment; they are building for
lasting memories, for the enduring value that remains once
the noise fades. If today is any indication, BNW’s future will
not only leave a mark on skylines but also influence how
real estate is perceived in this region.

How does the company identify and respond
to changing real estate trends in Dubai and
beyond?
At NABNI, we maintain a deep understanding
of the market through continuous research and
close relationships with brokers, investors, and
end-users. While data and trends don’t dictate our
decisions, we value staying attuned to evolving
preferences, from the latest in sustainability
to emerging smart technologies and design
innovation.
Our team closely monitors global developments in

attending key international trade events and
maintaining strong ties with leading brands and

projects, and our ongoing partnership with
renowned architect Carlos Ott exemplifies
this approach. His portfolio aligns seamlessly
with our ambition to create iconic, timeless

global heritage and the dynamic
urban landscape of Business Bay

created a design that reflects both
place and prestige.
These types of partnerships
significantly elevate brand
positioning; having a globally
recognised name attached to
a project in Dubai enhances
international buyer confidence and
appeal. This collaborative ethos
extends beyond architecture: we
have partnered with Hilton, one
of the world’s leading hospitality

class living experience.
NABNI has weathered economic
downturns, including the
2008 crisis and the COVID-19
pandemic. What operational or
financial strategies have helped
the company stay resilient and
future-ready?
We have consistently adopted
a conservative approach to
financial management and
phased development, prioritising
prime locations with substantial
long-term value. Our focus
is on delivering projects with
enduring demand, rather than
reacting to speculative or fast-
moving market trends. Strong
relationships with government
entities, financial institutions, and
investors support this disciplined
strategy. Additionally, we maintain
a well-balanced portfolio with
diversification across both
commercial and residential asset
classes, ensuring stability and
resilience throughout market cycles.
How does NABNI ensure that
each of its developments meets
international standards of design
and construction while reflecting
the unique character of the local
market?
We collaborate with world-
class architects, designers, and
consultants, maintaining strict
quality control complemented
by regular third-party audits. All
our buildings are constructed in
compliance with Dubai Municipality
regulations and rigorous global
building standards. Simultaneously,
we use only premium materials and
finishes suited to the demanding
UAE climate, thoughtfully
incorporating cultural elements
and local craftsmanship where
appropriate.
With expansion plans into
Sharjah, Abu Dhabi, and
potentially Europe, what is
NABNI’s long-term vision for
its regional and international
growth?
Our long-term vision is to establish
NABNI as a luxury real estate
brand recognised beyond Dubai,
leveraging our expertise in branded
and high-end residences to
expand into new markets. We aim
to develop strategic partnerships
with global brands outside the UAE
and target growing cities that are
focused on developing their real
estate sectors. These cities typically
have affluent residents, significant
tourist inflows, vigorous investment
activity, and a robust demand for
luxury residences. As we expand, we
remain committed to upholding our
core brand values while thoughtfully
adapting to the unique dynamics of
each local market.

OP-ED
Green building practices
impacting Dubai property
market
Sustainability has become
a defining concern across
global industries, but few
sectors face as much scrutiny
as the built environment.
Buildings account for nearly
40% of global energy-related
emissions, placing real estate
at the centre of climate
strategies worldwide. In Dubai,
regulatory policy has caught
up with this reality. Since
2020, all new buildings must
meet green construction
standards, with stricter
enforcement now embedded
into planning and approval.
As environmental criteria
become part of how projects
are financed, reviewed and
marketed, developers are
adapting, and investors are
paying closer attention.
This article looks at how these
practices are starting to shape
Dubai’s property market and
what that means for owners,
investors and developers.
How Dubai’s green building
rules are shaping the market
Green building rules have
been mandatory for most new
developments in Dubai since
Sheldon Labuschagne, CEO of Knightsbridge Group, unpacks the growing
influence of green construction policies, how they’re impacting developer strategies,
and the long-term value drivers they unlock

GREEN MANDATES, SMART INVESTMENTS: DUBAI’S NEW PROPERTY PARADIGM
2014. They cover residential, commercial, hospitality
and government projects and set minimum standards
for everything from insulation and glazing to cooling
systems and water use.
According to Dubai Municipality, more than 120,000
buildings have come under these regulations in the
past 10 years, including both new builds and older
properties that have had major upgrades. In most cases,
developers have to submit their environmental specs
up front, alongside the usual drawings and technical
reports.
Green standards are starting to shape decisions earlier
in the process. Energy and water use now influence
design from the outset and lenders are factoring
sustainability into their reviews, sometimes requiring
certification or adjusting rates based on environmental
performance. For investors, it’s a straightforward test
of quality. Buildings with better ratings usually lease
faster, cost less to operate and carry lower regulatory
risk.
Pricing, positioning and valuation effects
Developers are using sustainability to reposition
projects, especially in premium and build-to-own
segments. In some off-plan launches, environmental
features now sit alongside location and amenities in the
sales pitch, as part of the product.
Valuers and banks are also starting to price this in. A
2024 Knight Frank report found that buildings with
recognised green certification can command a 6 to
11% premium on sales value in major cities. While data
in Dubai is still limited, early signs point in the same
direction, particularly in high-demand areas with low
vacancy and strong investor interest.
It’s showing up in rental performance too. Buildings
with credible sustainability markers tend to lease faster
and hold tenants longer, especially where operational
savings are clear. The effects are still uneven but
becoming more visible in top-tier projects and high-
end areas.
How energy performance is starting to split the rental
market
Newer rental buildings are starting to pull ahead,
especially where efficiency gains are obvious. Tenants
are leaning toward homes that cost less to run and carry
credible sustainability credentials. That’s showing up in
longer stays and lower turnover, particularly in districts
where upgraded stock is still thin on the ground.
Institutional landlords are reacting to the same signals.
REITs and funds operating under ESG mandates are
giving more weight to energy performance when
deciding what to hold or acquire. The result is a clearer
split in pricing. In high-demand areas like Downtown,
Business Bay and parts of the Marina, newer certified
buildings are commanding noticeable rent premiums,
often 5 to 10% higher, based not just on finish, but on
how the asset stands up to closer scrutiny from tenants,
investors and valuers.
What developers and lenders are now prioritising
Most mid- to high-end projects now factor in efficiency
targets and sustainability features from the outset. In
areas like Dubai South, Expo City, JVC and parts of Al
Furjan, developers are presenting these details early
as part of the product’s liveability and cost profile.
Cooling performance, utility savings and comfort levels
are being treated as core selling points, especially in
competitive residential segments.
That thinking is starting to carry through to financing
too. Some lenders are looking more closely at projected
energy use and operational efficiency when assessing
new developments, especially in districts where high
demand meets limited new stock.
It’s also feeding into planning and regulation. Dubai’s
Green Building Regulations are evolving, and newer
updates will likely raise the bar again, so developers
already building with higher standards will be less
exposed to future compliance pressure.
Where the smart money is focusing
The better-rated buildings often come with higher
upfront costs, but that tends to balance out through
stronger yields, longer leases and less wear over
time. On the ownership side, reduced running costs,
especially for utilities and maintenance, are starting to
carry more weight, particularly in jointly owned or long-
hold portfolios.
Labels help, but only if the specs behind them hold
up. The more experienced buyers and developers are
already looking past the marketing. They want to know
how the building actually performs and what it would
take to upgrade later. These are the questions now
shaping deals.
As standards tighten, many of these checks are
becoming routine. The more switched-on investors are
already factoring them into their models, using the
results to justify pricing or challenge assumptions. In
some parts of Dubai, this way of thinking has already
shaped how deals get done. Others are now beginning
to adjust their approach to keep pace.

foreign investors. The accomplishments of 2024
define it as the most noteworthy economic and

Looking ahead to 2025, the Emirate is poised
to embark on a new era of strategic, long-term

LUXURY WITHIN REACH
development, guided by government reforms, foreign
investment, and economic diversification. One significant
change in this evolving climate is the emergence of
affordable luxury properties, which signals a move away
from ultra-high-end opulence towards affordable premium
options. As developers cater to the demands of wealthy
expatriates, families, and younger investors seeking a
balance between exclusivity and accessibility, the concept
of affordable luxury has steadily gained popularity in
Dubai.
While the UAE’s luxury residential Real Estate market
is projected to grow at a compound annual growth
rate (CAGR) of 7.7 per cent from 2025 to 2030, from an
estimated USD 15.83 billion to USD 22.94 billion by 2030,
affordable luxury homes will account for a sizable amount
of this growth. That is because these properties cater to a
broader audience while preserving Dubai’s standing as a
global luxury hotspot by combining competitive pricing
with high-quality living standards.
Emerging Residential Hubs Outside of Traditional Prime
Locations
The demand for reasonably priced luxury Real Estate
has risen primarily due to the influx of foreigners who
value the city’s excellent investment climate and high
living standards. Several locations around the city have
emerged as popular hubs in recent years, and their appeal
is set to grow further in 2025. This is driven by ongoing
infrastructure enhancements, strategic connectivity
improvements, and innovative community planning, which
collectively promise a distinctive fusion of affordable
luxury, connectivity, and innovation.
Improved connectivity is a key factor driving the
popularity of these emerging hubs. By providing
residents with easy access to critical areas of the
city, the development of road
networks and metro lines has
improved accessibility in these
areas. In addition to increasing
property values, this infrastructure
development supports Dubai’s goal
of building sustainable, integrated
communities.
More significantly, these cost-
effective locations guarantee a
comprehensive, family-friendly
environment with access to
recreational facilities, peaceful
spaces to unwind, and other new-
age amenities. Residents also
favour these neighbourhoods
more due to their innovative urban
design and enhanced infrastructure. For investors, these
locations present an attractive value proposition given
their exceptional living conditions and substantial growth
potential.
Strong Focus on Infrastructure Development
One of the main factors driving Dubai’s Real Estate growth
is infrastructure improvements. The city’s expanding road
systems, metro corridors, and community amenities are
transforming once-underutilised neighbourhoods into
thriving residential centres. Moreover, these locations
are ideal for residential and commercial developments
due to their proximity to important transportation hubs.
In addition to enhancing quality of life, these strategic
improvements guarantee long-term investment returns for
real estate investors.
Developers are also incorporating eco-friendly designs
and smart technologies into affordable luxury properties
as Dubai continues to embrace global sustainability
goals. This focus on sustainability is part of a broader
commitment to responsible urban development, which
makes Dubai a pioneer in innovative, long-term Real
Estate solutions. This is especially noteworthy as investors
and residents alike are drawn to properties that prioritise
environmental stewardship without sacrificing luxury or
convenience.
Dubai’s shift towards affordable luxury options reflects
a well-rounded strategy for real estate development
that blends high-end living with inclusivity. As 2025
unfolds, the Emirate’s real estate market is poised to lead
a new era of strategic growth by prioritising affordable
luxury, sustainable innovation, and infrastructure-driven
expansion. Thus, both investors and residents can look
forward to a future where luxury will no longer be a
privilege, but an affordable lifestyle option.

he building and construction
sector is one of the most
significant contributors to global
carbon emissions, accounting
for nearly 40 per cent of annual

grow and infrastructure demand intensifies,
the pressure on architects, engineers, and
developers to adopt sustainable practices
has never been greater. Among the strategies
shaping the future of green construction,
the use of recycled materials in facade
cladding systems is emerging as a powerful
solution. By rethinking the materials that
shape building exteriors, the industry is not
only addressing environmental concerns but
also pushing design innovation, enhancing
building performance, contributing to the
circular economy and meeting growing
regulatory and consumer demands for
sustainable development.
Why facade cladding matters in
sustainability?
Facade cladding plays a critical role in thermal
regulation, energy efficiency, acoustics,
weather resistance, and overall aesthetic
appeal. Traditional cladding materials such
as aluminium, steel, and virgin concrete
have significant environmental footprints,
from resource extraction to energy-
intensive manufacturing. By substituting or
supplementing these materials with recycled
alternatives, the construction sector can
significantly reduce its embodied carbon
footprint while extending the lifecycle of
materials that would otherwise become waste.
Recycled materials shaping the next
generation of cladding
A wide range of innovative, recycled materials
is being incorporated into facade cladding
systems today, reshaping how buildings
strike a balance between performance and
sustainability. Recycled metals, particularly
aluminium and steel, are at the forefront, with
aluminium able to be recycled indefinitely
without loss of quality and requiring up to
95 per cent less energy than producing new
metal, making it both durable and resistant
to corrosion. Reclaimed timber is also
finding new applications, repurposed from
old buildings, shipping pallets, or industrial
sources to provide a warm, natural aesthetic
while reducing deforestation pressures and
locking in carbon that would otherwise be
released. Similarly, plastic waste, one of the
most pressing environmental challenges,
is being transformed into high-density
polyethene (HDPE) cladding panels. Some
manufacturers are developing composite
solutions that blend recycled plastics with
wood fibres or agricultural byproducts to
deliver both strength and sustainability.
Recycled glass and ceramics are being
integrated into decorative panels and high-
performance facades, offering fire resistance,
durability, and distinctive visual appeal,
while simultaneously reducing landfill
waste. Even concrete, traditionally one of
the most resource-intensive materials, is
being transformed by the use of recycled

aggregates, such as crushed demolition debris, fly
ash, and slag, which significantly reduces cement
consumption and gives construction waste a new
purpose. Together, these materials highlight how
recycled resources are shaping the next generation
of cladding systems, supporting greener buildings
without compromising performance or design.
A key misconception is that recycled materials
compromise performance or design flexibility. In
reality, next-gen recycled cladding often delivers
equal or superior results compared to conventional
materials. Many recycled metal and composite
cladding systems outperform traditional options in
terms of weather resistance and longevity. Recycled
Glass, ceramics, and timber offer unique textures
and finishes that appeal to modern architectural
design. Furthermore, composite cladding and panels
incorporating recycled materials can improve
insulation, reducing energy consumption for
heating and cooling. Recycled metal and engineered
composites are designed to meet stringent fire safety
codes while remaining environmentally responsible.
Market drivers and policy push
In the UAE, the drive toward using recycled
cladding materials is being propelled by
ambitious national targets like the Net
Zero by 2050 initiative, together with the
alignment of local green-building codes and
certification systems such as Estidama with
Pearl system in Abu Dhabi and Sa’fat Dubai’s
Green Building Regulations, alongside
international regulations like LEED, all of
which reward the incorporation of recycled
content and facade sustainability. This
regulatory and certification momentum
coincides with growing market demand, as
buyers, tenants, and institutional investors
increasingly seek buildings that reflect strong
ESG (Environmental, Social, and Governance)
credentials, providing developers with
a strategic incentive to choose greener
materials.
Despite its promise, the adoption of recycled
cladding faces some challenges. Supply chain
consistency, material testing standards,
and cost competitiveness can be hurdles in
large-scale projects. Additionally, awareness and
confidence among architects and contractors must
continue to grow. Looking ahead, the combination of
circular economy principles, material innovation, and
digital tools such as Building Information Modelling
(BIM) will enhance the traceability and integration of
recycled cladding systems. As cities commit to net-
zero pathways, recycled facades will no longer be a
niche option but a mainstream expectation.
The shift toward recycled materials in facade
cladding represents more than an industry trend—it
is a necessary transformation. By turning waste
into a resource, next-gen cladding systems reduce
carbon footprints, conserve natural resources, and
inspire innovative architecture. Developers who
embrace these solutions are not only building
greener structures but also securing long-term value
in a world where sustainability is no longer optional
but essential. In the future skyline of sustainable
cities, facades clad in recycled materials will stand
as both a literal and symbolic layer of progress,
demonstrating that environmental responsibility and
architectural excellence can coexist.

Tell us about yourself, your role, and your
responsibilities at the company.
I like to think of myself as a storyteller before
anything else, but my stories aren’t written on paper;
they’re told through marketing creativity and a little
bit of magic.
What I love most about my role is that no two days
ever look the same. One day, I’m shaping an ultra-
luxury campaign, and the next, I’m on set directing
a full-scale production. Some days are spent
collaborating with media partners to share our
vision, and others take me across borders, exploring
new markets, discovering talents, and unlocking
opportunities we never imagined possible.
What do you believe are the biggest challenges
currently facing Marketing, and how do you plan
to address them?
For me, marketing has never been about simply
selling. It’s about creating experiences, moments
people connect with, stories that inspire and ideas
that leave a lasting impression. I see myself as a
connector, linking people to opportunities, brands to
their audiences, and concepts to emotions that truly
resonate.
The industry moves quickly, trends evolve rapidly,
audiences shift constantly, and expectations
continue to rise every day. That’s the challenge I
thrive on. My approach is simple: listen, adapt and
innovate. I love experimenting with bold ideas,
embracing fresh perspectives and above all, keeping
everything authentic and human.
Looking ahead, what are your goals and
aspirations for the future of the company’s
Marketing?
Looking ahead, my vision is clear. I want the work I
create to be more than just seen; I want it to be felt.
I want to build campaigns that spark conversations,
collaborations that inspire change and strategies that
set trends rather than follow them. For me, marketing
isn’t about keeping up; it’s about leading the way.
