mark a new chapter in
Dubai’s luxury desert hospitality landscape. The
project involves not just the construction of new
villas, but also careful refurbishment of the resort’s
existing facilities, ensuring an elevated guest

Mirage was appointed to provide project
management services by Dubai Holding along with
Kerzner International, and many other consultants to
create these stunning masterpieces where traditional
Arabian aesthetics meets contemporary luxury. The
new Desert Pool Villas, seamlessly integrated into
the existing resort, offer a great desert experience
while maintaining the authentic charm that Bab Al
Shams is renowned for.
“Each villa is a testament to thoughtful design and
meticulous execution, featuring private pools and

Baal Crafts a Timeless Design Legacy for One&Only Za'abeel!
Elegance meets
functionality—Baal's
cooler bags are designed
to make a statement.
B
aal has successfully completed
a bespoke design project for the
prestigious One&Only Za’abeel,
one of the world's most unique
structures. The project highlighted
Baal's expertise in delivering
innovative, luxury interior solutions.
Each design element was carefully
tailored to enhance the hotel's
key spaces, creating a seamless blend of elegance
and functionality. From concept to completion,
Baal ensured every detail met the highest standards
of luxury hospitality. This collaboration stands as
a testament to our commitment to excellence in
design.
The collaboration with One&Only Za’abeel began
in 2017. Baal worked closely with their team to
ensure that each design element aligned seamlessly
with the evolving vision of the hotel as construction
progressed. From guest rooms to the pool area,
restaurant, and meeting rooms, the project’s focus
was on creating bespoke items that reflected and
complemented the effortless elegance of both the
tower and the hotel—all while ensuring each piece
maintained its functionality.
Inspired by the concept of shadows found in the
hotel’s guest rooms, Baal extended this idea by
creating minimalist pieces with timeless colours
that are concurrent yet silent. This was achieved by
adhering to the core concept: every item must cast
its own shadow. To achieve this effect, the designs
were elevated by making the base of each piece
smaller than its sides, giving the impression that the
items were floating and casting subtle drop shadows
on the surfaces beneath them.
The designs feature simple geometric forms
in their structural characteristics. Stripped of
any ornamentation, the pieces are intended to
complement the tower’s interlocking, geometric
presence within the Dubai cityscape. Additionally,
the items include double-sided padding, with
some pieces incorporating a blend of two or
more materials, combined in a harmonious and
complementary manner.
A core pillar to this project and to Baal’s legacy
is sustainability. Each design was created with
eco-consciousness in mind—from biodegradable
packaging to products made from recycled wood
and eco-friendly adhesives, with no use of virgin
materials.
“As far as sustainability is concerned, especially
for this project, we packed everything in bio
compostable and biodegradable materials. We
even used shredded paper in packaging. As for the
production techniques of the items, we used eco-
friendly materials reflecting a unique story behind
each item. Not a single card we used inside our
items was virgin. It was all recycled. The wood was
recycled, the glue was eco-friendly and the material
was microfibre, which was eco-friendly as well. No
plastic, no virgin materials," Khajak Krikorian MD,
Baal.
With a project of this caliber, Baal embraced its
core principles of luxury, quality, and sustainability-
focussed craftsmanship. Recognising the tower's
contemporary essence, we enhanced our
manufacturing capabilities to align with the building’s
objectives of innovation, sustainability awareness,
and a design direction that reflects the overall visitor
experience within the space.

M
inimalisim
is one of
the most
influential
movements
in modern
architecture.
This design
philosophy
focuses on
stripping away unnecessary details to reveal the
true essence of each element, crafting spaces that
reflect simplicity and transparency. By embracing
nature, minimalist spaces foster a deep connection
with the environment, inviting users to experience
a sense of calm, openness, and mindfulness. Such
spaces encourage a respectful interaction with the
surroundings.
Studies showed that the design language of
this philosophy includes simplified layouts,
clean forms, clear walls, and flat surfaces. It also
emphasises large expanses of non-mullioned glass
to maximise natural light and enabling air to move
freely, creating harmony between the interior and
exterior by integrating elements like greenery and
water. Minimalist spaces typically feature neutral
colors like white, gray, and beige, which serve as a
base to amplify the sense of openness and promote
a peaceful atmosphere.
Achieving a balance between minimalism and
functionality requires assessing the space's re-
quirements and understanding of how to make the
most of limited elements. Functionality, revolves
around practicality. In interior design, function-
ality means ensuring that each space serves its
intended purpose while maximising comfort and
convenience. When integrating functionality into a
minimalist space, it is essential to ensure that each
piece of furniture or decor has a clear, practical
purpose. This approach maximises space efficien-
cy, all while maintaining the clean, streamlined
characteristic of minimalist design.
Choosing multi-functional furniture can maxim-
ise space and preserve a minimalist. For instance,
in a minimalist living room, rather than filling
the space with multiple furniture pieces, a versatile
sofa that also functions as a storage unit would be
ideal. Similarly, options like foldable dining tables,
sofa beds, and storage ottomans help keep the area
open while offering practical use. In a compact
apartment, a fold-out dining table can be mounted
on the wall. When not in use, the table can be
folded back, freeing up space.
The concept of minimalism also focusses on
prioritising quality over quantity. Designers can
achieve a balance of elegance and functionality
by opting for a smaller selection of high-quality

pieces. The key is to choose durable and
versatile items that can serve multiple
purposes. For instance, a classic wooden
dining table with an extendable feature can
serve as a functional centerpiece in a mini-
malist home. Its versatility allows for use in
both small and large gatherings, showcas-
ing the importance of selecting quality
pieces that enhance functionality without
compromising on aesthetics. Investing in
timeless, well-crafted furniture not only
ensures durability but also minimises the
need for frequent replacements, supporting
the minimalist ethos of sustainability.

"
While the concept of minimalism is not complex yet balancing minimalism and functionality
does present challenges. Minimalist spaces can sometimes feel cold or uninviting due to
the absence of decorative elements. However, minimalism creates a harmonious dialogue
between architectural elements and nature. Therefore, to maintain a minimalist aesthetic
without compromising comfort and utility, designers can use natural materials, light, and
openness to create a sense of balance and warmth in the space. This connection with nature
softens the minimalist aesthetic, making the environment feel both serene and welcoming.
Additionally, designers can introduce warmth through textures and soft furnishings. The key
is to use these elements sparingly and in a coordinated manner.
Balancing minimalism and functionality in interior design involves careful planning, crea-
tivity, and an understanding of the space’s purpose. By focusing on multi-purpose furniture,
built-in storage solutions, quality materials, and natural elements, it’s possible to create
spaces that are both practical and aesthetically pleasing. Minimalism is not about sacrificing
comfort, rather, it is about enhancing living experiences through thoughtful design.

construction, what
advancements do you see as
most impactful, and how is
ANAX Holding leveraging these

I acknowledge that leading a fast-
growing company in a competitive

excellence, allowing us to scale
while still delivering exceptional
results. Ultimately, maintaining
a proactive approach has been
vital in navigating the challenges
of Dubai’s ever-evolving business
landscape..

construction, what role do you
believe ANAX Holding plays
in shaping the future urban
landscape of the region?
With smart buildings rapidly
transforming our cities, especially
in a forward-thinking place like
Dubai, we are committed to staying
at the forefront of this evolution.

communities that are as innovative as they are livable,
ensuring that our projects are both attractive and
environmentally responsible. As the industry evolves,
ANAX Holding will continue to leverage the latest
advancements to shape data-driven urban spaces that
make our developments future-proof.
What are your strategic priorities for ANAX
Holding in the coming years, and how do
they align with your long-term vision for the
construction industry?
Our strategic priorities focus on innovation,
expansion, and diversification. We aim to embrace
new technologies and trends that enhance customer
experiences across all sectors, including real estate
and beyond. As part of our long-term vision, we’re
expanding into new markets, both regionally
and internationally, while continuing to explore
opportunities in different industries. One of our
exciting new ventures is ANAX Hospitality, with an
upcoming F&B concept inspired by the rich cultural
experiences of Japan. By constantly learning,
evolving, and staying open to new ideas, we are
positioning ANAX Holding to lead with creativity and
innovation in everything we do.
Can you walk us through some of the ANAX
Developments plans? Are there any significant
projects in the pipeline?
At ANAX Developments, we are always eager to
explore new opportunities and bring fresh ideas
to life. In the real estate sector, we have several
exciting projects in the pipeline. Notably, upcoming
developments will soon be announced in Al
Meydan, Al Furjan, and Dubai Islands, expanding
our presence in key areas across Dubai, alongside
our debut project, Vento Tower that was recently
announced in Business Bay.
Beyond these projects, ANAX Holding continues
to embrace a dynamic approach to business. We are
constantly exploring new ventures and industries,
with a vision that reaches far beyond traditional real
estate. Our ambition knows no boundaries, and we
are fortunate to be operating in Dubai, a city known
for its limitless opportunities that resonate strongly

A
s urbanisation contin-
ues to surge worldwide,
architects increas-
ingly turn their gaze
skyward, envisioning
a future where cities
evolve vertically rather
than horizontally. This
concept of vertical
cities, characterised by
towering skyscrapers
interconnected with
green spaces, transportation hubs, and sustainable
infrastructure, presents a promising solution to urban
sprawl and population density challenges. From an
architect's standpoint, the rise of vertical cities signals
unprecedented opportunities and challenges, prompt-
ing a reimagining of urban landscapes and architec-
tural paradigms.
Innovative Solutions for Urban Challenges
With nations worldwide committing to carbon
neutrality by 2050, the importance of exploring
tall building designs becomes increasingly evident.
Vertical cities offer many solutions to pressing urban
challenges. Primarily, they maximise land efficiency
by stacking functions vertically, thereby conserving
valuable ground space.>>>
With global carbon neutrality goals for 2050, tall building designs are key to sustainable, energy-efficient
urban growth.

With a smaller footprint, vertical cities
can preserve surrounding natural
habitats and agricultural lands while
accommodating growing populations.
By clustering residential, commercial,
and recreational spaces within proxim-
ity, vertical cities enhance accessibility
and foster vibrant, interconnected
communities. They promote walkability
and reduce automobile reliance, foster
more sustainable modes of transporta-
tion, and mitigate traffic congestion and
pollution. Moreover, their verticality
enables efficient resource utilisation,
such as harnessing solar energy through
building-integrated photovoltaics and
utilising vertical farming techniques to
enhance food security.
Addressing the Complexities of
Vertical Urbanism
Despite their promise, vertical cities
pose significant challenges that archi-
tects must navigate. One of the foremost
challenges is structural engineering, as
designing safe and aesthetically pleas-
ing skyscrapers requires innovative
engineering solutions and materials.
Talking Point
Vertical cities offer vast potential for architectural breakthroughs and transformative
urban development.
Additionally, vertical cities demand meticulous urban
planning to ensure efficient circulation, equitable access
to amenities, and adequate green spaces. Moreover, verti-
cal living raises concerns regarding social equity, as access
to sunlight, views, and green spaces may be unevenly
distributed among residents. Addressing these challeng-
es necessitates interdisciplinary collaboration among
architects, urban planners, engineers, and policymakers to
create inclusive, sustainable vertical environments.
Anticipating the Inevitable Future of Vertical Cties

architectural innovation and urban transformation. Ex-

ery, utilising vertical gardens, rooftop
parks, and sky bridges to enhance
biodiversity and ease the urban heat
island effect. Advances in building
materials, such as carbon-neutral
concrete and self-healing facades, will
further enhance the sustainability
and resilience of vertical structures.
Furthermore, advancements in digital
technologies, such as Building Infor-
mation Modeling (BIM) and paramet-
ric design, will streamline the design
and construction process, enabling
architects to create more efficient and
visually striking vertical landscapes.
As vertical cities continue to flourish,
expect to witness a renaissance in ur-
ban living characterised by dynamic,
interconnected communities thriving
amidst the vertical horizon.
By embracing interdisciplinary
collaboration and pushing the bound-
aries of architectural imagination,
architects can lead the charge towards
a future where the sky is not the limit,

Can you walk us through the con-
struction progress of Eywa?
We are very proud of how our project
is progressing! Recently we an-
nounced we have completed stage one
of the construction and we are ahead
of schedule. In addition, in October,
we made a monumental leap toward
enhancing well-being at Eywa Tree
of Life in Dubai. This milestone was a
true blend of modern engineering and
ancient wisdom - aimed at creating a
space that nourishes mind, body, and
spirit. In just 20 hours, we embedded
1,500 kg of selenite crystals according
to Vastu Shastra principles and poured
5,000 tons of concrete for the first lay-
er of the Well-being Energy Pyramid.

This isn’t just about construction
- it’s about creating an environment
designed to purify, energise, and
uplift everyone who experiences it.
How does Eywa’s design balance
modern living with sustainability
goals?
Eywa is designed with sustainabil-
ity and resident’s well-being at its
core. It offers a harmonious living
environment where people feel
energised and inspired, setting a new
standard for residential develop-
ments in the Middle East.
Eywa represents a significant shift
towards a brighter, more sustainable
future for any region’s landscape.
The LEED Platinum certification
is a testament to this commitment.
On the one hand, we want to ensure
sustainability standards in the
construction of the building, and
on the other hand, we don’t want to
compromise on the luxurious amen-
ities of modern living and, what is
more important, on well-being of
our residents. That’s the reason
that Eywa also has WELL Platinum
certification as well. Fewer than a
handful of projects in the world can
claim being both LEED and WELL
Platinum certified.
What unique features of Eywa’s
biophilic design contribute to resi-
dent well-being?
Eywa is not just another residential
building; it is a visionary project
that seamlessly integrates modern
technology with ancient knowledge
and world-class architecture. It is
designed to enhance the well-being
of its residents through innovative
principles and state-of-the-art

chaos of urban life. It harmoni-
ously blends a deep connection
to nature—with its soaring trees,
gardens, and waterfalls on the
terraces—while still providing easy
access to the vibrant amenities of a
bustling modern city.
Can you explain how Eywa
achieves both LEED Platinum and
WELL Platinum certifications?
Eywa is the first and only project
in the Middle East that boasts
both LEED Platinum and WELL
Platinum certification proving its
commitment to environmental
and sustainable design as well as
wellness for its residents in the
living spaces. Adding to that is the
WiredScore Platinum certifica-
tion as well, confirming that each
apartment operates as the ulti-

resident lives within the most
advanced surroundings while still
enjoying and benefiting from the
highest air quality, unique water

in all the surroundings within the
building itself. All of these aspects
together with our meticulous selec-
tion of non-toxic, eco-friendly sus-
tainable materials for both outside
and inside design combine to bring
an extremely unique offering and
are an integral part of the concept
and design of Eywa.
How does the project’s use of ma-
terials, such as FSC-certified wood
and terracotta cladding, support
environmental goals?
The future of sustainable construc-

at the forefront of this revolution.

ning buildings that prioritise both human well-being
and environmental responsibility.
For example, wood is known for its warmth and
grounding properties fostering a sense of connection
to nature and promoting relaxation. All wood materi-
als we use are FSC-certified, ensuring that they come
from responsibly managed forests.
Another example is the facade of Eywa which is
designed to reduce heat gain, which lowers energy con-
sumption in the scorching climate of Dubai. Special
attention is given to the use of materials like terracotta
glazed ceramic tiles that minimize heat transfer. These
technologies help keep the building cooler, signifi-
cantly reducing the need for air conditioning—a major
energy consumer in hot climates.
How is Eywa’s landscaping adapted to withstand
Dubai’s climate while promoting biodiversity?
In our landscaping, we use only local plants—bushes
and trees that bloom all year and can survive the tough
climate of Dubai. This choice not only supports local
wildlife but also saves water and reduces maintenance
needs. By focusing on sustainable practices, we aim to
create a strong and resilient environment that lasts
a long time. Our goal is to make Eywa a lasting green
sanctuary that stands out in the city, reflecting our
commitment to both nature and sustainability.
Reflecting on 25 years in business, how does this
milestone feel for R.Evolution?
For over 25 years, R.Evolution has been redefining
architectural excellence in countries like Latvia, Ger-
many, Spain, and now the United Arab Emirates. We
have consistently delivered award-winning residential,
hotel, office, and infrastructure projects in Europe.
I am proud to say that today R.Evolution is globally
recognised for its unique approach to real estate, cre-

only functional but revolutionary in vision. Each pro-

R.Evolution’s commitment to health-conscious,
sustainable, and innovative real estate projects is
transforming the real estate industry regionally and

of success, integrating our extensive experience,
ancient knowledge, and cutting-edge technology.
How do you approach navigating Dubai’s complex
real estate market?
Navigating Dubai’s complex real estate market re-
quires a blend of knowledge and strategic foresight.
It’s an ever-evolving landscape and we are leading
the way in the emerging global trend of residential
well-being.
We keep the needs and preferences of our clients at
the core of every decision. Whether it's the unique
cultural nuances of the Middle East or the lifestyle
expectations of international investors, we craft
solutions that cater to both local and global de-
mands.
Sustainability and innovation is at the core of our
philosophy and that makes us stand apart from the
rest. In Dubai, sustainability is becoming increas-
ingly important, especially as the city gears towards
a greener future. Incorporating innovative building
practices and green technologies gives us an edge,
while also aligning with the city’s vision for a sus-
tainable, modern urban environment.
In your view, where is the future of real estate
development headed?
I firmly believe that as people become more aware
of the benefits of living in a healthy environment,
they will demand this from their investments in real
estate. Prioritising well-being will become a focus
for other developers as well and I am sure that we’ll
see more projects aligned with this.
As a real estate developer, there are so many factors
to consider when we embark on the journey of
sustainability and well-being. Every decision we take
is to ensure that we don’t compromise on anything
that will not deliver on this promise.

Space and environment play a
significant role in influencing human
mood, behaviour, and overall
perception.
Through thoughtful design, it’s
possible to craft spaces and

creating the kinds of memorable
experiences that people seek when
dining out, encouraging them to
return time and again.
ST R AT E G I C
IS THE KEY TO F&B
CONCEPT SUCCESS
DESIGN
ALWAYS START WITH A COMPELLING CONCEPT AND NARRATIVE
A design narrative is the overarching story that guides the development of
a restaurant or F&B space. It connects every element—from service and
menus to colours, textures, layouts, and furniture—into a cohesive, immersive
experience. It’s something you feel.
Not every diner will be able to articulate the concept of a restaurant, bar, or food
hall, but they should experience a sense of unity through intentional design
choices. By carefully selecting materials, lighting, sound, and spatial flow, you
can create an atmosphere that feels both authentic and visually striking.
CONSIDER LAYOUT AND CUSTOMER FLOW
A well-thought-out layout can create spaces for both socialising and private
retreat, depending on guest needs.
Designing a large-scale dining venue often requires balancing open, expansive
areas with more intimate, secluded spaces. The layout needs to offer a sense

of freedom, while also providing
options for private group
gatherings. Incorporating
open-kitchen concepts can
help showcase the energy and
excitement of food preparation,
adding a dynamic, theatrical
element to the overall dining
experience.
To accommodate various
guest preferences, it's effective
to organise the space into
distinct zones, such as areas
for coffee and breakfast,
international cuisine, casual
deli dining, and destination
restaurants. Unifying these
zones with consistent materials
and vibrant design elements
creates a cohesive yet diverse
environment. Highlighting local
culture through prominent
placement of regional chefs and
culinary offerings can further
enhance the venue's appeal.
Flexibility is often key to
supporting events, pop-ups,
and kitchen takeovers. A range
of seating options, including
banquettes, traditional tables,
and counter seating, allow
guests to choose a spot
that suits their mood or the
occasion.
RECOGNISE THE
IMPORTANCE OF LIGHTING
DESIGN
In interior design, lighting is
a powerful tool, especially in
restaurants, where it shapes
both the dining experience and
overall ambiance.
Lighting must serve the
functional needs of a venue,
ensuring diners can comfortably
read menus and enjoy their
meals, but it also contributes
to the mood, complementing
the decor and enhancing the
concept alongside other design
elements.
LEVERAGE COLOUR
STRATEGICALLY
The selected colour scheme of
a room, building, or entire urban
complex, holds the power to
enhance the most incredible
ideas and design concepts—
either subtly shaping how
individuals perceive a space or
intentionally evoking certain
emotions.
Colour strategy may also be
vital in adding certain qualities
or features to a restaurant
venue, whether to increase the
perception of space in smaller
venues or make larger or
industrial-scale environments
seem more intimate. During
the initial stages of restaurant
development, it’s important
that the use of colour doesn’t
contradict the overall message
of a restaurant.
We use colour to understand
how our concept can either
blend into and complement its
surroundings or stand apart.
As such, visiting locations in
person and getting a sense
of predominating colours
nearby is key, whether this is
from competitor restaurants
and businesses or the natural
environment. The “right”
approach to colour can be
something entirely different
when designing a venue that
sits on a busy commercial high
street compared to something
that is surrounded by nature.

THE IMPACT OF STRATEGIC DESIGN IN
F&B VENUES
A case study we often refer to at TGP
International is our Al Mamlaka Social Dining—
an award-winning venue that demonstrates
how concept narrative, layout, lighting, and
colour come together to create an immersive
dining experience and contribute to the
success of an F&B venue.
For Al Mamlaka Social Dining, the concept of
'Rustic Elegance' provided a clear direction
for many design decisions. As we expanded
on our expertise from luxury food halls like
Depachika in the UAE, we aimed to introduce
something entirely new to Riyadh. The idea
of ‘social dining’ became a unifying theme,
shaping not only the design approach but
also the significance of the space—a venue
designed to bring people together in a
welcoming and inclusive environment.
As with any creative endeavour, the final
result is the culmination of thoughtful
decisions and the collaborative efforts
of many. One year after its opening, we
are proud of Al Mamlaka Social Dining’s
success in setting a new benchmark for
food halls in the region and showcasing the
power of strategic design.
Al Mamlaka Social
Dining is where food
becomes the universal
language, connecting
people from all
cultures.
From the vibrant street food of Asia to the
intricate offerings of an artisan gourmet deli,
Al Mamlaka Social Dining brings together the
sun-kissed freshness of the Mediterranean,
global coffee roasters, and the comforting
familiarity of local delicacies.

“Trojena is aiming to be the
pinnacle for new experiences
and perspectives,” What does
this mean? And how is Trojena
different from other resorts and
residences in the world?
Trojena is one of the main
developments at NEOM,
sitting right in the heart of
NEOM’s nature region. With
elevations ranging from
1,500m to 2,512m, Trojena
is a year-round mountain
destination that offers a wide
range of experiences and
exciting possibilities unlike
anything else in the region.
We are re-inventing the
mountain destination concept
by designing sustainable
communities, vibrant and active
community living and cognitive
infrastructure.
Trojena’s diverse
entertainment options and
immersive experiences
enrich residents and visitors
more significantly. Luxury
accommodations, recreational
activities, and cultural
events further enhance that
experience, making Trojena an
attractive destination. Beyond
skiing, Trojena will also be a
global sanctuary promoting
wellness, serene living and
vibrant urban amenities,
providing an ultimate escape
from the ordinary.
Do you see any challenges? If so,
can you tell us how to overcome
them?
Construction in a remote
mountainous region poses
an immense challenge.
Overcoming this requires
bold, forward-thinking, and
continuous improvement to
‘future-proof’ the development
and serve it as a blueprint for
the rest of the world. Since
2022, we have excavated
approximately 9 million cubic
meters of material from the
future lake site and advanced
the Ski Village and Slope
Residences, with basement
works actively underway.
Additionally, we have excavated
nearly 2 million cubic meters
of rock to create the site for
our innovative ‘vertical village’
concept, the Vault. It’s an
exciting time as everything
starts to come together, and
we’re gearing up to welcome
visitors and even host
Olympians for the Asian Winter
Games in 2029.
Looking inward, we collaborate
across all NEOM sectors and
share insights with other
regional developments to foster
knowledge exchange and
best practices. For example,
ENOWA, a NEOM subsidiary
company that leads the
development of sustainable
energy and water systems,
is assisting us in providing
fresh and clean water to our
mountain resorts in addition to
investigating the introduction
of geothermal wells that
could harness the shallow
subsurface temperatures for
building heating and cooling
applications. Similarly, NEOM’s

Are technology, innovation, and

into the project? If so, how?
At Trojena, technology isn’t just a
feature; it’s woven into the very
fabric of the project. Integrating
technology, innovation, and digital
transformation is fundamental to
our vision of creating a truly unique
mountain resort experience. We’re
redefining the traditional concept
of mountain resorts by seamlessly

Gate, exemplifies this blend of nature and innovation. Here,

Additionally, our commitment to digital transformation
is integrated into our infrastructure and assets, ensuring
that Trojena remains at the forefront of technological
advancement. Through these initiatives, we’re not just
building a destination; we’re shaping the future of mountain
living, inspiring a new era of sustainable, tech-integrated
resorts.
You are currently developing sustainable concrete from locally
sourced aggregate, which reduces carbon and shipping-in-
material emissions. Tell us more about that.
Saudi Arabia is undergoing unprecedented development, with
projects like NEOM representing one of the most significant
global earthworks constructions. From the beginning, we
understood our limitations with traditional supply chains.
We are also aware of how energy-intensive construction
of this scale can be. So, at Trojena, we proactively sought
alternative solutions to ensure a steady and sustainable
flow of materials for our construction needs that meet our
sustainability vision.
Concrete is one key construction material that significantly
impacts the environment, responsible for approximately 8
per cent of global CO2 emissions. Based on this, NEOM is
focusing on centralising and owning an end-to-end supply
chain for cementitious materials, including cement (ordinary
portland cement) and supplementary cementitious materials
(SCMs), as part of its carbon reduction efforts, which
Trojena will benefit from. The abatement potential of cement
replacement with SCMs is estimated to achieve up to 35% in
carbon reduction.
In addition, Trojena is leading an initiative that involves
the production of lower-impact concrete, where locally
sourced aggregates from excavation sites within Trojena
are repurposed for construction materials. This will avoid
the extraction of raw materials (such as sand and gravel)
from new mine locations, which will avoid or reduce land
degradation, loss of habitats, and water pollution.
This sustainable concrete approach reduces reliance on
external suppliers and minimises environmental impact by
utilising materials sourced directly from the project site.
For example, the demand for roller compacted concrete for
dams forming the lake currently necessitates approximately
3.5 million cubic meters, equivalent to over 400 thousand
truckloads of concrete, including all associated costs, air
emissions and time. Trojena is significantly reducing the need
for extensive transport of materials by crushing and utilising
rock excavated from the Vault on-site, thereby minimising
costs, environmental harm, logistical complexities and the
impact associated with traditional supply chains.

How does producing
sustainable concrete
help Trojena’s long-term
sustainability goals, and how
does NEOM plan to measure
progress towards achieving
the goals?
The development will require
about 7.3 million cubic meters
of concrete: approximately
52% will be used for buildings
and structures, and the other
48% will be used for dams.
Because we plan to use
100% of available aggregates
from ongoing excavation, the
carbon emission saved due
to reduced transportation
is estimated at around 0.4
million tons of CO2, which
represents a 10-15% carbon
reduction from the baseline,
or the amount of CO2
captured by 1 million trees.
At Trojena, we have set
ambitious sustainability
principles during the
development of our master
plan. These principles
include net-positive
outcomes for the climate
and environmental quality,
with the goal of achieving
Net-zero Carbon, Net-positive
biodiversity, and health-
positive developments. Our
vision also includes the
sustainable use of resources
and the establishment of
a truly circular economy.
To achieve these goals, we
are implementing various
well-known rating systems
for communities, buildings,
and infrastructures such
as Envision, LEED, SITES,
and WELL. Our aim is to
achieve the highest levels
of certification, ensuring
that Trojena creates
sustainable and future-ready
developments that benefit
the communities and provide
an excellent experience for
residents and visitors.
Protecting the region’s
rich cultural heritage and
environment is our core focus
at Trojena. As anywhere else
at NEOM, Trojena is actively
committed to decarbonising
construction by integrating
cutting-edge technologies
and sustainable practices
into its development. This
includes optimising the
supply chain, implementing
circular economy principles,
emphasising the responsible
use of resources and
minimising waste. This is
also in line with NEOM’s core
tenets of environmental
sustainability and
conservation, and as such, it
has committed to preserving
95% of the region, which is
set aside for nature. Several
initiatives are underway to
help NEOM achieve these
goals, including a rewilding
and regreening initiative
which seeks to plant a million
trees and reintroduce many
native species.
.
What is the legacy you want to
leave behind with this project?
I want to look back and
confidently state that we
created something new and
added value to the concept
of the mountain destination.
We are redefining how such
a development is perceived,
and our sustainable approach
to design and construction
ensubiodiversity
conservation and
regeneration. Infrastructure
development sustainability
and nature preservation
do not have to be mutually
exclusive, and I hope that
from that perspective,
Trojena can serve as the
blueprint for the rest of the
world to follow.
